I recently exchanged on a property with Patrick Henry as the agent, and the process was smooth and well-managed from the initial offer to exchange.
Both Dylan and Patrick were excellent at answering calls and always got back to me promptly with answers to any questions I had. They were proactive in keeping things moving, especially when the process slowed down with solicitors, which made a huge difference.

If you value your time, health, and peace of mind, I recommend avoiding this agency.
During our tenancy with Patrick Henry, we had to endure severe mould problems throughout the building due to poor insulation. The building does not comply with modern insulation standards, allowing mould to grow rapidly regardless of how well-ventilated we kept the flat. Additionally, noise from the upstairs neighbours was unbearable, as the floors and ceilings offered little soundproofing.
From the start, the way the agency handled our reports was inefficient. We sent numerous emails with photos and detailing the issues with the flat: dirt, mould, broken fixtures, and a non-functioning TV. An agency worker even acknowledged in writing that the TV was broken. Despite this, the agency is now attempting to charge us for the TV.
The flat was handed over to us extremely dirty. The agency never, at any point, arranged for the flat to be cleaned, leaving us to clean it ourselves. We had to invest our own time, money, and effort to deep-clean it, which involved using strong cleaning products that affected my health. The mould issue persisted throughout our tenancy. The agency now unfairly blames us for mould marks, even though is a known pre-existing issue in the entire building. The Homes (Fitness for Human Habitation) Act 2018 clearly states that landlords must ensure rental properties are safe and free from hazards like damp and mould. Additionally, this building predates the Building Regulation 2010, meaning it does not meet modern insulation standards, which further supports that the mould problem was beyond our control.
The agency also wants to charge us for an extra day of rent, even though we vacated the property before the agreed deadline. They are also holding us responsible for pre-existing damages, such as marked walls and broken tiles.
They are trying to charge us for the extractor fan in the kitchen, which worked perfectly and was clean when we left. They also want to charge us for curtains that we had to wash ourselves by hand because they were extremely dirty and infested with mould when we moved in. On top of that, they are demanding payment for a wine rack that we simply stored safely because we didn’t use it.
Repairs performed by the agency’s handyman were of very poor quality and often caused more damage than good. For example, unnecessary holes were drilled, and many of the repairs broke again shortly afterward. This added to the frustration of dealing with an already poorly maintained property.
Finally, some positive reviews for this agency are misleading as they were posted by former staff. Overall, my experience was extremely disappointing, and I do not recommend this agency to anyone.

Avoid this agency at all costs! At first everything seems fine but when your tenancy ends, that's when the nightmare starts. Here’s my testimony:
A) When my partner and I moved into one of their properties, the flat was filthy. We had to buy cleaning products and deep clean it ourselves. The previous tenants had complained about their deposit being withheld due to cleaning fees, but we were the ones who ended up cleaning the property, not the agency. This suggests that either the landlady or the agency conveniently kept that money. Fast forward to the end of our tenancy, despite leaving the property clean, even though it wasn't clean when we moved in, we are now being charged for not leaving it clean. This is not only false but seems to be part of a pattern where a cleaning fee is deducted from tenants’ deposits, no matter the actual condition of the property.
B) The TV at the property didn’t work when we moved in, I took it to the agency myself and they apologized, saying their handyman couldn't fix it. I asked them to note this in the tenancy records to avoid future charges. Yet, now we're being charged for it, even though they perfectly know it never worked.
C) Most of the flat’s furniture looked very old, with noticeable signs of wear and tear, so I asked the agency to store the bed’s headboard, and they agreed. Before moving out, I made multiple attempts to collect the headboard but was always denied saying “our basement is a mess at the moment”. Now we're being charged for it.
D) The property has a serious mould issue. We even found mould on the curtains. We had to clean some walls and curtains periodically because the mould re-appeared again and again within just a few days. Despite our efforts, we are now being charged for mould signs and for the curtains not being clean.
Despite reporting these issues and sending photo evidence to the agency, nothing was properly documented or addressed. At first, I thought that the young staff was just being clareless. But after learning from other tenants and based on my own experience, I can see a clear abusive pattern of unfairly and unrealistic claims to put their hands on the tenant’s deposit.
The stress this situation has caused me goes far beyond any monetary compensation. It’s about fairness and how hard-working people are being taken advantage of by landlords with lucrative and abusive schemes. Whether intentionally or through negligence, this agency is either part of it or allowing it to happen.
Last but not least, be ready to get charged one day rent if you return the keys on the agreed end date. Also, expect unrealistic claims of damages that need to be fixed or replaced. My advice is take as many photos as you can, even is if a single tiny scratch, and archive all notes and reports you sent to this agency, because you're gonna need them to dispute your deposit through the TDS.
* A couple of the positive reviews here were written by former employees, which is not an assumption but a fact, as I met them, so the overall rating is partly biased and not fully accurate.

Patrick Henry are the first estate agents I have ever used where I felt like I was truly being looked after. Professional, expedient, and friendly.
They do not shy away from going the extra mile. There are, surprisingly, many examples of this. To give one example, at one point a lock broke in the house I was renting. I was trapped inside my room. Charl personally came over to the house and helped me get out. A level of commitment which I doubt many are able to deliver.
Charl, Dylan and Ana are a credit to their profession. I would have no problem recommending this business to anyone.

Please consider other options before choosing to rent with Patrick Henry.
On initially signing they were friendly and appeared helpful. Slight snags on moving in included the hallway being under construction - this was not a problem as we were told within 6 months it was being refurbished. Fast forward 2 years and the hallway still looked the same.
During the tenancy PH were good at responding to queries, and if a problem needed fixing, then they were responsive and eventually the issue would be fixed.
They really let themselves down when the tenancy ended. Granted, there would be some marks on the walls (wear and tear). We were charged a full redecoration. The place came furnished with basic cutlery and utensils. We replaced these with better equipment. We were then charged for this on checkout.
We enquired in person if the company would like the Sofa and TV which we bought for the place. They agreed and we left this for them. We were then charged for this on departure as well. Attempts were made to charge us for markings on the ceiling due to water leaks, caused by a faulty roof.
The final straw was an attempt to charge us for an extra months rent at the end of the tenancy. After supplying good evidence why this was not reasonable, we had to go through a long and drawn out process with the Tenancy Deposit Scheme, providing pieces of evidence to support our claim. Thankfully, the TDS agreed that we did not owe a months extra rent. We were returned this part of our deposit.
Whilst we put up with a construction site of a hallway for 2 years and numerous problems with noise due to construction in properties of the same building (which we were not made aware of before signing the contract), attempts to take all of our deposit were a real kick in the teeth considering an anything but smooth tenancy.
PLEASE consider all of the above before signing with Patrick Henry and be prepared to have to dispute the whole amount of your deposit (on unfair grounds) at the end of your tenancy.

The best experience we've had renting a property during our time in London. Charl gave us a very personal tour of the flat we were interested in, allowed us loads of time in the property and answered any questions we had quickly and efficiently. This has been unlike any previous experience we've had which has always felt rushed and impersonal. Charl was comparatively extremely friendly and helpful. Pleasant check out, pleasant staff and am easy transition with moving out. Very helpful considering I had a family breivement the week I was moving out. Everything was done promptly and Patrick and the landlady were more than helpful with their flexibility. Definitely really helped me through a very tough couple of months.

I highly recommend Patrick Henry, these guys are fantastic at what they do! Not only did they find me several beautiful properties, all of which met my requirements and where in my budget - they also made the whole process very straight forward. A very friendly, responsive team who had me moved into my new flat and all set up within two weeks. Excellent service cannot thank you enough.

I recently moved home from south east London to south west and used this estate agent to find a flat with a very detailed list of requirements, not only did they manage to match my list (new, parking, nice area...etc etc), they also managed to secure a decent rental reduction for quarterly rent payments.
I was moved in within a week after credit checks etc and am so pleased with the service.

Without doubt the best estate agent I have ever worked with. Patrick is a true gentleman. He is friendly, helpful, incredibly hard working and genuinely cares. The girls in the office are so kind and a delight to talk to, and the whole process is made easy to understand. Everyone is so professional - I have no reservations about fully recommending Patrick Henry.
