Block Management<br>I am a leaseholder and a member of the RTM company for our block of Flats (although I am not a director). Curlett Jones has managed the building since 26 March 2026, when the RTM company took over responsibility for the block.<br>During this time, I made several requests asking who the contractors were for services such as gardening, window cleaning, gutter cleaning and communal area cleaning. Rather than answering these straightforward questions, I was told that I would receive "a full breakdown of costs and who it's been paid to at the end of the service year," that all contractors were "checked and authorised by Curlett Jones," and that they would "not be commenting any further on this matter."<br>I have since been informed by a RTM director in an email, that the only contractor currently carrying out work at the building is the communal area cleaner. This makes the earlier response difficult to reconcile and raises reasonable questions about the information that was provided.<br>As a leaseholder contributing towards the service charges, I believe it is entirely reasonable to ask who is carrying out the work that leaseholders are paying for. Instead of providing clear answers, the management company chose to end the discussion by stating they would not comment further, which came across as dismissive and lacking in transparency.<br>Good property management relies on openness, accountability and constructive communication with leaseholders. Unfortunately, that has not been my experience, and I hope the company adopts a more transparent approach in the future.

Curlett Jones were the property management company for our neighbouring property that housed tenants who regularly participated in anti social behaviour (drugs).<br>I informed Curlett Jones on three occasions and they were extremely unhelpful. On one occasion they advised me "You have no proof so we can't take this matter any further". I suggested they contact the landlord who had witnessed the aforementioned behaviour and they declined. I approached the landlord who informed me he was concerned about the condition of his property as Curlett Jones had not made any periodic or routine visits to the property in the three years they had managed it.<br>I have retained a timeline of all correspondence with Curlett Jones.

Avoid this agency – Zero communication, poor maintenance, terrible organisation<br><br>I am writing this to warn potential tenants and buyers about the management at Curlett Jones. The below is just the most recent experience, its been terrible for YEARS and legal action is being taken against them, beware!<br><br>I vacated my property on March 2nd, leaving it professionally cleaned. Despite a checkout inspection occurring on March 4th, the agency has since completely ghosted all communication. They are refusing to take phone calls and have ignored multiple emails regarding the reconciliation of my security deposit.<br><br>Potential residents should also be aware of the property's condition. Throughout my tenancy, there were significant maintenance issues, including persistent mold and structural cracking in the bathroom ceiling (see attached photos).<br><br>It is clear they are happy to collect rent but have no interest in fulfilling their legal obligations or maintaining a professional standard of service once a tenant moves out which matches their standards during tenancy. I have now been forced to escalate this to the Deposit Protection Service (DPS) to recover my funds.<br><br>Advice: Look elsewhere. There are far more professional and honest agencies in the area.<br><br>The property in question is<br>52 Matlock Road<br>Southport<br>PR8 4EL

Awful company with condescending people working for it. They allowed a trademan to enter our property while we were out without giving 25hrs notice. When we moved out they refused to give back deposit and quoted cobwebs and a small mark on one of the curtains as reasons why. Our latest agent, after telling us two months after moving out that they want to keep £919 of the deposit provided a link to leave a review, so I'm obliging. He was unable to keep track of anything I told him or to provide timely replies to emails.
