However, as we had constant communication issues with solicitors (buyer and sellers), Simon, at H&L Keswick consistently went out of his way to keep everyone connected, chasing solicitors and managing communication with sellers. He always returned calls and promptly answered emails. H&L Keswick provided excellent service and we wouldn’t hesitate to recommend them.

Absolutely shocking Estate Agents. I've had the displeasure of dealing with several branches, for a number of transactions, including purchasing a business, leasing a commercial unit and buying a residential property, all of which, have caused me severe distress and been financially debilitating, due to their poor communication and misrepresentation. It's unfortunate they have the monopoly in the Lake District, as there are some great Estate Agents around, that are drowned by this company. Be warned, question everything; ask for evidence, especially when reviewing their sales adverts. One of many examples, I was looking to buy a business; they suggested a new lease may be available if desired; the business was being sold for over £130k, with an existing 2 year lease, so a new lease was absolutely desired. However, after spending nearly £8k on due diligence, there wasn't a new lease available, the estate agent hadn't even discussed it with the landlord, they just added that statement to the sales documentation to make the business more appealing. Don't even bother about complaining, as you'll be dismissed and then threatened by their solicitors. If there is absolutely no alternative to using this company, please be very careful. I hope never to use them again, in fact, I'll go out of my way to make sure our paths never cross again.

I would like to thank the Hackney and Leigh team in Keswick for such a fantastic all round service. From valuation to completion the whole team was very professional and helpful. From my first meeting with Nic who valued the property, I could tell that he really understood the property market well. His valuation was spot-on and I found that all his advice throughout the sale to be invaluable.
After this, most of my dealings were with Simon. The level of service which Simon gave was outstanding. Simon had played an integral part in forging sale of my house. He kept me up to date at every step of the way, always being very polite and supportive. If there were any problems, Simon would deal with it immediately and effectively.
Clare had conducted the majority of the viewings. I thought that she was amazing because she was so interested in the background of the house and took the time to research it. This was an added advantage as she could convey these details to the rest of the team as well as the customers.
Although, I hadn’t seen all the background work which the team had put in, but it was obvious that they were all very experienced, efficient and effective.

I chose Hackney & Leigh to sell my Lake District home as over the last year or two I had seen their signs popping up everywhere. I knew immediately I met Nick that he had vast experience and expertise in selling which gave me great confidence. Simon is highly efficient but I think his strength, for me, was the one-to-one chats in the office. One damp grey morning in February when I had no viewing appointments booked, I asked if I should reduce the price. "Definitely not" both Nick and Simon replied . . . and they were proved to be right. I was extremely happy with their service although I felt that whilst the walk-round internal video was excellent, the external photos were not as good as they could gave been.

For us, Nick stepped into a difficult situation with a collapsed chain. We were a very frustrated seller. He personally took the case, reassured us, repriced the house (increasing valuation by £20,000), leveraged his network of buyers/investors and closed the deal quickly and efficiently. That said, he knows that it’s at the point of sale that his work starts. With his leadership team he appropriately pressed all sides of the transaction, including Conveyancing and we were wrapped in record time. He was relentless on our behalf.
I would recommend Nick to everybody - if he is on the case, you’ll get your optimal outcome, you’ll spend very little of your own time, and it will all move through very quickly. Couldn’t be more pleased.
