I’m very disappointed with how this agency handled my rental application. I was seriously interested in the property, submitted all the required documents, gave them all my personal details, and even paid a deposit as requested. After completing everything, I was suddenly told that the property had been rented to someone else. No prior notice, no proper explanation — just a flat-out rejection after I had invested time, effort, and money. This experience felt completely disrespectful and unprofessional. I wouldn’t recommend dealing with this agency to anyone.

My recent experience with Empire Homes left much to be desired. Unfortunately, the agency exhibited deceitful practices that tainted the overall property search process. Between misleading phone conversations and omitted property details, promises made over the phone contradicted the reality of property viewings, revealing a lack of integrity within the agency. Online listings, though promising, were selectively curated. I caution others to be caution and scrutinize information thoroughly when considering their services.

Shabana super helpful, accommodating and easy to talk to. She explained process of becoming a tenant with their landlord clearly and calmly and helped every step of the way to push through my new tenancy agreement on a quick timeline. do not give them a ‘holding deposit’!!!
we viewed a commercial property and really liked it, on the viewing we asked a couple questions about the place and the agent kept saying i don’t know i’ll have to ask my manager (that should’ve been the first sign!)
we give an offer then later on are told to give a holding deposit to show we’re serious £2850 to be exact !
to not lose on the shop we proceed
we are given no update what so ever by anyone
for a couple days all they kept saying is we’re waiting on the landlord he hasn’t responded yet
this is obviously making us anxious as we’re on the look for a store they’ve got our money so we can’t even put offers elsewhere as we’re tied with them
as one would when someone has that much money of your we call throughout the days asking for updates as no one is returning our emails
finally a couple days later still no reply
so we ask for a refund
they ignored us completely and kept saying still waiting for a reply from landlord
at this point i start reading reviews and seeing how they take deposits and keep them for weeks and weeks
that’s not ok as we are looking to open asap so if this one doesn’t work we need to look for others and put offers elsewhere but can’t do so with our money with them
our last conversation we ask for another update, we realised their still saying the same thing no clue what’s going on as no good communication is going from their end
we ask for a refund the 2nd time , the agent then proceeds to say your wasting my managers and my time by calling and says ok to the refund then hangs up
we honestly didn’t mind them having the money , it’s the lack of communication at made us nervous and the other reviews which made it seem like they were trying to scam us
on the first day the transfer was made the agent said the money is refundable however the reference check is £350 so if we could fill out the form and send it in so they can do a reference check meaning we would loose £350 without knowing if the landlord has accepted our offer or not
we thought about it then realised how silly it sounded why do a reference check without knowing if the landlord has accepted or not
their lack of professionalism and communication is what makes them a bad agency
anyways they did eventually transfer the money back
so now we’re with other agents we’ve put down offers and not once have they asked for a deposit
i also forgot to mention the agent said for me to speak to the landlord about your offer i need a deposit
none of the other agents have even asked for a deposit and they’ve already spoken to the landlords about our offer
they really do be hiring anyone nowadays
interesting reply really, lying to save ur reputation (i only got a reply bc we called) , good thing i’m not the only one who feels this way and other reviews show it too
also the agent did ask us to complete the form before knowing the landlords answer
so maybe do better when hiring rather than faulting your clients

I have been using Empire Homes to find tenants in areas of North London for the past 2 years. They are extremely efficient and always ahead of the pack in getting a tenancy agreement and all the paperwork correctly in place to ensure that I am covered with reference checks etc.. Empire Homes were an excellent choice for us, we mainly dealt with Tamar and Ryan in the beginning to set everything up and they were efficient and timely in all matters and helped us sort everything out very smoothly.
In particular Kirsty was superb, we had as you might expect some small follow ups and we dealt with Kirsty and she was fantastic, an excellent communicator and followed up every time with us, Kirsty also liaised with maintenance and everything was addressed quickly and timely and with no issues. I would give empire homes 10/10 and we would definitely use them again in the future if needed. Highly recommended. I had to find a new address that I could move into as soon as possible because the landlady of my old address wanted all the tenants to leave while she was away on holiday to be replaced by new tenants. And because of that I was I was panicking and looking online frantically for letting agencies. Fortunately, I came across Empire Homes and luckily for me I was in luck because a landlady of a new address was looking for a tenant. The letting agent that I met me at the new address was Fayyaadh but because of traffic was late but I understood. Fayyaadh was very friendly and easy going and I met what is now new landlady at the meeting. After this I still had to pass the credit check which I passed okay and all time I was worried about the credit check Fayyaadh put me at ease and reassured me that everything would work out and, in the end, he was proved right. Thanks, must also go to Kirsty who dealt with an issue that I was concerned about regarding a matter about bills that I had to share with the landlady and landlord of my new address. Kirsty looked into the matter and the matter is now resolved but if an issue develops again regarding this matter, I am sure that I can count on Kirsty to deal with it on my behalf. Thanks, must also go to Tamar and Chris who to were very professional in how they conducted themselves when I had any questions regarding my new address. I find that Empire Homes is a letting agency that I can rely on and will look to do more business with them when it comes to moving into yet another new address down the line if and when it happens.

l have used Empire Homes for renting out my properties and each time the staff have been very professional, friendly and helpful.
The main staff members that l had dealt with for my rentals were Tamar and Ryan. Tamar was very polite and knowledgeable of the current housing market place. Tamar did not waste time and immediately took professional pictures of the property and advertised it on all their contact sites.
Ryan was also very professional, polite and helpful throughout the whole process from finding and interviewing suitable tenants, undertaking searches to drawing up and submitting all the contracts. Ryan was also supportive even after the tenants moved in when l have questions or needed follow advise on any matter. It is nice when Estate Agents go that little extra beyond the norm.
I was especially pleased when Ryan took the time to listen (unlike most other estate agents) and take relevant action to what l the Landlord actually wanted in terms of the criteria and type of tenants required. So far, l have had very good tenants and no problems.
l would not hesitate to recommend Empire Homes to other people as l am sure that they will get the same service as l did.

I moved into the property on the 20th June and have had nothing but HELL ever since. we didn't get off on the right foot but i hoped once things were resolved we could be on the same PAGE but i guess i was wrong! the property itself is infested with mice & rats which Empire Homes and the landlord are well aware of!! i was blamed myself for this in many words called dirty and was told the pests are my problem which i can assure you is not the case!! after contacting Enfield which is my local council to seek advice and contact environmental health which I did due to this the landlord decided to pay for a pest control service to come out and when they did they were disgusted at the state of the property and how they have left us!! after the pest control made a report I received an email apologising for accusing me of being the problem. the pest problem is still occurring and they are not doing the repairs the council have asked off them!!
I wish I could say that was it but its not I was living at the address with my ex partner so we had a joint tenancy when he moved out empire home produced me a new tenancy stating that only my ex partners name was taken off only for me to go through my old tenancy to find out that they had changed clauses without notifying myself.
a round 3months ago we had snow and the temperature would drop to - in the evening and my heating stopped working I have a 2 year old daughter and when I contacted empire homes they made me wait 5 days without any heating and also didn't offer fan heaters or temporary accommodation whilst they sort the issues.
THEY DONT TAKE ANY RESPONSIBILITES FOR THERE ACTIONS AND CONSTANTLY PASSSING BLAME TO OTHERS.
I CANT WAIT TO MOVE FROM THE PROPERTY AND HAVE NOTHING TO DO WITH THESE FRAUDULENT PEOPLE IN EMPIRE HOMES! I'D ADVICE PEOPLE TO STAY CLEAR OF THESE

I often wonder how Empire Homes managed to hire three staff (Tamar, Ryan and Chris) who are equally as professional, dedicated, and helpful as each other. It is very rare to have such a wonderful team dedicated and upholding the ethos of the organisation. I was amazed by the speed at which the property at Carter Drive was rented out despite Covid19 etc. I am forever grateful to Ryan for his professionalism and dedication but mostly for his patience and the fact that he is always a phone call away advising me and keeping me in the loop with development. I have no hesitation in recommending Empire Homes to friends and relatives.

If me and my wife could, we would put a zero star for this review. We dealt with the Enfield branch and our agent was Kelda or Keldar. We work as landlords and we had one flat in palmers green which we refurbished and we needed tenants for it. Basically over a period of 8 weeks Kelda couldn't find suitable tenants and we had the impression she was wasting our time in more than one occasion. For example one evening Kelda had some viewings, after we got called by a resident friend in the house where we have our flat and got told that all lights were on and all windows were open. So we called Kelda and asked what's happened, she basically found some delusional excuses (we are not sure if she gave the keys to someone to use the flat for private purposes) and said that she had 3 choices of tenants for us ready to choose from, obviously this wasn't true but we believed her. On another occasion after a series of viewing we realised that some pots and pans left in a plastic box were stolen!!!!! Again some of the resident tenants saw her having viewings with some doggy characters (the resident tenant described it as gypsy-looking). Concluding we were treated with deception and dishonesty by Kelda and we had to replace keys and locks because we are not sure if more copies of the key were made by her and we want to make sure that nobody will go through the same experience. We also reported to the Enfield police the crime of the stolen pots!
UPDATE: 10/12/2019
we have been refunded some costs (about £200) from Yannis which has apologised and some changes have been made in the company after our complain - so we are more content than before although we lost about 2 months of rent (£2600)

Do not waste your time with this agency as they never return call and if you show interest to a property they don't take the property off from the market and wait for the best offer and at the end they will blame the landlord saying "the landlord has found someone externally". What is the point of then?

AVOID at all costs! Not a good estate agents. Our property was not even professionally cleaned before moving in - only done a month later. We've had many issues with the property, each of which is taking months to resolve. Inventory is not completed to a satisfactory standard. Properties are below par to what should be let. Emails go unanswered. Information is incorrectly communicated. Avoid.

Very unreliable...if you are interested in any property that they let or manage don't leave any holding deposit as they not gonna take the property out of the market ...they will look for the best offer and lie to you that they can process your papers or other excuses and you will be in waiting and wasting your time cause if you look for other property you risk to lose your deposit. That was my experience with (Empire Homes ).
