We would definitely recommend Patrick Oliver.
It has been very straight forward renting with Gemma. She is always quick to respond and very helpful. Despite having me an annoying number of requests and queries in the first two months after moving in, Gemma has always been understanding and proactive.
Karen was great showing us around the flat, even kind enough to take and send us a detailed video after our viewing. She was prompt and thorough on move in day too. She went above and beyond to answer some questions I had about living in the area.
Chris has helped a few times around the house with different jobs and queries. He is always communicative and friendly.

Gemma is a fantastic property manager. Back in 2019 when I came to SL, she managed the flat I was renting as a tenant. Any issues were fixed promptly. I later asked her to find tenants for the flat I own. Gemma is very good at vetting suitable tenants. Since I moved abroad, she's been fully managing the property on my behalf. As a contractor for Patrick Oliver Ltd, I can see proactive energy, efficiency, communication, preperation and next day delivery when it comes to tenant/s switch.
Gemma herself has been a real treat to work with, pleasant and fair with a positive outcome.
I've noticed the majority of tenants she's moved in have all been lovely and understanding when things can go wrong & because I know in any emergency she will have a contractor there asap simply because they will go out of their way for her.
I believe this company will grow and I strongly recommend Patrick & Oliver Ltd for Property Management.

Gemma, just seen your response - I suggest you retract your accusations of "lying" because it is you who's confused - this is from your email of 11/9/18: "I’m sorry to say that the tenant and his guarantor have not paid the rent since July 9th. We have followed our standard rent arrears procedures, and done what we can to obtain the rent every 2-3 days, and we have not had any success."
And as you know, the lack of the promised credit reference (despite repeated written requests) is only one my complaints.
Original post: Hard to know where to start (it'll all come out in my small claims case) but just one example: Gemma erroneously claimed to have got a credit rating on the tenant she recommended to me - it was also stated in her contract - but it turned out (eventually)that she'd never got one!
This only came to light when the tenant (surprise, surprise) stopped paying the rent after a couple of months (this was well before Covid).
Someone told me she'd gone to ground in Spain so I decided to forget the whole depressing story, but I was amazed to see one of her boards the other day, so now I'm preparing a small claims against her. I know they work because it's what I had to do with her tenant to get (most) of the money they owed me.

I bought an apartment through Gemma and Paula. The team were fantastic! They were so supportive during what was a stressful time. They did everything they could to help and it completed before Xmas. I then put it on the market for rent with them, and as expected, their service is second to none. They found me a tenant who is professional and manage the property seamlessly for me. Rude, unprofessional & most unhelpful. The day I moved into my flat they gave me the wrong keys, I then had to wait 3 ours for them to come and give me the right set of keys!
I reported a mould problem 7 months ago and have not heard anything since. The front door of the buiding is not locking/unlocking correctly, phoned the office 24 times with no answer, left a voicemail and haven’t heard back. Phoned Gemma’s mobile- nothing and even text the maintenance man that works for Gemma... nothing!!!
I will be taking this further if I do not hear back today as this is ridiculous.

I would definitely be happy to recommend Patrick Oliver after using their services for selling our home, and then renting through them short term.
The service we experienced, was in such contrast to what we have found from other Estate agents in Hastings. A proactive, personable team that were competent and patient to discuss the challenges for selling and helped the whole sale feel under control and in professional hands.
We found that the team in Patrick Oliver actually exceeded our expectations, going beyond what you would expect from an estate agent, especially when they found us a short let. They are a modern business, ready give 110%, and will go far in this town.

I can honestly say I have never had an estate agent like Patrick Oliver, and that’s saying something since my 11year old has lived in 5 houses.
Zoe came in, restyled and staged our home to make it look it’s best, took beautiful pictures and sold it extremely quickly. I couldn’t recommend this agent more, particularly for anyone needing a quick sale, as the extra bonus of staging really makes the difference in photos and brought in good footfall for a quick sale.

I viewed a property through Patrick Oliver and found the staff so friendly and helpful when we saw the bungalow, that we invited them to value our home. We immediately felt comfortable and treated with respect. We went on the market and everyting was a top notch service from start to finish. I loved the fact that I would always call the office and only speak to gemma. She is fantastic at keeping in touch, always replying quickly. Viewing feedback was always given. I felt wholly confident and even when our sale wobbled, she was right on the phone to make sure our chain stayed together. Can't fault them.

Efficient, but lacking in integrity and maturity. Why would anyone give a full refund unless the experience was awful!? I was happy to leave it at that, no real harm done, until Gemma herself posted a negative review!! Do you give refunds for good experiences then????? You haven't mentioned the filthy towels and dog smell either. Nor the filthy loo. The cleaners told me the person responsible was having childcare problems, which we can all understand...it was not a good experience, you refunded the money, which is fair, but please don't then place a negative review and expect me to say that's ok!

In response to Linda Doe, who complained that the hot water wasn't working in a holiday let. Curiously, no other guests have complained before or after your stay. They actually said it works amazingly well and so pleased to have a modern warm bathroom in a Tudor Cottage in the Old Town. Gemma sent a plumber to check the hot water who confirmed it as working fine.
Out of courtesy due to her concerning outrage, we gave a full refund of £300.00. We provided flowers and chocolates and a free clean during her stay. I personally manage every holiday let and I know when there is a real problem and we react immediately. The only problem was that she wanted a free holiday which was achieved as we were duped to thinking there was a problem.
Unfortunately, this is a case of someone not happy with her own situation and choosing to take it out on us without any reason. Gemma is disappointed in this public fraudulent review, since she provided an excellent holiday home and someone abused her position as a holiday let management company.

Avoid Avoid Avoid - She has basically left me homeless after sending the lease and deposit invoice the day before I was to move in and telling me she would accept a credit card payment as my deposit since I couldn't make the payment that day. She then changed her mind on Saturday morning, when none of the banks are open, asked for a further £525 pounds when I had already explained that I would then be paid on Friday.
I managed to get the entirety of the deposit Saturday morning but she wouldn't return my phone calls or answer when I suggested that the move be delayed a few days so we could get everything together.
This episode has cost me £1200+ pounds in expenses and lost work. I have a great relationship with my current landlord of three years. She had all of my reference checks and earnings history (which are more than suitable) yet chose to do display an utter disregard for someone when she herself was scrambling to get everything completed by the move in deadline. Luckily my current landlord has let me stay a few extra days to sort it out. Great to know there are still nice people in the world.
Avoid - you don't want to deal with people like this. Would give zero stars if I could.

Spoke to the lady Gemma that runs it and asked her to manage my holiday let, I left tons of messages and voicemessages even worried they had closed down or something had happened to her as she never got back to me atall! very unprofessinal!

When we instructed the team at Patrick Oliver to sell our house it wasn't a straight forward decision. We invited out 4 agents and received hugely varied figures! Patrick Oliver weren't the lowest or the highest, but they were the most convincing. The sale wasn't easy at all but they kept their enthusiasm and cool throughout which had turned out to be a difficult process. They gave excellent advice when necessary and in the end we sold our property for exactly the price which they had told us to expect. They were a real pleasure to deal with throughout.

I met Gemma whilst viewing a property she had for sale. She was so friendly and knowledgeable, we invited her to value the our properties we needed to sell before buying.
She came round 2 days later, gave a us thorough valuations, sat with us to advise how best to market the houses (something no other agent we felt was patient enough with spending her time to do so). Her attitude was very much 'can do' from the get go!
We had many viewings almost straight away and before we knew it, she had two buyers wanting one of ours! Soon after she'd found us a buyer for the other house.
With her constant hard work and attention to detail with photos and descriptions, as well as always promoting them on Social Media, we were so impressed.
It took a lot of work to get through it as there were 5 people in the chain all over the place! Our stress levels peaked but Gemma kept us informed by text and calls at any time. I can't thank her enough for making our dream home come true.
I wouldn't go anywhere else if I were you! She is the number estate agent as far as we're concerned.
