Poor experience from start to finish. Note: they didn't manage the property itself (our landlord did, and he was great) — they just handled the contract and collected rent.<br><br>Move-in: Days before we were due to move, they suddenly said the gas safety certificate was missing and we couldn't move in. We'd already given notice and booked a removal company. We were told "tomorrow it'll be sorted" for days on end, forcing us to rebook our move multiple times while our old landlady needed us out. Total lack of honesty about what was actually going on.<br><br>During tenancy: Never once late or missed a payment. One month our standing order landed on Monday instead of Sunday the 16th (weekend timing, not our doing), and at 8:30am we got a threatening email warning of "consequences" and credit score damage if we did not pay by 8am (even though they had sent the email after that time). Clearly automated, but reflects badly on them regardless and we never even hear an apology about that.<br><br>Move-out: Made everything unnecessarily difficult. One tenant staying on had to urgently find two flatmates — the agency was slow to respond despite the urgency. Deposit took a month and a half to return. New tenants moved in without even a signed contract, and rent wasn't being passed to the landlord.<br><br>They expect flexibility and understanding from tenants while offering none themselves. Cannot recommend. First negative review I've ever written — that should tell you something.

I would not advise renting with CKB EVER .My experience with them has been extremely disappointing. When viewing the property, everything looked fine - as it often does when you’re not actually living there yet. However, once I moved in, I began to notice so many faults that should have been identified before the tenancy began.
There is rust on the bathroom doors, faulty fixtures, and several other issues that make the house far from what I expected. CKB claim to do thorough checks before you move in, but that clearly isn’t true.
When I raised my concerns, I was told that I should have included all my complaints in my offer, which is completely unreasonable. How could anyone spot everything during a short viewing? It’s disappointing that rather than helping to resolve the issues, they shifted all the responsibility back to the tenant.
This whole experience has made my move stressful and frustrating. I wouldn’t recommend renting through CKB unless you plan to inspect every inch of the property yourself and have every concern written into your offer before signing - because once you sign, they won’t do anything to help.

I had the worst experience imaginable as a tenant of CKB for three years, and would strongly caution against anyone renting with them. Before we moved in, they made promises to make repairs that never were made - and then when we left the properly they charged us for them. They were slow and incompetent at making any repairs that were requested, often gaslighting us for usual wear and tear or breaks outside of our control. When renewing our tenancy, they bullied us into higher prices and even threatened us with eviction (despite being very well behaved tenants who always paid rent on time and took very good care of the property). CKB do not deserve to be landlords and clearly do not have any care or moral code when it comes to their tenants.

If I could give this zero stars I would. Terrible service and no respect for you as tenants. Poor contractors who can’t do a simple task correctly (I.e. replace a broken washing machine - they removed a working dishwasher instead, nearly taking all our crockery). Weeks of negotiation on our deposit, charging us for things that had previously been agreed by the team and then taking weeks to reply. They massively hiked up our rent when we went to renew, and threatened us with eviction when they gave us 24 hours to agree to their revised terms. Property managers were also poor, on countless occasions when we raised issues with the property their response would be ‘the previous tenants didn’t have this issue’ (when they gave us the wrong house key, when they failed to provide a thermostat, with ongoing mice issues). This doesn’t even scratch the surface of the challenges we endured from CKB over the 3 years of living at our property. Avoid renting with CKB at all cost.

Our experience with them has been extremely disappointing from start to finish. After moving out, we received no communication about our deposit and had to chase them repeatedly for updates. The property manager was consistently unhelpful, often overwhelmed on the phone, and repeatedly promised call-backs or updates that never came. In the end, they claimed it was no longer their responsibility and even went so far as to share our landlady’s private contact details with us despite her being listed as an anonymous landlord in our tenancy agreement leaving us to deal with the situation ourselves.
During our tenancy, they frequently deflected responsibility for issues. For example, our front door lock broke, and despite logging this with them in December and following up several times, the issue was never resolved. To make matters worse, the case was prematurely marked as “closed” before our tenancy ended an issue we now fear may be unfairly deducted from our deposit.
Overall, CKB have been unhelpful, unprofessional, and dismissive throughout our entire tenancy. I would strongly advise avoiding them if possible.

Pretty difficult to sum up just how consistently incompetent CKB were across the four years we spent as tenants in one of their properties. Naturally as renters you rarely get a choice of the agents, so not sure who this review will really benefit — but it is very clear that CKB are entirely focused on looking after the landlords, with little interest in acting with urgency or care on behalf of those paying the rent. Would definitely advise those landlords who want their tenants to have a good experience to avoid using this agency. Here are just some of the experiences we had:
- on moving in, we were provided with the wrong set of keys
- it tool over six months to respond to our (series of) notifications on large cracks appearing in the wall; seemingly no interest in risk of subsidence to the property
- repeated requests for a leaking boiler to be fixed, repeatedly unanswered; leading to damp and black mould buildup.
- no response to requests for improvements made at annual inspection
- over three and half weeks before the replacement of broken fridge
- broken washing machine over a fortnight to be replaced
- Every small issue had to be followed up by repeated phone calls, as often no response on property maintenance and administrative queries for weeks at a time
At all points we were made to feel like we were being unreasonable for asking for issues to be dealt with - I have never felt like this with another property mgmt agency in nearly two decades of renting. The many poor reviews of these guys online is entirely justified.

We are usually not ones to leave 1* reviews, however after 4 years of neglect and a mind-numbing chase for our deposit, rightfully ours, we feel that it is the least we can do to flag estate agents and their shady practices, although it might get lost in the litany of fake 5* reviews on this page.
We rented the flat during the 2020 pandemic and were confronted with the fact that we had to pay a deposit and a month's rent without ever seeing the property in person (we had to rely on a video and some photos only, although we have requested multiple time to view the flat with the appropriate social distancing measures). The agent tried to force a closer moving date on us, although the flat was on the market for at least two months, by the time we struck a deal (March).
Upon moving in, we discovered that the oven was broken, without this being mentioned in the check in inventory. It was replaced after several calls and emails. We never received a postbox key and had to put a notice on it for any letter deliveries to be left in the common area. This caused us four years of missed appointments, lost revenue (lost HMRC rebate letters) and many other issues. The cleanliness of the flat upon moving in was left to be desired - bathtub with mouldy edges, washing machine with mouldy sealing and detergent drawer, bedroom chest of drawers, defective, freezer drawers broken and smelly, extraction fan without a filter etc.
A couple of months after moving in we were flooded by the flat upstairs. CKB didn't deem it necessary to respond to our requests or action this in any way so we had to sort it ourselves, with the other tenants and the property manager. This meant many days taken off work to await insurance inspectors and contractors for valuations of damages and repairs. CKB only visited weeks after the flooding was contained and only because the property manager contacted the landlord directly.
The damage from the flooding (toilet ceiling, walls, etc) hasn't been fixed until partially on January 2024 when the agency's handyman came in to splatter some paint on top (likely because our contract was due in May and rent was going to go up).
Speeding through 4 years of barely any comms from the agency, when the time had come for us to move out, we gave the appropriate 2-month notice and informed the agency of all the issues that haven't been solved during our tenancy. Unburdened by work ethics or professionalism, the angency promptly proceeded to charge us for the mailbox key we never received, light bulbs that never worked and a toilet flushing plate broken by their inventory manager, an exorbitant total of more than £400. This after two weeks of silence, after our moving out date. Although provided with indispensable proof that we haven't broken any of the aforementioned, the agency held on to its stance and only after one month of legal action threats, we were granted the deposit back. And even then, it was deemed as a landlord benevolence, not a rightful return.
This is just scratching the surface on CKB's willful neglect of the wellbeing of its properties and their tenants. And while we can understand that an estate agent will always take the side of the landlord, we don't wish upon anyone the blatant ignorance we have been treated with between 2020-2024. This was only ameliorated by the fact that the flat was great for our needs and we managed on our own.

Very poor experience from the start. When reporting issues, response times are poor, work always takes much longer to arrange than they should , thats if they are arranged at all. We were allowed to move in to the property with heavy mould/damp issues and broken cabinets - which took 6 months to fix. We also had the gas cut off for 2 days because there was a live gas leak in the property and a gas fire they didn't even know about.
The workmen used by the agents constantly complete work to substandard, requiring further visits and inconvenience - one issue can take 4 or 5 visits and thats being generous
Often the tone of emails are quite rude and we have had at a point, the pleasure of having the director Kemal shouting at us down the phone (as we were seen as difficult for trying to arrange repairs to a leaking roof, mould and a broken front door.
Find it very it very challenging to deal with this company, they always have a come back and you always feel like they are selling you.
Would advise both landlords and tenants to avoid
in response to your reply....no, I do not find it challenging, however I do find it reflective of the tone and approach that your company has taken to its ongoing relationship with us as tenants (Condesing and passive aggressive are words that I would use in this instance)

I rented a one-bed flat with my partner through CKB for a few months beginning of 2021. Although the staff were generally polite we were unreasonably treated by our landlord and CKB failed to show any understanding. We moved into the new-build property expecting to be able to set-up an internet connection however all providers stated we wouldn't be able to without doing lengthy and costly works. The landlord claimed the property could be connected but offered no proof or support and behaved aggressively when challenged although we were the ones stuck in the situation. CKB absolved themselves of any kind of responsibility and sided with the landlord. Having no access to the internet despite having to work from home (and ramping up costs using wi-fi dongles) we decided to move out. However, we had to pay a fee to end the contract (amounting to 1 months rent). So basically we got messed over, treated like problematic tenants and never received an apology.

I have been dealing with Kelly Gilmour for the past few months regarding a leak from a flat above managed by CKB, whilst dealing with such a stressful matter, Kelly has been nothing but responsive and professional making sure all parties were contacted and the heating engineers were called out promptly to mitigate the problem, although the engineers have failed multiple times to fix the underlying leak, Kelly has shown the same level of professionalism throughout, which shows a high level of consistency, regardless how longstanding the issue has been.

We rented a property through CKB Estate Agents from September 2019 - August 2020 and have had a terrible experience with them. We had multiple issues with the state of the property when we moved in that were never rectified by the estate agents such as hidden mould, broken appliances and furniture. They would often be away from the office, in meetings or unavailable for weeks at a time, and some of the problems were never fixed. Upon moving out from the property, the estate agents held onto our deposits for 3 months with no good reason as to why, even after calling them regularly every week to ask where it is. We had to threaten them with legal action and have only just seen our monies returned to us. We have received no apology, instead my housemate was contacted by CKB trying to defend themselves for their actions. I would NOT recommend renting or using this Estate Agent after the appalling, unprofessional behaviour we have experienced.

Estate agent did not communicate right information to landlord. Estate agent washed their hands and keep on blaming tenants. Do not recommend at all. We found out our full deposit had not been given to the landlord and as such had not been protected fully. Estate agent said we did not allow visits at end of tenancy when we gave them specific hours. Stay away.

Do not sign up for a tenancy with that agency since you discover at the end of the tenancy that they are not the ones that protect your deposit. They also do
not forward communications you send them to the landlord and you only find out afterwards. They also cover their back by giving wrong/partial information to the landlord. Save your money and time. Go somewhere else.

Avoid renting at any cost. The branch manager has rented me the property belonging to himself, so he was the agent and the landlord as well. Then the time came for me to move out he decided to keep £1000 of the deposit for various things, such as "rust on the bottom of the radiator and bases of stools (pick2)", "dusty window", "burn marks on the gas stove hob" (pick1), "greasy to touch extractor hood" and so on. Some of the things he was asking money for were there then I moved in. Had to appeal to Deposit Protection scheme and wait 3months to get the deposit back.

AVOID AT ALL COSTS! Run by an extremely unprofessional duo who have no professional courtesy or common sense. Their own employees constantly complained about their lack of communication and utter incompetence during the time we had with them. We experienced a list of communication issues with this agency and had them enter our property without our knowledge or permission on more than one occasion! They are an example of the very lowest type of estate agents in the industry and ones that should be avoided. From my experience with them its clear they have no problem leasing sub standard accommodation to match their sub standard business. Absolute cowboys!

CKB Estate Agents have been exemplary and professional in everyone in renting my flat.
As a landlord I've been renting my property for many years with the usual big estate agent chains. My experience has not been great and seems to be a one size fits all service. For example, tenants are not properly checked and interviewed, the rental pricing is negotiated at a low price with false claims that this is the highest that can be achieve in market (in order to get the property off their books and meet their monthly targets), inexperienced agents lack sufficient knowledge and at worse provide inaccurate information and communications are poor whereby I’m often chasing for an update.
This was not my experience with Kemal at CKB Estate Agents. Kemal offers a refreshingly new and tailored service against the norm of what is expected. For instance, before taking on my property Kemal provided invaluable advice on how could improve my property to yield the best rental income which I took on board. This achieved excellent results with the number of high viewings and rental value of the property which was marketed professionally with sufficient research on the area and even local events. His office was always on hand to provide feedback, and walk me through the somewhat complex process of renting – offering clear and honest advice. Incidentally Kemal holistic service also extended to provide advice on insurance and tax implications. Kemal was extremely polite and nothing was ever too much.
One may be attracted by the brands, advertising and false economy of the large estate agents but if you want an honest tailored service supported by sound professional advice than I would suggest you try the family business of CKB Estate Agents.

Service at another level by an independent agent
We had never heard of CKB Estate Agents until we saw their brand new office in Eltham. After speaking to one of their managers we decided to rent out our property with them. It has turned out to be a really good decision as tenants were found and background checked in a matter of weeks.
Since then we have had excellent service from CKB as our managing agents. We had a very urgent service request due to a high fire risk and Kelly Gilmour, our property manager, was able to make arrangements faster than tenants could confirm they would be at home to let technicians in. In less than 24 hours of the issue being reported we had a technician from the boiler company in to ensure the boiler is safe and then the following day the required electrical work was carried by a separate technician. We were very impressed by the speed and accuracy of the work. We hope to receive such good service from CKB for years to come.

Were polite and efficient on the phone so initial signs were good. So we went all the way across London after work for a flat viewing. Got to the flat. Found it's above a vaping shop - a total deal breaker as most mortgage lenders won't lend. Listing made no mention of it, no photos showing it. All artfully angled to show only the conventional parts of the building. An honest agent would include this information in a photo or state 'above commercial premises' in the listing. But CKB employed amateurish sleights of hand to bring a heavily pregnant woman across London to a totally unsuitable property. Well done. You wasted everyone's time (we didn't even go inside), you're not trustworthy and we won't be using you again.

After 31 years in the same place we finally decided to move and engaged CKB Estate. Thankfully they know their trade very well and are taking us successfully through the complexities of selling our place and buying a new place to be near the kids.

Crooked. Run poorly insulated and damp properties for their uncles just so they can take additional agent fees instead of letting privately. Slow to respond to tennant needs and requests. Quick to threaten litigation when simple mistakes are made, for example underpaying by £37.50 when rent went up one month because a direct debit hadn't been amended resulted in a letter warning of an upcoming court summons when a friendly reminder call would have done. Every tennant we have known from beneath us and the property next door has had their entire deposit taken so wave goodbye to that if you take on a lease through them. All properties also had mould hidden behind furniture which they blame on the tennant at the end of the lease. Really not sure how they can possibly have all this positive feedback. But having been privy to some of their other methods over the past 3 years I would not put them past writing some of these themselves. There aren't adjectives for how strongly I suggest you avoid this company.

Great guys! Extremely professional and smart agents yet humble and approachable. We brought this fantastic new home from CKB, refurbished and extended to the highest standard ever with all modern amenities, yet at a reasonable price and I'm loving every feel of it. CKB should build more of such houses so that people can get a feel of living the million pound dream home yet without the million pound price tag. CKB should also offer home design, re-construction and refurbishment services just in case people want to re-design their home, they are just genius and everyone that has visited can't stop saying "it's a wow!".

My daughter used CKB when she was looking for her first flat to rent - the service she received was second to none. The MD, Cenqiz was professional, extremely helpful and friendly and did everything he could to make the daunting process run very smoothly - nothing was too much trouble for him. Estate Agents usually have a bad name but CKB is like a breath of fresh air - highly recommended :)

In one word FANTASTIC!!!!. Received a 1st class service thoroughly from viewing to completion. You just ask them a question and you will get an prompt answer, whether it is a general question or a quote for something. Easily reachable and very professional.

We have been impressed with Kemal's service since we started letting through CKB last year, and all agree it has been our most positive experience of dealing with an agent in 8 years of letting. Very kind, friendly and polite, our only problems so far relating to teething problems with a newly refurbished house, and some flakey builders and workmen, which we do understand were commissioned by the landlord rather than agent, and Kemal worked very hard to liase between us and them to reach solutions. Would highly recommend this agency.

These guys are fantastic. I approached every agent in Bromley and Beckenham in regards to renting out my flat and these guys stood out from the minute they entered through my door. They were professional, smart, charming and honest and told me that I was under pricing my flat and could actually achieve more rent.
I instructed them alongside another agency and as expected CKB Estates found me the tenant, provided full references and moved then in with no trouble at all. They offered a great service which was hassle free and was definitely worth the money.
Highly recommend this company and can not sign their praises loud enough. CKB Estate will definitely grow to become the biggest and the most highly respectable agency in the industry one day.

Now this is what I call an Agent. From the moment they first answered my call to the signing of the tenancy agreement they were absolutely fantastic. Everything about their services was great and very reasonably priced. They were not inclined on robbing me with all these additional services but more interested in showing me their great level of customer service which is what is really lacking in this industry.
Best agent used to date would recommend to anyone!
