If you need to sell a house you'll not do better than Lancastrian Estates. I've used Lancastrian on two occasions to sell my house and I can't fault the service provided. Matthew Kitchen is excellent to deal with when the initial valuation is carried out and offers great advice and guidance throughout the whole process. The office staff also provide excellent customer service and are great to deal with.
I've also been on the opposite end of the chain when purchasing a house and have received the same level of excellent customer service.
I wouldn't use anyone else.

Having gone through figures, yield and return on investment numerous times we found ourselves jumping on a great opportunity located on Morecambe sea front. We tried to buy a house through them which ended up falling through because the sellers changed their minds about the sale (which of course is not the fault of Lancastrian Estates). However, we did not have the best experience with Lancastrian Estates either. Firstly, they charged us £30 per person (£60 in total) for AML checks the moment our offer was accepted - not every estate agent passes this fee on to clients. Secondly, Lancastrian Estates repeatedly assured us that the sellers were keen on selling, even though we were getting very different vibes off the sellers, just from the time it was taking them to respond to even simple questions from us, and from the fact that 6 weeks after agreeing the sale we had yet to receive a memorandum of sale. We had already sank money into having surveys done, instructing solicitors etc and would have paid even more into the process if we hadn't trusted our guts. When the sellers pulled out, we got a quick phone call from Lancastrian Estates to say that the sale was off - no further support, no other property recommendations etc. Kerry, who was following the progression of the sale up until that point, just stopped responding to emails from us. After we had spent almost £500 (on ID checks, surveys etc) they completely ignored us.
We are now making another purchase through a different estate agent and the experience is so much better - no AML fees, better communication, more after sales support...

It's been a year since Lancastrian Estates sold our house and also managed the sale of the property we bought. Should have left this review ages ago! Moving house when you're in a chain is stressful, but honestly L.E. we the stand out organisation in the whole process. Kerry was absolutely amazing throughout, very communicative and actually chased all three solicitors regularly which kept things on track, as did Elle when Kerry wasn't around. Above and beyond what we expected. Simon we owe a debt of gratitude regarding the house we bought, he'd shown us around many properties over the 18 months we were looking, always with a relaxed attitude, not pushy or demanding immediate offers (like JD...) so when we found 'the one' he helped ensure our bid was realistic to secure our new home. I spoke to Howard and he was so helpful, he gave me some great advice, without which I would not have had the opportunity to be considered for an offer I was making on a property. He encouraged me to ring back and let me know how things had gone and also was really happy to offer further advice further down the line even though I wasn’t selling a property through him. On the last occasion, I was purchasing a house listed with Lancastrian offer was accepted and all was going well, we were just awaiting the seller to find a place after 6 weeks, our survey was back all ok. Was contacted by Lancastrian to inform us the property had been resold to another buyer after we’d spend hundreds on solicitors fees / mortage applications / survey. We found the lack of communication unprofessional.

Lancastrian Estates both sold our old home and helped us purchase our new home. They had knowledge of our local area and a client base who were interested in purchasing around us - our house sold in 1 phone call for above asking price! We had not moved home for over 15 years and had very little knowledge of the process. They kept us updated regularly made everything very easy. Of the four agencies who valued Mum's house, Lancastrian inspired the most confidence to us and the only ones that did follow-ups prior to putting the house on the market, as the recent sale of the property shows. We were "quoted" the best price of the four agents, and we got what we wanted, and we had more than one offer within 3 weeks of the property going on sale.

Amazing team, from start to finish. Our sale and purchase was certainly not a straight forward one and very drawn out especially in covid times, but the team continued to give 100% at every aspect. The property we rent is a disgrace. More and more things keep going wrong with it and nothing done. I went through chemotherapy with damp in the house. No one returns calls and have to keep chasing. And the pics are just one room! Still nothing! Weeks later!

From the first time I met with Lancastrian Estates, I felt at ease with what was a local family run business. Mathew who attended the house maintained covid rules and provided a very professional but relaxed approach to valuing the property. I immediately struck a good working relationship with Mathew, which gave me the reassurance to give the home sale to his company. It was only within the week of giving Mathew the business of selling this property that Lancastrian Estates found me a buyer. I was really impressed with the way the company had marketed and sold the house so quickly. Further down the line I encountered some difficulties with the Land Registry which slowed the sale of the property down for several months. It was a worrying time. However, Kerry one of the sales assistants maintained a constant line of communication with me virtually every week. This support was so appreciated that it kept me positive along this journey which resulted in an eventual completion and sale of the house. I would have no hesitation in recommending Lancastrian Estates. They are a family company that provides a caring and supportive relationship throughout the whole process which at times can be a little stressful.
