Two stars is being generous. Our agent pushed us to up our offer even though we knew it wasn’t worth the asking price and as soon as the offer was accepted we didn’t hear from them again until collecting the keys. All our emails were ignored. They misinformed us about numerous things - length of lease, parking spaces, they said the boiler was serviced (it wasn’t) and strung us along for weeks. Due to this misinformation, our sale was dragged out for longer than it should’ve been. What should’ve been a fairly straightforward sale became an expensive and complicated one.
Will NOT be going to them again.

Chose Abbotts as it was recommended by a friend, has an awful experience with a previous agency therefore I hope everything will go smoothly with this one. So far I've been impressed, on time, spot on and quick in finding tenants. Good customer service too.

My partner and I have just moved into a rental property in Little Wakering and the Abbotts Office in Rayleigh were fantastic. They made everything from viewing to handing the keys over at the end a really easy experience.
Jason, Sarah and the team were first class and really did everything we could have asked and more.
I would highly recommend their team to any landlords or tenants that are looking to rent a property/let a property.
Thank you very much for all your hard work and I look forward to using this service again in the future.

Highly recommend Abbots in Rayleigh. I found the stress of moving was made so much easier with them, which I've not had before when renting a property! Both Sarah and Jason were there every step of the way and were available when I needed them l.

I have rented numerous times through Abbots in Rayleigh. Each time the process has been extremely simple and straight forward. Any issues we had once in the properties have always been dealt with in a timely manner. Jason and Sarah have always been a pleasure to deal with. Sarah in particular has been a star over the years! Would defnitely recommend Abbots to anyone looking for a straight forward rental.

Avoid this agent, and especially the manager, if you want an honest, open, fully communicating service, fully respecting you as fee paying client.

I engaged Abbott's Rayleigh to sell my mother's retirement apartment. They recommended I accept a lower offer, by £2,000, than the best offer on the basis the lower was only 3 parties and the higher was 5 parties, with the bottom party not using an agent, so best avoided. I therefore expected a straightforward process.

There was a five week delay on my part awaiting probate after my mother died two months into the process, but as soon as I obtained probate within five weeks, I expected a quick completion as the two other parties had had that time to finalise all legal bits during three months.

Another two months later, still no exchange of contracts, despite many, many telephone calls to the manager. Then another colleague in the office revealed there was in fact six parties in the chain and another had also had to get probate.

Over five months, at no time did the manager reveal the original chain had collapsed and I was now in a much more complex chain. Worse, I was told the colleague should not have revealed to me the change of chain. Their policy would seem to be to keep their fee-paying client in the dark.

Party number 3 in the chain issued three deadlines on exchange, then pulled out, so the apartment had to return to market. If I had been advised months earlier of the more complex chain I could have returned to market earlier. The delay costs me £200 monthly in management fees on an empty apartment.

I cancelled my contract with Abbotts and write twice to the manager, simply asking why I had not been informed of the collapse of the original chain. The manager is so arrogant he has ignored both letters. I will now complain to head office.

Note that Abbotts is not a member of the National Association of Estate Agents with its professional standards.

No wonder that the group is in such a dire iinancial situation and has had to be rescued but still faces collapse.

The manager at Abbotts Rayleigh is the worse kind of shifty estate agent.

I organised by a move for my elderly parents through the team at Pound Lane, Norwich and have nothing but the highest praise for them. From managing and accompanying all the viewing to keeping me informed of progress the service was exemplary. They were not the least expensive quote but proved that you get the service you pay for. Highly recommended by my parents for the care and attention to detail and by me for the skills in negotiation and management of expectations.
