Back in 2019, I stayed 12 months in a flat they managed.
Pros
The flat itself was modern and a rare find. The estate agent who made me visit the first time was professional overall. After signing the contract, a person from the agency gave me a lift from their office to the property, which was a nice gesture.
Cons
When I checked in with the agent, he highlighted a minor issue in the kitchen: the countertop silicone sealant was wearing off and needed to be replaced. He promised someone would soon come to fix it. Needless to say, I’ve never heard back from the agency. In fairness, this was a minor issue which didn’t massively affect my enjoyment of the flat. At least at first. Six months in, I decided to contact the agency about the issue. No reply for a month. After chasing, I have been told that property issues should be directed to a specific email address, which I then did. In the end, the repair never happened.
During my tenancy, there were many occurrences where my emails were ignored. I once received a text from the handyman which essentially called me a liar. Their office gave me an impression of chaos. It felt like no one was really in charge. They either ignore you completely or stay silent for weeks, but then expect a prompt reply when they need something from you, and are very quick at finger-pointing.
Reading their replies to negative reviews here, I couldn’t find one where they took responsibility and apologised to a tenant. However they do excel at belittling tenants in a condescending tone. This is in line with the experience I had with them: they are always right and anyone saying otherwise will be accused of lying.
The nonsense reached its peak when it was time to leave and they deducted all their fees from the deposit: end-of-tenancy cleaning, upholstery cleaning, checkout fee, and reference fee. It took them a month to refund what was left of my deposit. I understand these were contractual fees, but it still felt so wrong having to pay them, when the service I received was that poor.
To be fair, the agency director took the time to listen to my feedback. He asked why I wasn't renewing my tenancy, although I wish he acted earlier. The year after, I rented privately and it was a much better experience. I am aware the agency acts in the landlord's interest, not the tenant's. The London rental market being what it is, I am afraid agencies will continue to act in such a way as long as they can get away with it.

Very unpleasant experience with one of their agents Mr Kazi Afran. I believe that as estate agent he should help us to find HOME!! Not pushing us for flats that are above our budget and finding excuses to don't arrange flat viewing of the flat that we requested and we really like it... because is guess he is working for his commissionn! Unbelievably unprofessional!!! I'm not recommending this agency AT ALL!! You will just waste your time and money unfortunately!

I was searching for a 4-bed student let in the Whitechapel area and was put in contact with Hawk and Eagle through OnTheMarket. The agent I corresponded with, Akruti, was incredibly helpful, very responsive and patient, making the whole process of sorting out the rental a lot easier!
I was very happy with the professional handling of our contract with Hawk and Eagle as a whole, the previous letting agency we had used had not been as transparent and this led to some confusions about contract details. Akruti and the H&E team made sure to address any and all concerns we had and helped fulfil additional requests we made prior to signing. I would recommend this team and service!

I contacted for the first time Hawk and Eagle and I was surprised to see how quickly Ridhwan got back to me. He was very professional and trying to satisfy best my needs. He was very responsive to my questions and I didn’t have to wait hours for him to get back to me every time I contacted him. Also, he tried to show me the best properties they had and which were fitting my requirements. I’m glad to say they have a range of choices and you can definitely find your home through them.
I strongly recommend everyone to give Hawk and Eagle a try as I feel that, besides the fact they want to find tenants for their properties, they are there to satisfy their tenant as well and it shows how much they care about the people they help with their services.

This is the first time i've had to use an Estate Agent and my liaison was called Ridhwan.
I got in touch with him with all my requirements and budget, within 24 hours he managed to find properties and get back in touch with me. Not only that, he also managed to arrange a viewing for me for one of the properties I took a liking to. I was really impressed with his professionalism, knowledge and how quickly he gets things done. Upon meeting him, he had a really great sense of humour and allowed me all the time I needed and answered all questions I had. I had my viewing with a lovely lady called Akruti, who waited patiently when I arrived late.
This our 1st time renting a apartment together and wasn't sure if the procedure, but Akruti made it easy! Waited while I took pics and answered all questions.
Has a very calm way about her.

the worse appartment management and maintenance.
I have never been in a worse appartment then 50 Fitzroy House Dickens Yard. since the beginning of my lease nothing is working in this appartment. No maintenance have been done Heater, hot water, dishwasher, washing machine. every week there is an issue. It is really a pity. I will never rent again through this company and make sure nobody I know does. lesson learned.

I was recommended this agency by a friend who had previously rented out a flat from them in East London. I enquired online and received a follow up call from a consultant. The property we saw was a 1 bed close to QMUL which was ideal for me. When after i requested time to think about whether i wanted to go ahead with the flat, i was given time and space to decide and was not harrassed unless other agencies i have dealt with. I did take the flat and now am in my 2nd year of renting with them. I cannot fault them, thank you for your efficient service.

I have been with Hawk and Eagle for about one year now. Their staff is professional but also very friendly. When I was looking to move and gave them my preferences, they found me a house share that matched perfectly what I was looking for, and that has been my best experience to date. The contract couldn't be renewed though, so they offered another accomodation which was also great. They are also always responsive to requests. I've spoken many times with Kamruz, Bodruz and Reema and they were all amazing people to deal with. I definitely recommend Hawk and Eagle due to the great experience I had

I recently moved from out, but thought wud write a review to thank the agency as not 1 to usually do this. Got locked out on a saturday night, had someone come round within 2 hours to fix the lock. Last winter the shower stopped working early morning, having made a request found had been fixed by time i came home. What i really liked was the transparency of charges and what to expect/pay and who is responsible. Check out process smooth and will definitely return to this place when returning to London. Unprofessional in practice, paid a holding deposit and it was then requested over the phone we pay a higher amount as we have 2 pets (which is illegal) and also tried to pressure us into paying the full amount of deposit and first month's rent after hardly any correspondence with the company and before we'd seen any tenancy agreements (again illegal and covered in the Tenants Fee Bill 2019)
Since then the company are refusing to arrange a refund of the holding deposit so we've been forced to begin the process of chasing this via Trading Standards

My experience has been really amazing! Entire staff was helpful and responded to queries in time. I first availed their service for short term post which I moved to another place for 6 months.
Every time I made a request, for e.g. a lock for my room, it was taken care of by their staff. The best part is they appreciated my gesture of keeping the common areas and my room clean as well. My entire deposit is refunded in flat 5 days, not a £ deducted. In fact they helped as a reference for my current place, I moved to new place owing to family moving to London.
I highly recommend them for any property needs & will certainly do business with them in future.

If there are any agencies that give a bad name to real estate agents this is one of them. Avoid this agency at all costs and do yourselves a favor not to engage into any business with them. They WILL find a way to take money away from you. We have requested from the authorities an investigation as we had to chase them numerous times before having the deposit returned back to us and when they did we realised that they withheld 500 pounds in cleaning fees when this was capped at 170 under the tenancy agreement. They now refuse to recognise this and refund or even discuss with the Landlord. If you appreciate your peace of mind, they DON'T !

Worst estate agents! My boyfriend and I rented a flat through Hawk & Eagle for the last 3 years and we are very happy that we don’t have to deal with this agency anymore. Every time we had a maintenance problem, we had to chase them again and again before they would arrange for someone to come and fix it. The contractors they use, most of the times book an appointment and never show up and many of them don’t even know what they are doing. When we first moved in the dishwasher was not working and it took them 3 months to fix it. The food waste processor did not work either and their contractor instead of fixing it, just told us to not use it. The last year we lived in the flat, the window in our bedroom was damaged by the weather conditions and we couldn’t lock it. We had to chase them for 2 months before they arranged for someone to come and have a look. 4 months later, the window still didn’t lock. They accused us that we didn’t allow contractors in the flat when we were not there. Of course we didn’t, as these contractors didn’t respect the house, threw their tools on the floor and could have easily damaged the property. We have complained many times about the performance of their maintenance department and they are well aware of the situation. They just prefer to ignore the complaints. I hope we never have to rent a house through Hawk & Eagle again.

Worst agancy ever theyll try n give you a mouldy and ant infested room/house to rent and theyll try n hide that by giving the place a quick paint job to cover the marks. And blaintaintly lie to you that they never painted the room. Very shady company to not advice anyone to rent or buy thro gh them. Reema is the real Boss in the agency, professional but at the same time kind, quick and flexible in terms of mails, phone calls and explanations of contracts. A good example of how to deal with a potential customer.
I'm bit disappointed with the efficiency if there's a issue to fix inside the flat but apart this I'm happy with the contract and location of my flat. Reema you rock !!!

Currently renting a property with this company and have had a couple of issues but these have all been resolved:
-> When viewing the house I was informed a 6-month break clause was definitely a possibility. This was a big selling point to us as students not wanting a 12 month contract. After paying holding deposits etc. we were informed we could not have a break clause. We managed to negotiate an 11 month contract instead of 12, however this still means we are paying thousands of pounds extra over what was anticipated.
-> We felt a bit confused about what information was needed from guarantors/tenants as we were sent multiple emails asking for different things. The documents required felt a bit invasive and were demanded on an very short deadline.
-> When asked about their data protection policies (considering extensive information required), the response I received was "documents are locked in a drawer and only X has the key" - I found this quite unprofessional.
-> On a better note the staff are always easy to get hold of and respond quickly.

Had a confirmed booking to see a property via email and a phone call, even conformed 20mins before scheduled time.
After taking half day off from work, just to see the property and waiting "45mins over the meeting time" at the location and calling their office and the agent several times to get an update, turned out that the viewing was apparently cancelled without no body bothering to contact me to update about the cancellation.
After trying to contact the agent several times , although the guy apologised over the phone, he didn't even give any reason why the viewing was cancelled and he didn't even consider to rearrange the viewing and blamed everything on miscommunication between him and his office.
Just an advice: Please try to be a bit more professional and have some courtesy to atleast drop an email or a message in time rather than wasting someone's time and only letting people know 45mins after of the scheduled meeting.
Hope not to come across such service again.

AVOID!!! No professionalism AT ALL.
We scheduled a viewing (confirmed since day before). We all (3 people) took off from work to make it. After 15 minutes waiting for an agent that would not show up, I tried ringing the agency (since I emailed him requesting his mobile phone number in case needed and I never got a reply back) and they confirmed the name of the agent that was supposed to be on his way to meet us and gave me his phone number.
20 minutes after and AFTER CALLING HIM SEVERAL TIMES he deigned himself to answer just to say that the viewing was cancelled and that he had informed the agency about it (when we had actually phoned there previously and they clearly had no idea about it).
We rang the agency backand requested if someone else could please come and show us the property as we already wasted time and money for it so we didn't mind waiting a bit more.
This manager would refuse to give us her name (PLEASE NOTE HOW PROFESSIONAL THIS IS) and just state that it was a missunderstanding without giving any solution at all.

I’ve used Spareroom for weeks in order to find a decent place to live in East London but somehow, every ad were either fake or either, they were not engaging with your request.

Ignorant for the safety of the property and repairs. Cleaning, internet connection and electricity top ups are things that have promised to provide but never happen. If you contact them they never answer your emails or get back to you even if promised. Staff is very unprofessional and customer service via telephone beyond horrible. They also go to your room without asking which is illegal. The communication inside the company doesn’t work so you have to contact them about the same things multiple times and they have no idea what actions have been taken. I would never recommend this agency.

There is various problems in the property this agency is renting.
Our electricity is gone very often and no one tops it up regardless of multiple phone calls.
Our wifi is gone at the moment.
My bed was broken when I moved in they blamed me for that.
When our toilet was overflowing they said we have to pay for the plumber even tho it is agency’s responsibility to fix that.
Poor customer service and unfriendly staff.

I've rented my property to this company for the past 3 years, never had a issue, always paid on time via direct debit. When repairs are required, they contact you straight away and give you great options and suggestion, most importantly the repairs are done very efficiently meaning happy tenants and landlord. They are a easy to approach team who have high knowledge of the industry, an example is with new legislation. If your a new landlord go and see them. They saved me from a fine by helping me with my landlord Licence. They take the whole buy to let industry to another level, thank you guys so much when i get my next property I know who will be managing it....

Very unprofessional. Carried out works to a property they manage in our development and left building material scattered loose in the shared car park for other residents to sort out. They would not acknowledge or return any communication. HawkandEagle E14 might Look like a good property management company but if you are a landlord you should also consider how they treat the neighbours of the property they manage for you.

Booked viewing, Kaan the agent was a no show. Stood waiting an hour, despite them ringing me to confirm I was still going to attend. When enquired about whereabouts, they said they were there, but clearly not! Then he confused the matter by saying there was other interest and asked if I wanted to put higher offer without seeing the property! I said I would only put an offer in if I viewed the property and I liked it, when I have made up my mind. We arranged a further viewing that afternoon. A no show again. No text, no voice mail (when my phone was back on, as I said it will be off as I will be at a meeting before hand). 3 hours later that Kaan phoned. I text back to say I would not require their services. He wanted to rearrange another viewing! Of course I declined, as I had taken a day out of my business to view houses. Of which the reply was 'well it's not my fault, you should have left your phone on!". He then proceeded to call and text several times until I blocked his number. Now, I am a business owner, I also rent property as well as rent out property. I think they conducted this very unprofessionally, quite rude, I will not recommended them to anyone and would not touch them with a barge pole.
