We had them as a managing agent of our home. At every opportunity they aimed to take money from us and mess us around as students. Didn't fix any of the issues we raised that meant six of us had to live from one fridge for a few months. Didn't mention the knotweed in the garden that we had to deal with. Withheld some of our deposit (£90 for fixing a toilet seat for example) that we later found out from the next tenants they didn't even fix. One of the tenants had to essentially live in the library or anywhere else as his room's walls were so damp and covered in black mould even though he barely spent any time in there and left the window open. They tried charging him £240 for the state of his walls as they got the before and after photo mixed up (the after photo was better as he had scrubbed his walls clean with appropriate black mould remover!!). Absolute hell and quite unpleasant people to deal with. Wouldn't recommend if you have to deal with them managing your property, they do not care about students!

I never had a direct experience with the Kings estate but when I was looking for renting property, I see their posts and ad for a property. I noticed many times they always quotes higher and then reduce the price of the property. This happened for my old property which don’t even fits more than 2 can stay but advertise that as large 2 bedroom property.

Awful communication, we had a massive water leak that was causing mould in two bedrooms which is a health concern, and we had to constantly call up Kings to get updates as they wouldn't respond to half of our emails and they were hardly ever proactive in letting us know exactly when contractors would come. We never felt like we were a priority to them when we had mould growing in our bedrooms...

0 communication after visiting their office expressing interest in buying a 3 bed property. They are not interested in selling to people it seems and unprofessional overall.

Agent Jade is the best one on that team, she is professional and always meets tenants on time, considering the benefits of both landlords and tenants. But I can not say any good words to other staff, as they always eat their words, but we are so lucky we have all emails recorded as proof. If necessary, we are prepared to look for some legal aid to protest ourselves.
And we will never find this company anymore.

They take long to organise repairs (like a week to have someone come look at your cooker) and mislead tenants with lies - a lot of examples I could give - first one that comes to mind when applying for a property we were told to pay holding deposit even if we have no guarantor as the landlord will be happy with any rent in advance that we can afford. Having taken the money, they hold us we need to pay 12 months rent in advance - I understand it is the landlords decision but why did Veronica say any advance rent will be ok without checking with the landlord first? It cost us over £500 for a guarantor company - I regret not reporting this to property Ombudsman and getting our money back from then and Veronica hired.
Since we started renting with the agency, any dealings with them are awful and will surely not consider using them again whether we will need a place to rent or house to buy

I'm sure these must be fake reviews.
They never invite you to the inventory before or after moving in.
Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn't affect my deposit.
Never missed rent and around three years later when I hand in my notice, they try to deduct money from my depost for the same holes I was told not to worry about. I had to prove it as I luckily saved the emails. So they came back to me and pivoted their angle and now charging me for other things that were pre existing.
Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in.
Currently waiting for the results of the dispute with the deposit scheme.
Scammers beware renters!
