Morgan (branch manager) was great throughout, keeping me regularly updated and responding to all my queries promptly and in a positive, friendly manner. Told my property manager of a whole in the roof over 5 weeks ago and nothing done. Asked multiple times if we can get support at all as situation is getting worse and worse and more damage is being done as well as the conditions being unliveable. This has caused a leak in my bedroom and I can’t even go in my own room anymore due to the damage and the mould caused by this. This is the treatment you get from Frank Innes

Really, the loveliest letting agency I've dealt with ever. They have been prompt in replying to our questions and very clear and transparent throughout the whole process.
We just got the keys for our new flat today and they have been fantastic.
I've rented with most of the bigger letting agents in Nottingham and this one has been the best for sure. If/when the time comes to buy a place, we'll be going with them for sure.

Staff are really kind and friendly, but the handling of our rental was very poor. We viewed a property, and put in an application and paid holding deposit at the same time. We were told that despite paying a holding fee, they were still going to go ahead and reference other applicants because the landlord had a “poor experience.” We tried calling, emailing and leaving messages and nobody got back to us. We saw on rightmove they were still advertising the property despite our holding deposit meaning it should have been taken off the market. We completed our referencing, and still nobody contacted us. My partner phoned and explained that due to the poor handling and communication, and the lack of security despite paying a holding deposit we would like it refunded and don’t want to move forward. The staff member said they would phone right back, and then didn’t. My partner had to chase up again. They have said they will issue a refund, but we are still waiting for an email confirmation and the money to come through. Very friendly staff, but really poor experience.

Reducing my review to one star as they have illegally kept my holding deposit for nearly two weeks.

Appalling customer service from Amber and the team. Wanted to view a property at River Crescent and if I was the landlord I would not be impressed! I would like to add that I am actually a landlord and if my agents treated prospective tenants the way you do I would be appalled. I am not quite sure how I can have an email confirmation from the branch manager Glen regarding a 2 bed property and confirming a viewing with date time etc. Another phone call with a message from Amber the next day to call them. Call them back the next day as I couldn’t get through the day Amber called and another lady called Lauren answers. She states it’s just to confirm the viewing for that building (even though I have by email) and me stating that we wanted to see all the two bed properties in this building and the letting agent actually saying “yes three beds in this building are out of your price range” I also say we aren’t looking for a 3 bed. “We will bring the keys and show you all the two beds on Saturday”Lauren responded. Great I thought… to get to Saturday and to receive yet another phone call (yet again another message to call Amber) to confirm again that we will be attending the viewing and I specified “yes the two bed online and all the two beds in the building” that are available as I saw there was more than one online. Then be told from Amber “I thought it was three beds”. Yet again she says she will call me back and yet again I get a message to call her and to be told that they hadn’t informed the 2 bed properties and that we couldn’t view the two beds blaming it all on communication and misunderstanding. Angry is beyond what I feel, considering this has been three phone calls from them and confirmation of 2 bed viewings and me and my husband rearranging plans to see these properties not to mention the time it’s taking me on my work breaks to constantly call back. Miscommunication is not an excuse after e-mails, a form, phone calls. Then to be told “we can arrange a viewing at another point”well you can’t even get the first viewing correctly organised after three calls and e-mail so why on earth do you believe you can get it correct a second time. Avoid at all costs!!! Oh and when leaving messages please state what the issue actually is as fed up with receiving messages of “can you call us” and it’s just confirmations..I can see all the confirmations I made that we were viewing these properties didn’t make much of a difference.

We've been at our current rental property for a month and can honestly say we've had such a great experience of Frank Innes Nottingham so far. It's a huge contrast to the letting agent we had before moving who were not great at all - so to have a letting agent now who are competent, pleasant and quick to act really is a breath of fresh air and has taken some getting used to! Throughout the viewing and application process they were pleasant, honest and so helpful, and that's continued now we're in the property. Renting can be really difficult so finding a decent landlord with a decent letting agent has made all the difference to us!

Very poor service.Recently purchased a property through Frank inns Nottingham branch.Initially they told there is no chain for the property and at the end stage came to know that there was 5 chains in that deal. so the process was delay and too long.The staffs also not supportive ,they will not give adequate information and there is no proper followup,if we will ring them also no response.Also when we went to collect the key the behavior of one of the staff(Tiger sing)was very irritating as she just kept our key in the table and told as to take,we felt very bad ...so we were very disappointed ???????? all the buyers buying a property with lots of struggles and efforts so at least keep that in mind.also while giving just give it in a box or something like attractive that key have so much value.
I will not recommend your agency to anyone.

Horrible experience as a tenant so far in Nottingham. I’ve requested the property to be fully cleaned and mould removed as condition of the offer. Agent assured me everything is done. When I got into the property it stinks so bad of mould. So much maintenance needs to be done in the property and frank Innes don’t want to know anything about it. Landlord is awful at responding, they were supposed to get someone to come in the first week - still nothing. The windows won’t fully close as closing mechanism is broken and a draft always comes in - reported it but nothing. Please stay away from Frank Innes in Nottingham. I’ve been with other letting agencies and they are so professional and so on it. Very disappointed.

I let my property out with Frank Innes. Dylan, who guided me through the process, was faultless. It took one day for Dylan to visit the property, propose a valuation and two days for the property to be on the relevant websites. My property was rented out within three weeks with the initial valuation. I will definitely be using Frank Innes again and specifically requesting Dylan to deal with. This was a probate property and it sold after about 6 weeks from listing. The house was sold through the modern auction method and I was delighted it went for over the reserve price. I had my first day in Nottingham yesterday as a new investor to the county. This frank Innes branch was the first estate agents i had come across when entering the city. I was warmly welcomed by a nice lady at a nearby desk and asked how they could help. I was asked to wait in the waiting are for someone from the sales department to come and speak to me. I was greeted with a smile from Kaz who seemed to have the same passion for property as i, we got on from the start, he gave me all the time in the world and explained to me facts about the local areas and markets with much enthusiasm. There are some estate agents that i have been to in the past and felt ignored or rushed however not here! I will be very much looking forward to working with this branch and kaz in the near future. 10/10

Beware of This Letting Agency - Nightmare Experience for Newcomers
Navigating the letting market in Nottingham is no easy feat, especially for newcomers like myself. Unfortunately, my experience with this letting agency has been nothing short of a nightmare. They exploited my lack of knowledge about the system, pressuring me to reserve an apartment that turned out to be far from what was advertised.
The apartment, portrayed as luxurious on their website, was a complete disappointment, as evidenced by the attached pictures revealing the rubbish under the bed. The incessant noise from a restaurant located below, captured in the video, made daily life unbearable from 6 am to 11 pm for a staggering four months.
To add insult to injury, the bathroom troubles persisted for 93 days, despite my monthly payment of £900. The presence of a rat only escalated the issue, and despite multiple attempts by contractors, the problem remained unresolved (see attached picture). The final blow came when they concocted a report filled with lies, and deducting £80 from my deposit.
Considering the blatant violation of my rights as a tenant, I am contemplating legal action.
My advice: exercise extreme caution when dealing with this agency, especially if you are new to the country and unfamiliar with the letting system. They are quick to take advantage and slow to address serious issues, leaving tenants in untenable situations.

Frank Innes managed my property for many years and proved to have a great management team. This itself proved invaluable as I live a long way from the property. A big thank you to Kelly in particular. Kelly was such a wonderful support and was always on hand to sort out any issues even after the last renters moved out and the property was empty before the completion of the sale. When it did come to selling the property I was always given great advice and support along the way. Kaz especially helped me through the process which wasn't an easy one as the sales process had to be restarted two times before the sale was completed.

That said, I liaised with Karan Singh pretty much throughout and he was excellent at keeping me up-to-date given that I was almost 2 hours away from the property being sold. When the first sale failed, through no fault of the agents or myself, they were quick to advise me on next steps and re-advertise.

Had a shocking time trying to buy a property from Frank Innes. From day one it was like fighting an up hill battle, made to jump through hoop after hoop. Key information withheld, though I was advised this was not their fault so that's fine then! Honestly I would 100% recommend not bothering to approach them if you are looking to buy a property, save yourself a load of stress and try another agent.

I am renting a house in NG3 with them and the service from them it is awful. I have been complaining two years for humidity, dump inside of the house and the roof is broken. The sinks are leaking.Every time that I call they just saying the Landord has approved the repairings but the contractors are busy to repair them. They asked you to chase the contractors when it should be their job. The worst thing is like the contractors advised the they did the job, when clearly they didn't turn up. They didn't even check with us if it was done. The washing machine is broken and after all this I contacted with the landlord and he said he accepted to repair it however no one turn up to repair it. It is a nightmare.

Be careful to give any holding deposit to them because they will try to fail you for the verification of reference. Once you fail in verification they didn't refund any holding deposit. They making a lot of failed verification and earn money this way. Very careful to dealing with them.

I am a Landlord and Frank Innes Nottingham provided a 'Find a Tenant' Service. The fee was very competitive and there were no surprise hidden costs eg extra charges for references. I was quoted a set fee for what I specifically wanted up front and this is what I paid. A good number of prospective tenants looked at the property and a tenant was soon found. There were the few inevitable and unavoidable complications but these were resolved quickly without delay. Kelly responded very quickly to my e mails and took the time to explain queries I had clearly and carefully to me. Kelly dealt with nearly all the letting process and I had the same point of contact throughout meaning there were no confusions having to explain things to different people with the associated potential to get things wrong. I have had problems with previous estate agents but the whole process went smoothly with this branch of Frank Innes. I would recommend for honesty, integrity and a fast and friendly service. I was introduced to Frank Innes Nottingham by my daughter who has been using their services for over 3 years.
All the staff I have encountered have been extremely pleasant and professional.
It is now a year since I have been using FI to fully manage my flat, through their letting service, and I cannot praise them enough. During this time, which can often be an anxious time, Kelly in particular has been an absolute pleasure to work with. She always explains everything in detail and makes things easy to understand and stress free!

We are immensely grateful for Emily who was invaluable throughout the pre-sales und the conveyancing procedure. Emily paid close attention to all of our requirements. Our requirements were pretty specific and Emily drew a property to our attention that met all of our expectations. It took about 8 months to close on a deal that was devoid of the usual impediments, because the solicitors lingered around for way too long. If Emily hadn't chased up on them all the time, completion would have probably taken even more (!) time. Emily is an outstanding sales negotiator.

Whilst we had extremely poor service from the solicitors, The Frank Innes team, and in particular Emily, was absolutely brilliant . As we all know, buying and selling can be extremely anxious experiences, but I have to say that she more than compensated for the complete lack of communication from our conveyancer. This agency scammed me; I was not able to view the property due to covid issues and I moved into the property and found it disgustingly dirty/uncleaned, the bed was broken, dining table was broken, faucets were broken, front door handle was broken, had no warm water to shower for 3 months (as they wouldn't respond) and overall were very unprofessional and rude. I did receive a video of the property before moving in but they've well hidden all these issues. I had a terrible experience as a tenant, of which I had to then speak directly to my landlord for all of my issues of which he was unaware of. I would not trust Frank Innes again for renting a property.

Do not whatever you do rent a house with this organisation as agents. They support the landlords over and above the tenants. They ignore all reports of problems with the house done through the app.
We reported a collapsed ceiling and nothing was done. The rubble remained on the floor for about 3 months rendering the bedroom unusable.
It took them and the landlords 9 weeks to replace a oven that did not work.
I have never experienced such appalling customer service and lack of general kindness and manners in my entire life.

Do not trust their zero deposit scheme.
They will go through the place with a fine tooth comb once you leave and try to charge upwards of £200 for cleaning of stuff that comes well within ‘acceptable wear and tear’ they find ingenious ways to con you out of money since the government banned them for charging a grand to print a piece of paper.
If you’re a landlord you might be thinking... great! My property will always look fantastic!
Nope, my landlord felt so awful about how we were treated that he reembursed us the money Frank Innes stole and he’s had to do the same for previous tenants. He has also received threats of violence in the past as Frank Innes wash their hands of customers they have screwed over, even blocking their numbers as other reviews have said.

We chose Frank Innes to handle the sale of our house based on our experiences with them concerning the purchase of another property. Our sale turned out to be dogged with complications and took far longer than we were anticipating due to a problem buyer. But we have to say that the staff at this branch of Frank Innes were absolutely excellent in their efforts to get the sale done, liaising on a very regular basis with all the parties involved. When the sale finally did complete their delight was as palpable as our own! Estate agents often get a bit of stick based on the conception that they don't do a lot to gain very well from the sale of a property. However in our case, we are quite happy to say that they earned every penny.

The property was not yet on the open market but because I had my requirements registered with them, Sofia called me as soon as they got the instruction and I got the chance to view it straight away. Being a first time buyer, I have found it quite scary but Sofia and Louise have gone above and beyond to make the process run as smoothly as possible. They have kept me up to date with each process and Sofia has put herself out to accompany me to the property when I’ve asked which sometimes has been after working hours. I recently spoke with Ms. Anna Platten from Frank innes estate to find a new room and saw some very nice rooms. She was very friendly and provided a variety of information. In addition, she was quick to respond to our questions. This was very different from the our past lettings we had contracted before. Frank innes and Anna Platten is impressive.

As a student and a first timer in renting from an estate agent who isn’t just for students, I am very pleased and happy with their customer service. They had a quick turn around to move me in after desperately seeking accommodation very last minute.
I was dealt with by Kim Watkins who made this process even easier! I bought a property in Hockley House, Nottingham approximately ten years ago and it has always been managed by the Frank Innes company.
Over the last few years, Kelly Ashurst has been my contact at the company and has directly managed the property for me in the most professional and conscientious manner. Even if there are no issues, maintenance problems or arrangements for new tenants and so on, Kelly will keep in touch and telephone periodically to check if everything is to my satisfaction and to ask if anything needs attention or I have any questions, just to ‘touch base’. I am really impressed with her outstanding management style. This is very important to me as I live in another part of the country, far away from the rental property.
Kelly inspires my confidence that any problem or issue that arises will be dealt with speedily and efficiently and that I will be kept informed throughout the process to its resolution. Also, Kelly’s advice has been invaluable in circumstances where I lack understanding of some of the processes or situations that can arise from renting a property or relating to tenants.

This agent is beneath contempt. Ridiculously expensive. Don't use them and certainly check reviews. Remember that many companies use astroturfing to place false good reviews and, as computer experts, we can see them but we were in a hurry and didn't check beforehand.. On Friday afternoon, my brother viewed a property to let at £950 pcm in Mapperley. He paid a £400 Reservation Fee and was told there would be a further £2,000 to pay before moving in. All day Saturday, the property was still available to view. On Sunday, the property finally had "Let Agreed" on it but the rent had gone up to £1,100. First thing on Monday, my brother withdrew his application and was told that the £400 could not be refunded as they had initiated the referencing process. (I don't know how or when?!) Later on Monday, they phoned my brother back to say that because he did not have 1 year of proven income, he would have to pay the entire 6 months rent up front. My brother had been in an accident and was unable to work until starting a contract in Bristol (no problem renting there) prior to this new contract in Nottingham. Today, Tuesday, the property is still listed as "Let Agreed". Don't let these people take your money unless you are prepared to lose it despite their own bad practice.

Rebecca and the team have been letting a block of 43 flats for us on Canal Street for the last 10 months. During this time I have been impressed with their professionalism and dedication to finding us high quality tenants in the minimum amount of time. This has resulted reducing our void periods and reducing lost rental income.
Their positive, can do attitude has been instrumental in our success in Nottingham.
I have, this week, instructed another Frank Innes branch to act for us in Ashby de la Zouch based purely on the service we have received from the Wheeler Gate office.
If you are serious about letting your property then I would highly recommend that you use them.

We used the Mapperley branch and took on a very 'tired' house and were lied to from start to finish. The landlord fenced off a section of the garden and started building work with plans to attach a new house to ours. We were eventually evicted and the landlord hasn't started any building works but finally managed to replace all windows, doors, finally removed all of the bricks, glass and rubbish from the garden after two years of asking and refitted the boiler and kitchen.

Frank Innes (Wheeler Gate) were superb in helping us find an apartment in Nottingham, and I cannot recommend them enough. We were moving back to Nottingham from Italy with a small baby, and Frank Innes, particularly the excellent Sophie, made this stressful process a lot easier. Unlike any other letting agent that we encountered, they allowed us to view various properties via Skype, and as such we were able to view a number and finally choose a wonderful place. They were patient, provided excellent, honest advice. Through no fault of Frank Innes at all, we encountered a couple of obstacles on the way, and Sophie handled and helped us around these in a highly professional and efficient manner. Sophie was simply brilliant, as were all of the staff that we encountered, and we cannot thank them enough for helping us find our perfect apartment in Nottingham.

I have used Frank Innes for 4 years for finding tenants for my rented flat and they have done a great job at keeping it fully occupied during that time.
This year I decided to sell the flat and for many reasons it was a very complicated and difficult property to sell.
I had 3 offers pretty soon after it went on the market which all fell through as sellers couldn’t get a mortgage on the property.
The staff at Frank Innes didn’t give up or lose heart (as I did) they continued to market and promote the property and eventually found me a buyer. They also managed to get a mortgage for the buyer against all odds.
I am so delighted with the service I received from the whole team. Helena Jones the manager is stupendous and a real professional. She was very committed to finding me a buyer and a pleasure to deal with.
Jack Winfield did most of the viewing and handled one to one early negotiations with potential buyers. What a super star he is! He kept up communications with potential buyers out of hours and even on his day off. He kept me informed every step of the way and was always two steps ahead of me during the negotiations. A very professional and committed young man. If ever I start up an Estate Agency, I will be poaching him!!! :) Watch out Helena!!! :)

Excellent experience dealing with Frank Innes Nottingham branch. Took less than 4 days from turning up in a new city to picking up the keys to a great flat. Dealt primarily with Kim, communications were prompt and helpful at all times. No complaints, would definitely recommend. I would give this company 0 stars if I could. Absolutely appalling service to loyal tenants of over 1 year.
Charging us over £400 to change a tenant on the contract when two of us where staying the same and then an extra £55 reference fee.
Terrible customer service, leaving 3 weeks to respond, we even think they blocked our mobile phone number!
Please do not use this company, there are so many other better letting agents than Frank Innes. If I was a landlord I would be disappointed with how they treat there tenants.

I'm not a fan of letting agents but these cowboys sink to whole new levels. Let properties that are actually marked as dirty on the inventory report, carry out essential paperwork on day they should be using keys leading to 4 hour wait, say they have cleaned property and fixed faults when they haven't, give keys to properties which have multiple spot lights not working, take away mattresses leaving new tenants nothing to sleep on.. This is all on the first day of a tenancy..... I look forward to hearing what else goes wrong! They may get lots of praise from happy home owners after a sale but if you looking for a lettings agent I recommend you go elsewhere!

The absolute WORST Agents I have ever come accross!!!! Do NOT use these people. They are totally incompetent. We were tenants and thankfullly we had a good relationship with our Landlord; we had lots of issues go wrong and they never returned our calls so we ended up always going straight to our landlord which meant he was paying them for doing sweet FA. They tried to get us to pay extra 'Park Rates' that they said we owed. I questioned this and they misquoted the contract to me. I had to get my solicitor involved before they finally backed down and agreed we did not have to pay. Whenever we contacted them, they never returned calls and just fobbed us off. Whenever they contacted us, it was 'URGENT' and we were supposed to drop everything to meet their agenda. Upon our move out inspection, I took the day off work to be there. They never showed up or offered any apology. They took 3 months to return our deposit despite being chased and the fact that there were no issues. When I questioned this, they told me it took anything from '3 days to 3 years' quote by Dominic one of their staff. If you need more stress and headaches in your life, by all means choose this agency. Otherwise try ANYONE else.

From finding the right house to customer service, I have found the Frank Innes Nottingham branch extremely helpful. The staff at the Nottingham branch are polite and have aided us in finding a great place. They were very friendly and always replied e-mails and returned calls efficiently. Their service charges are reasonable and not extortionate like some of the other estate agencies I have dealt with.
The only qualm I had is that I found the maintenance line difficult to reach and they were very slow and haven't gotten back to me since I contacted them. Fortunately, its a very minor issue! Overall, definitely a recommended service!
