As from previous reviews I have been reading, I am not a person to really post reviews. But I would like to now. I found London Capital Homes Ltd extremely professional and and fast in my search for a new home, the negotiator Wesley whom look after my interest, guided me through the whole process in obtaining a apartment from start to finish. I would definitely be using there services again, as it’s extremely rare now days that you find a Estate Agent now days that’s looks after yours interests. Keep up the good work guys.

Do not bother with this one.
I wouldn't even give London Capital Homes 1 star for its terrible service and lack of consideration. I want to emphasise that I commuted all the way from Herne Hill and my partner came from Canary Wharf to get to Manor House for a flat viewing - yet the estate agent didn't show up. We called and got a very unwelcoming response and they hung up. After 20 minutes of waiting around and a number of unanswered calls, they finally answered when we called from a different number.They responded that they didn't have access to the property and no one was coming to show us the flat. They didn't bother to email or call me to let us know prior the viewing.
Terrible service. Avoid at all costs.

Worst estate agent experience I have had.
I was unlucky enough to deal with guisseppe who was rude, unhelpful and unresponsive.
He seemed completely uninterested in helping me find a property to rent and even LIED about some properties being unavailable in order for me to take one of the more expensive properties.
From reading other reviews, I see that I am not the only one. AVOID at ALL costs

The staff has been very friendly and helpful especially during viewing. The flat is in amazing condition, as presented. We had some issues with one of the shelves, but the staff and the landlord were quick to respond. The other issue we've had is, we were told the gym and swimming pool facilities were included in the rent, but had to pay £45 per person for the induction session. My partner and I would have liked to be told about this fee in advance.

Well, where to start.. we have been looking for a new property to rent in Central London for at least a couple of months. We viewed so many different places that I lost count, and all of them were lacking something that didn’t make them the right place for us.
Until we came across London Capital Homes, and boy what a pleasing experience that was! Upon our viewing, we met Oliver. He is a professional person and helped us through the entire process to ensure everything goes as smooth as possible.
We viewed the property late evening. However, Oliver made sure that it got processed the same evening and got back to us within a couple of hours of viewing the property. Since then, Oliver helped us with all the questions we had prior to moving in, and I can’t thank him enough for his professionalism and responsiveness. Keep up the great job!

I worked and spoke with Brian throughout my housing search process. He was so helpful and such an amazing letting's agent. He really went above and beyond in terms of helping me navigate the leasing process, selecting a unit, giving virtual tours and sending detailed videos to help me secure the best place. He always answered my phone calls and would text me day-of to help with any questions I had. He even worked with the doorman to send over some video footage of the lobby since I was unable to attend in person because of COVID. Hope I can work with him in the future!

I don't write reviews often and never wrote review for real estate agent (if I did it will be pretty average as i often struggle with estate agents) but Brian at London Capital Homes has been really, really good helping me to secure a flat and explaining me all the steps necessary to do so. He has always responded to all my queries in no times (sometimes even on week end) and has always taken steps to respond to any questions i had.
Overall, i have never dealt with an estate agents has helpful as him and it was a pleasure to deal with him from start to finish

I recently moved from Luxembourg to London and came across London Capital Homes during my property search. A wonderful experience it has been! I was pleasantly surprised how professional and knowledgeable these guys were, my agent Carl was so helpful and went above and beyond to make my property search as pleasant and most importantly the least stressful as possible. I had many bad experience with agents before but the whole team at LCH has been transparent about the whole lettings process in London. There were no if and buts, they simply got on with the task to meet my requirements. On checkin day, the property was deep cleaned as promised and furniture was installed as per my request. I was treated with a staff member who welcomed me and showed me around the property and building facilities and how to operate the AC system. A truly AAA rated lettings agency. These guys deserve the best reviews as I can tell that they are pros and really believe in providing a great service. Thank you very much. Bea

WORST AGENCY - please do yourself a favour and dodge that bullet quicker than anything. They act really nice at first and ask you to leave them a good review (which i initially did) and after everything's signed, they stop replying, they would "not receive" my rent every other month, I had to constantly resend proof from months ago, stuff that needed urgent fixing would never get fixed, they ended up keeping my entire deposit and 26 other people's (we all had an email thread sharing our experiences and screenshots etc) and then they stop answering your calls and you never hear anything again. I hope to god they get a lawsuit or something someday. PS: If you see any good reviews on here, those are 100% made on the same week, trust me.

Once your contract comes to an end they will ignore all your emails and calls. It will take months to get your deposit back and you will have to contact Deposit Protection Scheme in order to be able to get your deposit back!

We truly enjoyed our apartment it was clean and very well kept.We loved it!
It was on a quiet residential street, yet within very easy walking distance to a wealth of pubs and restaurants of all tastes. And the Tube was a short, 10-minute walk away. Staff was extremely attentive, very friendly long before we had selected this location and well after.Our agent was Marco Simoncelli an Italian guy, he graciously met our minor requests for items to have on hand in the apartment and he explained everything about the area around the apartment being with us step by step until everything was done from the contract to the day we've got the keys.
It really was a wonderful experience and we'll recommend it to many.

Giuseppe performed an excellent job in showing me around and showing me what could go into the room, he made it feel very homey and he was very welcoming, he also provided me with information about the suburb.
Through the processes, he was very helpful in all the questions that I had, which included during the phases of payment and other question about the contract and general questions. He has been my main contact with London Capital Home, however, I have dealt with Carlos and Mario, who have always been amazing help with all of their services, that they have provided.
They are very polite and organised people, who have consistently worked around my schedule. When I moved in I had problems with the keys not unlocking the appropriate doors and Carlos came and assisted me on his Sunday morning to sort it out. There was another problem with the power and Mario came on Sunday night and resolved everything, this was greatly appreciated, with how quickly it took for them to reply and help me out with the issues that I was experiencing.
Through the whole process, London Capital Homes have been enormously helpful with everything, they are very polite and organized people who have supplied me with information on anything happening or would be happening.

Absolutely awful!!! Please save yourself the stress and seek a different lettings agency. I have rented for 7 years and have never experienced such a poor service. They do not vet the people in the house to match suitable newcomers, neither do they notify you that new individual(s) are arriving. They state in the contracts they must notify you 24 hours before entering the property however they come and go as they please. It takes weeks for them to respond to any maintenance issues - they would rather ignore and hope the problem goes away. We have had serious issues in our household, i.e. no heating - this took over a month to get fixed, mice, to which they accused us of lying about, faulty doors and draws... the list is endless!!! The cleaners never come when they say they do and if they do decide to turn up they just wipe the surfaces and go. Please be warned for the money you pay you do not get any security of being treated like an actual human being.

Sometimes the email communication is rather slow and I am still waiting to get some damages fixed for quite some time now .They were however really fast when the heating was not working or when we had mice in the aoarapart to support us which is good

This review is true and genuine at 100%. I've had an amazing service from one of their agents, Giuseppe. He helped me to find a new house while I was having issues in my old flat. I'm so glad I met him, because my situazion now is much better.
All the work done by the agency is legal, so there is no fear at all.
The maintenance service reply really quickly.
I highly reccomend this agency.

Reviewing my comment, after they calling me a liar, I have to say it only gets worse. They did not topped up our gas neither electricity, and will only do so tomorrow, so we will be with no electricity soon......
They promise the world before renting the room, and now I found out from my roommates that the boiler is not working for months, that the bills are not included as it was advertised, the agency doesnt answer my e-mails anymore, it is just ridiculous. I read all the bad reviews and still did the stupid thing of trusting them. Now I am sure all the good reviews are fake.

After visiting more than three agencies where I have very bad experiences (rooms in terrible conditions, dirty common areas and exaggerated prices)... I was almost about to give up, however, a friend recommended London Capital Homes, Thanks Charlie! - the service was excellent, they interviewed me for more than 15 minutes and I asked me questions to know which were the best options according to my budget and needs. I took the first room I saw since I loved the house as it was very clean and tidy. I can highly recomend this Agency!

I just finished my contract with London Capital Homes, during the two years I was with them I never had problems, since they did what an agency should be doing, The place I rented was very clean and well maintained, during my stay I had some inconvenient with the heating but the maintenance team took care of the problem quickly after reporting the problem on their website. The staff is friendly and efficient. I had no problem recovering my deposit. During these years I have recommended several people and LCH has not disappointed me.

I found a flat with London Capital Homes recently, and was really happy with the service. The room that was available was well-kept and tidy, although the lock was bit dodgy; however LCH then replaced the lock with a completely new mechanism, before allowing me to sign the contract papers.
My property was let to me by Kate (who was great), but overall all the staff at the office were really friendly and helpful as well. A welcome and refreshing change from some some of other less-glamourous experiences I’ve had whilst viewing flats around central London - would recommend.

Lets see how quick they remove my HONEST feedback... It's an absolutely appalling company and service is NON EXISTANT! Doesn't deserve even 1 star, AVOID if only you can!! Once you are in, any issue you report - they will either ignore you or take ages to reply/inspect/refer/reinspect/turn up without notice/partially fix and leave the rest for you to get on with...
STRANGERS in your property - If you get signed up - you will notice people randomly turning up in your property, you don't feel safe in place you pay for and would want to call "home".
CLEANERS - they only swipe surfaces a little just to make it look good for their "photo evidence", and rest is left untouched. No bins taken out, no cooker cleaned, no microwave cleaned, no corners of table wiped etc. Company is avoiding to commit to a day in a week when cleaners are coming, again meaning you don't know when to expect people in your property. What is more when you report that cleaners didn't turn up for 4 weeks, they call you a liar telling they have been round and just "forgot" to sign in attendance sheet.
Anyway, it's your decision and I hope you get better experience than me...

Amazing customer service.
Due to a situation that arose, I was in a position where it was looking as if I would have to move from a property I had already acquired with London Capital Homes.
I was helped by a woman called Michaela. She went to extra effort in order to tailor the rent to my situation and I can’t thank her enough. Anyone who has the chance to work with her, should grab it with both hands!
I would highly recommend this company and will certainly be using them again in the future.

The service I received from London Capital Homes was really top quality from the first day I rented a flat till the day I left (due to relocation). Customer service is reliable and quick and the LCH team is always very prompt in communicating with me. Not to mention the staff I dealt with are friendly and shows genuine concern for any issue I might have at the time.
One of the best agencies in London for roomlets and I would highly recommend London Capital Homes to everyone. If I do come back to London, I will not hesitate to contact them again.

I rented from London Capital Homes for a year before I moved into my now own property and never had problems with them as they did what an agency should be doing. The place I rented was impeccable and within that year I only had to call them once to fix something but they handled the issue quickly after just one phone call from me.
Their staff is friendly and efficient and I had no problems with getting my deposit back after a year. I can only recommend these guys.

I came to London for work and rented from London capitals homes. The service by the agency was efficient. Any questions I had they dealt with immediately. The place I stayed at was clean and well looked after. The price was fair for the location of the property.
I recommended london capital homes to fellow colleagues and friends and they all share the same sentiment. 1 year has passed by and we are all still happily renting from London capital homes.

My friends came to London to stay here for 3 month. thanks to all the professional staff in London capital homes! They offer us the best room, with big window in 16 Reflection! It’s saved a lot of money, much cheaper than living in a hotel. Also thanks to Julio for cleaning our kitchen, a very professional service!

By far the worst estate agents I have ever come across in my life. Handed in my notice after a few months of my contract as I could no longer bare to deal with this company. People would come and go as they please into my property without my consent. on many occasions I would come home from work and find strangers in my apartment! when I confronted them, they told me that they would come and go as please without proving the legal 24 hour notice. They also locked me out of my own flat on one occasion. The staff are rude and threatening. My card also went missing when the cleaner was attending the property. Had the worst experience possible with this company and would advise anyone to stay well away.

I had an absolutely terrible experience renting a room at Arran House; Raleana Road managed property near Canary Wharf.
I arrived at the property on the day when my contract started, only to I find out that my room was still being rented and the tenant was not moving out because he extended his contract. I was allocated a different room until they sorted things out with the tenant. The tenant moved out a few days later but my room was never cleaned. The room was left in an awful condition, everything was sticky and smelled. They didn’t even change the bed sheets. I was told that the cleaner would come to clean the room as per our contract. No one ever turned up and I had to clean everything myself. I tried to argue with the agency how unfair this was, considering that I would be required to pay £60 for the ‘move out’ cleaning. They said that the cleaner was there and cleaned my room. That’s of course impossible as I was at the property the whole time and even the dirty bed sheets were still there.
My property was advertised as young professionals’ property only, no students welcome. This was in fact my main condition as per the flat. Before I signed the contract I said specifically that I needed to live with young professionals only. I lived with students before and I couldn’t stand any more loud parties during working week. The agency refused to disclose to me any details of my further tenants (which is fine) but the manager guaranteed that the tenants living at the property were all young professionals only. I ended up living with students who organised extremely loud parties in our flat. They never cleaned up after themselves and used my stuff without asking. One tenant had this strange tendency of wetting his pants and peeing on the floor, so the whole flat constantly smelled with urine. Every time I tried to speak to the tenants they only laughed saying that if I don’t like it I can always move out. I complained to the agency and they never did anything about it. Frankly, I couldn’t stand the situation anymore and I moved out a few weeks before my contract finished.
The company refused to make any repairs to the property while I was renting it. It took them nearly 2 months to repair the light in the bathroom. They don’t pay the bills on time. We used to receive various ‘last warning’s letters from water, gas, electricity companies urging the agency to pay them ASAP. They are extremely friendly and efficient until you sign the contract. After that they don’t bother responding to any emails or even answering their phones during office hours. The property requires new carpets, wall painting, furniture. While all they do is trying to increase your rent. If you are being offered a 1-5 long months contract only, don’t be surprised. This is typical for them just to be able to increase your rent after a short period of time.
Finally, it took them a month to return my deposit. I received it only after I sent out a ‘before action letter’.
I have never dealt with such an unprofessional group of people. I would urge everyone to stay far away from any property managed by London Capital Homes. The staff are incompetent at best. Most of the good reviews on various websites are written by their own employees.

I had a terrible experience with this company. They rented my property to further sub-lease out. They didn't pay the rent, they caused damage, they rented it (illegally) on AirBnB. I would avoid this company. Also, their own employees have written a number of these "5*" reviews, without disclosing the conflicts of interest.
