My simple advice whether you are considering using Clarke Phillips as your agent, buying through them or they are involved in a chain is to avoid at all costs otherwise you are in for a far more stressful and disruptive move. Our purchaser used Clarke Philips as their agents and the misinformation Sheena provided through the process was beyond belief. This included a cash buyer allegedly in the process but there was no buyer paying purely cash. Never rely on a completion date initiated by Sheena as one was proposed for July when it turned out not all legal formalities were finalised. Otherwise you will be faced with removal company cancellation fees. At this point we reminded Sheena via our agent we needed three weeks between exchange and completion. Moving forward to September I received confirmation via our solicitor on the 16th September that a land registration issues had been resolved and therefore spoke with my agent the next day. We proposed to confirm with all parties that all were ready and exchange contracts by Wednesday 22nd September with completion three weeks later on the 12th October which coincided with the first available date we could give vacant possession. There was then what appears to be a bizarre communication from Sheena on Friday 17th September that her clients had to complete by the 30th September or the chain would potentially fail. At this point my solicitors did not have confirmation they were ready to exchange which it appears did not occur until Wednesday 22nd September. From past form there was no way you would want to commit to move until solicitors had confirmed all was in order and there was not sufficient time to get a removal company in place to put items in storage. Rather than explain and discuss the situation with her own clients Sheena was proposing removal companies we should be contacting and blaming us for the failure to complete when all along we had made it clear three weeks would be needed between exchange and completion! This unnecessary impasse carried on over the week-end and early into the following week. Sheena not responding to my agent’s phone calls until the Wednesday. This caused added stress all around. In conclusion avoid at all costs otherwise you will be told what you want to hear rather than accurate updates and never ever agree to a completion date initiated by Sheena.... Read more

I genuinely couldn't speak more highly of Sheena from Clarke Philips. From the first random phone call I made on a Sunday morning to the final conversation we had following completion. She was helpful, personable & highly professional. She made us feel like we were her only client. If I could leave zero stars I would. The worst estate agent experience I've ever had the misfortune to be involved in. They recently "sold" my house to a "buyer they already had lined up" for an amount they told me was the most I could possibly expect to achieve. Funny that less than 6 months later they are listing a similar property for nearly 10k more despite nothing being sold in the area (see Zoopla) to warrant such an increase (yes of course the housing market changes so prices can go up or down but Clarke Philips told me they do not advertise houses for more than they are worth etc). No sale inventory was done which caused many issues in the sale timeline with the buyer. A verbal agreement with relation to sales terms was made with the buyer on acceptance of their offer, this was on Clarke Philips recommendation, this wasn't ever put in writing though by Clarke Philips and allowed the buyer to rescind on the offer terms and change the goalposts mid sale. More frustration. Even on sale completion, I never heard from Clarke Philips, no thank you call/email/text or even a simple acknowledgment of using their business. Given they are priced at higher than most agents in the area, apparently on the basis their service is "better", the service I received was very much bottom of the barrel and I would strongly advise anyone looking for an estate agent to look elsewhere but if you do decide to use Phil and Sheena please do not allow them to strong arm you into taking an offer from a "buyer they have lined up"....
