If I had the option of not giving them even a single star, I would have done that. PLEASE PLEASE PLEASE AVOID this agency because all they tell you is LIE. From the beginning of my tenancy to the end. I had to move from Liverpool to Southampton last year, urgently because I changed my job, so I did not have the chance to do a house viewing (which is my fault). So I trusted the agent called Jack Toms. He told me that the landlord will be providing a fridge and washing machine initially, and so I agreed to sign the house contract with this company. Me and my fiancé moved to the house, and guess what, THERE WERE NO FRIDGE OR WASHING MACHINE. I called him and asked, he said ‘ Oh I’m sorry, it was a misunderstanding between me and the landlord ‘. I asked if I could speak to the landlord, THEY REFUSED TO GIVE ME HIS NUMBER. So I had to buy my own. Throughout my stay at that house, one after another went wrong as there were too many leakage + door damage. And during the storm, the fence broke. AFTER MY TENCANCY, THEY WANTED ME TO PAY FOR ALL THAT DAMAGE AS IF I DID IT !!! Now I have to pay £800 all together!!! IM BEGGING ALL OF YOU! Avoid this company!!! I have rented so many properties with different agencies in the UK, but I never had this experience with any of them before !! I MADE A HUGE MISTAKE! Don’t repeat what I did !!! PLEASE.... Read more

An awful company -would never trust again!! Would never trust again!! Showed me a virtual video of an apartment to rent and asked me to pay a holding deposit for referencing. When I paid and went to see a couple of weeks later, it was a disgusting place and very much different to the one I saw online. An awful place in terms of seriously stained and dirty walls and furniture, damage to the wall, excessive dirt and mould on the floor that was disgusting, stains everywhere on furniture, and broken furniture. The guy showing me around apologised and said this must have happened in the last week since the virtual viewing!!! -which is unbelievable!. More shockingly, refused to refund all my holding deposit despite escalating it to their letting director!! Shame on them!... Read more

Since we are tenants, generally we are not fond of agencies. With Martin and co we had different experience. Megan Ward who is responsible for our property has been very prompt to reply and from the start she handled everything professionally i.e. from property viewing till maintenance. The house we stayed in was quite old and we had few repairs during course of last 2 and half years. But I can say confidently that all these repairs were carried out promptly without any hassle. They have amazing portal where you can post issue and case gets created and their nation wide maintenance team addresses the issue. So resolution is a lot faster. So I didn't have to pursue martin and co on phone or email for any repairs. After posting mostly I would get engineer in couple of working days. With boiler repair engineer came in 2 hour. So they are very fast to respond and acknowledging the problems with the property. So highly recommended !... Read more

Worst agency ever to rent from. I would give 0 star if there was an option. Spent over 2 months without a refrigerator, 3 months without a washing machine. When we moved out they claimed some £240 out of our deposit. My husband and I agreed for £200 as few of the things they specified were already on the original inventory. Then suddenly they decided to claim the whole deposit of over £1000 for no reason. Luckily I got the money back from TDS after I submitted all the relevant documents and proof that their claim of the whole deposit was outrageously greedy. As they had no reasoning or proof to claim all of the deposit the legal assessor gave the verdict in our favour. Also they asked us to pay a checkout fee of £120 when we moved out which we paid along with our final rent but kept including it in the final claim despite us telling them so many times that we have already paid it. This shows how they don’t actually maintain proper record of transactions etc. It’s funny how they responded to one of the reviews here that rent takes 3 days to clear but they charged us £45 of late fee for the final month rent as the standing order was cleared by my bank on the Monday following when our rent due date fell on a Saturday. I emailed them about it but of course they decided not to respond. They are totally unprofessional and I will highly recommend STAYING AWAY from them! Reply to your email: Thanks a lot for replying so promptly. I wish you guys were this prompt when I was your tenant and resolved all the reported issues on time which would have made things different. I am really impressed how you strive so much to collect "facts" to defend yourself and correct me about DPS but don't even maintain records of deducting check out fee from tenants and charge on the final claim despite emailing back saying that the check out fee was already paid. It's really funny that you say we didn't respond. We struggled almost for over 6 months to get our deposit back despite replying promptly every time we got a letter. If all of your claims regarding us leaving the property in a bad state was true DPS wouldn't have returned the deposit back to us after you claimed the whole deposit. That says it all!... Read more

After a challenging start in our first rented property last year, our experience with Martin & Co only got better after Barry was appointed as our managing agent. He has been nothing but helpful, professional and efficient, having to sort out out issue after issue with the property. Lettings director turned up to do the viewing a tracksuit. We were chased for a holding fee despite avoidance of a simple question of how the property would be left as it was unclean when my husband viewed. I had to request a tenancy agreement to understand what their terms were as Andrea simply wouldn't given a straight answer. Once fee was paid we sent over the information for referencing, being due to move in in 3 weeks I asked 2 days later how long roughly the process takes. I was told basically they don't know how long it takes and I hadn't provided the information, I explained I'd emailed the information 2 days later and asked what happens with my reference check as my company was on Furlough (like a lot of England) I was told they don't know and to take it up with the reference company and she just didn't read the email properly ( this happened a lot) and asked again for the referencing info. I screenshot my email from 2 days previously and AGAIN explained I had sent it 2 days prior in the email trail we were communicating in. She then replied again stating it was me delaying the process as I hadn't sent the information.... So dodgy they got the money and then basically did nothing. Having finally uncovered the property was managed by them (I'd asked in an email days before but it was ignored) we made the decision not to go ahead and requested a refund and made a complaint about the service we received. In which they replied saying they think that's best, we are currently waiting for the money back.... Fingers crossed they actually refund it. Avoid at all costs. Tenancy agreements don't have much to cover the properties being fully cleaned on check out and the service is horrendous (and this was from the director!) So I can only imagine how bad it would have been if we went ahead and then had an issue at the property. Maybe the lettings director should remember a saying my old boss used to say when I worked at an estate agents “tenants can be future landlords”. So maybe treat them with some respect and actually provide some decent customer service, I wonder how the landlords would feel if they saw how off putting your service is and to a point it literally makes people pull out of renting properties they like because of it.... Very easy to book a viewing, Nice quick and efficient service, we didn't have much contact with the actual Southampton branch itself except when we picked up our keys but the few staff in there were very friendly and knew how to maintain a relaxed friendly environment. Shout out must go to Sam who was absolutely fantastic from start to finish, I must have sent her a billion emails with very silly questions but she took the patience to help us through this transition into our first home. very professional and friendly. 10/10 would use again (hopefully won't have to anytime soon, no offence!!!)... WARNING… …suffer the consequences should you make a valid complaint about their service. It was only their actions, or lack of, that compelled me to write a negative review. All was OK until my Mum left the property she was renting. She was advised by Martin & Co that despite leaving the property very clean and in the same condition it was when she moved in, the checkout report didn’t look good and could result in the loss of the deposit. The 'moving in' inventory was very top level and vague, but the checkout report included photos of small specs of dust, even a rubber band left on a door handle. In addition to what appeared to be a negagtive checkout report I was advised that the deposit was being transferred from one holding company to another which would cause a delay and I would just have to wait. Why their internal business decisions and actions should be my problem was beyond me. I was told that the landlord wasn’t prepared to go visit the property to see for themselves that it had been left in a very clean and ready to move in standard. No one followed up and kept me up to date with the situation … if they had I wouldn’t have needed to chasing this up. Only upon calling was I informed that the member of staff who was dealing with this was off sick and I would have to wait. No problem with someone being ill but does a business shut down because of it? Naturally after a few days of no updates I called Martin & Co to be told that the person was still off sick so I asked to speak to another member of staff who took offence at my insistence to speak to someone to find out what was going on with the deposit… to say they were unsympathetic and unhelpful is an understatement! The company where the deposit was being transferred to had no information of our deposit and so we weren’t able to request the return, and so with no further communication or updates from Martin & Co, as a last resort I decided to post a negative Google review (it was actually different to this one)… funny how that seemed to prompt some action! The deposit was eventually refunded, but not by the company to who I was advised it was going to, and so because I was made whole and had recieved the deposit in full I delete the negative Google review … until I was prompted to write another one!!!! It was my Mum who rented the flat from Martin and Co and she was moving to Wales for family reasons. She found a place to rent but was advised by the letting agent that Martin & Co wouldn’t provide a reference. On calling Martin and Co I was advised it was because I had written a negative Google review. My Mum is 76 and was a model tenant, paying six months upfront and leaving the flat spotless but because I had challenged them on their service, or lack of, and wrote a negative review they were going to penalise my Mum by not providing a reference for a new property she had found. Unprofessional, shameful and childish actions by the owner. BTW, the faulty window which was pointed out before my Mum moved into the property was never fixed. Their website says: Martin & Co Southampton has a reputation for providing a reliable and professional service with a dedicated team who would be delighted to help….I think not. Shame on you.... I have nothing but the highest praise and gratitude to Liz who works at Martin & Co in Southampton. Liz is managing work for both the Southampton and Gosport branch, but nothing is ever too much trouble. I am due to leave a rented property managed by Liz and she has sorted out issues that needed resolving promptly, always getting back to me for updates etc. She has also taken time out of her busy schedule to provide me with very helpful advice on renting and also provided recommendations to me on businesses to use on leaving the current property and moving to another rental nearby. Moving alone can be a lot of hassle and dealing with the logistics but Liz has helped immensely!... Read more

On the pros side I needed to move in quickly and get somethings issues in the property fixed, which was all done very quickly and efficiently. However, I asked up front if everything was included and I was told it was, then after I moved out suddenly council tax wasn't included. Not only this but they charge a check out fee, fee for a water mark in the shower and some wear and tear. For minor wear & tear I was going to be charged more than my deposit (a very unreasonable charge). Within the house all of the tenants had different agreements and contracts and had different arangements. They are inconsistent and after your deposit. I would not use them again. Do not use them!... Dealing with this agency was one of the worst experiences we had. The flat was horrible, we couldn't even last 1 month there , it made us sick, and at the end we didn't get our deposit back for bunch of silly reasons. Deserve no star Regarding the deposit, at first you asked for an additional 1 month rent for the last month, we didn't agree as there was other tenants living there already, then you asked for the previous month's rent, we told you that we already paid for that, of course you didn't believe us until we gave you proof from the bank. Then you started asking for things that were not mentioned in the first agreement as the early release and check out fees. And regarding the shouting clearly we had no other way to communicate with you as we've done our part and you guys didn't. We were never late for paying rent although the living conditions were unbearable. Since the beginning we reported problems that affected our health as well as our babies health such as the mould and weren't helpful and blamed us for it "talk about professionalism" And a little advice here, instead of accusing people that they were wrong try pausing for a second and try fixing problems in your agency, cause based on your response professionalism is only a fantasy here. Never forget that "customers are always right " . I reported the truth based on my experience and by you not liking my review doesn't make it not true I'm glad i didn't submit my complaint in your office cause by this lack of professionalism i saw in your response, it just shows me that going there and talking to you won't be worth it.... They keep chasing me for money that I have already paid, after explaining it was paid on a credit card which has since been cancelled with no statements they then just sent the account to a debt collector instead of just searching their system for the payment. (still ongoing) When our tenancy was up for renewal they had people round to view, but showed up with the wrong keys letting potential new tenants down and having to cancel the viewings. The letting agent who showed the new potential tenants round was the only positive, simply because he was positive and friendly.... Read more

Having rented over 5 properties in the last 10 years from multiple estate agents I have never been charged anywhere near as much for cleaning at the end of a tenancy. They have subcontracted out their cleaning service to a company that charged over 300 quid to clean a two bed flat. We had already spent days cleaning to a what we felt was a high standard and felt this excessive but couldn't be hassled with going through arbitration. I would make sure you factor this potential cost in if you consider renting from these guys.... Read more

Avoid! Agency are scam artists in my opinion. Didn't turn up to arranged viewing which should have set alarm bells ringing. When went with them, charged us £750 fees over the year and took 4 months to give us any deposit back (not the full amount, of course!). They only follow the terms in their contract when it suits them.Also changed the dates in the contract at the last moment without telling us resulting in extra rent for them. Beware!... Read more
