PLEASE READ IF YOU ARE ABOUT TO BUY/RENT FROM THIS AGENCY: Do not. Firstly, I have never been a person to write such a terrible review, I worked in customer service for the first 7 years of my career, but this is beyond anything I've ever experienced. We have had the absolute worst experience with this agency and specifically Sarah Varley. From the beginning of the process to the very end it was littered with poor management, lack of communication and disrespect. The communication was as you would expect at the beginning, however as soon as we put our offer in and sent the money the service became increasingly worse. To keep this short I will list the most difficult aspects of our process with them: - Agreed to a move in date, we made arrangements with our landlords (we were all living separately), only to find out 2 weeks before move in date that it has been postponed 1 week. This ended up costing us upwards of 1k with last-minute accommodation costs and movers. - Hardly any communication from agency once we had sent the money for the deposit and 1st month's rent (roughly £5k). Insisted on receiving the funds before we had even seen a draft of the tenancy agreement. Refused to sign the agreement before funds were transferred. Sent the agreement to sign 2 days before move in date, realistically no time to have it legally reviewed. - Kept blaming the landlords for their shortcomings however upon personally meeting the landlords, we learned the landlords were facing the same issues with us - no clear communication from the agency and agency was actually blaming us for their mistakes and making us seem difficult to the landlords. - Flat was filthy upon moving in: no professional clean, bug infestations, mould colonies behind furniture and between balcony doors. Agency had the cheek to request a professional clean upon moving out. - No mention of the property going up for sale prior to us signing the tenancy agreement. - Found the flat up for sale by the same agents 2 months after moving in, no communication about this from the agency for the next 2 months. Left us with a 2 month notice to find another flat. - Continuously bombarded us with viewing appointments for potential buyers, so much so that we had to limit them to 1 weekend per month. - Upon moving out we still cleaned the entire flat to a high standard, ensuring it was left cleaner than found. Agency then tried to charge us £120 for "dusty skirting boards and bathroom window sill". - Were unable to get in touch with landlords for over 3 weeks, delaying the return of our deposit. We were ready to take legal action but thought "let's try to get in touch with them ourselves". Though we couldn't reach the landlord, we reached out to their son who was able to get the answers, approvals and our deposit back to us in not even 24 hours. How can the agency not have a second contact like a next of kin, is beyond me. Please note, we didn't even have the son's number, we literally found him on Facebook in 5 minutes. - Any kind of chasing, enquiring or trying to push for an urgent response was always met with a defensive. When we had sent nearly 5k before we had signed the agreement, after a few weeks, I called and explained that if we don't receive at the least the draft to the tenancy agreement and a clear move in date, then I will be forced to seek legal help. Sarah Varley then accused me of being verbally abusive and cried to my partner about it when he called to enquire about the same thing the next day. Other than this, you will find yourself lucky to find Sarah in the office as she is on holiday most of the time, and as she is also the PARTNER of the branch, there is no one of her seniority that can cover. Hunter's also lease their name out to all these unofficial branches, so you will have no luck trying to contact HQ or submit a complaint. Even if the flat is super nice, is it worth getting gray hairs over it? Because you will.... Read more

We sold our property through Hunters via reservation agreement which was a fantastic move. Hunters are the only agents that offered us a reservation agreement and thank goodness for it. The buyer tried to renegotiate without good cause but the limits of the reservation agreement didn’t allow for this and protected us from changes to the purchase price agreed. We’d never heard of a reservation agreement before but now we’ve experienced it, we’d never want to buy or sell a property without one. We can’t believe the government recommends reservation agreements and we’ve never come across it in all our research. Every property should be sold by reservation agreement. Thank you Hunters!... They've been amazing at helping us navigate no end of drama from buyers in this nightmare market and secured us a brilliant sale on our house in Forest Hill. Prev review from 2019 - The whole team at Hunters were brilliant whilst selling my flat on Perry Vale in 2019. Over the course of Brexit the market was awful. Lots of attention to detail and scheduling around nap and bed times for a 2yo. They helped us secure great buyers, who were able to stick with us while we figured out what to do. Hunters helped as best they could with decision making and were understanding/helpful when I considered taking it off the market. Eventually we found a rare gem of a little house up by the Horniman. The sales progression was outsourced to a national company who seemed annoying at first, but they really helped push it through! I had such a great experience buying my flat through Hunters Forest Hill a few months ago! I was a second time buyer and after a few experiences with other estate agents, I cannot praise enough the overall service I received with Hunters Forest Hill, even if I knew they were working for the vendor. I dealt with Sarah, Dave and Janae, and have found them all friendly and professional. For me, it started with descriptions on their ads which included everything I needed from a buyer’s perspective, from highlighting everything that justifies the flat’s value, but also pointing out what differentiates it from other flats alongside good photos and videos (they also always included floorplans, details of the lease and service charge/ground rent – unlike lots of other estate agents advertising on RM). This continued with the viewings, where they gave honest advice and helped me decide if this was the flat for me, which is quite rare amongst agents out there. I also felt valuations were correct and from that moment I decided to only view properties through Hunters Forest Hill. After my offer was accepted, they kept me posted on the progress via their sales progression team (the lady was also very friendly and professional). Something I would like to commend them for too is the after-sales customer service. I had a couple of queries a few months after the purchase/sale was concluded and they helped me, which they didn’t have to, and this was greatly appreciated. Sarah and Dave are absolutely outstanding, they keep me in the loop with all viewings arranged, always follow this up with thorough feedback on each visit and their stance, accepted an offer and they only took it off the market when all the vetting was 100% confirmed. An odd experience with Hunters Forrest Hill. Asked me the same set of ten questions twice, once on the phone and once by email. The sales negotiator Sarah Myford writes curt, cold emails, never bothering to address you or sign off as one would expect. Sarah provided an excellent service in managing the let, promptly dealing with any issues and keeping good relations with the tenant, who stayed the whole period the property was let. Unfortunately, had the worst experience I could never even think of during the purchase of the property. When buying a flat turned into a nightmare and when I as a buyer was treated like an insect. The agent dragged me far into the deal providing wrong information about the DSS tenant being given 6 months’ notice to move out. As I figured out later in the process the owner couldn’t get rid of the tenant and was trying to sell the flat with this issue. The agent was aware of it and never managed to present the requested proof of notice given to the tenant just as a tenancy agreement, however, was assuring me that he has seen both documents and they would be passed to my solicitors. They have never done that and even refused to at later stages but were pushy for me to start the conveyancing and order expensive searches, while it took their client (the vendor) 3 weeks to fill in the sales pack. Wondering why weren’t they chasing their client! I’ve wasted 3 months on a deal which wasn’t moving from vendors side, £1,700 on survey and solicitor fees, still think this case could be taken to the court as who will take the responsibility for this situation? 3 months into the process the agent called me asking to write a kind letter to the vendor so she considers eviction of the tenant. Wondering why would I do that and how did this come up? The woman in sales progression team was leaving notes in the system saying “tried calling buyers solicitors, left a voicemail”. It turned out to be interesting fact that my solicitors don’t even have a voicemail during the working hours. There’s always someone picking up the phone. Lost time and money. Faced an unprofessional and rude approach from agent’s side. Onboarding problematic properties is one thing but helping the buyer by selling the property with the tenant which refuses to move out and telling lies to make it happen = committing crime.... I hate writing bad reviews, so I almost decided not to do that. However, Hunters keeps sending us promotional emails and every time it reminds us about the dreadful experience that my husband and I went through in September, when buying a property. To sum up an absolutely exhausting story: we almost ended up homeless because of the incompetence of certain people at Hunters. Short version: The most stressful deal we ever made. Would be hard to imagine a more frustrating process on the day of completion. Terrible service from Sarah Varley throughout with no apology for it. Dave seemed like a nice, professional guy, but he wasn’t handling our case. So, unless you have no choice, go somewhere else. Long version: The process of purchase started in January 2020 and in September on the moving day by 16:30, with the van booked, stuff packed and our rent agreement ending, we still didn't know if we were going to get keys from our new property. We ended up moving very late in the evening, overpaying moving van staff and absolutely stressed out. The process was completely finalized from our side, with just redemption figure outstanding from the seller. Something that should have been taken care of in advance. It took relentless chasing on already crazy day to sort everything out. And after waiting till the very last minute to complete, Hunters failed to advise that we would have to pick up the keys from their branch all across town. Considering the time of completion on Friday and the fact that we had the moving van in place, there was no way for us to make it on time. They would not send keys with a courier or bother to bring them to the flat. They ended up giving the keys to one of their agents who was doing viewings in another area. So, my husband had to go and pick them up at the last moment. If we didn’t manage to pick them up, we’d be homeless for the whole weekend or would have to go through a few very unpleasant conversations with our landlord at the very least. It is worth pointing out Sarah Varley specifically. She was late for viewings, regularly ignoring our queries and removing me from the email chains for some reason. She also acted quite dismissive when handling the whole situation on the day. Horrendous service from her throughout and no apologies for it at any point. We only met Dave once and I strongly believe that things would have been different if he handled our case. He arrived on time and seemed very professional and helpful. Shame we got Sarah Varley instead. The gentleman who we picked up our keys from on the day was also quite nice and helpful.... Read more

There was strategy, clever negotiation, comprehensive marketing, helpful technology and we really found the way the followed up the sale helpful. I interviewed 3 other estate agents as well as Hunters and at the end of the process I chose to go with Hunters as I found Dave's assessment and understanding of the market very thorough and I did not feel like i was promised the world like the other agents just to get the business. The best estate agent I have used. Honest, transparent, friendly and not at all pushy. They worked to get the best price and there was no pressure to take low offers (of which there were a few). I decided to use the Forest Hill branch of Hunters to sell my one-bed flat recently following a compellingly informative visit from Dave. Of the three companies I had pitch to sell my flat, Hunters stood out as the clear frontrunner in terms of marketing approach, competitive commission structure, integrated customer service and offering a 'big picture' view of selling a property. When it came to viewings, Dave and his colleague Sarah were very organised, and made sure I was in the loop. I always knew when viewings were coming up so that I could make sure the flat in the best presentational state it could be in. I had worried that trying to sell just after the government's change to buy-to-let stamp duty would scare off lots of buyers (the impending Brexit vote may have been a factor, too) but luckily this wasn’t the case. The team at Hunters worked hard to on viewings and made sure they only ever brought along people who had realistic prospects of being able buy (they weeded out the time wasters, basically). This was really encouraging. Hunters produced a series of offers that went to a best-offer shootout, resulting in an offer I was very happy with. Having secured the deal, Dave and Sarah handed over the property sale management baton to Tracy and her team in after-sales to handle the liaison required between the buyer, me, and our solicitors. Despite various issues that complicated the sale process (inevitable due to the UK property selling system), Tracy kept the momentum going and made sure delays were minimised. When, through no fault of their own, the sale hit a snag, Dave stepped back in to smooth the path and keep the sale on track. Without this I would have lost my onward purchase, so I'm very grateful to him and the whole team at Hunters for the eventual outcome. After my wife and I tried to sell one house and used a number of agents unsuccessfully, we chose to listen to Hunters and their ideas on marketing which were different from many other agents. The detail involved in their marketing involved some elbow grease on our part and a small spend to make the properties look more attractive, but it was really worth it because Hunters got the result no other agent could (and we had been trying for almost a year with other agents!) The result for us was imperative as it dictated us moving onto the next stage of our lives. This was a very important process for us. We planned to move out of the area but had the challenge of selling two houses in order to succeed in our plans. Selling one house is challenging enough, but selling two houses simultaneously and being dependent on both sales to buy our new home was very, very daunting. Hunters achieved this for us and we are so pleased and grateful. We had a bumpy ride as one sale was a lot more difficult than the other but Hunters (in particular Dave) manged both our sales extremely competently and got us the result no other agents could. What was great is that Dave from Hunters offered us a fee that was based on how much he sold our houses for. This gave us a lot of confidence that he would try for the highest price and he and the team certainly succeeded in getting a great price! The other great thing is Dave really listened to our goals and wanted to see us achieve the move we longed for. This is a wonderful personal touch and Sarah as well as the rest of the team shred this sentiment. Dave's knowledge and expertise was apparent from our first meeting with him and this never lapsed all the way through our selling experience with him and the Hunters team. Hunters sold my house for more than 25,000 more than I thought they would, and sold my wife's house for almost 30,000 over the price they advertised it at and overcame every obstacle thrown at us throughout the sale and helped us achieve our goals.
