Had a valuation book they did not turn up but most annoying they did not advise me that they were not honouring the booking despite having my contact phone no and email very unprofessional outfit and despite the fact that I was interested in a property on there books I will not be dealing with this company again feel sorry for the seller as I'm a cash buyer with funds in place

I won’t be buying no property with this agency regardless of how much I wanted it!
I’m an investor and went to view a property that was advertised with this agency. I gave an offer which was accepted. They wanted confirmation of funds and ID which was provided instantly. I told them I would like another viewing with my builder before providing them with my solicitor details.
The lady who was sending me emails, Evie sent me the same email again requesting details of my solicitor even after I’d emailed them saying that I would like another viewing before proceeding.
I got a viewing booked in and on the day I had to unfortunately cancel as my car was at the garage. I called and told the person who I spoke to the reason for cancellation and told him I’d like to re-arrange. In the afternoon of the same day I got a snotty email from Mark Horsfall to say they had withdrawn my offer and not to contact them again.
Rude, unprofessional and lack of communication and it seems other reviewers are saying the same! Looks like they were only after a quick win. I won’t be contacting them again and you’ve lost out on a sale!

We have just listed another property with H&H after selling numerous properties with them. I can honestly say I wouldn’t use anyone else, they have always been great to deal with and have always achieved around the asking price. The listing and photos are excellent which I think is the main part of attracting potential buyers. I would highly recommend them which I have done to friends and family who have also used them.

I recently instructed Hilton & Horsfall for the sale of my property and found them nothing short of amazing. I spoke to Mark and found him to be very professional at all times, kept me up to date and most importantly was transparent in relation to fees and progress. I have just left a tenancy I have had with Hilton & Horsfall for the last 2 1/2 years.
Mark and team have been absolutely brilliant right from initial contact to arrange viewing, throughout my tenancy, and today receiving deposit back.
On the occasions I have had ti contact then fir any issues arising with the property they have dealt with me quickly, efficiently and courteously.
If you're looking at renting, and I assum buying, a property on their books then you will be very happy with the service you receive. If I could have given more than 5 stars, I would have.

My fathers home was put on the property in June 2023 whilst going through probate. Hilton and Horsfall were quick to come and take the relevant photos, spoke to the family about the value of the home and why, and placed it on the market. They were amazing at keeping in contact with the family with regards to viewings, queries, and interests. The house was “sold” 3 times, and through no fault of our or theirs, it fell through each time. They were amazing at keeping us positive and our spirits up, and finally sold the house last week, 4th time lucky. Olivia, Teal and Evie have been absolutely fantastic through out the whole process and I couldn’t have imagined going anywhere else. The family was going through a difficult time due the the passing of our father, and each of them made the process so much easier for us all. I really can’t thank them enough for all their hard work and effort!!! We finally got there!!! Thanks again so much to all of you!

Disappointed with the service. The feedback from prospective buyers (more than one) was that they had said the house needed work and they had better porperties for sale! Not what we were expecting. Contacted them multiple times with feedback but they never responded. We happily paid to terminate their service. Would not use again or recommend to anyone.

Overpriced & useless!
We will not be buying a house through this estate agency! they never return phone calls, I was willing to make a good offer on a property, I was then told that I am not in a suitable position to make an offer! Surely the vendor should make the decision on all offers and negotiations? the agency is just the middle man, it is also worth noting that they overprice properties, Im so glad we didn’t choose them to sell our house, we certainly will not be looking at anymore properties with them! I've been renting with H&H for 3 years, on very rare occasions it's taken a follow up email to remind the landlord to act on a issue, but this was literally twice. The rest of my time has been very well managed, things like roofing and gas related issue have been dealt with quickly and efficiently.
Mark is a really good guy, always happy to help me out, and he was fair with the rent. During a cost of living crisis he kept the rent down and didn't raise the price.
I don't trust businesses easily, but I'd recommend H&H to anyone, looking to buy or rent. When I handed back the keys to Mark he was also kind enough to offer his expertise regarding mortgages and offered his contacts freely to me should I need them in the future.
A good company acting with integrity and a thoroughly deserved 5 stars.

You only get one chance to make a good first impression. Well Hilton & Horsfall you've blown it. After I rang you yesterday morning to book a viewing no one got back to me. I left you a voicemail at lunchtime again no one got back to me. Third time lucky when I rang YOU??? at 3pm where you FINALLY arranged a viewing at 2pm the following day. The following day has now arrived and you've told me with no apology?? that you'd misread the email from your seller and could I go next week instead. If you were my estate agents I would be VERY VERY DISAPPOINTED and VERY WORRIED.

We ended up looking at a number of agents in the area. They all charged roughly the same so in terms of value for money, we found there to be little competition in terms of pricing but overall the fee was fair/reasonable.
We spent 16 weeks on the market and considering the increase in interest rates and cost of living and tracking the properties that were in the same price bands locally - it became clear that the market was no longer active as it had been and we ended up coming off the market as we didn't need to sell.
Our move was motivated to go up the ladder and the houses we were looking for just weren't coming to market either which would have seen us increasing our mortgage and at a time of where interest rates were increasing - it didn't make financial sense to continue down this route in the end.
I would recommend the agent even though they didn't secure a sale.
Having seen others in the area all struggling to sell, it would indicate that the buyers are just not there as we saw many properties move agents, drop prices and still remain unsold. It's just being realistic that the market now is very different to what is was when we last sold/bought.

I've recently sold my house through and as stressful as it has been, Hilton and Horsfall have been great throughout. Teal has been relentless when chasing other parties to keep things moving and has kept me informed at all times. We originally put the house up in October 2022 and had a buyer within 4 weeks. Unfortunately this fell through due to a change of my buyers circumstances but Kendra and Olivia helped to put this straight back up on the same day and we had a buyer within a week which saved me losing out on the purchase of my new house and I couldn't be more grateful.

I found a property on zoopla so I contacted them thrue app but no one answer. Maybe I was in to much hurry (there is 24h dead line for respond on zoopla app and I had send the request at evening time) I wanted to be sure so I contacted the office. I need to call 8 times - automatic answering machines are not my favorite ones. When I got throught the phone calls were twice disconected (maybe bad conection) but in the end they took all information they needed and promise they will contact owner.

Hilton & Horsfall have sold two properties for me over the last 2/3 years, the most recent one completing this week and each time their overall approach and commitment has been outstanding. From the valuation stage Gavin spent time and effort with me advising the best way to market this through his social media platforms which exploded with interest and also on right move the advert brought a lot of interest and attention. Putting a property on the market during lockdown I was uncertain what would happen but the virtual tour Gavin offered me worked wonders and is highly recommended.
I’d also like to say a massive thank you to Kendra who is a huge asset and credit to Hilton and Horsfall’s team. She kept me updated with all progress developments, any emails I sent she always replied to, all feedback from viewings were detailed professionally and emailed to me and she regularly checked in with me to keep me updated on the sale process. Nothing is ever too much for Kendra, she will go the extra mile to keep her clients updated and to me this is very important.

Overall Hilton and Horsfall provided a good service however at one point I was unsure as to who they were working for, us as the seller who were paying the fees or the purchaser!, As there was a bit if a bidding war it almost seemed it was on the 'Too hard to do' list and it appeared the preference was to support the purchaser rather than us and obtain the maximum possible from the sale.
Eventually the maximum was achieved but did require some intervention rather than it being a natural progression.

Booked two viewings for a rental property through Hilton and Horsfall, both times they did not turn up and failed to inform me of the cancellation.
I had literally days before I was moving out of my current property, which was sold. They left me in such a stressful predicament, almost causing me to be homeless.

I'm moving to Burnley from Cheltenham in a few weeks so am remotely looking for properties to move into. Noticed none of the rental properties of this agent have pictures . Some have pictures of just the outside or the property and some have none. When I called to ask about this, I was told "yes we don't usually tend to take any internal pictures" how ridiculous is this? When I live in a house, I don't spend my whole time stood outside gazing at the font exterior: I sit in the living room, I sleep in the bedroom, I cook in the kitchen and so on. As such, it is incredibly unhelpful to have no internal images to go on. In addition, the rhetoric attached to the properties is even more limited. Therefore, it would be incredibly difficult to make a through assesment of the properties. The only way to get any idea about whether I like the place would be to come and view. No doubt this is exactly why they list properties like this, so that people aren't put off at the first stage. Well ultimately I can't just 'pop round to have a look' when I live 4.5 hours away. I was told they would try and get some internal pictures for me but they have never arrived. Plus when I submit a query via Zoopla or Rightmove with some questions, they just reply thanking me for asking about viewing the property and to call to make an appointment. Long and the short of it is they obviously have only one interest and that's to leave you with no option but to go and view the property. No doubt once there they can then turn on the sales pitch and make you sign within 5 minutes. Can't be bothered to do business with a company operating in this way and I had around 10 properties on my short list from this agent. Because I don't have time to go and view every property: I need to be able to filter the good from the bad from a distance, I have simply removed all listings from this agent from my short list and will go elsewhere. Waste of time.

It would be extremely courteous and a sign of good customer service if Gavin Hilton could actually reply to calls. Katie did her best to assist but is unfortunately mentored by someone who is more than happy to sit back and do very little and not take ownership. Gavin took 48 hours to respond to one call, refused to take a call even though he was in the office.
In my instance of my recent purchase he didn't take ownership and despite me being assured that I wasn't in a chain, I ended up in a chain of 4 and he left it to other people to liaise with the solicitors.
What should have been a straight forward purchase (as initially advised by Hilton & Horsfall) resulted in me having to live in temporary holiday accommodation, at great expense, due to the misinformation that was supplied by Hilton & Horsfall and Gavin did not accept that he was in the wrong what so ever.
The 2 stars provided is purely for Katie in her efforts to support.

i would never recommend this establishment to any potential buyers out there. left numerous emails and answerphone messages but never seem to get a reply unless you ring 7/8 times and still then they say they never seem to receive any emails or messages. the lady that does the viewing has no knowledge or offers any help or advice and seems non-interested in selling the property to you. my advice is to keep well away from the estate agent as they are very selective in their means of contact and have shocking customer service and terrible phone answering skills, save your money and go elsewhere.!!
