If you’re looking around for an agency to use to rent don’t bother with this one. They don’t care for anyone’s mental health, financial situations, property upkeep NOTHING! The landlord we had was terrible and they did nothing to help. By the time we HAD to leave the flat it was u liveable we reported issues along the two years we was there to no reply or help, mould in the walls around the windows and bath, massive wet ‘hole’ in the bathroom floor, no hot water for 2 weeks when we moved in with a new born and they didn’t care, and loads more but I won’t bore you! Basically don’t bother with these find somewhere else.
Oh one other thing, they enter your property with NO consent for visits and don’t pay attention to the time on the email they send you for the visit cos they come 4 hours before that anyway, when they think your not in so they can just walk in without consent.

Leaders are an absolute disgrace and thieves. Tuesday 27/08 was my last day, I was sent a check out report on 28/08 which clearly showed a black plastic bag left at the property. I contacted Leaders on 29/08 by phone (as seen in the screenshot) and was told by Rob the ‘property manager’ the cleaners had not been in yet and they would give me a call. I specifically stressed I wanted the bag back as it had items of my girlfriend that were valuable and had been gifts during our relationship and are of significant meaning. I was ignored by email but on the phone They said that they will get the cleaner to contact me about it and that the cleaner would be going in on Friday. Nobody contacted me that day so I called the office again- I was told Rob would call me back (he didn’t.) Yesterday Monday 02/09 I called the office again and Rob said the cleaner hadn’t gone in yet and would be going later that day. (Again nobody called). Today (Tuesday 03/09) I called the office and asked for the cleaners number. The cleaner then told me that they couldn’t find it and that 9 different people had been in over the last few days (this isn’t what the property manager told me). I called Rob straight after and he simply said ‘they must have disposed of it. It should have been taken. There’s nothing we can do.’ Here’s something leaders can do 1) don’t tell people wrong information 2) don’t disregard requests from people who have been tenants from them and let them know immediately that the bag was of significance and they could come to collect it. 3) show some respect instead of trying to fob me off all week and then act like it was out of their control the entire time. I will be taking this shambles of a company to small claims court.

My partner and I had been renting a property that was managed by Leaders for almost 5 years. I am very pleased to say we didn't run into problems during the entire tenancy period and for the odd repairs here and there, Leaders was very receptive.

Originally they seemed great, but we eventually found that they were very slow in replying to us, they were taking additional fees from us that our landlady had no idea about, and that their overall commitment to getting things sorted was lacking.
We've since gone to privately renting just between us and our landlady.

We have received excellent service from Julie P. She is always hot on the button with any property issues we have and answers our questions in a timely fashion. As an example, when we were due to leave the property for an extended holiday, Julie confirmed this was all ok, reassured any concerns we had re property inspections and expressed interest in where we were going and how exciting it all was for us. Personal touches like this really make the sometimes stressful times of organising things so much easier and make you feel like you're talking to a an actual person and not just a robot representative of a company. Thank you Julie :)
Professional and friendly service. The market is very busy at the moment which means you need to be quick - luckily with members of the team like Adam, this is not a problem. I singularly dealt with Adam in renting a new flat. Adam was on time for our appointments and always made sure to respond to my (many!) emails within 24 hours of receiving them. He was reassuring and very helpful - answering every little question I had with patience and geniality. Adam went as far as to arrange a second viewing of an apartment we had already been accepted for. The process felt very personalised - every time I called up the agents, Adam would immediately know who I was. This felt so reassuring and Adam truly went above and beyond to make the whole journey as calm and stress-free as possible. Thank you Adam and to all the team at Leaders - can't wait to move in!

Leaders rented me a flat with no electricity, so I could not check whether heating or anything else worked. I had no heating for 2 years (only fixed when I reported my case to the council), my water heater broke and they only cared to fix it when the emergency heater broke as well. They conveniently didn’t include pictures of things that were broken before I moved in in the inventory check. Landlord did not respond to any queries and they did nothing to force her to comply with the tenancy agreement. From what I know, they still work with the landlord that ignored her tenants for 3 years. Leaders tried to take some of my deposit claiming that they ordered an electrician, but when I asked for any invoice or proof, they first ignored me and then decided not to charge me for it anymore. I definitely wouldn’t recommend this company, be careful and take photos of everything as soon as you move in (and send them) if renting with them!

Absolutely disgraceful company. disappointed is an understatement, I went through a lengthy process of potentially renting a property off of this agency even paid £250 holding deposit to be told we had been rejected by the landlord and our holding fee was to be “ retained” by Leaders .. daylight robbery and It just shows you how they make their money! I wonder how many people have been conned this way, as if people in a cost of living crisis can afford to just throw £250 away so shame on you! I have been renting for almost 10 years never to have missed a single rental payment. Never have I EVER experienced such embarrassing, unhelpful, and dissatisfying service.

I have rented my house in Great Totham for some 25 years, the past 20 of which I did through Leaders Letting (prev. Allens). Through this time I have been very happy with the service provided to myself / property and the support for my tenants (I live abroad). Minor repairs have been dealt with quickly and larger jobs speedily pushed through once consulting with me. In particular, I would like to name Lynette Baker and Rob Allen as being always reachable by email or phone, although I appreciate that they represent just the front end of a smooth working team.

Do not rent with this company. Rob one of their agents intimidated my girlfriend who was his tenant by saying that she could be liable for the black mould issue even though it is the landlords responsibility. He did this to avoid the landlord having to pay to have it fixed because he knows that's the law. He is a bully, I have another friend who has an experience with him where he again tried to blame the tenant who took it upon themselves to deal with an ant infestation that they refused to deal with. It seems it's a very common practice at Leaders to threaten your tenants to avoid having to pay for adequate living conditions. I would rather live in a tent than a leaders property. These people work for landlords, not tenants, and it's very obvious.

I did write a different review but my opinion has now changed, got emails for 4 months after I moved out of a property they were renting for the landlord telling me I had to pay over £500 for rubbish to be cleared, when 95% of the rubbish was there before I moved in and I was promised it would be moved as it was there from the Christmas before I moved In (I moved in, in September 2021). I was also told I had to pay rent until someone else moved in, how did you expect me to do that when I was renting another property and knew the circumstances as to why I had to move, plus the landlord agreed to it before making this silly money grabbing suggestion?

They have an amazing senior property manager Robert Perry Marla, he is always there at the end of phone, or an email. if you need guidance or support he always has your interests at heart as to repairs, saving you a great deal of money. So if you decide to use a letting agent I would ask after him. The impeccable service is there and for those landlords who want a very high standard of customer care from an agent that cares about your needs and understand what's it like to be a landlord. I give Robert 5 star's as it can take one person to keep you where you are growing your financial freedom and you can get a good deal on the management fees. There is also pay and display parking, along with free parking in the surrounding area close to Leader's situated within walking distance of the town centre with good public transport.

I have been with this letting agent prior to the Leaders transfer and I must say there has been a noticeable improvement in service since the entity change. As a tenant, the new laws around tenancy agreement fees and contracts has also helped.
They have a very convenient online portal for reporting any maintenance issues and contractors have been sent to the premises fairly quickly when required.
The process of adding a new tenant and renewing the tenancy agreement was fairly easy and straightforward - and no longer charged through the roof following the new legislation.
Rob Perry in particular has been very accessible and helpful.
I haven't moved in about 7 years but if I did I wouldn't mind looking through them again.

Have used Leaders for a while now as they help manage a few rooms that we let out. Milli is our point of contact for property management in most instances and has been professional and diligent in her approach.
The senior team's experience with all aspects of letting has been very useful, especially during the occasional dispute with a tenant.
Communication can be a bit disjointed with tenants at times ahead of viewings, but we are happy to use Leaders as our property managers and are very happy with their handling of new tenant vettings and contracts.

Leaders Colchester took over a previous company I was using called Essex & Suffolk Lettings and I was pleased to hear with this takeover they would be transferring their top people to join the new company.
I have found the service continued to be excellent thanks part to dealing with the same people I was dealing with before.
One name stands out for giving professional and responsive service and that is Julie Preston in their Lettings department. I would also like to say all Leaders employees offer excellent service.

We are not a Client, but our property is adjacent to a property managed by Leaders Colchester (specifically Rob Perry). The property has a very tall tree (around 10 metres tall) that has been steadily growing over the last 20 years or so and is situated at the end of the property's rear garden The tree is also only a few feet away from our house and we have been concerned for some time should the tree come down in high winds or a storm. Two weeks ago we spoke to the occupier (we were not sure if they were Tennant or Owner) and they told us to contact Leaders (to be fair they also contacted Leaders). We phoned and were told that Mr Perry managed that property and we were given his email address. We emailed and the next working day we received an acknowledgement from Rob informing us that he would contact the Landlord. This morning the tree came down and we are extremely grateful to Rob for his speed and efficiency in getting this matter resolved.

People often wonder what estate agents do to earn their not inconsiderable fees.
Samantha and her team at Leaders showed me by seeing my property sale through in a very professional and supportive way.
They have a clear and up to date knowledge of the market and advised and guided me to a satisfactory completion. They always kept in touch during some uncertain moments and have a personable but genuine style.
I am still not convinced that the general level of agents' fees are justified but Leaders aren't the most expensive that I've seen and their service is far better than others I have dealt with in the area.

Rude. Sarcastic and the staff downright Lie to cover their own arse worse than a politician. Forced to pay for integrated appliances before I moved in. Despite them not working. They have removed the fridge freezer, after 3 months, leaving me with nothing. Never had a working one since I moved in.Bits missing from the one I was forced to pay for was told the landlord would not sign the agreement if I don't pay for them and I would not be moving in. They left it abandoned in the middle of the garage. Along with the carcass. And all the rubbish that they bothered to take down there that they did not fill my bin up to over flowing with. They moved my stuff, none too gently out of the way, and damaged some of it. Mould in the bathroom has only just been sorted, had no working radiator in the bathroom for 6 weeks. Honestly these are a bunch of rip off artists. They blame the landlord, yet they arranged for this work to be done. They let themseleves in unannounced. This has happened at least 3 times.
Never told me the flat was up for sale until AFTER I had paid the holding deposit. Pestering me within 3 weeks of moving in to allow viewings for prospective buyers.
Asked for a complaints form the week I moved in, 3 different people told me they had posted one out... never got it. THEY LIE.
You would be better off trusting a fart after 12 pints and a vindaloo than these parasites.

DO NOT RENT FROM LEADERS UNLESS IT IS YOUR LAST RESORT!!
My wife and I are both doctors working at the general. We rented our home with a 3 year old daughter for 18 months under leaders tenancy. The experience was nothing but terrible from the start. During this period we had a heating and a bathroom flush issue that took 2 and 3 months respectively, this I should add is after constantly pursuing them with their endless excuses and creative vocabulary.
When the plumber and heating service men came to fix the issues, they confirmed, rightly so, regarding the status of their jobs to leaders agents who were responsible, but leaders conveniently let it hang in the loop as though it would somehow solve on its own thereby leaving me to inconveniently chase them up as Leaders could not be bothered.
On the occasion when the heating service man attended to fix, he clearly mentioned that he would not be able to repair it and someone would visit the following day to sort it out and therefore he would inform leaders on his report regarding the same. On speaking to leaders when nobody turned up, they mentioned that the report said that the problem was fixed which I know is clearly false and misleading, they then said that they can't help me. I had to chase the repairing company to find out what happened and they mentioned they knew it was not fixed. By now you would understand the frustration I had to go through wasting my precious time in training for the incompetence and sheer tricks leaders had played on me.
The only reason we put up with leaders was because moving out would have affected our training, otherwise we would have left the property on the drop of the first hat.
Simone Waller claiming to be the branch manager, was absolutely in the wrong job, no sense of professionalism, unbelievably rude and tried to play a fast one on me on our first conversation where she demanded we take the offer on that very day or else lose it if I came back the next day, from the way she spoke I am pretty sure she had tried that trick with many people before me and I won't be the last. Chloe Avery, Kelly Howard and Gavin Pryke who I found later were fairly reasonable and went ahead with no choice. There is a another agent and if I remember correctly her name was mitchelle who was profoundly rude and unprofessional.
All in all, STAY WELL AWAY unless you have no other option.

It was our worst experience of property viewing with Leaders in Colchester. They arranged for the viewing promptly and we travelled 2 hours for the viewing, only to know they had the wrong key to the property and couldnt get hold on the vendor.
Worst still, they admitted they had the wrong key on the previous day viewing and again made the mistake with our viewing.

After 3 years of dealing with Leaders Colchester I can clearly say that communication has been poor. Numerous occasions I have been told I will be contacted back without anyone actually calling. I have emailed them on 1 occasion and I have not received a reply.
When the deposit law has changed we had to wait many months for our refund.
We are currently waiting for our deposit after vacating the property. 2 months after vacating the property and 4 weeks since agreeing to the deduction despite the contract clearly stating that Leaders will return any eligible deposit within 10 days.
I would stay away.

I'D STAY AWAY!
As a tenant, this is what I have had to put up with:
- A £400 fee for early termination of the contract
- Expected to pay rent even after we moved out and agreed a move out date
- Cleaning checks every three months, when an agent would come in and take pictures and send a report of how well we cleaned the place
- £128 end of tenancy cleaning fee for an apartment we have already cleaned (I have photographic proof of it). Each time it was checked by them during the tenancy (every 3 months, coming in to take photos of the whole place) they have said it's clean and tidy, suddenly it was dirty and dusty
- £540 agency fee just to rent the place
- Yearly renewal fee of £180 for absolutely nothing
- Not telling us the alarm code for the first 3 years of living there
- Rent increases each year (seemed to be very correlated with the numbers of times we needed the landlord to fix something around the house).
- Long waiting times if something was broken to be fixed. Such as broken heating in the winter and a massive leak in the hallway.

This company are a flock of vultures as far as tenants are concerned. Having been a tenant with them for over 3.5 years, I have been treated appallingly throughout. Examples include:
I became a single parent when my child was 6 months old, I informed Leaders that I would be living in the house alone but would be working as a qualified nurse and in receipt of tax credits to cover the shortfall of losing the wage of my child’s father moving out. I was immediately served with an eviction notice, and not even 24 hours had passed for me to absorb this news when Leaders begun harassing me about taking re-marketing photos and house viewings, stating at one point ‘there is a high interest in the house’. I contacted the landlord directly, and she informed me that Leaders had advised her to serve the eviction notice following me becoming a single parent. Following discussions with the landlord directly, she agreed that I could stay put. The landlord informed Leaders that I would be staying, however they attempted to cause yet more problems at this point when they lied to the landlord, and told her that I had informed Leaders that I wanted to move out!! Luckily I was in contact directly with the landlord at this point, and able to bypass Leaders, due to the fact that they were being so disgustingly obstructive.
Over the term of my tenancy, I NEVER missed/defaulted/was late to pay my (ever increasing) rent. However, I received a letter stating that I was in arrears! I queried this and after several days of worrying they stated that it was their error.
When I renewed my tenancy agreement, Leaders stated in the tenancy contract that the deposit held by Leaders was £0. In actual fact, my deposit was £1500 (error was rectified when I highlighted this to them).
My ordeal with Leaders came to an end when my landlord decided to sell the house. She sent me a letter directly approx. 4 months before the end of my tenancy agreement explaining that she was contacting me privately due to the poor customer service experience both parties had received from Leaders. Within a very short time of receiving this letter, Leaders were on the phone asking when they could come and take photos and a floor plan, I was very unwell at the time and requested that this be arranged when I felt better. Throughout the week, the same person was on the phone requesting the same thing, despite me still being unwell. Meanwhile, I checked my tenancy agreement, and found the clause stating that I must allow access to the landlord/agent/potential buyers during the final 8 weeks of the tenancy - at this point it was nowhere near 8 weeks until the end of the term.
Within a week, he called again stating that he was very keen to show a potential buyer around the house! I told him I was uncomfortable with this and reminded him of the clause within the tenancy agreement. I explained that I am still an active and paying tenant, within my rights to refuse this for the next 4 weeks. I explained my reasons for being uncomfortable with this, including it being mine and my child’s home which was filled with my personal belongings, photos of my child etc and asked him to wait until the point specified in the tenancy agreement. He argued with me multiple times and was extremely pushy in attempts to persuade me to change my mind, he was also heard muttering rudely about me to a colleague during the phone call. He made it quite clear that they didn’t want the house vacant at any point, obviously to make as much money as possible from it with no regard, thought or consideration for me whatsoever, no gratitude that I have been a good tenant who has maintained the house and always paid my rent on time and only seeking to shamelessly squeeze every penny from the house.
In the past I rented a flat through Fenn Wright, I would highly recommend them for tenants. They were far more professional, fair and reasonable.
I have now bought a house through another agency, and am glad to never have to deal with Leaders again!

Disgraceful behaviour from one of your staff! I was on the roundabout and it was MY way and one of your drivers proceeded to carry on speeding and not stop. Having rented from a number of agents in the past 8 years, I can safely say that Leaders, especially Rebecca, are the most customer-focused organisation in this sector and I speak from experience. Rebecca worked with us for challenging requirements - location, pet friendly, the fact we lived two hours away at our previous address and a whole host of other things. She was flexible, personable and understanding and the whole process has been super-smooth.
Relocating to a completely new area is fraught with stress and Leaders have shown dedication to the tenant side of things rather than just the landlord. A perfect balance.

They were friendly and professional throughout our stay. However, when we ended our lease this is when things went bad. We never heard back from them and of course didn't receive our deposit back. We contacted them through email but they always told us that they couldn't send the money back to us because they couldn't get in touch with the landlord. Two months after the end of our lease we raised a dispute with TDS and then miraculously everything was solved and received our deposit. Just make sure you keep all your documents safe until you actually receive your funds.

Daniel at Leaders has been fantastic. I am a landlord and unfortunately I have just had to deal with disrespectful tenants who have left my home in quite a state. My tenants felt that leaving a layer of grease over everything, growing mould in every room, leaving taps leaking causing damage to bathroom cabinets and leaving the garden to grow for a year without doing anything to it and generally causing other damage is leaving my property in a similar state or better! Daniel has been extremely supportive in helping to get this resolved and has been very prompt returning phone calls and emails. Chloe has also been very helpful. I have renewed with Leaders again.

I would NOT recommend leaders at all. Myself and my partner moved out into our first flat a year ago and decided to go with leaders. They have been shocking through the year. I have had no response from some emails, they messed up first months rent meaning stress and finding money we didn’t have.
We luckily had ways of speaking with our landlord and he delt with things if and when we needed.
I would highly recommend using a different estate agent.

I would not recommend leaders from a landlords prospective and my ex tenants had a really bad dealing with them to.
What have they done wrong -
Tenants 1, left and they weren't aware of that even with rent not coming in so I had to constantly chase to find out what was going on.
2 - tenants were great but leaders played me and them off so missed up rent, which I again had to get them to get it sorted as they again didn't notice.
3 - staff have been rude, grumpy and overall unhelpful. Hanging calls up and not replying when call backs requested.
I paid for a fully managed service and basically managed myself, don't waste your time with this unprofessional and rude company.

Avoid at all costs if possible. My partner and I rented a house through this agency. There was a huge error on the paperwork detailing our rent payment schedule. This has caused us serious problems and they accept absolutely no liability. We have emailed them several times and they just respond with "this is not our responsibility". I highly advise you do business through other agencies and avoid this company I you can.

Dealt with the branch in Cambridge in the past, useless and extortionate arbitrary fees. The Colchester branch will charge you hundreds for copy and pasting your name into a pre-made standard term tenancy contract, then buy company cars to drive around late on Fridays cutting people up like rude boys.

The most awful letting agency EVER. Being with them from the start we assumed they were professional and friendly until they take your money then the "I don't care" attitude takes place. Thankfully moving over to a different agency the difference in how unprofessional leaders are compared to the new lettings agents are unreal.
No messages are ever passed on, takes months to get things fixed, misleading information was provided from the start, takes MONTHS to refund your deposit telling us that one company is holding it then turns out to be them, deducts money from your deposit when there was nothing wrong with the property from when we left, they never phone back when requested and are "always on the phone". The manager of property management also has an awful attitude.
Having left leaders we hadn't realised how awful, unprofessional and rude the team are and do not know how any of them even got the jobs they are doing.
Thankfully we are currently with a fantastic friendly and professional estate agents and would definitely not recommend leaders to anyone or ever go back. We are currently now somewhere else and still to this day have not got our deposit back and this has now lead to a dispute for the property management branch which has been ongoing also for 10 months.

Rented a dire property from here with promises of it being fixed up and never was, managed to get out of the contract with serious threat of legal action. I found out from neighbours that the previous tenant had the same promises made to him which were never filled. I found the staff to be unhelpful in this situation and I am shocked to see they have put the same property up for rent again when it is still in a complete state with damp, mould and unsecure windows. It is a shame that tenants are required to give (and pay for) a reference but no checks can be done on landlords.

One star is too many. Avoid this estate agent if at all possible.
I signed up with them for a year long contract on a 2 bedroom house. I paid £150 referencing fee as appropriate.
In order to renew my contract at the end of the first year, they wanted another £150 for me to remain in the same house. They also offered me a discount on referencing and administration fees to £75 if I wanted to rent a different house from them (even though they had already referenced me for the first house, and the only new reference to get would be from themselves). To charge me more money to remain in my house than to move elsewhere is ludicrous, when no referencing needed to be done in either case. I had to pay the £150 fee to remain in the house for a further 6 months.
In the year and a half I was living there, they insisted on 3 monthly property visits to check on the house. This is fair enough, and was advertised on signing of the contract. What they didn't tell me was that as I had a dog, they would refuse to enter the house without my being there. They also didn't mention that they would be booking these appointments themselves (wait at home all day and we'll show up when we fancy for 15 minutes) without speaking to me. They would send a letter telling me which day I have to sit and wait all day for them, and tell me that it would be a £25 fee if I wasn't home. They knew that I am not able to take time away from work on week days, and that I am available during school holidays. I told them this several times, yet they still never managed to arrange a single "appointment" to fit in with this, without me calling them to rearrange.
I also had to live without a working sink in the bathroom for over 2 months. I reported it to them, and it took that around 6 weeks to get the landlord to come to the house in order to investigate. The sink was never fixed before I moved out.
On moving out of the property, they charged me over 50% of my deposit. A few items were acceptable, but the vast majority of work that they claimed was necessary was either already completed by myself, or never completed at all. I went to the house after moving out in order to give my forwarding address to the new tenant, and discovered that almost all of the work that they had said had been completed was never done. One of the charges - a cleaning company to remove a "no junk mail" sticker from the letter box.
They also did not disclose that I would be required to leave the windows open and heating on all day and night all winter. In my eyes, this would invalidate the energy rating certificate provided to me on when the initial contract was signed. There were no appropriate trickle vents on the windows, and the walls lacked proper insulation, along with no dryer available in the property, or even a clothes line outside. Mould developed on the walls of the property, at least some of which was rising from the bottom of the house. This not only caused myself health issues, but covered the back of my sofa, which needed replacing. They attempted to charge me a lot of money to remove the staining from mould from the paintwork in the house. They also sent me the most condescending letter during my tenancy explaining to me "what condensation is". I have a BSc in Physics, and they fully knew that I am a Physics teacher (as per their referencing process). They should probably think about their audience more carefully before sending out such patronising documentation.
The dispute was passed forward to the DPS and now, almost 2 months after I have moved out, I have finally been notified that I will be getting the vast majority of the disputed amount returned, as their claim for mould removal was invalid. They were awarded £7 for the removal of the junk mail sticker and "light cleaning" of the initial £113.34 that they wished to charge myself for cleaning.
Do not accept their charges on moving out of the property. They will try to get every last penny out of you.

I am extremely disappointed with the Colchester department. The manager is extremely rude and pay no attention to my need and requirements to be a satisfied customer. I would not recommend it to anyone not even my worst enemy.

Don't even want to give one star! One star is too high for this company. I'am renting a house, after I said I want to take the house off the market. He asked me to pay the agency fees straight away. Ok, I paid it. But, all those paperwork takes ages to be fixed . Till now is more than a month.
I still have only have few days till moving in to that house, and that worker is not replying !! And I still haven't sign the contract yet, that's because that worker is not replying my email. And I'm in oversea, email is the only way to keep me up to date. Before I pay the agency fees, they reply so quickly, and now I do not know why it takes few days to reply, they are repling is because that I'm sending email to complain that they are not replying !

I would strongly recommend the use of this Estate agent. They are a friendly and reliable bunch who understands the delivery of high quality customer service to their clients.
The Lettings Shop provided me with updates and most of all quoted a realistic rental for the property in question. You get no BS from them! Calls and queries are dealt with promptly and I would definitely use them again.

As a landlord searching for a tenant for the first time, I was very pleased with the service offered by the Letting Shop. A very efficient team, everybody was quick to deal with my requests and questions, either over the phone or by email, and to do all the checks for potential tenants.
Perhaps details of the service offered, fees and everything involved should be better explained (considering that I was searching for a tenant for the first time), but then all in all I am happy and satisfied.

Firstly me and my wife had to pay £150.00 each admin fees and then annually pay £150.00 to renew a contract (yes reprinting a document!) although outlined in the contract I am sure that many people would agree that this is an unreasonable charge and one of the highest charges across the country. They also charge the landlord a tenant retaining fee of over £200.00 when they have not done anything to retain the tenant but just frustrate them more with their ridiculous fees especially as in this instance they were acting as an 'introducer' so we rarely had contact from them anyway but then pay them for this pleasure. Unfortunately as a tenant if we see somewhere we like and it is within budget we will go for it but in the future we will not be using the Letting Shop nor recommending them.

I have been a Tenant of The Letting Shop for over a year now and would highly recommend them.
Last year I was offered a job in Colchester and had 2 weeks to not only find accommodation but to also move in. Kayleigh Peters pulled all the stops out and made it as stress free for me as she possibly could. Kayleigh is always efficient and always replies promptly to any questions or queries I may have in a professional yet friendly manner.

I first noticed The Letting Shop on a trip to Colchester from my native Northern Ireland when I bought my first investment property in that town. I had a different letting agent lined up, but sadly they failed to find me a tenant in a timely manner, so I dispensed with their services and engaged The Letting Shop. They soon had a tenant signed up and since the summer of 2007 they have ensured that the property has been managed in a professional manner with almost zero vacancies and I never had to go back in person, just as well as I am overseas a lot. Yes, they are not the cheapest option out there, but as the wise saying, and my life experience proves, "The cheapest is always the dearest in the long run". Keep the rent coming, Letting Shop, and keep sorting out those problems so I don't have to.

Communication from the letting shop is absolutely dreadful.
If you like the idea of tradesmen entering your home without your knowledge, long delays in responding to emails, a complete lack of ability to share even the most basic information or a general devil may care approach to leaving a tenant in a mold infested house with a young child, then these are the guys for you.
I am still awaiting a response to an email I sent to the letting shop three days ago, this being only the latest in a string of poor response times and incompetence. I will never use them again, and will be sure to warn all of my friends of their terrible, terrible service. Landlords and tenants - beware.
