Colubrid are amazing at what they do!!
We foolishly went with another estate agent to sell our house, it was on the market with them for 10 weeks with only 5 viewings that we did ourselves. We only saw them when they took the photos, and gave us excuse after excuse why people weren’t looking to buy!
I noticed a lot of colubrid boards on houses, and 95% were sold, so we took a chance and went with them. Our house was sold within 9 days!!! They kept us up to date with everything and how many people they had interested in viewing. They certainly know their stuff. I would highly recommend them to whoever is after selling their house.

Such a professional team, organised and managed well. Everyone has their own part in the process. Andrew was great, down to earth, likeable and took great photos of my house. House was on Rightmove almost straight away. Keely rang to check I was okay throughout and even offered to print paperwork. Maya in sales was superb, she told me she’d work so hard to sell the house and she did. Josh was knowledgeable and helpful throughout. Once it sold, Rob updated me most days and when he was on holiday, Lisa text and emailed all the way up to moving day, where she then kept chasing solicitors to confirm completion. Maya was wonderful right from the start I don’t think she will remember but I still remember my very first interaction with her. I have been house searching for a while and have sometimes not had the best experience with agents but she was so welcoming, helped me understand the location I was looking at to purchase my property in as it was a new area to me, she gave me that sense of peace and I instantly knew I could trust her and the company with my future purchase. The milk section has a large selection of fresh milk.
They stock good quality of fish and the bakery items are delicious.
Their frozen food items that are most popular are spinach, peas, prawns and Ice cream.

From the very first meeting with Mark and numerous follow ups with branch manage, Joshua, we could tell they were quite different to your typical estate agents. Reassuring, professional, candid, very personable and we are pleased to say they helped as achieve a sale price we were happy with. After 19 weeks with another local agent we felt that it was time to change to Colubrid who appeared to understand our location better. They reduced our fee & improved our marketing sending around a few quality viewers, 2 of which made an offer at the same time to achieve a sale within 5 weeks albeit at a lower than expected price. We proceeded however having achieved a reduced purchase price to compensate to some extent. Josh & Rob in particular we’re instrumental to our sale & deserve credit. Very poor service. 8 weeks and only about 7 viewings. Admittedly we had Christmas but still poor service. Their assessment of the house value was wrong and their strategy is disfunctional. Can’t get hold of them when I need to. They don’t care!! Locked into a contract I can’t get out of for another month. Avoid.

I brought a property through these agents and I purchased the property as vacant possession. Upon exchange the property came with tenants. Granted this isn't the fault of the agents but once exchange had happened I received 0 support from the agents in trying to resolve the matter.
I was not in the area to view the property the day of the exchange, I would expect the agent to be present on the day of the exchange and at the very least check the property the day before. Neither of which happened.

It was just an off chance walk in to the office last week. I Instantly felt comfortable and at ease
to talk with all the staff who were working that day with absolutely no pressure - This point was very important to us as a family and remains so.
With the death of my father last November, my 82 year old mother made the decision to embark on the difficult and emotional sale of our family home and downsize to a bungalow to be nearer to myself and the rest of the family. This was explained in the office with the important point that all contact was to be made through myself as mum didn’t want to deal with “all of the calls, paper work and Talking with Estate Agents as you know what they are like” (mums words). The staff said absolutely no problem, all contact would be through me and I would liaise with mum.
Andrew Mutlow - Founding Director valued mums property and spent almost 2 hours with her, explaining and clearly answering her questions and ours. Even down to her worrying about people going over her clean carpets in shoes ! Mum felt totally at ease with him and even commented to us about him being a “Lovely man” ! This for us as a family was all we needed. She felt comfortable and safe to hand over the sale of her home to Andrew. He returned a day or so later to do the photos. We asked mum what time did she need us there for this to take place and she said “Dont worry about coming - it’s only Andrew, the same one as the other day”. For us as family this showed us how comfortable and confident she felt to proceed with the sale.
The property has sold above the asking price, with block bookings taking place with accompanied viewings. No worry, no stress and true to word, mum still has clean beige carpets ! All contact has been fast, efficient and professional. Jake whom I have spoke with on several occasions has been great.
This could have been a lot more difficult for mum, but I would have no hesitation to recommend this company for any family that find themselves in an emotional situation with an elderly, grieving relative.

From start to finish Colubrid were absolutely fantastic! I initially met with Andrew Mutlow; one of the business owners and had a very great customer experience with him. He was able to work with my budget and I had a great commission fee arranged. He remained accessible and approachable during the conveyancing process.
The photography for my flat was arranged promptly and my listing was uploaded within the agreed time. Although I only received one offer for my flat, I had an offer accepted within two weeks of my flat been on the market.
With regards to my viewings, I handled this myself but Colubrid were great in facilitating the bookings. Josh was very helpful and kept me up-to-date with phone calls and emails. Josh was a good conduit between myself and the buyers to help get the offer as close to my asking price as possible.
The sales progression team were second to none, Charlotte did an absolutely stellar job in ensuring all lines of communication were open between my solicitors, the buyers, and the buyers solicitors. My solicitor was absolutely appalling and made the experience excruciating for the chain. Charlotte was constantly on my solicitors tail, phoning and emailing my solicitors to try and get things moving. With the hurricane of the conveyancing, exchanging late and having a late completion on a Thursday evening because of issues that my solicitor presented, Charlotte remained on the ball and I am so grateful for the help that was provided.
I can’t individually name everybody that played a part, however everyone that I interacted with was great and I will definitely use Colubrid again, and I would definitely recommend the services. I’m now sitting in my house, and I can breathe again.

Originally my house was on sale with a different estates (who were rubbish) Josh had originally come to value the house and remained in contact with me the whole time the property was with someone else. Josh assured me that given the chance he could sell and had people wanting to buy. When the time came to put the property on the market with someone else I didn’t hesitate to give Josh the chance. True to his word he arrange a bulk viewing day of over 50!! Viewings and I excepted an offer a few days later. Unfortunately that offer didn’t make it but again another bulk day was arranged with another 50+ viewings and the property was sold. The whole process from start to finish was very smooth and I loved the online portal where you can see at what point your at. If your looking to sell I can highly recommend these guys who will actually sell / market your property and not just put it on Rightmove.

It's an absolute shame to have to say that despite accepting an offer 10th of Aug and then revising the offer on 14th Sept nothing much has progressed. We have to continue to chase and follow up with the estate agents and the purchaser to complete the required documentation and initiate other aspects of the buying process. The sale progression team does not answer the phone and quite honestly there does not seem to be a purchaser checklist that the estate agent follows to ensure that the purchaser is in a position to start the process once an offer is accepted.
