I HAVE GONE THROUGH ALL THE REVIEWS AND I COMPLETELY AGREE ON THE FOLLOWING THINGS:
WORST LETTING AGENTS THAT I HAVE EXPERIENCED TILL DATE
1- THEY ARE VERY UNPROFESSIONAL WHEN IT COMES TO ACKNOWLEDGING OR RESPONDING TO EMAIL, I HAVE TRAILS OF EMAILS WHERE IN THEY HAVE REPEATEDLY RESPONDED WEEKS LATER AND SOMETIMES EVEN MONTHS LATER.
2- THEY WILL SHREWEDLY TAKE AWAY A BIT CHUNK OF YOUR DEPOSIT (SOMETIME THE WHOLE AND EVEN SOME MORE), I HAVE BEEN ADVISED BY SOME TO HAVE TAKEN THEM TO SMALL CLAIMS COURT, I NEEDED THE MONEY URGENTLY SO I DID NOT BUT DONT BE BULLIED BY THEM AND IF YOU FEEL YOU HAVE BEEN MASSIVELY OVERCHARGED, PLEASE TAKE THAT ROUTE YOU WILL NOT COME OUT BAD.
3- THEY HAVE MENTIONED "UNFORTUNATELY THEY WILL NOT ABLE TO USE THE CONTRACTOR WE HAD REQUESTED", IT IS NOT IN THEIR RIGHTS TO DECIDE WHICH CONTRACTOR THEY CAN GO WITH. ITS ALL A MONEY MAKING BUSINESS. I HAVE A PROOF OF THEIR QUOTATION AND CAN TRAIL BACK WITH THE ACCOUNTS TEAM OF THE CLEANING COMPANY TO CHECK WHAT AMOUNT THEY HAVE RECEIVED AND DIG DEEP, WHICH I WILL BE DOING.
4- AFTER THE FINAL CHECK, WE WERE TOLD ABOUT 3 THINGS FOR WHICH THE DEPOSIT WILL BE USED BUT THEN WHEN THE QUOTATION ARRIVED IT INCLUDED MANY MORE. ITS A SHAME WHAT THEY TAKE ADVANTAGE OF OTHER'S RESOURCES. BAD GOVERNANCE AND NOT BEING BONAFIDE.
5- THEY ALSO CHARGED US FOR EXTRA RENT FOR A DAY. WE GAVE THEM ONE MONTHS NOTICE ON THE 8TH NOV STAYING WE WILL LEAVE ON THE 15TH DEC. BECAUSE 15 TO 15 WAS OUR PAY CYCLE. INSTEAD WE SHOULD HAVE WRITTEN 14TH DEC. THEY CHARGED US FOR 15TH WHEN IN REALITY WE HANDED OVER THE KEYS TO THEM ON THE 13TH ITSELF. WE ONLY HAD AN OPTION TO INCREASE OUR CONTRACT BY 6 OR 12 MONTHS BUT THEY JUST TOOK THAT OPPORTUNITY TO GET 16GBP FOR FREE. IT ABSOLUTELY MAKES NO SENSE. SOPHIE WAS RUDE AND FULL OF FALSE PRIDE ON THE CALL.
FINALLY, BE VERY CAREFUL. WE GOT TO KNOW FROM THE MARKET THAT THEY HAVE A BAD REPUTATION AND OFTEN REFERRED TO AS COWBOYS.
I DONT WANT TO NAME ANYMORE, BUT THE WHOLE TEAM WAS A NIGHTMARE. THEY WILL IGNORE YOU AND ONLY RESPOND WHEN ITS FOR THEIR BENEFIT.
BE EXTREMELY CAREFUL.
GET IT CLEANED YOURSELF OR SOME AGENCY BUT DONT GIVE THEM THE OPPORTUNITY TO LOOT YOU.
THEY TOOK 222GBP FOR CLEANING FROM US, WHICH WAS REDICULOUS.
IN A YEARS TIME THAT TOO JUST IMAGINE WOULD THE OWNER PAY THAT MUCH FOR CLEANING IF HE USED HIS OWN PROPERTY.
THEIR CONCEPT OF WEAR AND TEAR IS BROKEN AND NEED THE FLAT JUST AS BRAND NEW. JOKE.
THIAGO WAS THE ONLY HOPE, ATLEAST HE RESPONDED TO MAILS AND CALLS.

Went to a house viewing stood outside in the rain and wind with a baby and no one turned up. Wasted our time. No phone call or anything to say they were gonna be running late or to cancel appointment. When calling the agents multiple times no one answered. ????

At Sydney terrace, there was already someone else there waiting over 10 mins for Oliver we waited with them another 20 mins and no one turned up, no one answered the door when knocked on and no one answered the phone, hence we left. Not waiting out in the cold wind and rain with a 20 week old

Don’t ever use!!!!! 4 months later and lost my deposit also saying it belongs to my partner. Avoid at all costs. Scammers and cowboys, there’s a fee for everything! DO NOT TRUST MIA SOPHIE or KATHRYN they all lie through their teeth!

Cannot recommend Martin & Co enough.
After recieving a property back from another letting agency in a totally different state than it was when I let it with them, Alina sorted everything in order to get it ready for the new Tenants which she had found for me, there was a very tight turn around and not much time to sort things out and although things still needed doing she was great at liasing with the new tenants and nothing was too much trouble and she made my life so much easier, thanks Alina and the staff at Martin & Co you have been amazing.

Unprofessional, immoral, worst of the worst! Since my vocabularies are limited so can’t find any other words to describe their hideousness. Just be careful when you select a letting agency. I have never been treated like this before. I give them a one star just because I am a kind person.
1. Maintenance is terrible. Some issues I mentioned had not been sorted when I moved out.
2. Do not expect to get your deposit back from them. When I left the property with a proper cleaning, I received a MASSIVE quote from them which was “quoted” by themselves rather a contractor later I realised after I went through the deposit dispute process. They charged me for leaving a drying rack which I again again told them it was not mine, thank god I unintentionally took a picture, also charging for left a door stop which they should have provided? I even don’t want to mention that the freezer was not even cleaned when I moved in and I cleaned by myself, it was stupid not to take a picture. What I meant is please have some professionalism. Please dispute your deposits if you think you feel you need some fairness.
3. Don’t forget to cancel your standing order or they will charge you A LOT AND it will take a few months for them to get it refunded.

EDIT: I did discuss this in the office. The staff were not delighted to discuss this at all. No change in opinion.
Since then, Belvoir have had £30k from me and Whitegates £9k. I'd work with them both again.

One star is very generous! But why, you may ask?
This estate/letting agents is one of the most difficult companies I think I have every dealt with! Not only, are they non responsive to emails, they also have the the charisma of a damp flannel when you eventually get through! I would even go as far as saying, a toddlers play room would probably have more organisation.
The main elephant in the room has to be their attention to detail. When moving into our rental property, not only was it as dusty as a Henry Hoover, the toilet would not flush. Although these issues were dealt with (eventually) it’s still not fantastic customer service considering they had over a month to get the property ship shape.
Another key point with Martin and Co Newark is if you have placed a deposit down with them, they will not only try and deducted, they also won’t respond for a good week if you have any questions/problems with them. But, to top things off, after receiving a phone call saying our property has a new tenant, so there will be no more viewings, the following week two people showed up to view the property as it was still for sale.
As you are only as good as your last game, or in this case review! They will probably need to make up some more to shun this one down the pecking order to try and gain a better rating.
Personally, I would view my experience with Martin and Co Newark as on par with that of The Charge of the Light Brigade when it comes to success.

One of the worst of the worst I have ever had the chance to come across.
The most unprofessionally bunch I have ever seen.
They treat everyone like garbage, with disrespect and total lack of fairness and honesty.
If you're from abroad, you can expect being considered as a tenant ONLY for the most rubbish properties they have on the market.
For the rest? You visited first? Ah, sorry, somebody already applied for it and we are already processing it. ?!?!?!? Every time, the same lines.

Avoid completely!!!
Will charge you fees for services they dont actually provide. Move in/out service of which they do nothing.
Was given an inventory and details for service providers never used at the property, readings that were made up an false.
Move out inventory not provided an when asked about refused to send. So completely ripped off financially.
Charge a fortune for "admin" fees which are a generic document with the date and name changed. Dont even get a physical copy for this cost. If you want this your told "print it yourself".
Go in their "office" and you will get a great update of their night time activities and ignored completely.
Rented numerous times and without doubt the worst agents. Plenty of professional ones out there who wont rip you off.

Have used Martins Newark for both renting & selling Phillip & staff always been excellent on the rental side.
Dawn their sales Lady has been excellent in selling 4 property's for me both in her advice & finding me a buyer , very conscientious hard working lady . I tried another estate agent before Martins , big mistake!
took six months , withdrew in the finish wrong advice more interested in overpricing and the guy seemed like a high pressure salesman not impressed ! Well done Martins sales and renting use with confidence they

We started renting with M&C last year and moving in was easy enough. Fees were extortionate but at the time it was the same for most letting companies. I really love the house we rent and I'm hoping for a friendly and helpful service throughout our tenancy here. I must admit after reading reviews regarding the wear and tear deposit I am a little worried, we look after the home but have two small, boisterous children who wouldn't think twice about scuffing a wall!
We also have a cat which we had to pay a non refundable pet deposit for, I understand why tenants would need to pay this and I'm just pleased we found somewhere that would let us bring him with us.
However, I can't judge how the deposit return process is until we one day leave and have our final inspection so my rating is not based on this.
We've just had our first inspection, it was really quick and the lady asked us if we had any problems, I previously emailed a few issues over but she has assured us they've been forwarded to our Landlord.
Feeling pretty neutral at the moment but I've not really had many reasons to be in contact with the office.
I'm just glad to have a nice home to live in!

I currently rent a property through these and would not recommend!! the lady who did the viewing had no knowledge of the property and was unable to answer any questions, unfortunately i was not in a position to shop around, took the property and had to pay a "moving in moving out fee" no other agent charges this as i checked but they told me everyone did so they lied to justify a fabricated fee, i then had to go to the office to collect the keys even though i paid that fee. They did not tell us how the boiler, water heater worked and said they would charge us for them to come out to show us. Shocking service. Shame there is no minus option on the stars. DATE. 11.07.19. Forgot to show up for an inspection that was booked form AM as my partner works nights, she stayed awake till 11.45 to then receive a call saying your sorry you forgot. I'll accept my £25.00 fee via transfer or cash, that's what you said you'd charge us if we forgot or cancelled, only fair we get it for your incompetence .

Bit of a joke that after I had to move out of a property I rented through them because the landlord wanted to sell, they required me to pay referencing fees again when it was under 6 months I had this done, if I wanted to rent through them again. However, renting through them went smoothly.

I have been renting my flat from Martin and co for 3 years now and I am more than happy living there. The flat itself is very nice and suits my needs and my lifestyle. The staff in the office are very friendly, polite and helpful and I have no problem at all with any of them. If I had or have any issues with my flat, I would ring or go and see the girls in the office and speak to Lucy or whoever is in the office at the time. Lucy is very friendly, polite, helpful and is a very nice lady. She has dealt with any maintenance issues I may have had and deals with them promptly and efficiently and I have had no problems with her at all. I have recently renewed my tenancy agreement with Martin and co and plan to stay with them for the immediate future as they have been very good letting agents to me ????

We have always been tenants through martin and co and have always found them fantastic and very accommodating. All maintenance works have been carried out in a timely manner and primarily we have been looked after by lucy who deals with any issues we have. Lucy is a credit to the branch and always liases with us and the landlord in a kind, professional, efficient and punctual manner. An example...our cooker broke on Wednesday and by Friday she had spoken with the landlord and a new cooker was delivered. A great asset to the team. ????

I have dealt with Martin & Co for approximately 5 years both as letting agent and in capacity of estate agent when I chose to sell my property. In both roles I cannot speak highly enough for the services I received.
As letting agent, Martin & Co are very attentive and anything requiring attention was dealt with quickly and professionally and I was kept informed to the right level and in a timely manner.
When I made the decision to sell the property Martin & Co provided firm advice and support throughout the process; it should be noted that even upon finding a buyer the team at Martin & Co monitored progress carefully and offered further support proactively - This was especially important as during the sale I was out of the country for almost the entire process so having a reliable and trustowrthy team to help was essential. Today my sale was completed and I am extremely grateful for all the support I received - great team, great support, strongly recommended.

I have been renting now for around 12 years and Martin and Co Newark are by far the worst letting agents I have had to deal with. Make no mistake that these agents are firmly on the side of the landlords and WILL make it as hard as possible for the tennabt to get their deposit back....indeed they will also try and claim back more than just your deposit. Upon ending my tenancy after over 3 years I made sure that the property was I'm as good a condition as possible for a tenancy lasting over 3 years... I conceded some aspects but Martin and Co (along with the land lord) quite obviously wanted to get me to pay an unfair amount back..... despite my requests no quotes for the claimed work needed to be done were sent to me (despite being told this would happen within 5 days to then give me chance to find cheaper quotes if I was in disagreement). It took 3 weeks of me calling Martin and Co before before I was finally told that I would be getting zero back from my deposit!! Believe me when I say that once your tenancy is over Martin and Co will not give you the time of day.... not even to communicate by email. Beware of using this company as they will use the end of your tenancy as a money making opportunity.

avoid this company like the plague , staff are rude , dont care about the tennants , only care about the money and how much they can make , customers service skills are zilch , i have rented my house 4 years each year they increase the rent , yet the houses either side with 2 different letting agents havent had an increase , they sent me a teanacy renewal and guess what increased the rent , so i have asked to go on a periodic tennacy with 1 month notice as the house next door is coming for rent at £50 a month cheaper than the same house im renting and the other company staff couldnt be more helpfull when i phoned them and told them i will have it

Worst possible company!!! They never answer and we had poo running down our dining wall area at least 5 times and they just PAINTED the poo over!!! Always ignore you unless you say that this will go to council! We could not use shower or bathroom for more than a month!!! Inhumane conditions! Mold in every corner that was at first cleaned up and hidden. Holes in the walls and doors!! Never warm in winter! Jo hot water ! The radiators not funcioning! Lights not working, the oven was not working!!! And the walls cracking All over the place! Everything was broken and when they let you have a look the place looks not that bad but when you move in everything started to fall apart, the humiliation ? felt to ask multiple time to use friends bathrooms , pee in the garden!!! Never use them!!!

So I rented a property about a year ago and everything was fine at first. Then things started going wrong for example the tap in the bathroom was leaking which was making the tiles come up on the floor. I contacted them and it took 6 months for them to sort it. Now I left the premises about a month ago and they tried to charge me rent until may however there is a loophole. They were quite helpfull in finding me a way of leaving without massive fees so I thought that was good. Now they have told me that they have taken £90 out of my deposit for a TOILET SEAT they have done this without telling me how much they were going to take. The funny thing is i spent quite a large amount of money on the house but that just gets ignored. I will never go with this company again because it's not worth the hassle!!

As a landlord of several properties I feel must warn other landlords & tenants of the inadequate & inferior service provided my Martin & Co Newark.
Tenants vacating a property let by this company be warned. You are expected to fully refurbish a property to a NEW BUILD standard prior to vacating. The final inspection report includes such minor comments as 'weeds in the lawn'.
Martin & Co Newark 'Fair Wear & Tear Policy' is flawed, unfair & inaccurate & outgoing tenants are deliberately exploited when their tenancy comes to an end. Tenants note, the staff at Martin & Co are very important & far superior to yourself, as you'll find when you ask for your deposit to be returned.
When you ask for an accompanied final inspection for them to show you the problems they invent, this will be refused point blank! You will be made to feel belittled & inferior to the staff at Martin & Co. Tenants, under no circumstances are Martin & Co on your side.
READ the small print PRIOR to signing up with this company. £25.00 per document if you require a copy.
As a landlord I allow fair wear & tear and I appreciate my tenants business as they pay me! Landlords think about these comments. Martin & Co do not have your business interest at the forefront! Tenants, 'fair wear & tear' is the criteria this company uses to exploit you. The staff confuse Fair Wear & Tear with the word Damage. NOT to be confused with each other.

THE BEST estate agents I've ever dealt with. Made it their mission to find me a house when all other estate agents let me down, somwtime illegally.. Been here 5 years now, and any problems are always dealt with swiftly.
Staff are always very very friendly too and nice and laid back, and i'm also lucky to have an amazing landlord.
Martin & co Newark, I wouldn't use anyone else!
