We rented an apartment through Cavendish Residential for 1.5 years, and we had a wonderful experience. Everyone we dealt with including the maintenance team, the accounts team, and the sales team was professional, helpful, and friendly. Shoutout to Danielle for her responsiveness and her way of dealing with clients with patience and kindness.
Throughout our tenancy, any issues we encountered were resolved promptly and to our satisfaction. The property manager, Bradley, deserves special recognition for his quick and effective responses to any problems that arose. Communication was always timely whenever repairs or maintenance were needed. The common spaces in the building were always maintained clean and even the cleaning staff were always warm and smiling whenever we've met them on the staircase. This was my first time living in the UK, and Cavendish Residential made the process smooth and worry-free.
Highly recommend Cavendish Residential to anyone seeking a stress-free rental experience.

Renting with Cavendish Residential has been an absolute delightful experience.
For the pre-tenancy communication, they are very responsive and allowed me to come to an agreement pretty quickly given that I am on a timeline to get a rental apartment after moving over to the UK.
During the tenancy, the responsiveness is still as strong. The support provided whenever there are issues has been resolved promptly by the property manager (shout out to Bradley). Communication has also been very prompt whenever work needs to be done from the property side of things.
For the post-tenancy communication, everything needed for check-out are reminded through an email so that you won't miss out on things you have to do (Kudos to Danielle in recommending me some very good cleaning services as well). House viewings were also very well planned with little to worry as they have their agents to bring the prospective tenants around so you can do it without being at home.
Overall, renting with Cavendish Residential really helped me with my first year living in the UK with very little to worry about. Will definitely recommend Cavendish Residential if you are looking for a worriless rent.

Everyone we dealt with was professional, helpful and friendly, from the salesperson who showed us round the house in the first place, to the maintenance team and the accounts team, and to the sales team who handled the sale of the property when our landlord decided to sell. I have used Cavendish to rent my flat out since 2009. They have always found me good tenants, kept me informed of any repairs that need doing (so my flat has always been kept in excellent condition) and I have had very few periods without rent coming in. I also used them to sell my flat and again, I couldn't fault their service. Their communication is excellent, particularly Sam Barker. I would highly recommend both to rent and sell.

We enlisted the management services of Cavendish for a property in Nottingham back in 2010. We recently sold the property after 13 years with the company. The Cavendish team were professional every step of the way. This included finding quality tenants, often with very fast turnarounds, taking care of the financial side of things and keeping us up to date with changes to landlord obligations. The property had quite a few maintenance issues throughout this time and this department was always on hand to get the problems sorted as quickly as possible.
We were happy to have had Cavendish as our managing agent and would recommend them to anyone involved in residential letting.

OGood letting agent, they have a good maintenance team with good response time. They're reasonable when it comes to late payments of which I made one purely because I forgot. Landlord was reasonable and friendly as were the neighbours who have taken many of my delivaries and asked for nothing in return. However they dont set up direct debits so you cant set up an automatic charge costing me about onehundred pounds a year in cashback. I asked their staff about it, who initially didnt seem to care. I did recive an email the same day amout this review which made me feel like i'd been a little harsh. But still no cashback.

I lived in a Cavendish Residential maintained property for 6+ years and they were always fair and professional with rent increases & quick to deal with any major maintenance issues.
As with any rented property/landlord you have to be fairly insistent with things that they may consider smaller issues otherwise things may just be left unresolved, but for the most part they always tried their best to satisfy any issues I had.

I transferred my property portfolio over to Cavendish Residential two years ago, and I'm so glad that I did!
The team have always been there for me as a Landlord, responding to issues straight away - very quick and efficient, even out of normal working hours.
Vacant properties have always re-let quickly, and we now have an excellent base of Tenants.
Also, Cavendish have kept me on track with the many legal hurdles/changes that are currently affecting Landlords in my position.

Thank you Amy for helping me in finding a property when there was a strong need of shifting my house . Your support during finding property was tremendous. 5* for you and your letting team.

After moving to my new property , we found some basic maintenance issues which need to be solved before our shifting but even after multiple reminders and follow-up still it is not solved. It's been 80 days and
Some example of a work.
*To change a bathroom light toggle it has taken 2 months .
*Kitchen window can not be closed , all day cold wind is coming inside. Imagine how difficult it is to cook in this situation.
Since last 80 days i am waiting for solution.
My recommendation is if you get any property through this agency double check that no maintenance is required in the house.
Else you will lose your peace of mind by taking follow ups with the maintenance team.

I have been renovating and letting properties for the past 10 years with a property portfolio spread across the Midlands and Yorkshire region. My previous experience of using letting agents in the past has been mixed at best, which is why I was initially sceptical when recommended using Cavendish Residential for a property that had recently become unoccupied.
However after an initial chat with Lisa (head of lettings) I felt like I was in safe hands. Lisa explained to me the steps that were needed to get the best return on my investment. She then gave me a list of quotes from her renovations team and offered to project manage the whole refurb process for me all I had to do was hand her the keys. Despite normally trying to do everything myself I decided to take a leap of faith and it really paid off.
Throughout the refurb there were regular updates and photos and when all was done and I got to see the final result I was blown away by the standard and attention to detail given to my house.
Before the refurb the property had been let for a much lower amount as I had struggled to find tenants in the past. After the renovation we decided to increase the rental asking price by 35% with the idea of lowering it if the demand wasn't there. However within the first hour of going live the advert for the property had to be taken down due to the sheer volume of phone calls and emails from interested parties.
My mum along with Lisa went to meet the prospective tenants in block viewings and we received some really positive feedback about the property. The final two tenants ended up getting into a bidding war with the final result seeing the property let for 45% higher than the initial rental asking price to some very happy tenants.
Moving forward I am now hoping to work more closely with Lisa and Canvendish to grow my portfolio and have also recommended them to freinds and family who also want to invest in property.
My recommendation to anyone reading this would be to give Lisa a call for a friendly chat about your needs and see if herself or Cavendish can help.

When I arrived in the UK, I was aware that renting a property would not be easy, and surprisingly, when I met the cavendish residential office, I realized that the most challenging circumstances in life could be the easiest.
Ms. Lisa in this office assisted me a great deal to such an extent that she rented a fantastic flat for me just in one working day, exactly when everyone was on Christmas holiday.
The law sets minimum standards of behavior while ethics set maximum standards. As a matter of this fact, Ms. Lisa's action can be defined as moral support, not just a regular service. She had a feeling of empathy, and she has been helping me in every step in an extraordinary kind manner. I hope I can return her unique favor someday.

I've dealt with a fair few estate agents in my time and generally my experience has not been always positive - but I have to say that working with Cavendish (Sam Barker and Georgina Inkley) has been a totally different experience. They are professional, courteous, do what they say they will, offer good advice to me as the vendor, and were a delight to work with.
The sale was not a straight forward one and had many twists and turns that Sam and Georgina guided me through with sound advice - and really that is why I am paying them - to have people working on my behalf who have navigated tricky sales before and were working towards the best outcome. They produced a sales strategy for me before the house was even on the market and I really did feel they were true professionals who guided me safely through the process from start to finish. I would highly recommend Cavendish (particularly Sam and Georgina that I worked with) and if I ever wanted to sell again they'd be the first agents I'd call!

I have had only one experience with Cavendish. However, it has been so positive that for sure it worth to be mentioned. They have supported me in the acquisition of a property in Nottingham. Although it should have been a straightforward process, the transaction became very complex, even highly complex, due to some external circumstances. Nevertheless, they have been there all the time, supporting from beginning to end.
The first point to emphasise is their professionalism and attitude. It is a very well organised team, always ensuring that someone will assist and take continuous actions. Even when the issues were with a third party, they have consistently provided the best support to the seller and the buyer. They do as much as possible to solve any issue.
I would like to thank Sam and Georgina for being the best properties agents I have met in 15 years of real estate activities. I have been letting my Nottingham property through Cavendish for the last 14 years. I cannot recommend them highly enough. Professional, competent, friendly and helpful. Head and shoulders above the other Letting Agents I have used in other parts of the country. If they operated in the areas where I had my other properties I would have used them for all of them. While I shouldn't single anyone out - Jessica was a star whenever I needed help/assistance or even just dealing with everyday matters.
I sold my property through Cavendish and the same ethos shone through. What was also evident is that, across the board, they care and want you to have a successful, hassle-free experience. I felt that Georgina went the extra mile to give me the best selling experience possible. We had lots of problems with the buyer's solicitor but Cavendish were with me every step of the way offering support and advice - supplying a service that went above and beyond what I had hoped for. We agreed an apartment sale (in writing) and within 24 hours another offer was accepted from another buyer, even though it was agreed to take phone numbers from any other interested buyers, if my side failed to complete in the timeframe agreed. I've already issued all the mortgage details and paid a broker fee to speed things up. Seems a good company, but clearly in my case there maybe some foul play and having a difficult vendor. hey ho we live and learn.

I have used Cavendish for a number years now for a property of mine in Nottingham. I changed to them as Letting Agent because I knew one of the men they used as a handyman and had always been impressed by his work plus I'd had bad experiences with my two previous letting agencies.
Cavendish have been so good to deal with. A great team who always respond really quickly and offer practical alternatives if necessary. I feel that they are all a big family of which I have enjoyed being part of.
My tenant recently went to them and asked if I was interested in selling, which I agreed to do and they also helped me with that process every step of the way.
If I was to consider buying another property it would be in Nottingham just for the fact that I could use Cavendish again.

Cavendish are worth every penny. They are very good at marketing your property and get you a much better rental income if you were to market yourself.
The fees are very fair and they seamlessly keep your tenants very happy and your property well maintained. If I was to try and coordinate the maintainence myself it would quickly turn into a full-time job.
In essence if you look at the increased rental income you then have the management of the property for free.
I highly recommend Cavendish Residential and the excellent team.

We came across Cavendish through our recent house purchase and have been really impressed with the service received. Having used the usual high street agents for previous sales and purchases in the past it was a nice surprise to finally deal with an agent who are not only professional but also realistic in their common sense approach. No gas safety certificate for a month! Despite having chased it up excessively, it took weeks for a gas safety check to take place and over another week for them to send us a copy (only after I chased it up!) Very poor experience so far. The property had not even been cleaned when we moved in since the previous tenants moved out. There was filth everywhere and an half empty coke can on the floor! One month in to our tenancy and they are yet to resolve many of our initial issues. Property management department appear to do nothing but forward my emails to the Landlord and consider everything fixed. Cavendish have been our letting agents since 2009. We really cannot praise their service highly enough. From my initial meeting with Ali, when he first advised me on the process of letting our flat, right through to eventually selling the same flat this month, their service has been excellent. The whole team work so well with each other. Any issues which we have had during the past 9 years with our flat and tenants have been immediately and efficiently dealt with. Their in-house maintenance team have been excellent in addressing issues in our flat, however, if they have been unable to carry out the work Cavendish have outside contractors ready to do the work. When previous tenants have vacated, Cavendish have immediately found new ones so our flat has rarely been left not let. We have always had prompt regularly monthly statements and payments into our bank account. In September we decided to put our flat up for sale and the sale has completed today. Once again, a great service from Cavendish. They have kept us informed via emails regularly throughout the sale. A huge thank you to everyone and I would strongly recommend Cavendish to anyone wanting to let or sell their property.

Trying my best to rent something with these guys. They let me book viewings for properties that were already let out and then didn't tell me, waiting for me to call after loitering for ten minutes.
Before this, we asked to be informed of flats, giving our guidelines. They followed up with a completely unsuitable list and then stopped replying. Very unprofessional.

Really unhappy with this agency. It all started when we arranged our first viewing. I came all the way from the Netherlands to visit this property and me and my partner ended up standing in front of a closed door (locked from the inside, because the tenant wouldn't let us in). All we got from Cavendish was a lousy apology.
Eventually after we viewed some other properties we still wanted to view this property and this time we were able to see it. The property was absolutely stunning and they said the current tenant would move out in a few days (which turned out to be a few months). Also we got promises like the property would come with a dryer which wasn't true.
When we decided to take it we had to hurry paying the fees (£460!) and the deposit. We did this within a few days so we could start looking forward to the move. This went well and they were quite helpful. But after that they kept changing contact persons and from what I noticed they are all really young and inexperienced, which doesn't help.
There was a lot of miscommunication regarding the inventory. We clearly emailed them with instructions what to remove from the apartment and what not. After three confirmations they still did it wrong in the end. It wasn't really difficult, all we asked was to leave one bed and desk. But instead they removed one bed and left everything else.
Besides that we asked many times for instructions for when to setup the broadband, because I need this for work. As I moved from the Netherlands and I'm still working for clients overseas this is crucial. They told us to wait until the current tenant ended their subscription. When this finally happened and we tried to setup a new broadband subscription we were told that it takes at least one month, because the previous tenant should have waited ending their subscription until we had setup ours. This is exactly why I asked Cavendish several times, because I don't have experience with this kind of stuff in the UK. I assumed an agency like Cavendish has to deal with these questions all the time. I guess I was wrong.
Now we're not dealing with Cavendish anymore, but directly with the landlord and this is working perfectly. I just wish we would have been able to deal directly with the landlord from day one.
I'm absolutely not recommending Cavendish to anybody. All they care about is getting you to sign the contract as soon as possible so they can move on to the next client.

Scammers. Never received my deposit money despite the fact the flat was left on time and spotless, it's been almost a month. Also left a pair of couches in good condition, told me the landlord was interested in buying them but never got any follow up on that, instead I just learned that they "threw them out" AND charged us for removal costs. What a shame.
