Terrible bunch of liers who are rude and do nothing about problems especially jasmine me my partner and 3 year old was moved to harlow by hackney council we had untold problems from the very first day we moved in
No heating and hot water for nearly a year mould in washing machine cooker the floor under the sink bathroom hallway bedroom we had to sleep in the sitting room when I phoned leaders jasmine was rude and told us to clean the mould from the cooker and the rest of the house which we did but came back worse
We was refused a new cooker we got ill eating out of a mouldy cooker so we bought a microwave and had to eat take away and microwave food but when I threatened to sue them oh we get a new cooker 3 months later
We was refused a hotel due to the mould being bad for mine and my daughter's health she now has asthma I already have asthma and had carbon monoxide poisoning due to the high amount of mould
Environmental health got involved found over 28 hazards within the property and have had to shut it down only a week before we moved they put a new boiler in after nearly a year without heating and hot water
They don't care if u have a child or if your child is ill but now our solicitor and environmental health have got involved

Myself and my husband have been renting with Leaders for the past three years at Peartree house flats and are impressed by leaders.
Any building issues are generally quickly resolved but mostly I would like to say how happy we are with regular property inspections and how good your staff are.
Our property inspection is every quarter and every time Luke comes to our property he is very polite and professional and he gets the job done but he doesn’t impose on your space and he is just really friendly.
I think the way in which he composes himself within your home is just right and would like to say what a great job he is doing.
A property inspection can seem a little awkward but I’d like to say Leaders make it a positive experience every time and that is mostly due to the way Luke is.

We’re being charged a fee for late respondence on the agency’s part. Don’t agree to sign a contract before any changes are applied.
No communication between the team members, 2 times no-show for property inspection (no communication about it either), if they do show up they are late unfortunately.
Edit: The agency got in contact to resolve the issues in a promptly manner and help raise it with upper management.
Edit 2: Terrible communication between teams and we’re being chased for a fee that was removed 2 months ago AGAIN.

They list properties as 'chain free' but have tenants vacating the property that need to be evicted. Complete time wasters for first time buyers. When you need an answer they all claim to be on holiday. I would just avoid unless you want to stay homeless.
Biggest mistake of my life dealing with them.
Not much I can suggest to improve other than rebrand again like they did with Guardian.

They stop responding to calls and emails as soon as you hand the keys back. Checkout inventory completed the day after keys were handed over, everything was deemed to be fine with no deductions. Still it took them 34 days to process the return of the deposit, with it taking up to another 7 working days to actually receive it in my account. Many calls and emails in-between with no response until I informed them I was starting the complaints process.

Most of the agents are rude and all their paper work is to protect the Landlord. Incase of dispute and non agreements they will side with the landlord.
Also for property I lived they were not responsible for the maintenance of the house , imagine a situation of water leak, or no heating you would be at mercy of the landlord, who may fix or not and these agents will not be responsible.
Worst thing could be you get a landlord who is a cheap DIYer and fix your house with cheap products.

Our initial interactions with Rachel were informative and professional. She made us feel comfortable and confident with the service they would provide. They helped us market and let the property efficiently and answered questions we had as first time landlords.

My wife and I have 11 properties with Leaders of Harlow (previously Guardian Residential Lettings & Sales Ltd) who we have worked with for over 7 years now and we would not work with any other letting agent !
We have always found their well-established, experienced team to be extremely professional and thorough in vetting potential tenants for us and both front office and back office staff have always provided advice and support throughout the tenancies should any issues with tenants arise.
Their rates are very competitive and we feel we have built up a really good relationship with Leaders who we will always return to to find us new tenants.
They have a recommended team of excellent contractors such as Gas Safe Registered engineers, electricians, carpet fitters and repair men who Leaders themselves use and we also use them to look after all our properties.
