Sold my property swiftly, thats where the service stopped. Dan and Zuhre were great on getting the buyer. Took the case to ombudsman after i was confronted by an angry man who happened to be one of the owners. He shouted and swung his arms at me in their offices and was frankly quite confronting and rude. Here are the comments from the ombudsman:
I have reviewed the concerns you have raised, and I can see that you feel the buyers financial checks were not completed correctly, nor was the chain checked. I understand that your buyers advised Elliott & Smith that they had sold their property to their daughter, which was due to complete, meaning that they were purchasing your property with cash. In this instance, I would expect your agent to obtain a Memorandum of Sale as proof of purchase, however, as this was a private sale, this would not have been obtainable, and I would therefore of expected them to reach out to their solicitors, to confirm their financial status by ensuring their property was sold and close to completion. I would also expect them to check the chain at this stage, also via the solicitors, to ensure the buyers position was as they said. I cannot evidence that this was the case, and that Elliott & Smith did rely on your buyers information to confirm the financial and selling position. I do agree that this was not best practice.
Within your complaint you state that your agent was unaware of the sales progression, and was surprised to hear that your property was ready for exchange and completion. Whilst I do understand your agent’s comments, that the process was quicker than average, I still would have expected to see that they monitored your sale in line with the code of practice.
As you can see the ball was dropped once a buyer was found and i had to pick up alot of the work myself, as did my vendors agent. It didnt help that the buyer of my property did her best to conceal the fact that her chain was delayed.

I was a first time buyer, and as a buyer I thought E&S did a fantastic job. Zuhre was very responsive, understanding, and honest during the process, explained what needed to be done, and did a great job liaising with the sellers (which was not always easy!). Dan was very good at showing the property, and understood well on what needed to be done, and did a great job getting both the sellers and me to agree on completion.
Even though the sellers were their clients, I thought they did a great job looking out for me too. Would definitely recommend, and use them for selling a property.

Can't thank this cheerful, friendly, family team enough for helping me to sell my deceased dad's flat. I had no idea what had to be done and they were always on hand to help either via email or a phone call and if I paid an unannounced visit to the office when I was passing, I was always made to feel welcome and each one would take time to say hello or have a few words.

Me and my partner are first time buyers and had looked at many properties and finally found our dream home. We haggled over the price and ended up offering £10,000 more over the guided price of £300,000 and got told it was ours and the house was sold on the website, only to be told an offer was put in higher than ours AFTER they had accepted our offer. After all the phone calls we had, we feel that we have been treated unfairly and would not recommend this estate agency to first time buyers. I have been in tears over this and the whole experience has left me heart broken.

Our house had to go back on the market again but once again we had lots of viewings lined up the next day and sold again. We have now exchanged and looking forward to our new family home. I bought a property through Elliott & Smith and it's safe to say that if it wasn't for Dan I wouldn't have bought my new home. Although we didn't use Elliot and Smith to sell our house, we bought through them. They were by far the best estate agents in the chain! They were excellent at getting in contact with those hard to reach estate agents and solicitors to really work out what was going on in a stressful and drawn out chain! We have had fantastic, reliable service from the brilliant team at Elliott and Smith. We were kept up to date with all developments quickly and efficiently. The team go out of their way to help you, from Julie and Steve in the office to George, who was fundamental in us selling the house to Dan who kept us up to date when George was unavailable. They recommended us a surveyor (David Broad) who was also very easy to get along with and who I would also recommend. This was the easiest and best move we've had and I would definitely use them again.

Myself and my partner have just completed on our purchase through Elliot and Smith, without a doubt the staff at this Estate Agents are exceptional. It was a bumpy road to completion however everyone within the office was on the case, it was very rare that we would have to chase for an update, however if need be anyone in the office would help out.
Should we move in the future then without any hesitation we would use Elliot and Smith.

In an age where Estate agents all get tarnished with a bad reputation, Elliot Smith certainly bucked the trend in providing an efficient, professional service, not too much sales spiel,giving regular updates even when not 100 per cent what we wanted to hear, returned phone calls and in all made what is a stressful time much less painful. George especially was a star.
Would have ne hesitation in recommending these guys whether buying or selling.
