I went on a viewing with a friend last week to give him a second opinion on a rental property he was viewing. But I must say that the service we received from the agent Jack Dawkins was exceptional. Any questions we had on the area was answered promptly leaving no room for any doubts on our end. This lead to my friend going ahead and formally making the offer for the premises and he was very pleased with the results. I would definitely come through to acorn and use your services as i plan on moving houses next year. If it’s Jack as my agent then that’s a bonus. Generally speaking the experience I saw first hand from the company was fantastic, I would easily recommend Acorn to take care of anyones relocation journey for anyone who wants a smooth service when looking for a new property.

I was honestly really impressed with Acorn. I used them after picking a cheaper agent first, who didn't have any success, and the general experience was pretty underwhelming.
Acorn were proactive - they got me 3 offers the first weekend my property was on the market (the previous agent had it for 6 months with no offers!). Great communication and the whole thing was really very smooth.

Acorn Sydenham = Unprofessional. I had an appointment to see a property, and no one showed up. I waited for 45 mind and left. I called the office twice during that time and they assured me that they will call back. But no one did. I sent an email back saying this happened. But no response either. Absolutely horrible attitude towards a client. And then absolute silence and no ownership of mistakes.

Festina Gashi was very helpful with the letting of my property in Sydenham. As a landlord living 160 miles from the property, having a reliable local agent was vital. She and her colleague were very quick to show the house even before its renovation. As a result, there was no delay in getting my new tenants into the property as soon as it was ready. Festina held on to my house keys so that the builders and gardener could gain access. That made life so much easier for me.

We just completed and moved into our first property in Forest Hill and have been so impressed with Adam at Acorn Sydenham during the whole buying process. Adam was amazing from day one - arranging 5 viewings in an afternoon and even giving me a lift in between a couple of properties. He was friendly and amicable but also knowledgeable on the properties shown and if unaware of something, always jotted notes down to check and respond later. When we chose a favoured property he was very flexible when we wanted to arrange second and third viewings. Blake Kingston is the guy you want when you need help. There was a tenant leaving who incurred a debt with EDF and EDF disconnected the gas supply to the property. It proved almost impossible to get it reconnected - hours of phone calls, e-mails and messages over three weeks did not work. (Avoid EDF if you can). Blake provided an enormous help and managed what I was unable to achieve. He also provided competent advice and help with several other issues - I cannot praise him high enough!

I have just completed on the sale of my flat in Sydenham. Acorn have been managing the contracts for my flat for the last 19 years and have always been top notch to deal with.
The sale was expertly handled by Jack Rampling and Caroline Cooper who drove it over the finish line just before the stamp duty holiday came to an end.
As an overseas landlord they went above and beyond (particularly during these Covid times) and I am very grateful for their service. I would highly recommend Acorn as an organisation not only for sales but for rentals too.

When I had to rent again our flat in Sydenham, I did a long search and I talked and ‘interviewed’ some of estate agent that are operating in Sydenham and SE London. I choose Acorn, not because were particularly cheap but above all because Jack Cuthbert was very enthusiast and with a can-do attitude. As we were out of the country during the pandemic Jack went above and beyond to accommodate us, to make sure that the flat was in good order, liaised constantly with us to update on the progress up to the day of the moving for the new tenants. I would just recommend that you double check the bill as some mistakes were done in the office and a bill was charged twice. However, the bill was promptly amended. I would highly recommend Acorn and Jack for rental.

From start to finish Jack Rampling has been amazing to work with. He was constantly proactive, always acted professional and genuinely was a nice gentleman to speak to.

We didn't end up renting via Acorn in the end as we moved to a slightly different area but after having to deal with most estate agents in Sydenham I've had people not show up despite confirmed appointments, people show up to show me round without keys, and the people showing our place showing up unannounced. It's not been a great experience all round with the exception of any viewings we had with Jack, who was professional , courteous, timely and just listened and understood exactly what we were looking for. He checked in regularly, didn't push us and always kept us up to date, but didn't waste our time showing us unsuitable properties. Making it an easy process deserves the review and we only wish there had been more properties on the market as it would have great to finalise with Jack.

All lovely and friendly people, very bad at communicating though, I’d had to sometimes keep chasing to get a reply from my emails.
Viewers turned up to view the house without us been informed on a few of occasions, some of which we could not accommodate, and several occasions viewers cancelled and we weren’t informed, meaning we were waiting in and no one showed.
We started within one individual agent, then he suddenly vanished and another one turned up to do viewings, and then she vanished and another one started doing the viewings, so we had no set person. There were occasions when the agent didn’t seem to know the local area and they had to ask me about businesses opposite the house, even though the business has been there for years, and apart from one individual, didn’t do a recce or check where integrated appliances were, so I’m not sure how much information that actually relayed to the viewers.
Paid £200 for a virtual plan of the house, as was told that then when people view the house, it would essentially be a second viewing, as they would have viewed it virtually already. This didn’t seem to happen, and people seemed to have no clue about the house or the area, and one couple that were allowed to view the house and even had an offer already accepted on another house and we’re viewing ours as a back up, which was a waste of time.
Compared to other houses in the area, our house was priced too high, meaning I had to convince them to lower it, which I found strange. In the end we have taken it off the market.
Lovey people but would not recommend them to sell a house.

As a first-time buyer I was excited to buy my first property with Acorn Sydenham, but they – Brendan Kennedy in particular – made my house-buying experience far more stressful than it otherwise would've been.
Brendan struggled to act as a proactive middle-man between my solicitors and the vendor's solicitors, to such an extent that there were threats to pull out higher up the chain because the process was taking so long. I was constantly discovering new information that wasn't being relayed to me and my solicitors – dates, COVID measures, enquiries etc. In the latter couple of weeks, I had to ring every party on a regular basis just to make sure things were getting done. This clearly irked Brendan, and he often didn't bother calling me back.
This lack of communication continued right up until the Friday before the Monday I was due to move in, when I couldn't even get hold of Brendan to ask when I could pick up the keys. He emailed me only at the very last minute on Friday, saying 48 hours as enough time to get everything sorted – though completely disregarding the fact I couldn't make arrangements over a weekend because they're not working days.
Finally, when I turned up on Monday and received a call from my solicitor telling me the contract was completed, I could see the previous owner was still in the property. When I rang Brendan about this, he refused to come down to manage the situation or even send a member of his team, and then proceeded to get seriously defensive with me. And the situation didn't end up getting resolved that day: I had no choice but to let the vendor stay in the property, and, when I arrived the next day, I found all his furniture – beds, mattresses, sofas, everything – was still there despite the purchase being vacant possession.
There were many people at fault in the process, and I'm well aware Acorn is not entirely to blame. But at no point did Brendan ever accept any sort of responsibility for this, or show some ounce of initiative or proactivity, or even – and this would have made so much of a difference – give me an apology. I know I'll receive some anodyne rebuttal from Acorn about how they did all they could, but that's just not true. I feel I managed to secure my flat in spite of Acorn, rather than thanks to them.

We sold our house over the difficult lockdown period and there were times when it seemed likely that the sale wouldn’t go through. The initial marketing release and open house day was well organised and we agreed an offer the following week. Lockdown happened and the buyer went underground but Brendan remained responsive during the whole period, which I really appreciated. Eventually the deal was resurrected and Dammy shepherded it the through to completion with his normal cheerful professionalism.

When I contacted Josh he said that the offer was rejected and an email should have been sent. As a woman I felt bullied. Really bad communication and customer service.

I've recently rented a property through this branch, it is my first rental and I have been extremely nervous the whole time. I am renting a property with Acorn and have received nothing but poor service. When paying the deposit I was assured all work would be carried out that was required (loose floor boards, vomit and faeces on walls, severe mould and damp problem) before the moving date, this date came and went with no keys forcing us to stay in hotels until they finally handed over the keys.
We got into the flat and nothing had been done ,not even cleaned professionally despite being part of the fees they charge. After this the flat flooded due to a neighbour leaving taps on, and it's taken 6months for the work to be carried out to fix the damage to the bedroom.
The agency are very poor at replying to emails just get passed between people and have been unprofessional from the start.

Unfortunately after visiting it I can confidently say that they are uploading pictures from unrelated flats, taking 'clever' shots to make places look for spacious than they are. Felt completely cheated and wasted half of my day travelling to see the place.
