Avoid. Avoid. Avoid.
They will chase you for rent before it’s due but they don’t respond actively to your deposit return. It took over a month and numerous calls and emails(everyday) to eventually get my deposit back. Don’t hesitate to use TDS! They actually protected me!
Poor property management! They will be very picky about cleaning at the end of tenancy! Be ready to push back. They will look at every possible deduction such as weathered balcony door…
All in all, it’s been very disappointing service.

During my flat search I used two branches of Circa and both were excellent, professional and very helpful throughout. Winnie at Circa EC2 helped me with putting an offer in for a property and getting terms and requests approved with the landlord in a very communicative way that advocated for me as a prospective tenant as much as for the landlord, something all too rare in the London market. I would highly recommend Circa to anyone searching for a flat in London over any other letting agent I have used.

Honestly they have been fantastic, probably the best estate agents we’ve ever dealt with. We’ve just started renting a property with them and both the estate agent (Maddie) and the property manager (Shireen) have been absolutely amazing. We had lots of questions and at every stage the whole team was helpful and efficient. Despite having a few small issues with the property, Shireen and Maddie have gone out of their way to sort out a solution for every single one as fast as they can. Don’t bother renting through this agency. I suspect especially so if you are an ethnic minority. I submitted the highest offer for a flat, it was preliminary accepted and I signed a confirmation offer. The next day the agent decides to ask us to submit a profile of ourselves including “where we are from”. Within 3 hours we were rejected because “another offer had been matched” we tried to increase our offer but were not allowed to do so by the agency because “the landlord said it would be unfair” to start a bidding process. If initial offers are allowed to be matched, that is by definition a bidding process. To claim the moral high ground of not wanting to accept more money for the fear of a bidding process is dishonest. But even they have to sleep at night.

Irresponsible and unacceptable. I've been using their property management service for a few years and had no problem until two weeks ago - when my property manager was on vacation. Before my property manager started his leave, he informed me whom I should go to while he was away.
While he was on leave, it was the time my old tenant was moving out, and my new tenant was moving in. There was some follow-up work during this period (for example, the arrangement and quotation for an inventory check-in and checkout report). When I asked the Circa team for the arrangement and quotation for the inventory check-in and checkout reports, I was informed that the report would be ready soon, but without informing me in advance of the quote! After I received the inventory checkout report, I wanted to ask Circa team for advice, and I was told that I needed to wait for my property manager to come back to deal with my inquiries!
Even more unacceptable is that during this period, I knew that different people had entered my apartment, and I asked the Circa team to check the reason for that - and I got the same reply that I needed to wait for my property manager to return!!

Been with Circa since their early days and I appreciate how the team would make an effort to head out to Asia to keep in touch with clients. It normally doesn't happen that you need to come back to edit the review but so has been the service. A lot of things were told and sold during the renting process and once the contract was done, did I realize that Circa wouldn't be managing the property and since them a few highlights of my experience:
1. Improper shower: The showers were not working for 2 months
2. AC: The air-conditioning worked for 2 months and since then for the last 6 months
Is this liveable?

I had almost given up hope, but fortunately I was referred to Bouchra, who responded immediately, and within hours she was able to show me a great apartment that met my preferences in the neighborhood I wanted.
