I'm sure these must be fake reviews.
They never invite you to the inventory before or after moving in.
Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn't affect my deposit.
Never missed rent and around three years later when I hand in my notice, they try to deduct money from my depost for the same holes I was told not to worry about. I had to prove it as I luckily saved the emails. So they came back to me and pivoted their angle and now charging me for other things that were pre existing.
Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in.
Currently waiting for the results of the dispute with the deposit scheme.

A truly dreadful estate agents. Was with them for 2 years and they couldn’t have been less helpful. Constantly demanded money we had already paid, when we had an emergency in the house the emergency number didn’t work. Wouldn’t give us our deposits back and to top it all off they called us 3 months after we’d move out to see if we would mind people coming and viewing the property, absolutely clueless. One of the worst estate agents. Fortunately I’ve managed to avoid the whole time I was a student. I have a friend who paid for storage, and halls for 3 weeks, only to be told the flat wasn’t ready on the day she’d agreed to move in. She’d actually signed the tenancy, paid the deposit etc and the guy Jack informed her on a Saturday (due to move in on Monday) that she couldn’t. And her 3 options given by this douche were, move into the flat upstairs till she can move in to the actual flat in 12 days time, incurring bills then cancelling and changing over to her new flat, move in to the flat permanently or find somewhere new to live. That is without a doubt the worst customer service. They should have offered to pay for her to stay in halls until the person moved out, and her storage. But they’re a joke. One of her parents managed to complain enough that her bills will now be covered. But still. Not worth the hassle!... Read more

Edit: I have removed part of the review condemning my landlord as this was nothing to do with kings estates. However have been asked by kings to remove my entire ‘unjust’ review before discussing the deposit situation with them further. This I will not do.
Was very difficult communicating throughout the year. Asked for the inventory and was told twice it would be hand delivered, it never was and was sent via email. At the end of the year I finally asked for our deposits back. I was told ‘have you sent your bank details to us’. No because you have them and we were told the deposits would be held in a secure third party account. I had to send my bank details over email to get them to send anything. They’ve since sent me the deposits back for everybody in the house which is highly inappropriate as they have been made clear since January myself and another were not living there and were not talking to the people that were. I now have the deposits for everybody in the house people I do and do not talk to. If I was the kind of person I’m not, I could quite easily just walk with their money with no repercussions? I’ve now asked them to allow me to send half back to let them discuss it. Just worrying that this deposit was clearly not held by a third party.... Read more

Absolutely disgusting service from a completely unjust and corrupt agency. The manager Tony has been nothing if not unjust, rude, incompetent, belittling and constantly in breach of the contract that was provided by him. He does not believe in his own policy and as a result has left me without my dignity, and my deposit (which I was blackmailed over, being threatened by the Landlord that I would never receive if I left a bad review!!!). I would never, ever, ever, ever recommend working with this man or the company in which he represents. Giving one star is a CREDIT to this company as they deserve a negative amount of stars for their continued poor service. I have had my fair share of bad landlords and estate agencies, and by all means no one is perfect but I can assure you that this company and Tony especially are as far from perfect as you can possibly be!!!... In my opinion, the worst agency I have ever dealt with, and probably the worst in Portsmouth - Last academic year I had the displeasure of renting private accommodation through this agency - as a student my advice to fellow students and anyone else is to AVOID. The properties here are very cheap but you get what you pay for - awful service and old houses in bad condition. We had issues with the property all the time and many either took forever to take care of or were never sorted. The property was dirty and dusty on the day we moved in. The agency failed to provide keys to individual rooms on time. It is a complete mess. If you are a student they will take advantage of you and charge you crazy amounts of money for unnecessary end of tenancy cleaning and fixing faults in the property that were there before you moved in. Take hard proof of any faults or damages as they will use lack of this against you and take your money. Avoid avoid avoid.... Read more

Awful business!! If you’re a student, they will take full advantage of you, AVOID! The property we rented hadn’t even been cleaned when we moved in and they hadn’t copied our keys, so we had to give them back. This took days despite them saying they’d return then the next day. We had so many problems with our house, including a flooding bath, broken boiler and broken fridge during our tenancy. When we told Kings Estates, they either took over a week to send an engineer or completely ignored the problem. Our boiler took over a week to fix during the winter so we had no hot water or heating. We didn’t get a fridge until three weeks after our original complaint, after sending several emails and phone calls. Our landlord could never be contacted and to this day we’re still unsure who they are. We also had a mould and mice issue, which was disregarded. Our inventory was very subjective and they’d even made mistakes of what items were included, which we told them about and would’ve been charged for. They are now trying to take over £400 out of our deposits for repairs that don’t exist and cleaning, but can’t breakdown the reasons for them or show any proof. Not at all impressed with Tony, the manager, or his staff. I only started my tenancy 2 days ago and they have failed to supply the 2 sets of keys promised on my contract signing. What happens with the list of 14 items I gave that needs attention, none of them on the property inventory, if they can't deal with a simple thing like providing adequate keys for the 2 tenants? Appalling. But then, they ARE estate agents...

I have been at this property since January 2019 and there have been a few issues that have been dealt with in a very quick and thorough fashion; the NEW manageress is very pleasant and I believe she genuinely wants to provide a good service. Two stars added. Keep it up!!... Read more
