I have rented property for over 15 years, in approximately 10 different properties, and although I understand that agents can be difficult and litigious on occasion, the experience I have had with Galbraith has been absolutely despicable and I would wholeheartedly advise any prospective tenants to work with literally any other company. The property rented had paint peeling off the walls (I was told this was the tenants responsibility), holes in the carpet (general wear and tear), the garden was a quagmire used for chickens (they asked if I would be able to restore the grass and flowering beds), the bathroom covered in mold from the damp and leaks, with no extraction (the bath was resealed in response, doing nothing about the leaks, mold or continuing damp) and the general reply to my follow ups on these issues was that they had no interest in maintaining or repairing the property. Communication was ignored, terse and, on many occasions, simply rude. Having left the property, I was told there was a significant cleaning charge (rounded number in 100s) and another extremely rounded gardening charge, despite the property having been cleaned and left in a significantly better state than when taken on. This was only communicated to me more than one month after the property was vacated, a few days before the deposit was due to be released, no evidence or quotations were supplied, and when I requested to see the quotes for the work needed and images showing what work was needed, as it seemed unlikely that those round number charges were legitimate, I was told that they would enter official arbitration and I would \'have to submit my own evidence to them\'. In conclusion, they will attempt to make you upcycle their poorly maintained properties during your tenancy, refuse any work needed to the property during your tenancy, then upon leaving will wait until the deposit is due to be returned and try and charge you for undisclosed work, entering official arbitration instantly should you query this or ask to see evidence of the claims. I have literally never written an online review before, but am concerned that other tenants will be subjected to the same treatment, and, having a wide and long experience in renting property, I would state that I have never had these issues with other companies before.... Hands down the worst experience with an agent ever. Patronising, acidic and condescending with an extreme lack of local knowledge, communication skills or manners. I never want the displeasure of having to deal with them again.... Read more
