I cannot sing the praises of Lee and the Charlton Grace team loud enough. This is the second transaction Lee has handled for us: and this second time round, we searched the property market for many, many months waiting for our perfect house to become available. In these months of research, we really noticed the activity across our area (Hartley Wintney) with the other estate agencies listing homes for vastly inflated sums of money - and we would watch them inevitably not sell and eventually come down in price significantly. Not a position you want to be in as a buyer. With Lee, we sold our home within two days, and again within two days as we lost our original buyer due to the chain taking so long to move forward. And indeed: in those difficult situations which are all too common, Lee genuinely came to our rescue and made a painful process all the more bearable. He is honest and trustworthy and just generally a lovely person to partner with. Thank you so much Lee - would give ten stars if we could!

The disappointing situation is that the agent failed to tell us that the appointment was cancelled. She had no empathy or apology for not telling us in due course. After making a complaint on email to the said agent, her rude response just added fuel to the fire.. no manners, lack professionalism and general communication..

Charlton Grace have helped us buy our house and due to the demand in property during 2020 (weirdly through Covid), we really struggled. I get a call from CG and here we are....our dream house in our dream location. Throughout they have been transparent, didn’t waste anyones times, thought about customer first (me and my partner) and put up with my many annoying phone calls.
If I was looking to sell my property, Charlton Grace would be my first point of call. I have dealt with other agents throughout my house search and other agents haven’t been as personable and “willing” as Charlton Grace. Great agent, professional, accommodating and finally very polite.

One of the rudest chaps ive met in the property industry. He returned my call regarding valuing my property to sell and then said he has someone in front of him and he is busy..look on rightmove to find the values. I think his name is Lee.
Please remember that every phone call is important and may lead to a sale down the line. Thankfully i called up mccarthy holden straight away and harry /julie was superb and gave me lots of information and answered all my questions.

I asked Charlton Grace (via Lee Grace) to sell an elderly relative's house in early 2020. I chose Charlton Grace for 2 reasons - I felt they understood how to price and sell the house better than their local Hartley Wintney competition, and they also provided the best quote to sell the house.
Lee was excellent at keeping me up to date on viewings and the feedback from those that looked round the house. Within 3 weeks I had accepted an offer, and I had hoped to complete quite quickly. Then Covid19 arrived, and things were inevitably delayed. Once Estate Agents were re-opened, Lee quickly confirmed the purchasers were still interested (and at the original offer), and the new owners were in the house by the end of June.
I am very pleased that I used Charlton Grace - sometimes using a smaller agency can be a risk, but in my case everything worked out well. My thanks again to Lee and his team.

The photos Lee Grace took of my property were out of focus and poor quality. I attempted to speak with him directly regarding this and left two messages asking him to call me back. When I received no response I e-mailed him. He then rang my phone several times leaving what can only be described as an incredibly abusive voicemail describing me as a disgusting, disrespectful person, that I had signed a contract and that was that (effectively denying my legal right to cancel said contract), threatening to tell everyone he knew and had influence over about 'how badly I had treated him' (simply because I politely requested to cancel my contract - this to him seemingly constitutes gross personal offence & justifies his totally unhinged response). He said that I ought to keep him happy if I wanted to find a property to buy in the future because his sellers will not be pleased to hear 'what I have done to him'. He was aggressive, unprofessional (at best) and attempted to scaremonger and bully me into remaining with Charlton Grace. What he threatened to do to my chances of buying a property as a consequence of terminating our contract is illegal. He is also in breach of several regulations surrounding transparency regarding the 14 day cooling off period for contracts. I have reported him to the property ombudsman and would highly recommend you avoid this estate agent at all costs; incompetent, unprofessional and totally deranged.
