Paul is extremely professional, easy to talk to and get along with. Nothing was too much trouble.
Even though we found a buyer ourselves in the end, we used their expertise in negotiating and finalising the sale. We all hit a lot of brick walls throughout the transaction but we all persevered together and the sale all went through in the end.
I would not hesitate to recommend M&P Estate Agents in South Ockendon.
Messages were always passed on through the office and whoever I spoke with was always of a friendly nature and had a professional manner. Paul would always call back as soon as he was available, ready and willing to listen, help, and advise.

Incredibly communicative, professional, caring and certainly gave attention to details surrounding our circumstances. Just amazing! They put us first, its never about them, it’s always about us. My husband and I are truly pleased and appreciative.
Our sale needed to be expedited without trading off the value and M&P ensured this for us. Paul, the managing director, visited my home, explained the options, made promises and over delivered on his promises. Fantastic! We had to get a new home with limited budget on a tight timescale and the team worked professionally with our solicitor to ensure that both our sales and purchase went through smoothly. M&P estate is a fantastic estate agent whether you are renting, buying or selling. I was renting with M&P estate for almost 3 years with no issues and repairs were done when needed. However, the landlord decided to sell the property with another agent. I became very anxious, spoke to Hannah, she gave some advice and I embarked on a mortgage journey. Hannah introduced me to the broker and the solicitor and the journey began. It took about 4 month. The support that I received from the whole team is second to none, thank you Troy and Elliott for the massive support and help in moving things along. Paul, thank you for your kindness. I had an outstanding experience with (Hannah at M&P Estates Ltd and highly recommend Her. Hannah's customer service was exceptional, always prompt, and very friendly, offering advice more like friends than agents.
Their pricing was competitive and transparent, with no hidden fees. The entire process was seamless, and moving in was hassle-free due to their efficient handling of paperwork and formalities.
A lovely welcome gift after moving in and continued check-ins to ensure we settled well highlighted their genuine care for their clients. While I haven't needed their returns and refunds policy, I trust it would be handled with the same professionalism.

M&P are not your “typical” estate agents, there is no hard sell, they are open, honest and reliable. From putting the house on the market, handling the viewings and negotiating on our behalf they were professional, communicative and treated us as individuals, not just vendors. Victoria and Hannah are amazing individuals and I cannot recommend them enough!
We sold during a time when the market and interest rates were unstable and their support made the process far less stressful.

I went for a viewing Friday, was told that I would be sent a form to register my interest the following week, called on Monday to find out what was happening as I hadn't heard anything and was told the agent was on leave and I would get a call back tomorrow regarding my interest in the property. I call the next day and was told the property had been offered to another applicant. I wasn't even given the opportunity to express an interest in this property to the agent dealing (properties at that price and location do NOT get posted regularly despite what I was told). Unfair and a waste of my time. I did not receive any forms or calls from the agent as promised.

Where do I start. Madison was just brilliant.
From accommodating my various requests to view the property to allowing me to get a very early morning appt due to work commitments.

We cannot fault the first class service we received - from the initial viewings and offers which we were immediately kept up to date with to the personal whatsapp group, which allowed us to correspond with M&P. Tried to rent a place through them. Don't recommend it. After I registered I was told that they have not enough staff to show me the place for 2 weeks so was waiting patiently. Suddenly place was taken even though they weren't not able to show it to anyone. Obviously someone already had it before it went for the market. Waste of time. And now I receive some newsletter even I've never agreed to that. Avoid at all cost

You are only good until you renting from them. Once you moved out you are nobody to them. They don't bother to give the deposit back to you or even give you an answer for your e-mails regarding the deposit. They are breaking their own rules in the rental agreement and you have to go legal if you want to get it back. Avoid them if you want to save troubles for yourself.

What is rare to find is an honest agent. My husband and I have been happy with the service received from Charlie. We're in the middle of looking for a home for our children and dog Spartan and the process so far (with other agents) hasn't been a great one.

Shocking agent to deal with. Never wanted to help with any tenancy issues. If you have an issues over the weekend you can’t contact anyone. The owners of M and P are so rude when you call them and give you excuses. Would not recommend renting with this company as your letting agency. Avoid at all cost. Also was not invited to the check out which resulted in issues with receiving our deposit back.

I recently bought a property from M&P Estate Agents; I came to them carrying a lot of trauma and negative opinions bought on from my personal experiences from the last 3 years of trying to secure a property in this challenging climate. I had already lost circa of £3500+ in legal and Agency fees for multiple failed purchases at this point. Paul and his team treated me with more understanding and care then was probably required of them, there were times I wanted to give up on the process but they were always there to support in anyway, calling the solicitors for me, chasing the buyer for missing information, it was never too much or too often to ask for help and they continue to support me today as a BTL Landlord of a small property portfolio. They have managed to get Tenants into my second property and have gone above and beyond assisting me in this area too (even when it was not financially beneficial for them) and always no pressure or hard selling a service. They provided me with tips that have saved me money in the end and gave me advice on current regulations and duties required from me as a landlord. This is without doubt the number one estate agent in this area.
Rachel and her team are absolutely phenomenal and managed to sell our house within one week after taking over from Purple Bricks.
Purple Bricks tried to sell the property for over one year and three times the sale fell through due to their incompetence.
Once Rachel and her team took over everything was straight forward and she was able to deal with any query without delay.
The bottom line is, if you are looking to move to this area, speak to these guys & if you are looking to sell definitely speak to Rachel and avoid the online estate agents.

Amazing if they need you to rent or buy but dont even bother about repairs- takes them ages with no communication. I am pregnant and have a daughter and yet i have been left with no heating for over 5days and counting. No communication!!!
Amazing to get a response from the owner finally after a call yesterday stating he himself had to wait 10days to get his boiler fixed like that was any consolation. Please providr proof all the contacts as stated.
Very unprofessional - what are these repairs please?stating repairs were done which you were aware of before i moved in that took over a year to do. Please provide timeline. Even my contract and inventory had all the so called repairs needed on them. You only have these to say because i have been stupidly understanding.
6days and counting- Gas man is coming to see a fault you have been aware of since 2020 and are still yet to fix. Unlike you i have proof to upload of needed.
Trust piolot has many genuine reviews of your company... i am not the only who is disappointed. Instead of attacking me fix the problem.

The service I received from M&P was second to none! I met with Paul Saturday midday to discuss my BTL, it was advertised by the same afternoon, a deposit pending viewing taken by the Monday, multiple viewings booked for Tuesday - property let by 5pm same day! My new tenant was vetted in a timely fashion and I have been kept in the loop throughout the whole process. And when I have had questions and needed support the Team were more then happy to take my calls each time! Thank you very much Paul & Team.

For a couple of months I had been viewing properties and dealing with some absolute shocking estate agents. I thought I would have the same with M&P, but I couldn't have been more wrong! From the first call with Philip, I felt like these guys were on the ball and not typical estate agents (I work in sales so know the stigma!). Mandy was at my first viewing and was great, not pushy, down to earth and normal. My 2nd viewing was handled by Victoria, who like Mandy was great, and gave some interior design ideas! Charlie arranged the 2nd viewing and actually accomdated me and made it all happen within minutes. Having only been in the job for a brief while, he is brilliant! Philip has helped with the purchase and has been an absolute star! I couldn't rate the team at M&P high enough. A genuinely normal company to deal with who actually help rather than just concentrate on the commission, which they thoroughly deserve! Without a doubt I would recommend M&P to everyone and would use them again and again!

Wow! What a fantastic team!
We recently used M&P Estates to sell our house in South Ockendon.
They are a local estate agents with intimate and comprehensive knowledge of the area and property types, so they really know what they are talking about when they are showing potential buyers around.
M&P provided an exceptionally good brochure and on-line presence helping sell your property quickly, in fact, our property went up for sale, and was sold with an on the spot offer within a week!
The whole team work really well together, from Paul (who heads up the team) to Will, Rachel and the others who beaver away in the background.
We had a few stressful moments, with some lack of communication with our buyers (due to their work commitments) but Rachel went above and beyond emailing the buyers at 8:30 PM - in her own time - to establish contact and move things along.
If we could give 6 stars for M&P we would.
Fantastic people and brilliant work ethics you couldn’t ask for more.
If we still lived in the area, I would have definitely used M&P again - thanks guys!

People first, the money follows, seems to be their philosophy - and I like that.
Paul Tobias-Gibbins and the crew are extremely helpful. The firm sets realistic expectations and fully supports the parties to get the job done. Having encounters with some of the big boys and newer regional firms, it was easy to see that Paul is by far the best. Look at others giving repeat business.
If you want a low hassle, yet friendly, professional and "busy" agency that doesn't need "geeing up" every five minutes to help you move, cannot recommend highly enough. Thanks guys.
