as a landlord my experience has been very pleasant, i have two properties rented and have had no issues with the guaranteed rent plan. as an expat i need someone i can trust and Brian and Davina have been there since day one providing answers to all my questions and setting my mind at ease. Brian even recommended someone last minute to hang some doors and got me out of a pickle due to travel conflicts and really came through. Biggest cowboys going. Very very shockingly poor customer service. Wouldn't rent anything off them. Only want to know you for the monthly rent, No support provided. Boiler feb 2024 was playing up and reported a year ago. Landlord came out and looked and showed how to repressurise it said it needed parts but can't touch it as not qualified to touch it, then never returned to repair it. They advised they would get a mate to come fix it, never turned up to perform repairs, estate agent came round to do a property inspection, taken photos, promised to have it fixed by winter. In March 2024 gas safety inspection come round, advised it needed parts as there was problems with it. November 2024 hot water failed, reported and still did nothing, then start of February 2025 boiler had a catastrophic failure missing water everywhere over the main electric fuse box within a metre of it. Managed to shut water off but took 3 days for landlord to provide 2 oil rad heaters and a blower which is costing £20 per day to take the chill off the rooms they are in. 2 weeks to get quotes then decided they was too expensive and now getting their mate to fit a boiler in March. Disgraceful. Then their is all the other problems they won't sort out like mould and dampness in all the 3 bedrooms 2 of which has children in. Front door of porch is rotting and starting to disintegrate. Kitchen ceiling has had a crack where the board is partly hanging down by a inch was like that when moved in. Back sliding doors are old aluminum frame ones from 1980s. Keeps falling off its runners and November 2023 landlord tried fixing it, broke the lock then bodged it with cheap push lock at top which keep coming loose then put a second lock on bottom as refused to sign contract while house was insecure. Carpets needed cleaning when moved and should of been replaced before allowing anyone to move in. So stay well clear of this cowboy outfit. Great for dodgy cheap arse landlords that only care about profit . Should be shut down really.... Read more

Avoid this estate agent – it was the most unprofessional experience we’ve had with an agency. We were hired by Sarah for an End of Tenancy cleaning job, only to arrive and find there was no electricity at the property—something entirely out of our control. Despite this, we completed what we could and issued our invoice as agreed. However, Sarah never responded to our invoice or acknowledged our email. When our cleaner returned the keys to their office, she was asked, “Couldn’t you clean the bathrooms without electricity?” It was clear they expected us to work for free. Be cautious with this estate agent. Our experience with them was extremely unprofessional. We were contracted by Sarah for an End of Tenancy cleaning job. Stay away from this Estate Agent - most unprofessional experience with an estate agency. We were assigned to an End of Tenancy cleaning job by Sarah which we attended to, to find out that there's no electricity in the property. This is of course out of our control and our invoice was still issued, and due to be paid. Sarah never came back to us regarding our invoice or even acknowledged our email. When our cleaner got back to their offices to return the keys, they asked her the following "Couldn't you clean the bathrooms as well? You don't need electricity". Rented out my property using Northwood for nearly 3 years. The worst estate agent I have dealt with. Brian, the managing director, most incompetent person I have met in my life. Brian doesn't even know how to investigate into a serious matter raised but rather just makes stuff up and puts on an email. The admin staff i had to deal with during 3 years is an absolute joke. Made a formal complaint after issuing section 21 and they didn't even have the decency to address the complaint formally. After tenants left the property, over a period of 3 months had debt collection agency letters coming through. Terrible people and experience.... Read more

Northwoods are essentially an Estate & Letting Agent that offer various levels of service to meet their customer's requirements. If you are buying or selling a property they operate in the same way as every other Estate Agent. If you have a property you wish to let, they offer everything from tenant introduction & credit checks etc. to a full on guaranteed rent (upto £1500/ calendar month). It is worth noting that with their "guaranteed rent", it is exactly that and not to be confused with "insured rent", so basically Northwood take the property for an agreed term and pay you a monthly rent regardless of whether or not the property is occupied. This is fantastic if you're new to the Letting world and want a guaranteed peace of mind for an agreed term. They will also organise any maintenance or repairs during the agreed term, which is helpful if you own a property that is some distance from your own home. The downside is, they obviously want to have the property occupied throughout the agreement and to do that their rents are slightly cheaper than some of their competitors. That said, I have used them as my Letting Agent for the past 10 years and I have to say they have been relatively good. They have organised good, professional maintenance services when required and the rent is now paid automatically into my account monthly. They don't cover all of the UK but do have several branches. Stay clear of them! My property was handed back in an awful condition. Broken radiators, broken windows, broken post box, broken doors and all of the furniture had been stolen including the fridge freezer and washing machine. Fine, this can happen but Northwood are unwilling to repair or compensate me for the damage and now not responding to my emails. I'm left with a huge bill to fix my property. Have reported to the property ombudsman and the case is ongoing.... Read more
