Honest review...it's very long!
Looking to relocate from Kent to Suffolk we found a nice property to let with Clarke & Simpson. When I initially spoke to Louise she was a little abrupt and disinterested, didn't particularly come across friendly but I put that down to a bad day at the office.
Communication was then done over email mostly and a viewing was arranged which my mother attended. The lady that met her there was very friendly and showed an interest, having a good chat etc. Based on my Mother's opinions and feedback we decided to apply for the property.
3 days after applying we still hadn't heard anything, not a single update to acknowledge receipt of the application form and no update on the process. I called and spoke to a young lady. She wasn't sure what was happening about my application and said "could be because the landlord is reviewing it" so I was still none the wiser. She did not offer to find out or let me know. I said that I'd call later on which I did. I spoke to Louise who advised me that the application had not yet been passed to the landlord. I asked why and was told "because we are waiting for more enquiries/viewings."
This instantly makes you feel like you're not good enough and your application is unlikely to be successful!
She then proceeded to tell me that because we're self employed and relocating our business, that the landlord would be asking questions. We are cake makers and looking to open a shop to sell brownies/cupcakes/celebration cakes and other treats. We have had a lot of interest on Facebook on the local community groups. Louise told me "there are already loads of cake makers around the area! Why would yours be successful?"
I responded in a joking manner "well you haven't tried ours!"
"Well I can't eat them anyway" she said.
My partner's business is very successful and she is extremely talented and very good at what she does. Louise made me feel like ours would not be successful up there and would be no different to any other cake makers. How many different restaurants are there? How many clothes shops are there? Supermarkets? Every shop has their own qualities and appeals to a certain audience. Wether it be quality of the product or pricing etc.
I advised that we could pay rent 3 months in advance as we had savings and she responded with "I'll tell the landlord, but you may have to pay 12 months rent in advance."
I've been renting for years and I've never heard of paying 12 months upfront!
I told her we had a guarantor and she said "how much do they earn as it needs to be 3 times the rental amount."
My partner has rented the same house for the last 10 years and is an extremely good tenant. I have also never missed a single payment for the last 19 years. There were more things said and she made me feel like she was judging me and that in not so many words we wouldn't be successful anyway despite the fact that our wages and savings cover more than enough of what was needed.
How very rude and abrupt this woman was! I'd expect a friendly voice with a caring and professional attitude being an estate agent and dealing with the public daily. This was not the case!
We are a young family looking for a fresh start in a lovely part of the country and to be closer to my Mother. Why should we be made to feel Inadequate and be judged?
I told her she was rude and that I wasn't happy with the process so far, then I asked her to withdraw our application.to which she said "OK." It's a shame because the house would have been perfect and got us started nicely.
Obviously we'll be approaching other estate agents and I hope that we'll be treated a bit fairer and with a bit more respect but I feel our chances of relocating are slim!

The lettings side (can’t speak for the sales) are incredibly dismissive and rude if you don’t offer the asking price. Didn’t even have the courtesy to call back to say that the offers had been declined. Such arrogance; without tenants you have no business, so why are we treated like nothing more than a nuisance?

Having dealt with Clarke & Simpson in relation to a couple of purchases and a sale in recent years, I have found them to be atypical compared to most other estate agents, which seem to operate with a general approach of smarm and smokescreens. I found Clarke & Simpson to be transparent and honest, on the whole.
While the transaction was far from smooth due to external parties, the support and compassion shown by Oliver in the Framlingham office is to be commended and I would happily use them in a future transaction, be it a sale or a purchase.

Had dealings with Hayden Foster,underhanded,and very shady in the way he handles things.Would not trust him to sell a bike! This year I have dealt with Gazes,Lacy Scott and Knight,Durrants ,Brown and Co,Savills and Strutt and Parker all of whom are a class ahead of Clarke and Simpson .I even had to sign a non disclosure agreement not to report Hayden to the association to enable a deal to be concluded where he held power.Typical con man.Short, smiles ,knife in your back.

The boast about 3000 on the mailing list is pointless as I know at least three of those are friends who have already bought yet still receive Clarke and Simpson’s emails because on occasion they’ve forwarded them to me!

When looking for a cottage in Suffolk years ago I really liked Clarke and Simpson's approach - they were really friendly and encouraging, realistic about price and sent out a selection of new properties on paper on a regular basis, which was always rather exciting to receive in the post. So - when it came to selling the cottage that we had eventually bought, they were clearly going to be the firm we chose. Despite the difficulties imposed by the pandemic, Stuart Clarke of Clarke and Simpson generated lots of interest in the house and it sold successfully over the asking price, in a timely fashion to a chain-free buyer who has just completed without a hitch. Throughout Stuart was terrific to deal with - straightforward, with great communication and very reassuring. Overall, selling the cottage was an enjoyable experience and I can recommend Stuart and his agency without reservation.

Over the years we have dealt with a number of different estate agents in various parts of the country, and would say, without a shadow of a doubt, that C&S have out shone all of the others. Oliver Johnson has been exceptional in his expert advice, regular updates, and wholehearted commitment, not only to achieving the sale, but then to proactively working with both sets of solicitors to drive the process through to exchange and completion, during this most difficult and frustrating Covid-19 period. When Oliver was briefly on holiday we were equally well supported by others in the C&S team, and the process continued without him with no loss in time, or focus. We've spent the last two-and-a-half years property hunting in the area and, when it comes to estate agents, have encountered the good, the bad and the ugly. We can honestly say that we rate Clarke and Simpson at the top of the pile. From viewings, to negotiating the deal, to steering the transaction to exchange of contracts, they have been a model of good communication and straight dealing. I don't think I've ever had to wait more than a couple of hours for Stuart Clarke to respond to a phone message or email and, whilst I think Stuart has always been a good custodian of his client's interests, we've always felt we could trust him. while a great real estate agency, there should be pointed out that some practices of their contractors are very fraudulent and they wouldn't be successful without Clarke & Simpson's support. Although I informed them of this they didn't even reply and as such can not give them a positive review. Dealing with their contractors requires caution.

Inconsistent and unresponsive. Did not responded to questions and emails in a time-sensitive manner. Viewing lasted 10 minutes and we were hurried along as agent needed to be elsewhere. Sent reference request containing confidential information to the incorrect party. Took over two weeks to answer questions about property. Got the distinct impression tenants were a secondary customer and just a petulant pain.
