While I have observed many positive reviews, particularly about the property viewing and acquisition process, which I can affirm were excellent—Rokeah was incredibly helpful and efficient in securing my rented property two years ago—my subsequent experiences have been considerably less satisfactory.
During my two-year tenancy, I encountered numerous issues, including leaks, pest infestations, and problems with both the bathroom and kitchen. Unfortunately, the agency's response to these issues was consistently delayed. It typically took 3-4 weeks to receive a response to my emails, and even longer for any action to be taken to resolve the problems.
Upon checking out of the flat, we, the tenants, had to proactively seek information regarding the exit process, including the return of keys, inspection for damages, and our move-out timeline. This lack of proactive communication caused unnecessary last-minute stress. Additionally, we had to insistently request the return of our deposit. Louise initially informed us that it would take 10 days, but provided no further details. It was only after contacting Rokeah that we were informed about the necessity of filling out the DPS information to receive our deposit back, highlighting a significant communication gap within the team.
Lastly, Dillon's work ethic fluctuates from being inconsistent and difficult to reach, to being extremely helpful when he does respond. On the other hand, Louise's behaviour is extremely unprofessional. When confronted about an error in the total deposit amount, her response was rude, defensive and passive-aggressive. Such behavior is unacceptable, particularly when the mistake was on her end. This attitude wasn’t the first instance throughout the second year of our tenancy.
Dimensions Estates is equivalent to the self-service checkout of estate agents. I highly do not recommend if you’re looking for a smooth and helpful renting process.

I’m sure most have had a good experience with this company but my experience involved a few headaches.
Cons: Moved into a brand new flat last year , first tenants in the property and mould started to grow on the walls in the first week and took months to fix due to poor communication, not replying to emails, calls or texts. This also meant clothes , shoes and other personal belongings were damaged due to the mould, also it was on the bottom of the bed. When ‘fixed’ the paint and walls started to peel.
The brand new dishwasher didn’t for the majority of our tenancy and took months to retrieve the information we needed to call someone out as the landlord wouldn’t. No wifi as there was no landline in our flat and if we wanted to install it we were told we would have to pay and not to damage the property. When it rained the sky light would leak. Carbon monoxide alarm wasn’t fitted until 6 months in. General communication with the company was not great. I don’t know if it was dimension or the landlord but both need to figure how to communicate.
Pros : quick process in renting the property and a decent price . The area was nice and flat was modern ( just poorly built).
When we could get through to the company after trying multiple times , they would fix things fairly quickly. Deposit was quickly and easily retuned. Referencing was provided.

First of all, I’m not one to leave reviews however this needed one.
We rented a flat for 6 months from Dimension, and from the outset we were told lies and were given the impression no one had any idea what was going on or when it was happening.
We were assured by Dimension that before moving in we would have separate meters fitted so we could share the bills fairly with the neighbour downstairs, this never happened after weeks of asking and we ended up having to guess the bills with the neighbour.
Around 4 months in we told Dimension we were leaving and they put the flat up for Rent online, however we later found out that they put the photos of a completely different house, as you can imagine the new potential tenant was not happy when they came to view..
Another time they booked a viewing in and Rokeah was ringing me asking questions on how to unlock the door, which I talked her through it but she still couldn’t do it, which is highly embarrassing when there’s another view with her, it later transpired that she brought a set of keys for a different house.
Another time we arrived home after viewings had happened that day and all the lights had been left on full, there was a plant knocked over on the floor and all the cushions from the sofa were all over the floor, Dimension offered no apology.
They then found a new tenant and arranged a move in day, all unbeknown to us to which we found out a couple of days before they were planning on moving in, which we had to to cancel obviously as it was too short notice.
Dillon is ignorant and lazy, constantly ignored phone calls and I only ended up getting through to him by ringing off a withheld number to his surprise. Every time you ring the office and ask to speak to either Rokeah or Dillon, they always seem to be ‘in the toilet’ and will ring back asap, which obviously never happens and you have to chase them up.
When we finally moved out and it came down to getting the deposit back Dillon was about as much use as a chocolate teapot and in his words I quote “you need to take this up with the Landlord as it’s taking up too much of my time”. I tried over 3 weeks requesting to speak with the landlord to which he ignored me constantly and I was forced to go through the dispute system via the deposit protection scheme. It is only today that we have received our full deposit back after 4 months.
Do not use Dimension and PS Rokeah and Dillon if you’re reading this I think you should find a less customer facing role, it might suit you better.

Worst agency I have dealt with. Rashid specially is really unprofessional. We went to view a flat, at the viewing we asked if the place was pet friendly and he said “most probably because the owner had dogs before” (if he wasn’t sure he supposed to say “I’m not sure let me check with the landlord and I’ll get back to you”); we sent the deposit to remove the flat from the market and when we asked again to make sure that it was pet friendly he said that the place is STRICTLY NO pet friendly and that we’ve lost the deposit and that the flat is back on market. We sent quite few emails but after 2 weeks no one replied. We also contacted the manager Dillon which, still, did not reply. We obviously reported them to the agency to the Ombudsman.

Rashid helped me and my friends find this beautiful while cheap place, which we are super grateful! He was so nice from our first call to schedule a viewing till we moved into the house. Every time we had a question he always addressed to it at his earliest available time. Without Rashid we wouldn't be able to go through such a smooth process from our initiation of offer to the final moving. Rashid has also facilitated our communication with the landlord. Absolute worst letting agent I’ve ever dealt with - with. And I’ve never dealt with an agent with less integrity and honesty than Rashid. Got me to transfer a holding deposit immediately after viewing, said he would cancel all other viewings (quote ‘I will cancel the other viewings if you send now, I can’t be bothered to walk up and down the stairs 15 more times anyway’). Lied and didn’t cancel other viewings and continued to show people around the property until someone outbid us. Then lied again when I confronted him on this and told me he had never said that and apparently had actually told me it would be unfair on others to cancel last minute. Still do not have my holding deposit back. Absolutely no idea how they have five star reviews from others as what I experienced was not just unethical but illegal (the illegality being both continuing to advertise a property AFTER receiving a holding fee, and holding more than one holding fee at the same time)
Update: Rashid went on to message me a few days later saying if I could up my budget by £25 from 1650 to 1675 it would be accepted and taken off the market. We went on to do this. I then heard nothing for ages, and after texting with no response I phoned, he did not answer. I receive a text a few hours later to say I would need to go to 1700. At that point he had revealed how unethical he was, and I have no intention of living in a house run by this company.

I have been a client of Dimensions estate for the last 8-10 years, I always deal with Dhillon who is the owner, he is always polite, professional, efficient and responds to my calls and emails, provides me with up to date information as and when required.
He manages our properties as it were his own, vets the best tenants for us, looks after out house as it were his own, sometimes even pays for things and tells us he's already done ( does not charge us).
He is genuinely a very nice man, humble and cares about his landlords and tenants, you can definitely trust him with your property and know that he will look after it. I have had dealings with Barry who is also very professional and prompt with his responses and most recently a new member of their team Rokiya who is coming across equally impressive.

Dimensions came to me Reccomended, from someone that had used them 4 years ago.
I decided to ask for there help as I had time constraints to find tenants.
I was impressed with there eternal enthusiasm and professionalism. There advice on certain issues were invaluable. They made my life easier during a hectic month of renovating, they set about finding tenants for me and when the house came to completion, they had tenants waiting for me, referenced, tenancy drawn up, inventory done and all necessary certifications collected.
If that wasn’t enough, on the day of moving in they noticed I didn’t have a carbon monoxide monitor, so they bought one for me and fitted it, so everything was legal and above board.
The level of detail was amazing.
I will be returning and I would highly recommend them.

We've had a really bad experience with Dimension Estates and don’t want anything to do with them in the future with regard to renting or letting. I’d advise others (also landlords) to stay away. We were quite friendly with our landlord and his experience with this agency is not good at all.
When we started renting in a property managed by them, their staff was friendly and helpful. They fixed the things that were broken when we moved in. Unfortunately, only a few weeks into our tenancy the ceiling started leaking and sewage water started flooding the kitchen daily. When the first attempt of Dimension Estates to fix this failed, it seemed as though they stopped caring and 80% of our emails were ignored.
We have had to deal with sewage and water pouring into the kitchen for months. Dimension Estates would not even answer the phone at some point. Our landlord was also quite annoyed with them as Dimension Estates almost stopped managing the property while he was still paying the management fee. He took over direct management of the property, but that didn't work out. But even when Dimension Estates was actually managing the property we frequently needed to communicate with the landlord directly as Dimension Estates failed to inform him of the situation. The thing that irritated the landlord most was that Dimension Estates told him he needed to find contractors for restoration after the leak himself, even though that wasn't his expertise so he was paying Dimension Estates for that.
We didn’t want to move, but we were forced to. It’s unfortunate as most staff at Dimension Estates was friendly. However, the person who was responsible for managing our property was the owner/boss (Dillon). He didn’t care about us or the landlord, ignored emails and phone calls. His staff genuinely sounded sorry about this, but could not go against him.
Update: Dillon called me upon reading this review and mentioned that he did bring let us into the appartment when our old key broke in half. We definitely appreciate that he did this, but it doesn't make up for the poor service during the rest of the tenancy.

Our experience with the Dimension Estate team was truly awful.
They let us a property that was unfit for habitation. We didn't know when we moved in that the electricity wasn't connected and the there was no gas. The front door to the flat that has just been replaced didn't secure. I would expect any business to check these things and notify future tenants. I had to request that they update the tenancy agreement three times as they misspelled my name and that of my flatmate twice.
At the end of the tenancy they failed to communicate effectively with us and the landlord meaning that the landlord held the deposit far longer than necessary. They pressured us to allow viewings in the flat long before we were required to do so, not having read the tenancy agreement that they had us sign. During this time they knew that the flat was again unfit to lease this time due to the pervasive existence of black mould throughout the property, this being the reason for us leaving.

Terrible estate agent. Happy to blatantly lie, and say anything or do anything for an extra tenner.
Also hilarious are how all the reviews here are either 1 star reviews or they are over the top 5 star reviews that name check the staff for their "work ethic" and "communication skills" (things people buying and selling a house do not say).
Also a quick check on Companies House looks like Dimension Estates is in a ton of debt and almost bankrupt! Worth checking before you choose these rogues to help sell your house.

Right from the off Dillon was a positive force in our sale and our eventual selling price was far in excess of my expectations and the numbers quoted to me other local agents at the start of the process. This was all backed up by honesty, integrity and a great working relationship that I built up with him.
As with most transactions there were a few delays along the way but Dillon did everything he could to keep the transaction moving, including fielding countless calls from myself. He is a patient man!

Justify every lack of service with "we are not managing the property, just doing the viewings sorry..." promised things that were never done on the house such as a change of carpet and fixing the front window during the viewings, we found the house in a horrible state when we moved in, they did seem to bother and just took some pictures, leaving us to fix and clean everything because their "not managing the property" of course. They could not even explain the landlords whose language they spoke (he could not comunicate with us due to this) to secure our deposit on a government scheme be let me guess "it is not their job...." but they still charged us agency fee, the same I was paying when my property was managed by an agency. I really don't see the point of using their service.

AVOID AVOID AVOID.
We rented a place with Dimension for a year. It started promising, Rokeah helped us find a secure a flat, she was very helpful getting us signed up.
As soon as we signed papers and moved in, it was all downhill. After 2 weeks living there Dimension informed us that they no longer looked after this property as the LL didnt want to use them. Then 1 month later, they were back looking after the property somehow. We had many issues, severe black mold in the bedroom, rotting kitchen units, leaks in the bathroom and kitchen. We had to fight for months to have these issues looked at. Dillon was the person who was 'helping' us, I found him to be nice in person, but when he left, there was no action, no delivery, did not respond to emails, texts or calls.
Everything from the moment we moved in, all the way through to key handover and even deposit return has been nothing but careless and truly amateur.

Very disappointing. As a landlord the last thing I want to do is chase for my rent, find my own contractors and liaise with the tenants directly nor do I want to constantly have to put pressure on the agents to contact me and update me on progress with problems...however I have had to do all this. I would not recommend this agent.

Awful service from Dimensions. Our lettings manager Dillon's level of communication is shocking, with our emails often being ignored or the main points of the emails being glanced over and deemed as 'non urgent'. We have been waiting for months for health and safety hazards to be fixed and when rementioned he claims that he knows nothing about them even though we have the proof of email chains discussing these issues (complete with pictures too).

I’ve dealt with many house moves and even more estate agents and it’s a crooked world out there... but! I couldn’t be more surprised of how good of a service we’ve been provided. Been with Dimensions for over 1 year (since April 2018) and everytime a need had arisen for a repair or replacement or any other problem, Dillon ensured he did the best he could to find a solution. I have 2 kids and having tenant issues resolved is a major help. He makes you feel like you are really looked after.
Locked myself out one day. It was raining and I had the school run to do. Rang Dimensions. Got transferred to Dillon and without any question he came straight away and opened the door!
Dimensions in Clapton is 5* because it has Dillon looking over everything. Totally recommend this branch.

Although my property was in Havering, I was adamant to go with Dimensions due to their positive reviews and past experience with them.
They not only managed to turnaround the property from void to let within a space of 2 weeks but also managed all the necessary paper work, referencing and checks as well as being on the phone to offer advice where needed. Great work Dimensions keep it up!

Was working with them for two weeks on a Shadwell Apartment, sent them a holding deposit a day after we viewed the place, paid the deposit in full on time .We go to pick up the keys and find out they've rented the apartment out from underneath us, leave us with suitcases outside of this apartment. Disgusting behaviour from the company, left us in the dirt, I had furniture moving from north Wales the next day and now have no where to put it. Literally screwed us right out of the apartment after we signed agreements and paid a full £5000 into their accounts .

Rashid Choudhury is an excellent agent and helped us with our move in a professional, and courteous manner. We had negotiations with the landlord regarding rent and work needed on the property and this was handled excellently.
We are also musicians and were therefore looking for very specific properties (ones we could be loud in!!) and again Rashid helped enormously.

Dillon has always been very helpful whenever we encountered the regular problems around the house. Last problem we had (council fixed some pipes behind the walls in the bathroom and left an absolute mess), we were doing viewings and people were being scared of the bathroom, he helped us on a very short notice, brought in great professionals and problem was gone as promptly as it could've possibly be done. Sunny Saturday afternoon didn't feel so sunny when I came across the recent review by Anna. Of course everyone has a right to an opinion... doesn't meant it's right though!????
I completely DISAGREE with the recent 'essay' written by Anna below ( whoa! Some people have too much time on their hands! ????). I've been a landlady for nearly 2 decades, and have received nothing but praise from all my tenants. I'd go so far as to say that some are even reluctant to leave as apparently "... a good landlord/landlady is hard to come by!" ( a recent tenant commented).
Furthermore, those decades have been good to me as I have never had a tenant quite as impatient and testing ( in my humble opinion of course ????) ...one cannot commence any sort of repairs if the tenant makes access impossible at every opportunity then relentlessly complains! ????
Dimensions Estate have been unfairly depicted as they are the complete opposite in my years of experience with them. Friendly, reliable, efficient and trustworthy ( to say a the least ) is what comes to mind if I were to describe them - and I've known them many years. If they managed my property- which they don't ( as incorrectly implied) - then I would be completely relieved and satisfied.

If you are a tenant..PLEASE DO NOT RENT with Dimension Estates!
Rented for 6 months. They falsely a stated there was a garden, it took 4 months to change 1 lightbulb, they didn't provide curtains and never fixed the ventilator or windows. This is all after constant phone calls and countless emails.
They did change a boiler though, but it was completely broken when we moved in.
Deposit took too long to come back.

I lived in a property managed by Dimension Estates for over 3 years. They were always helpful and friendly. Mohammad at the Clapton branch was a pleasure to deal with. We had several issues such as broken boilers etc over the years and the problems were always resolved swiftly. At the end of the tenancy there were no issues with deposits which were paid back quickly. I would not hesitate to recommend.

Crooks! Avoid at all costs, after paying a holding deposit we went to view the property and meet the landlord (one of us travelling 4 hours each way).
Adam the estate agent advised us that they are "good mates" We was constantly reassured that "he has to remain impartial, but we will get the place", until we was told they have rejected our offer and we noticed that the property was listed on Gumtree at the same price an hour prior.
We then counter offered slightly over asking price, they mentioned there was another offer (which did not exist) to drive the price up. The landlord told us to offer £250/pm over asking price "to be back in the game" despite the property being recently listed again at the original asking price.

Seemed to be going fine. Was looking for a property with them. Found one on their website I liked. I called up to ask for a viewing and I was told about the lack of lounge and garden, to which I said that was fine twice before asking why I needed to be asked if I was sure. I was told "It's just I don't want you going down there, deciding you don't like it, and wasting MY time." What an awful approach for a lettings agent! The idea of a house viewing is to have a final decision on whether you like the house, so to suggest I've wasted your time when I ask for a viewing is awful.
I called a different agent of the same company, and requested a viewing again, and having dodged the same fight as the previous agent, I arranged a viewing, and was told I'd be texted the details shortly. It's now been 2 days and no text has arrived. I've just called them to cancel the viewing. Do yourself a favour and don't go with them if you can avoid it.

I just wanted to say thank you to Adam! a true gent and someone that actually cares and knows his business. I had a torrid time with a cooperate agent that nearly ruined my own purchase. Small world a friend pointed me out to Adam in a local pub who she bought through and over a quick informal chat and a drink I got my senses back as selling had become so stressful. it only took Adam four weeks to get me out of the crafty contract that I was stuck in and within that time frame he had also found me a buyer. I have two word to describe him...realist and candor!
very content to say he is transparent and very fair in his code of conduct.
Has re instated my faith that there are good agents that practice what they preach.

I would like to mention that I have a negative attitude towards estate agents especially some cooperate ones that I have used in the past. I was recommended by a good friend to Adam at Dimension Estates who has been amazing with his integrity, professionalism and knows his homework, also very transparent! Not only did i sell smoothly using Adam but upon me buying another, the property was let within a week of completion by Dimension Estates.
Initially I was very weary but upon meeting him I felt that aura of a confident chap and felt at ease with no pressure to sign any documentation in comparison to the two high street agents that also turned up for the appraisal for my flat in E8.
I would recommend Dimension Estates for sales and lettings especially Adam who truly deserves the credit! Glad I got recommended, glad I gave him the opportunity and would be glad to recommend him to everyone!!

Fantastic agent, we can't praise them highly enough. We bought and sold with Dimension Estates this year. Dillon and Adam were incredible. We were expecting our first baby a few days after completion and nothing was too much trouble. They made what could have been a very stressful time incredibly smooth. Going as far as arranging for clearing the new house, cleaning carpets and servicing the boiler all before we moved in and even helping pack our last car load!

Jokers! Worst service ever, I have no idea how they make money.
They messed us about on more than one occasion, making appointments to view property then not showing up. We took time out of our work schedules, but received no explanation or apology. We foolishly went back to them to look at another property they had listed in their window, we were told it was no longer available. The very next day walking by the property they said was unavailable was a group of people viewing the property. To avoid assumption we asked the group why they were there, they let us know they were there to view the property through Dimension Estates. Myself and my business partner will never go back there again.

Dimension Estates, through Mohammed Haleem and Rokeah Parvin, were very easy to deal with. They have clarified all the steps through the letting process and kept to their word at all times. A bit more expensive than other agencies I have dealt with in the past but at least we had the feeling it was worth it.
Mohammed also went the extra mile by arranging locks to be exchanged and a plumber to sort out a few kinks in the property. Good to see someone concerned about getting things done properly.
