Generally decent, but I would say my interactions with other estate agents have been stronger. On a few occasions I was expecting communications/updates which I didn't receive. My recommendation is instead of trying to defend reputation and save face, to just accept accountability. This would go down better with customers. Not bad experiences, but not the absolute best either. Bit of empathy and understanding goes a long way.

I was very interested in one flat of theirs to let. I called to view. They told me they were still waiting for the current tenant to tell them the available viewing date. So they took my name on the list and said they would let me know when the current tenant got back to them. I waited and waited, and called them twice afterwards, getting the same answer. Then like 10 days after, when I wanted to call again, that flat shows "letting agreed".

Very polite and knowledgeable. The only downside is that there wasn’t as much communication as some other agents ie. They will call when necessary but won’t update you each week with how things are going (for some people this might be a benefit). Otherwise, I was happy with everything else and would recommend :)

Which Agent should I use? The question anyone selling a house asks themselves and then faces days of uncertainty as you read reviews about each of them and look at their website and trawl through who sold most properties in your area on Rightmove, well that's what I did anyway.
I am a long-term landlord and wanted a quick sale.
I got 3 agents to come and quote me, 2 were around the same price and 1 was 10% higher, so I discounted that one straight away.
Alfie, from Palmers, came and gave me his opinion and put simply, I liked him. He is smart, professional, energetic and straight talking. This is someone I trusted. Their fees were in line with others.
Tyler was my go to Sales expert, he came round to look at the property and was every bit as professional as Alfie but possibly with even more energy.
Straight away, he got me viewings and from then on the emails kept flowing, another viewing, another one and another.
After 2 weeks, I think, he put an offer to me, it was a low ball and I countered it and we came to a compromise based on a 4% discount for a 30 day completion from date of acceptance. Anyone telling you it takes months to sell a house, well let me tell you, Tyler actually called the solicitors and made sure they could do it for me in 30 days, and true to his word, it happened.
I simply cannot fault Palmer & Partners at all and have got to say Tyler is exceptional. Straight talking, direct, knowledgeable and confident, he's a great Sales negotiator.
So, if you're still reading this and have not decided who to go with, take it from me, if you want an Agent who will move mountains to get your property sold and cut the BS to try and make you feel good or give you false hope about making more than your property is worth, go to Palmers and ask for Alife and Tyler.
(other Sales negotiators I'm sure are equally as good at Palmers, I simply never had the pleasure of meeting them).

The 4 start review is for Tyler who was so helpful with the delay in my purchase and he’s understanding with my rental. He was so understanding and helpful and always available to help me. I would have put 5 starts for Tyler but for company itself I have deducted a star because of the manager of the rental department John, who in all the times I have dealt with him has been uncaring and unhelpful, providing me with no options and I have had to argue with him before to get work done on the property that wasn’t my responsibility. I will be making a complaint, because someone who suffers extreme anxiety he done nothing to help me during covid when I lost me job, I had to ask him to speak with my landlady, there was no option from him to do that, he simple said I’d have to find somewhere else to live!!!

I first met Rachel Johnson online, when she conducted the check-out procedure for my rental property, prior to my putting it up for sale. I took over responsibility for the property three-and-half years ago when my wife, whose project it had been, died.
As a first time landlord, I had a lot to learn and Rachel was totally supportive in enabling me to navigate the difficulties involved in gaining possession of the property, before I could sell it. In the event court proceeding were avoided.
Rachel arranged to have the property professionally cleaned and arranged for several repairs to be carried out promptly.
She has responded to my many enquiries promptly and professionally, and equally importantly in a friendly and patient manner. She is extremely easy to talk with.
Thanks to her advice and help, what could have been a very difficult process for a 'rookie' 82-year old landlord, was turned into an interesting new learning experience.

Make sure you don’t talk to them. I invited an agent for costing so I can think about it- he told my lodgers I am selling it asap and put “palmer and partners for sale” sign on my property without telling me. I never signed a contract with P&P or agreed their fees or price they suggested. 3 of 4 my lodgers left, I am investigating the legality of P&P actions.

Having lost my father then having to administer his estate which included the family home of over 50 years, selling was never going to be an easy decision to make.
Not sure what to do, I gave Palmer & Partners a call as I had already had a previous positive experience buying with them.
On contacting them, empathy and compassion was instantly shown and they could not have been more helpful.
They arranged a valuation and discussed the next steps providing options that we could take.
All this was conducted with no pressure and with compassion and empathy.
Our family decided to sell with Palmer & Partners who provided a very realistic market value, and provided expert advice on when it was best to put the property on sale to maximise the asking price and chance of a sale.
They found a buyer very quickly, and multiple offers were forthcoming. They were professional in advising on each buyers curcumstances and helped us come to a decision armed fully with the facts.
Unfortunately the Probate process took almost eight months. Despite this they kept in contact with us fully during the process which of course was a difficult time and showed the upmost patience and kept the buyer on side.
I could not fault the service I had in any way and would not hesitate to recommend Palmer & Partners as a top choice to use when selling or buying a home.

From the get go Eva has been more than helpful, when the initial property I wanted to view was no longer available she fit me in last minute for a viewing on another property that I had my eye on.
Eva assisted with every step of the application and kept me updated throughout. Eva allowed a second viewing of the property when I visited with my daughter and family. Alfie was great in the valuation stage, knowledgable, professional and not too pushy. He understood what a big decision it is to sell. Paul was great, he introduced me to four buyers pre-marketing. My house sold in a couple of days before marketing and photos which is rather impressive given the current housing market.
As a buyer:
5 stars for James, he really is excellent at what he does! He has been patient, consistent, knowledgeable and calming (vital estate agent skill) through three weeks of negotiations. I really felt James had my interests in mind alongside his client, the seller, which I appreciated. My offer has now been accepted and I shall be back with an updated review once the sale is complete.

A tenant that it was not my responsibility and that I was parked where I was told and it was on the tenancy grounds anyway - I was told palmer and partners would attend it .At the end of my tenancy due to ongoing and non resolved nuisance noise from above ceiling structure , I was rang by a letting agent from palmer and partners asking me if I could tell them what number was the parking bay linked to the apartment ? as they were showing round new tenant and didn’t know themselves which bay .
Wooden cracking noises on each footstep of the above resident showed a problem as it was loud , annoying and occurring everyday unless the resident was out . Both of us myself and the other resident agreed it was a nuisance noise level and not acceptable . Economic with the truth in relation to replies from my requests to get it fixed we’re all to commonplace - I was told tests had been carried out and they’d found nothing ( no one had requested access to flat so how would they test or even sound check and one staff member of palmer and partners in a call told me we can’t hear anything on the videos you’ve sent us with the sound you say is an issue ! Again this was found out by chance rather than any courtesy follow up .
Why would someone make up a noise that wasn’t there and had been heard and witnessed by many others . I do believe the next tenant will complain as it’s unbearable hence why I left it .
Up to the last day of attachment to this company I had issue and misdirection in calls and emails from them . I was charged £260 :00 by their recommended full clean team ( apparently a requirement upon departure is a full deep clean ) for a spotless one bedroom apartment and despite asking received no invoice or detail of what I’d paid for in the cleaning .
They gave one key to letterbox which when lost there was no master key so I had to buy replacement with two keys which palmer and partners kept .
A completely abhorrent situation to be in as a tenant when the letting agents won’t when you request it allow correspondence with owner re the ceiling noise as going forward it may be something they need to speak to the building management about - I asked to be copied into email and see response which never happened . For it to be insinuated that I was imagining noise from the failed floor plan above that caused audible creaking every day in a specific area
Above kitchen and bathroom , that I moved and ended tenancy due to not being able to live in comfort for an apartment due to enter its third year with me costing another £25 more monthly for no resolve to issue and ignorance in the details of tenancy ending . Very poor and would never recommend or go near them , as for how they merit what we pay to them for their service I can’t justify that this particular agent does enough

The sales team were really good at helping me sell a property. They listened and provided advice but were willing to do whatever I was happy with.
HOWEVER, Do not ever accept their recommended solicitors/conveyancers. Find your own. They recommended Fisher Jones Greenwood to our buyers and it almost caused the whole chain to collapse. Paul at PP was able to help with pushing the sale through but it took a lot of blood, sweat and tears. Wasn’t worth the hassle in my opinion.
They lost 2 stars for recommending Gayle Fordham at FJG and I hope they prioritise their clients and stop referring people to her based on all her negative trust pilot reviews.

Hello! My experience is not satisfactory. I am interested in renting a property in Colchester and based on the advertisements and according to availability I have contacted them on a number of occasions and have even been to view the apartments. Although I have expressed my interest in renting either of the apartments and although still showing that they are available on the site I have been informed they are no longer available. Again I have called them to express my interest in renting the property and was informed that I will be called back but this has not happened. I have asked the lady to be sent the relevant information in order for me to proceed with renting the apartment and I was told that I will be sent everything but this has not happened. I feel based on my experience this was a waste of time and money Given that my experience was very poor I have serious reservations to recommend this company. Keeping in mind that I have travelled from London on several occasions and spend money and time on the travel this has not been fruitful nor did they take this into consideration.

Awful experience with Palmer and Partners!
I have debated writing this review but now that it's effecting my sleep I think people should know.
As a Tennant "you have the right to live without interruption"
Palmer and partners failed to comply with those rights.
Towards the end of my tenancy they decided to do viewings in my house without my permission because they belive I had already moved out, even though my tenancy didn't end for another 3 weeks. Not only did they do viewings without my permission they also left my property unlocked and curtains open with my valuable belongings inside .
I have never in my life been so angry and distressed to go back to my house at 9pm as a woman on my own in the pitch black to find my house had been entered .
After deciding not to phone the police and phone palmers in the morning I spoke to a director of the company who didn't seem to think it was a big deal and that it was human error.
Human error not following the law and entering a property without permission?
Oh and it doesn't stop there ... after being instructed to return our deposit in full by our landlord we still have only received half.
Such and awful experience with the company with an email from the director "Dear Georgia, further to our conversation, I can only apologise for the error that happened – this was human error on our side and I would like to personally assure you that no-one will enter your property until I hear back from you in writing."
And here I am 3 weeks later waiting for a reply to my response.
Angry upset and invaded is all I can say .

We found out we could afford to move back in February so contacted Palmer and Partners straight away. James came over the very next day to take photographs and get the house listing ready to go on Rightmove. By the time we went live, the team had already arranged for at least 15 viewings for that weekend. Following the enquiries that came through from Rightmove, James then spent the best part of the Saturday showing people round our home and by the Monday we had 12 offers on the table. Incompetent agent and rude management in the Colchester office. There is also a striking difference between their allAgents ratings and their Google reviews, which leaves one to wonder about the legitimacy of their non-verified reviews! Best to avoid, unless you enjoy dealing with rude and incompetent people!

I struggle to understand the logic behind this agency. After signing a contract and agreeing that they would send me a video of the house to show me, I never received anything. I patiently waited a week because I was told they were understaffed because of the covid but two days after the date we had set to receive the video I contacted them to find out what happened to them. Their response was that the flat had already been rented. I think the inadequacy of this agency is self-explanatory. I would just like to add that I desperately needed this apartment because I urgently needed to move in the city but instead I was taken for a ride and lost 10 precious days that I could have used to contact some other landlord.

Terrible experience selling my home, P&P communicated poorly, took over twenty weeks to complete on a chain-less transaction. My negotiator was too unwell to work from the office which I only found out after the problems arose. P&P didn’t think it was weird to not receive a date from both sides solicitors at week 17, yet apparently sat waiting like lemons.
Also did not perform financial checks on the buyers properly, which led to me personally covering two months of the buyers private rental to allow him to move into my property two months earlier than we could have (due to the above lack of communication through the chain).

Every time we phoned up to speak to someone dealing with our sale, they were either on lunch, just popped out of the office, on a half day, on another call, or not in that day. Occasionally they would return a call, but most of the time nothing. Imo as soon as they had a sale, they weren't interested in dealing with us.
Bearing in mind my wife did all the viewings, they earned a nice some out of us for basically putting the house online.
If I was looking to sell or rent a property, i wouldn't use Palmer and partners again.

My Husband phoned to book a viewing at a house on the High Street in Brightlingsea on the Saturday the Girl in the office took the booking she gave 2 available viewings one at 10.30. and one at 16.00 my husband said the he would confirm which time. My husband rang up on the Friday he confirmed the 16.00 on the Saturday and asked if the that the gate can be left open on the property that's if we arrive early we can see the garden no problem he was told brilliant.
We arrive at the house to find no gate was left open we waited for the ventor to arrive and waited to no avail l said to my husband to ring the estate agents yourself he was told there was nothing booked in at all and that we should of confirmed the booking we did that when we agreed the time and date and to leave the gate open.We were coming from Cambridgeshire which can take 2 hours so we made sure the time and day were ok to view as my huband confirmed on the Friday.
Unprofessional to say the least they had nothing logged on the system bad.
And to get told if they had the viewing there was no electricity so no lighting oh sorry yes by some form so I should think by tourch light are they joking looking around a property when it's dark with no lighting and in your words when the property needs total renovation Just very unprofessional to say the least.

I’m sorry to say that I did not make the 11am appointment at !! Turner Road this morning.
I first requested a viewing from Palmers via Rightmove over last weekend 6/7 October.
I received a phonecall from Palmers on Monday 8 October in response.
I was asked various questions by Toby all of which I had answered in my email via Rightmove so presumably he had not read my email, only picked up on my name and telephone number!
Toby said he would get back to me.
Which he did the following day with an appointment to view for Thursday 11am. He said he would send me an email with the full address, the name of the vendor and the appointment time.
By Thursday am I had still not received the email which meant that I did not know where I was going or who I was seeing.
I telephoned Palmers early this morning approx. 9:50 am and spoke to Lewis who said Toby was now on leave.
Lewis took my name, email address, he verbally told me the house number and upon my request he said that he would send me an email with full details. I said that I would be leaving home about 10:30.
Because Turner Road is a very busy road due to the proximity of Colchester General Hospital amongst other busy units, I went online with Google Maps to track down where I would need to find number !!.
I spent quite a while cruising up and down Turner Road on Google Maps. I could not find the bungalow even though I now had a house number and photographs of the front of the property.
Eventually I noticed a signpost pointing away from the main road and when I zoomed in I could see that it stated numbers 38 to 46 and a signpost stating ‘footpath’.
I hadn’t realised the time, who does when they are online! As it was now 10:50am I was too late to go to view the bungalow. I live quite some distance and would normally allow about ½ hour’s drive to get to Turner Road.
Now that I know where the property is I would feel more confident to make the journey. I’m a cautious driver at the best of times and I prefer to map out exactly where I am going when it’s to a new area.
However, I would suggest that when an obscure property is for sale on your database, I presume the staff are knowledgeable on the exact location, that the sales guys could/should inform anyone viewing properties that are a little obscured and pass on any landmark tips.
Also a little bit more of an effort could/should be made in assisting and following up with information ie. emailing details to clients especially when promised twice. There is little cost involved – so, it’s a no-brainer!
Not so long ago interested buyers would receive hard copies of properties for sale. Surely sending an email which is cheaper, environmentally cleaner and definitely quicker is the least that should be offered to interested parties!

As a buyer of property with P&P I don't feel they really offered anything more than any other estate agent used. Naturally they are heavily biased in every way towards the seller in all they do and maximising the selling price for their client and commission to themselves. They go all out to up the price and get you in to a blind sealed bidding war that might not in reality exist or not needed if you are say in a strong financial position against someone weaker - this happened to us. This is pretty much the same with most estate agents though - its just the nature of a greedy game in a market with high demand but little supply. Good news if you are a seller!

My wife and I chose Palmer and Partners to market our house. I feel it would be unfair to leave any negative points regarding the time it took to sell our house as it was over the winter period, so naturally things take a while to sell, once winter passed things picked up and it sold just before spring.
What I have learned as part of the sale and purchasing process is you get bad agents and good ones. It took a while to decide who to choose given the number of agents around in Colchester, and then there are cheaper online agents to consider too, I must admit I was nearly lured into the cheaper offerings from online agents, but I'm glad I wasn't.
Palmer and Partners really shine, yes, they are more expensive than an online agent but I genuinely feel you get what you pay for. Our sale was rather unusual as we sold to an investor and rented back from them until we found somewhere to move to (our forever home), I'm confident in saying a transaction like this would not have gone as smoothly with an online agent, or many of the other agents I've spoken to in the Colchester region in the last year or so.
The communication and knowledge from both Toby and Alex is exemplary, you call when you say you will, you give advice, you make sure everything is in place when it needs to be and nothing is too much trouble. You are both a great asset to the company.
I genuinely feel a bit sad now the sale part of the transaction is complete as I'll miss the phone conversations.
Once again, Toby and Alex, thank you for making the sale of our house a pleasure rather than a chore. I wish you all the best for the future.

Myself and my partner due to drainage issues at my previous address had a month to move.
After calling up to view a few properties with other estate agents and not finding the service or some of the properties satisfactory by chance I called Palmer and Partners as it was one company I passed daily and had slipped my mind (SILLY ME)
We are son glad we did Lilie was superb and met us that day to arrange a viewing that afternoon, Lilies was polite and so genuine we had met a couple of agents that day who were disinterested and the properties were not very pleasant.
We went away with a huge decision to make between the one lilie had shown us and another.
After a well needed break and beverage we decided on the property with Palmer and partners and within two hours put deposit down.
Though they were given only under 4 weeks we were in our new home within 3 weeks after it all.
Lilie and John both brilliant and did all they could to get us in our flat. At times ito was very stressful due to personal and referencing issues, but, they eased the pressure and stress and were so supportive every step of the way.
Since then we have various contact with Amie and Anita also and maintenance, queries and emails all been dealt with within the day and miaintenance issues within couple hours after renting myself over 15years not known this kind of service.
Even before Christmas Amie gave a courtesy call to see if al was okay before they closed.EXCELLENT customer service, friendly team and estate agents, put it this way we will be recommending Palmer and partners and for as long as we rent we will be staying with these guys.
