The deposit problem is probably caused by lanlord who did not get the status clear. The delayed reply from agent is because of holiday. They tried to explain it to landlord and solve the problem on the first day when they return. Their attitude and response are still good valued.

I am going to move out, but did not know where my deposit is. At beginning, agent said the landlord will protect it so let me speak to her. Now, the landlord said she did not receive the desposit from agent. I am still looking for it. Now the agent did not reply promptly.

The lords associates as a company are definitely worth their claims of professionalism and attention to detail; as far as customers requirements/needs is concerned.
I would definitely recommend them to anyone moving into the west London area. This does not limit their scope of expertise, as I genuinely believe that they may as well be doing very well elsewhere in England.

Buying and selling in a pandemic, near to the bottom of a very long chain, our experience came with all the logistical obstacles imaginable.

Booked an appointment with Nigel (sales negotiator) for 2:15pm who told me he will be 5-10 mins late to thehthe appointment I arrived at Barlee close at 2:25pm. Upon arrival I rang Nigel as he was no where to be found at the appointment, without an apology he told me he had left for his other appointment in slough, he blamed me for being late and rudely put the phone down on me. I was shocked and rang his office and spoke to Louie (Property Manager) confirmed the appointment was booked for 2:15pm. I insisted on speaking to the branch manager but I was told he is on annual leave upon insisting he tried to put me through to him. I asked Qasim Kashmiri (Branch Manager) what sort of cow boys does he have working for himself he then initially said he will not hear anything against his staff and tried to end the call. But after I explained him the whole situation he said he will try to re arrange the appointment. My advice to the landrods and home owners is if you ever wonder why they haven't sold or rented your house it's not because the market is bad it's because of Lord associates of Londons unprofessional and not so bothered attitude. AVOID THIS COMPANY who doesn't value it's clients.

Very poor service and very unprofessional. Do not want to help once they have found a tenant. Tenant was not to the standard that was requested; affordability issues after the first month.
Went for the managed service option but rent was not paid on time, house was left in a mess costing more than a months rent.
All utility bills and council tax left in arrears.
Please do not use these agents.

Absolute 5 Star Agency, i have used a few estate agents in my time but none are like Lords, i cannot recommend them highly enough, i was dreading finding a new property that was within my budget but Lords made the whole process very easy for me. Their knowledge of the local and wider areas is impeccable and the customer service i received while i was dealing with these guys really is excellent, everything went without a hitch from start to finish, i found myself in my lovely new home a lot sooner than I'd anticipated, My experience with these guys was so good that i recommended a friend & a work colleague and they where also amazed at how efficient, friendly and reliable these guys are. Moving to the UK from California was pretty daunting and overwhelming since its foreign from the states and finding a flat is so hard as an international student. Luckily , at Lords Associates they make the process so easy ! Tunde is a SWEETHEART and boy came through ! I love my little room in a very british home . And plus at the end of good coffee , they gave me a jumper ! I recommend this agency to all brunel students, international students or any one who wants the letting game to be hassle free. U get the best customer service before you move in or at viewing onece you are done with signature than one realises the disgusting customer service they provide and just interested in monthly rent .customer service executive need to grow up @fales promises/lies ......highly not recommended!!!!!

Do not touch these agents. They got me to write a review for them right at the start before we had moved into the property and that was when i realised they actually had many bad reviews and were trying to boost their ratings. Little did i realise how useless they would be.
They think it is okay obviously because we are students! The heating in our house is broken (serious issue) and they have not been helpful in resolving this at all. They say this is because this is the Landlords problem to deal with....but surely the whole point in having an agent manage your property is to sort issues like this. The landlord cannot be contacted as he lives abroad and apparently the agents need his permission before they do anything. So are we just expected to sit here and wait the whole year until they finally contact the Landlord???
They have been useless from start to finish. From the moment we signed up for the house they made up a story that other people were interested in the house and they needed our deposits right away. Pretty much marched us to the bank. They said that this didn't even guarantee we would get the property and that if the others also put down a deposit it would be down to the Landlord who he decided to pick. Absolutely ridiculous!!!!!!
Every issue we have in the house they try to brand as 'tenant negligence' even though it is just simple wear and tear... every opportunity to conn money out of us.

This place is safe to deal with you don't loose anything I paid £300 deposit when I said I found another house I got my money back . I had my deposit with another agent they told me you lost all your money which £600 pounds I won't mention their name as I am going to ask him if he can pay me half of it it still will be good .

After having problem with other agencies I decided to use Lords Associateses to rent a 2 bedroom flat for me and my girlfriend. I got to say that these guys knows what they're doing. Kasim explained the whole process to me and within 1 week we moved to our new flat. A very smooth process. I would definitely recommend Lord Associates.

Terrible experience, go with a more reputable agency. Within 2 months of of a 12 month contract I received court ordered summons about an ongoing eviction process on the property. I had to go to court because of the inept vetting processes they use on their 'landlords'. Got out of the contract before further court summons but the whole thing was stress. Took them just under 2 months to return part of our deposit which they handed to the landlord who had stored it illegally. Months of stress, loss of money and an all round bad time, would not reccomend. Staff are friendly but there is some underlying fault with the system they use.

I would strongly recommend staying as far away from this letting agency as physically possible.
Very nice in the beginning but as soon as they actually have to do anything the service goes dramatically downhill.
Absolutely no management structure as far as I can tell and they won't tell you whose in charge (I presume so it's difficult to make a complaint!)
Two years of broken promises and failure to deliver half of what was expected of them (including our rent on several occasions!!) we took legal advice and finally managed to get them to agree to end our relationship.
Well, that was almost a month ago and do you think I can get anyone to send us back the documentation promised to us that finally puts in writing this split?? No!
Diabolical in almost every respect. DO NOT USE.

I recently rented my student house through Lords Associates and was given the option to leave a review after signing the tenancy agreement with them. As I was very happy with the service and the staff actually went the extra mile for me, I thought the least I could do is write a review.
Firstly, I am shocked to see any negative reviews as the agency, especially the member of staff I dealt with Khuram was very helpful and seemed to have a lot of time for me.
The whole deal went through very smoothly and to date I have had no issues since I moved in that have not been managed well. In the first month I did have an issue with the heating in one of the rooms and the Landlord was not very proactive in resolving my issue, however as soon as I contacted Kasim at the agency he had the issue resolved within 24 hours and dealt with the Landlord on my behalf.
Over all the agency seem very proactive and happy to help even when it may be the Landlords responsibility, therefore I cannot fault the agency or any one in the team.
Thanks guys for everything, definitely recommended and you have already helped my friends secure houses and they are all very happy.

If I could put 0 stars I would. Had the worst experience with these estate agents. For start, they handed my deposit over to the landlord, without any mention of safety deposit scheme. We never received our deposit back, although the flat was immaculate when we left, in a much cleaner state than when we moved in. (We got rid of mould, as well as there being food on the floor when we moved in, and dirty marks all over the walls!) The landlord lived abroad and Lords made no effort to help us when the Landlord 'lost' our deposit, neither could citizens advise. Lords Associates also let us move into the property before the landlord had signed the tenancy agreement, and let us live in the property for 8 months with no effort to get the landlord to sign!! Every time I have rang Lords I am greeted by rude agents, who do not care for the people they deal with as long as they are paid. I was so disappointed as this was my first property away from home, it was utter hell and Lords did nothing to help. I had to leave before my years tenancy was up! (They couldn't stop me as the landlord hadn't signed the agreement.. I was not in a contract!) When ringing I was told they would ring me back and never did, I was constantly chasing them for basic paperwork. Compete waste of time, it seems they are only fussed about the large groups of students for house shares (£££!!!) and not smaller rentals. Would not recommend to anyone.

In general, it was fine. In the beginning they wasn't clear with me, I paid a deposit for a specific apartment, they will just to secure it for me, then they told me it not available and I stuck with them, after about three weeks they told me again it available now, that wasn't clear and I missed transparency that moment.

In general, all of the staff were very friendly and supportive and made the whole process an easy going experience. As a student originally from Birmingham, it was hard to decide what agency to go for! Lords made this decision easy – literally the only agent that got back to me, and I called many! I was dealing with SUKHI who was very helpful throughout. He kept me up to date in regards to our house and made this process hassle free.
Our house is excellent, we had some teething issues but the property managers, Kasim and Louie, were very helpful and diligent. I highly recommend Lords and thank the team for all they have done!

I have been using Lords Associates for the past few years and they have never failed to deliver in providing me with short term to long term properties to rent. I would highly recommend using them as they clearly are one of the best in the industries. They have always dealt with any queries I may have efficiently and professionally. Furthermore, they are not like the other estate agents. Lords Associates have a pro-active approach and have always been successful in finding the right property for me which has consistently met all my requirements.

I feel the need to say something about my own experience with Lords Associates, as it seems a bit of a shame that people only make the effort when they are angry these days. I have personally been a tenant of Lords Associates for the past two years and can without a doubt say they are the best letting agents I have ever had the pleasure of dealing with.
I have always found the staff to be nothing but extremely friendly, professional and polite, and the team are dedicated to the speedy resolution of any problems we have. Kasim in particular is incredibly thorough and will go above and beyond to ensure his tenants are happy.
I will be very reluctant to use any other agent, hats off to Kasim and the rest of his team.

Seen some negative reviews for Lords Associates which I find hard to believe. They are professional and offer an excellent service! Very helpful when I was looking for a place to rent. Completed paper work etc faster than i thought and was all moved in in no time. Any problems are resolved the same day and they are easy to get hold of. Highly recommended agents!

Most ridiculous estate agency I came across and I swear to god to never see them again after 1 year of horrible experience with them. They took almost half of my deposit for the maintenance which every house needs after an year. For eg. reaction of metals with atmosphere causing slight change in their color etc , which is a natural phenomenon. They are the rudest people I met in the country. On the 6th day of contract I went to them to ask about the cancellation of contract, one of the estate agent asked his friend inside the agency "have we taken the money from these guys" and when the friend said yes he replied to me "very good" rudely, in a way, you can do nothing now as we have taken all the money from you now, and turned back to me saying contract says it could be cancelled within 14 days but we don't want to cancel it and we will also not refund your money...They ruined my living experience in London.Not recommended at all.
