Recently sold a property in Guildford; It was a long and tortuous process complicated by the fact that I am living overseas and was very poorly advised as to finding a settlement agent. A first real estate agent made unrealistic market assertions regarding the market then followed up by passing the work to office juniors. Eventually I re-marketed through Kings and was fortunate to have Bipen working on my property. Bipen personally conducted viewings and found a buyer in reasonable time, then worked to achieve a mutually acceptable outcome; Unfortunately, this was only the start- dealing through disinterested settlement lawyers on both sides of the deal was so tedious that I came close to abandoning the sale; Somehow, and mainly through Bipen’s perseverance and patience, the deal was eventually settled and both myself and the buyer can move on. Saw a rat in the back yard of the place I was renting which I think perfectly symbolises the people working here. Disease-riddled rodents. And that disease is Lackofcommunication-itis. Like that dad who disappeared and returned 20 years later, they will only respond when they need something from you. On a serious note, there's a reason why so many of these reviews mention the communication. I have an outlook folder full of unanswered emails. This is my fourth year looking for student accommodation, by far the worse. Advise to avoid.... Read more

PLEASE AVOID AT ALL COSTS I rented a place in Guildford using Kings Estate for my first year of University and have nothing good to say. Zero communication regarding serious matters such as Security Deposits & House Maintenance. They struggle to understand simple emails which is clear to see as their replies fail to grasp the subjects at hand. I would love to name these people who made my first year stressful but I guess you got to make a living. Funnily gives me hope anyone can get a job. Do you enjoy your estate agents letting people into your room while you sleep? Then kings is for you! After having property viewings happen without my knowledge over 5 times, I threatened to report kings for trespassing which did seem to stop the viewings without letting me know until me and my Flatmate’s woke up to the estate agent in our rooms walking around another viewing. Wouldn’t recommend if you enjoy your privacy- perfect for someone who wants unexpected visits from strangers more often.... Read more
