I moved into a flat in March of this year and received the welcome email outlining who the utilities etc were set up with and who I needed to speak to to set up accounts. It was the typical Electic (no gas), Water and Council Tax.
A few weeks after moving out, I was told there was a heating and hot water provider I was never told about and that this wasn't part of my electric bill - resulting in a surprise bill that I not only had to cover but I had to agree to give it to the landlord out of my deposit otherwise the deposit would be withheld indeterminately.
This is pretty alarming:
1) I have no qualms about paying a bill that is due, however, only telling me a bill is due after I've moved out is incompetent at best and deceitful at worst. I thought I had tight control over my energy costs but this has essentially doubled my bills over the last 6 months. Hardly helpful during a time when energy costs are through the roof. If I'd known my energy usage was going to be double what I thought it was, I could have tried to moderate my usage even more.
2) I shouldn't have to give the landlord anything towards the bill - if the debt is between me and the utility provider, the landlord is irrelevant and it isn't grounds for withholding a deposit
The TDS says "In general terms, the landlord must show that they have suffered a loss in order to claim from the tenancy deposit. If the utilities are not paid, it doesn’t always mean that the landlord has suffered a financial loss."
Shelter says "Your landlord can only withhold your deposit for unpaid bills if it has cost them money.
For example, if the gas company installed a prepayment meter and your landlord has to pay to change it back before they rent out the property again.
Your landlord cannot keep your deposit just because you have not paid your final energy bills. Your debt is to the energy company not the landlord."
So if the bill is in my name (no one has ever actually sent me a bill so I have no clue whether it is or isn't), the landlord hasn't faced any cost and therefore any proposed deduction or withholding is unlawful.
Apparently, this is common practice - I spoke to one property manager who has done their best to help and they sounded quite distressed when describing how they're the one who has to have these difficult conversations with unknowing former tenants.
My concern here is that heating and hot water are covered as part of the landlord's service charge and they're trying to coerce me into covering their bill despite it not being written in the AST or outlined from the point of moving in.
Furthermore, if the bill and account should rightfully have been in my name, I can't see how it's above board to not give the bill payer any information on who the fixed provider is, ways to track usage and granular usage/unit costs.
Hopefully unscrupulous agents are the next focus as part of Renter's Reform

One of the main reasons why Estate Agents have a bad name is due to their dishonesty and methods of making money deceitfully from their clientele.
Fraser and Co will do their utmost best to make sure that they uphold the ethos of a bad estate agent.
They will try tremendously hard to dry out every penny as possible with fees and comments like "washing machine needs cleaning, £50" or other fan favourites such as "scuffs on bathroom walls £50" - and to top it all off - no actual evidence!
And they know most people don't wanto to drag it out via a TDS dispute, as a result most people just pay the extortionately expensive fees to get something back.
I would recommend Fraser and Co to anyone who'd like to be conned legally, and I also applaud their efforts on trying to retain the bad reputation that estate agents generally have.

I had great experience renting an apartment from Fraser & Co. I saw a very nice apartment online and it was listed by them. I called immediately to ask for details and request for a viewing. Macey was my agent during the whole process. She is very responsive and she arranged a viewing for me ASAP. She also shared the video of the apartment before the viewing to me and I am so grateful for her considerate arrangements. She is being helpful the whole process and she tried to comfort me because I just relocate to London and unfamiliar with all the renting stuff. Nick was very dishonest.
Not the best experience - very shady agent.
Showed interest in a property in Lewisham. Was told it is so popular that they had to remove it from the market. Comes out, In a week’s time, no one arranged any visits. Property been added and removed multiple times. Finally managed to book a viewing.
Never received offer form, during the call caught agent lying about offer being placed already to the landlord. You can feel deceitful behaviour from the start
Very disappointed. Nick didnt really know much about the property either, provided incorrect information whilst obvious was in front of us during the visit. also tried to persuade in putting extra price in the offer due to how popular it was?
Things turned out catching him lying on the phone and im glad we didnt go with it.Very dishonest. Wouldn’t recommend

Me and my partner rented our flat through Fraser & Co.
Nick showed us the place and Georgia took care of all the documents. When we moved we realised the mattress was not in great condition so we told Georgia, and she sorted everything in a couple of days.
They are extremely kind and polite and you can see they have a vast experience in the area. Usually agencies don’t care about their tenants, however, Fraser is absolutely amazing and we are pleased to rent with them.

They were quick to respond to any message or email, draw up contracts, and negotiate with the landlord. I was able to view the apt, sign the contract, and move all within 3 days, which is tremendous - and all because of their speed and diligence to make it happen. I cannot thank them enough for the speed and quality with which they assisted with the transition. From the moment I called asking for flats in the building, Gemma quickly responded with options and times. They have been the most responsive agency I have ever interacted with and I highly recommend them for those in London. I asked for an unachievable date/time and they made it happen without question.

During the tenancy, they only care about the landlords and ask you for money for everything without cause and explanation.

I was hoping to get a viewing for a lovely 1 bed in Nine Elms and all I can say is never heard from Gemma, the Letting Manager.
Been told « oh no no the property will be let for sure by the evening as we have viewing from 5:30 to 6:30pm »
I tried to arrange a viewing at 2:30pm which she confirmed and then emailed me saying slightly later and then ... not heard from her! Not even an apology.
In this current market, all I can say is that this is clearly a poor customer service for tenants looking for a place to rent but also very poor service for the landlord.
Although, office is in EC2 and property in SW11 ... probably the reason why she wasn’t bother to travel for viewing ...

I rented a flat for two consecutive years with Fraser & Co. The staff is incredibly unprofessional, not to be trusted and at times blatantly unfriendly. Renting through Frasier was a real disappointment from start to finish and a huge energy draining endeavour. I would highly recommend avoiding this agency if possible.

AVOID - at all cost.
I had wished to place a offer on the property - they took my holding deposit and never contacted me for 3 days. I had asked for my deposit back due to the lack of service i had received - im still waiting for my £500 that had been takan from me - they has said it willl take 3-5 working days its now the 10th day and now they have stop taking my calls. Its been the worse experience iv had with a agent. Avoid for the disappointment will be taking this further to retrieve my funds.
