Just moved out of a property managed by King's, and their service was absolutely terrible. While they didn't individually manage the properties, their customer service and paperwork organisation was poor. During the contract process, they required physical paper copies of proof for things like guarantor info, etc. While this would have been usually fine, they were diabolical at keeping the paperwork in check. For starters, we were asked in the office if we would like to sign up for a Unihomes package as the property was advertised with such. We said yes, and each tenant individually signed unihomes forms for contact information, bank information, etc. After this, they said that it would be sorted from that point on. It was only until we moved into the property that we realised our contract with Unihomes hadn't been fulfilled. We emailed Kings to ask what had happened with it all, and they simply responded that they had no record of it, and we never filled out anything as it was not on our file. That was ridiculous as we absolutely had and would be told it was going to be handled by the office and that we didn't have to sign up independently. We ended up doing it ourselves after we had already arrived under the assumption that the contract had already begun as per the discussion in Kings months prior. Secondly, they constantly lost important paperwork from our family members. As we are students and need guarantors, we each had family members who had to physically mail sensitive paperwork to Kings so it could be approved for our tenancy. My guarantor had to send multiple paper copies of things like P60s, proof of mortgage, etc, only to be told each time they apparently never received it. At one point I had emailed them to confirm that they didn't need anything else from us (fees or paperwork) and they confirmed that we had sent everything necessary and that all of our paperwork was filed and approved. Not even a month after, I had another email from them saying that I had not yet sent my guarantor paperwork. After this, my guarantor mailed the copies for the third time, and it was apparently actually filed away properly this time. There were other occurrences similar to this, but you get the idea. I am not posting this review for any response from Kings or Alike. I just want people to know that they are a pain to work with and will make renting stressful. Especially if you're a student, and it's your first time renting privately, if that's the case, go elsewhere because they are not student friendly as they claim. Their staff must not be trained properly or they are too busy to keep on top of the paperwork, but either way, it is not ideal.... Read more

I'm sure these must be fake reviews. They never invite you to the inventory before or after moving in. Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn't affect my deposit. Never missed rent and around three years later when I hand in my notice, they try to deduct money from my depost for the same holes I was told not to worry about. I had to prove it as I luckily saved the emails. So they came back to me and pivoted their angle and now charging me for other things that were pre existing. Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in. Currently waiting for the results of the dispute with the deposit scheme. Scammers beware renters!... Read more
