Carlene Bak is our Property Manager and does an excellent job in managing the letting of our two properties.Her response time to emails or phone calls is impressive and our impression is that she really cares about giving us a first rate service.At times,the systems that Leaders have in place for such things as work orders or retentions give rise to unwanted problems. The absolute worst estate agents I've ever dealt with, rented a home here in the past couple years that within weeks was full of black mold, water pouring through the ceiling and into electrical outlets/the fuse box, I regularly had a flooded kitchen, porch and dining area every time it rained, the plaster was soaked through and would just fall off as well as nails sticking out of floor boards and upstairs neighbors who also rented from the same place playing loud music, smoking in my porch & being threatening and abusive all the time, the estate agents did nothing, never even investigated or came over to inspect. I was left thousands of pounds out of pocket due to water damage & terrified of violet neighbors.
My landlord would turn up unexpected, and would invite various trades people over to do work on the place without telling me while my valuables were on display. Varrious staff members were rude, unforgiving and incredibly disorganized, they never knew what was going on and left me sat in a car for 7 hours because they forgot to do my paperwork on moving in day, 8 months of a horrific property that was originally presented to me with no issues whatsoever...Nothing was ever rectified till I threatened to get a damp inspect in and was then told to leave immediately. Absolutely appalling, would never ever deal with leaders again, ever.

Lis and the team at Leaders were an enormous help in selling our home in such a tough market. Lis couldn't have done more for us when we had such uncommunicative solicitors to contend with. We'd still have weeks ahead of us despite being chain-free from all parties if it wasn't for Lis keeping things moving and chasing all sides. Lis was so flexible with communication when I was in another part of the world with a weak WiFi service, but still kept me well informed nonetheless. Leaders did all of the viewings for us, a huge help when working away or for those with awkward shifts. Can't thank them enough!

If I could leave a minus star I would. To say that this company is substandard would be an understatement. The staff turnover is an obvious indicator. We used them as rental management: poor communication, lack of research for work contracts (only used one company refused to obtain additional quotes) the standard of work was laughable and expensive. Leaders have different branches who cover different services, they do not communicate with each other. As we live overseas, we believe Leaders took advantage of our absence, failing to inform us of our tenants issues and letting our property fall into disrepair.
We attempted to use Leaders to sell our property, HUGE mistake. They mismarketed and overvalued our house, tieing us into a long contract and utilising atrocious and expensive solicitors. Fortunately, we were able to sell our property through a reputable agency, Diamond Mills and the experience couldn't have been more different. I strongly advise anyone looking for rental management or property sales, to avoid Leaders like the plague.

Far too much reliance now on 'bot' style services that staff seem incapable of interacting with. Asked to stay longer in property, no reply for over a week and then served with a repossession order!! Now I have an all day appointment to check the property over the *day after* I'm supposed to have moved out. Rarely respond to emails.

Where to start, really? I guess it would be the part where I paid the holding deposit in order to ‘ensure’ I had my place. I jumped through hoops and did everything ‘they’ required of me to secure the property. So, thinking I was safe, I put my feet up and waited for my move in date. Except it didn’t happen. No. Leaders called ONE WEEK before my move in to inform me that the current tenants were refusing to move and there was nothing they could do. I was essentially homeless. Apart from some shrugs of the shoulders and contrived ‘sorries’ I was told there was nothing they could do. So what did I pay the holding deposit for? Apparently to protect them—the big cat estate agent. It was at that moment that I realized exactly what Leaders of Felixstowe was all about: themselves!! They couldn’t care less for their tenants, or probably even their landlords. All they care about is making as much money as possible by having tenants move in as close as possible to the date the former ones move out. Thus creating issues when things fall through and go wrong—issues for the tenants, obviously, and not themselves. I took my deposit back and vowed never to use them ever again. Don’t get burned like me. AVOID

hello everyone, if you are interested in losing part of your deposit, the leaders company is well-trained, I recently moved out of a rented apartment, I was charged for cleaning carpets, £ 110 with 1bed flat , i have cleaned it over the weekend using Rug doktor from homebase, my friend who moved out from same bulding 2 weeks earlier was charged 60 £ for 2 bed flat. then his carpet was replaced with a new one anyway , because it was 10 years old :) . All raports for the last 18 months stated that the flat was in excellent or very good condition, once i moved out i was informed that the carpet is in poor condition?? I would like to mention that the carpet was in terrible condition before I moved in, stains were covered with good quality chemistry and it looks acceptable for about 5 months . After this time I wrote a letter asking if they could change it but answer was no, so I used rugdoctor and cleaned all stains, Moreover, if it suits you that strangers come and take pictures of your private places, such as your bedroom etc here we go- every 5-6 months someone from the leaders "team" will come and have to take such pictures, even in your absence. This is really frustrating. The leaders only care about property owners, the tenance is nobody!! leaders using the same tricks for many years how to get money from deposit they are famus about it check the professional review website I sincerely advise against using their services.

I have recently rented a property through leaders. They have been excellent from start to finish. Very friendly, very professional and very accommodating.
Would highly recommend them to anyone looking to rent a property.
We opted for the slightly higher monthly payments over a fixed deposit and for that we have gained access to a membership through Leaders. This gives tenants discounts from all sorts of places. Straight away we’ve been given a brilliant welcome box containing vouchers for money off various sites and shops, biscuits and a couple of alcoholic drinks.
I can’t speak for speed of repairs as there have not been any, but if everything else is anything to go by, I’m sure they’re as quick as possible.

I will never use their service again. Every report they did trough the tenancy period was that everything was perfectly fine in the house, but when it came time to move out they charged us for ridiculously things which were unacceptable. We used their zero deposit option which cost us £348.00 for one year and after we moved out they emailed us that we need to pay another £322.00 for that ridiculously "damages" and even when I told them that I have pictures from our move in date and the house looks the same when we moved out they just didn't care. So in the end our contract with them costs us £670.00 from this zero deposit option and the charges for non existing damages. Avoid them!!!!

Issues regarding getting the deposit back - it was agreed I could paint the property. It was decorated to an incredibly high standard. I had been in talks with the agent about whether one wall would have to be repainted due to being a bold colour - this was confirmed 2 days prior to the tenancy end date which gave me no time to repaint to a high standard and organisation of moving out. I repainted the wall and it was later challenged about the standard of the job. Given I was working full time, trying to move out and had been given less than 48hrs to paint a 7ft by 12ft room I was not overly impressed that it was challenged. Not only that but the entire property was challanged over decoration despite the new tenants being thrilled with the makeover which in my opinion aided to the market value of the property. The deposit was returned but I should not have had to fight this, certainly not 2 days before tenancy completion.
Overall the agents were very good. That's why i have only given a 3 star rating.

The Felixstowe office is run by Manager Carl with great efficiency. My main contact is the next in line, a young lady named Leonie. The service these two give along with their support staff is second to none. Their instant knowledge of all my lettings along with the Landlord regulation changes is to be applauded. As a Landlord I am kept fully informed by email, News Letters and daily contact. Leaders Felixstowe are a well run operation who are fortunate to have Carl and Leonie as management members of staff.
