Tom Pedrotti was a God send during this protracted and extremely stressful process resulting from the incompetence of the Buyer’s solicitors - Convey Law - absolute nightmare. It was necessary for him to become very involved and continually chase the Buyer’s solicitors for responses, and as he was copied into all correspondence - correct them (providing evidence) when they claimed to not have received information that they had requested. Tom escalated complaints to Convey Law’s senior partners/management, which seemed pointless as we didn’t get the pro active impact as expected - they were useless. However, Tom stuck with it despite the frustration with a process that should have taken no more than 2-3 months (eventually took 8 months - with one Convey Law caseworker being sacked half way through, and the new person having no information to continue from), whilst supporting the anxieties that both myself and the Buyer were experiencing.
I was going to do a separate review for Grace Bastin, but looks like I can’t do another one….. Grace was very supportive putting up with me calling very regularly as the frustration of Convey Law’s incompetency really set in. She was proactive and attempted to resolve whatever the current issue was. It should be noted that this was not her case, but despite this she did her best to assist.

Completion ended up taking much longer than anticipated due to endless of difficulties encountered along the way (which were not Mann's fault). Mann Lewisham has been the agents whom I have used for all of my 3 sets of tenants. I have found the service very efficient. The staff are always helpful and available. The processes for identifying the tenants have appeared to be as thorough as possible. The staff are well informed and seem to be up to date with relevant legislation.
The rental market is not an easy one to negotiate and becoming less so. I have found that the service the staff at Mann Lewisham provide is as reliable and professional as can be expected.

Great Work from Mann Lewisham finding a tenant for our Catford flat, after a full year of us working hard on it to renovate it.
A really grand, full service it was too, despite us just needing the tenant finding component.
So many problems – from EPC to electrics inspection, from final cleaning to referencing and inventory – all made light work of by Mann Lewisham.
Obviously all for a fee, but every time I was surprised by how reasonable the fee was and also how efficiently everything was handle in terms of a full audit trail of the work done, loads of photos sent via email, fully comprehensive and accurate invoices. Everything done remotely too.
A huge improvement over the last time we used Mann Lewisham for exactly the same service (over ten years previously) totally recommended thanks to the excellent value and outstanding performance all round. Lovely bunch of people too. Highly recommended.

DO NOT use this property management service.
Property management from this lot is an absolute joke. We were sold down the river by Laura from this branch who persuaded us that the Fully Managed service would mean they would handle everything to do with our flat, look after our tenants and we wouldn't have to worry about a thing. From the word go it was one disaster after another. They ignored reports of maintenance problems from the tenants, they ignored requests for information from us, they happily left our tenants without a working cooker for 3 months due to sheer professional negligence. Be aware - maintenance repair costs from this office will be AT LEAST 5 times higher than what you'd pay hiring someone yourself, for example they tried to charge us just under £200 to have a broken dishwasher taken away. John Lewis will do that for £20.
Karen and Michelle from the property management team ignored repeated emails, letters and phone calls from us and our tenants - seems they had just checked out of caring. The only way we eventually got information was by phoning the tenants directly, Mann Countrywide property management just stopped taking our calls but kept taking our money. After 4 short months we decided to bin them off and manage the property ourselves. Made a formal complaint to Customer Care to recover our fees - Rachel and Eleanor from the Customer Care team were utterly useless, completely unable to explain why Mann Countrywide couldn't even adhere to their own terms and conditions, kept parroting that they had managed some maintenance jobs but failed to provide any examples of doing so. Tried to fob us off with an insultingly low goodwill gesture which we rejected - we are now going to the Property Ombudsman and small claims court if necessary. It is an ongoing NIGHTMARE.
No offer of compensation from Mann Countrywide to our tenants for leaving them without cooking facilities for weeks on end because they couldn't get their act together - they literally do not care about you, your tenants or your property. They care about getting your money and that is it.
If you want your property to go to rack and ruin whilst you pay through the nose for the privilege, look no further than Mann Countrywide.

Really impressed with this company. We had a really awkward time trying to rent a home due to 2 letting agents advertising the house we wanted. Mann lettings were a diamond in the rough when it came to getting everything sorted. Mann and Co in Lewisham have been helping me over several years on the occasions that I needed some help with sourcing tenants.
They have always secured good tenants and were quick to strike up a good working relationship. Scott and his team are proactive, flexible and use their initiative.
More recently, I received notice from a tenant just prior to the Covid19 UK lockdown. I held little hope of securing a tenant until after the Pandemic. However, Scott and his team not only managed the departing tenants expectations (appropriate notice was not given) and check out, but, against my wildest expectations, found a new tenant within a week. This also involved assistance from James Arnold (Area Manager, SE London Lettings) from the Beckenham office. I was impressed that James was already abreast of the status when Scott went onto Furlough. Similarly, Scott was quickly back up to speed upon his return.

If I went into all the problems we had with Mann's managing company and our landlord this review would be a novel. From serious issues during our tenancy that were just never fixed, to months of emails trying to get our deposit back. Thank god we've managed to move somewhere much nicer and much more professional.
Mann Let us a frankly dangerous property in need of significant and urgent repair and were absolutely no help in getting anything resolved. All I can say is good luck to our ex-landlord in passing the govts. new electrical safety measures- you're going to need it!!

I just took back my five star rating. Even though they are good at organizing your move in, they are horrible at managing and dealing with issues regarding the property. Their property manager Is managing too many properties hence a issue like sewage coming up back in your toilet shortly after moving in was not seen until three months after a follow up email that you had to use your own money fixed damages you didnt caused. If I could turn back the hands of time I would so I wouldnt have to deal with this company. They drag their feet to resolve quaries. Hardly respond to emails and take forever to give you your deposits back when you move out.

Pathetic service from one of the staff members. I called them to launch a complaint and their representative answers that he is transferring my call. The call kept disconnecting, so I repeatedly called again. The representative says that its my problem that the call gets disconnected and not his issue. When my wife made a similar call, she got the same response. If you cant talk to customers politely or have the courtesy to talk politely then please leave this business. Earlier I gave them 4 stars, but now I am changing my review.

Never have I been so disappointed with a service. I initially spoke with a lovely agent called Roberta who was helpful and accommodating. As a reasonable person, I understand that mistakes are made and, when dealt with properly, I am more than happy to brush them off. My boyfriend and I had not one but TWO viewings cancelled in the space of three days and both were cancelled whilst we were outside the property. The second time I was unable to attend and I had to call myself to ask where the agent was. When I asked whether they could send an agent down, I was rudely told, 'Not going to happen'. Disgraceful service from an incredibly disingenuous agent. Bit of a cheek when we've turned up in good faith and been let down twice in a row. When I asked why we hadn't been notified, the agent then proceeded to pretend an email had been sent and that I was at fault for not having received it. Won't be using again. What a performance.

The Office was really helpful throughout the start of the letting. We had a slight snagging issue with the property due to this being a brand new let and the day before we were moving in we was notified that the property had no bathroom floor due to an urgent job needed to be dealt with prior our move. My experience with Mann has completely changed since Keely is my new property manager. Before her, it took weeks, if not months, to get an answer, not to talk about maintenance. The quality of the service was so low it would deserve 1 star. But since a new property manager has been assigned, everything works perfectly. Fast communication, always happy to help, maintenance requests worked in a matter of days. It deserves a 5 stars, but given the bad initial experience, I am leaving 4 stars.

Good, hard-working agents. I recently sold a studio flat through Tom Cirulis at the Lewisham branch. Unfortunately a couple of potential buyers had pulled out after having agreed offers (mortgage-related, and no fault of the agents), but Tom carried on working very hard to get my flat sold. He is an agreeable and likeable person to work with. However, he can prove to be quite the rotweiler when it comes to chasing solicitors and third paries. While this may not make him popular with conveyancing lawyers, he gets the job done this way, and I would have no hesitation at all in recommending him to any potential sellers.

Then comes Tom Cirulis and the team from Mann Lewisham. I can not appreciate enough the support I had during my purchase. Tom is very accommodating and very open. I like that fact that, he was communicating every little progress with me. With his help the completion was done within 11 weeks from the date I viewed the property. Tom from 'Mann' was tenacious and persistent in securing a swift sale for their client when they were let down close to completion. As the next purchaser on the block, I was true to my word to move fast. As the purchaser, they would lose a star for being highly annoying and sometimes calling me for hourly updates. From a sales perspective though, they would definitely be on your side 5/5. Clive was also ever helpful with my questions pre-purchase and a true gentleman helping my mum out when we came for a second viewing. Tom at Mann worked hard to sell my flat in Lewisham, and I was very grateful for his help throughout the process. He was always friendly and helpful if I had any queries about the sale, got back to me quickly if he wasn’t immediately available, and very kindly went beyond what I would have expected when I needed his help sorting things out at the flat as I wasn’t around to do this myself. I also received positive feedback on Tom’s approach from a friend who was staying in the flat while he was conducting viewings.
My only negative feedback (which is no reflection on the service provided by Tom) is related to the solicitors who were recommended by Mann - I had a number of problems with them which made the sale more stressful than it needed to be, and would suggest people find an alternative.

My partner and I were recently in the process of buying a new home. We looked at over 30 properties in South East London with a number of different estate agents. Even though we didn’t end up buying our new property with Mann Countrywide in Lewisham we thought that Tom Cirulis deserved a mention. He remembered us from when we were initially looking in the area some years ago and as before he was straight up and honest with us about our search.
Tom was really friendly and easy to get on with but most importantly he didn’t put any pressure on us. As far as viewings were concerned he went out of his way on a number of occasions to book us in at short notice and we never felt like we were being rushed. Tom was frank about the properties we had asked to see and answered all our questions thoroughly, getting back to us promptly with any responses.
In short Tom made a concerted effort to get to know us and the kind of property we were looking for which is something we really appreciate.

My initial experience with Mann has not been particularly positive. It is my first time renting through an agency, so I have been particularly vigilant in the rules and regulations for agents and tenants, and we have had a few issues. Nevertheless, we are now in the property.
1) There was a great deal of pressure dieting our initial viewing. We were asked to put down a holding deposit there and then.
2) Mann took multiple holding deposits despite arranging a move-in date with us, leaving us unsure as to whether or not we had secured the property.
3) We were not given the tenancy agreement to read prior to paying our holding deposit.
4) Despite having moved into the property, we still have not received various documents, including the inventory.
As I understand it, all of these contravene the legal guidelines. However, the lack of power as a tenant has meant that we dared not raise these issues in case the agents chose to go with other tenants. If the property had not been perfect for us, we would have gone elsewhere.
ON THE OTHER HAND, the staff have been quick to respond to our questions.

Scott and his team went above and beyond the usual remit to help me find tenants for my flat in Lewisham.
I really appreciated the time Scott took to explain the process of what was involved in being a first time Landlord and the market advice he provided, and is always prompt when dealing with any queries.

This is our first time renting a property from Mann Lettings and I must say we're happy with the outcome. It got to a point, when we were very stressed because we couldn't find a place that fit our standards but Haydar contacted us and asked us what we were looking for specifically and on that same day he found us a place which we fell in love with. Adding to this, I also must say that Louise has been very welcoming, helpful and has guided us through from day 1. Thank you guys

Tom Cirulis was my agent, as a first time buyer he was always very helpful with my questions. Tom also put me in contact with a mortgage broker that got a significantly better mortgage than I could find myself, and put me in contact with a solicitor that had a lot of experience in south east London, making the process much easier

Our experience has been extremely poor.
We dealt with Mann Countrywide Lewisham to buy a property in Peckham. This property was advertised and presented as a lower ground floor flat with a garden. Only when our solicitor viewed the lease were we informed that the garden was not included. We incurred solicitors' fees on a misrepresented advertisement. Mann Countrywide refuse to pay compensation for these fees incurred.
This estate agent must treat buyers fairly. We will now have to proceed through The Property Ombudsman Service to seek a fair resolution.
We have lost time and we have been messed about for a total of 4 months!!!

I contacted Mann lettings in Lewisham as I needed to find a flat in Lewisham, and needed one quickly. I found the team to be highly efficient, and provided excellent customer service in finding out my needs. The whole process happened in 12 days, which was just what I wanted !
The flat they showed me around was maintained to a high standard, and very reasonably priced. Through the whole process Anton explained everything, and there was not lots of hidden charges you find with other letting agents.
I would defo recommend Mann Lettings Lewisham to others
