I'm reviewing them as a property management agency - I am a leaseholder in a building they manage. AVOID them - I've had some bad property management companies but these are the WORST. What are they doing with their time? Perhaps they're more interested in the selling/rental side of their business because they sure have NO TIME and zero professionalism for actually managing leasehold properties. They overcharge, send bullying emails, useless at communication etc etc. AVOID

As a property managing company they are rubbish. Avoid at all costs - they are clearly focussed on sales and letting and NOT property management. Their communication is mostly bullying, they are incompetent, opaque with fees, rapaciously greedy (huge commissions shared with brokers to increase the buildings insurance by almost a third).

I am force by the website to give one star but let's be clear - they don't deserve even this. They are managing a property of which I am one the leaseholders of a flat. Scott Estates are incompetent, greedy and bullying. Steer clear of this firm at all costs because trust me the costs they charge, commissions they take and extras they sneak in by giving estimates of future costs but no longer give the detailed ACTUAL expenditure - they are outrageously bad. My guess is the Freeholder got some kind of kickback from choosing them.

Having had our flat managed by various companies at our freeholder's request, I have got to say how impressed I am with Scott Estates. They located several issues with how the previous agents had been managing our accounts incorrectly and unlawfully, explaining in detail to all lessees the situation and even offering payment plans to assist with the errors they inherited. All this despite lack of cash flow and managing the block the best they could in the situation. We are a very large block of flats, so they had their work cut out, yet their knowledge of leasehold regulations seems over and above any firm we been placed with before and are always ready to help answer any queries raised. I do hope we remain with them it is so refreshing. Thank You.

Disgraceful treatment of a vulnerable tenant.
My sister-in-law, who was seriously ill and had her nose removed due to cancer, was forced to live in a property managed by Scott’s Estate Agents in Hastings that was riddled with mould in every room.
We raised the issue multiple times, and so did others on her behalf — yet nothing was ever done to fix it.
Despite all this, they are now refusing to return her deposit, showing zero compassion or accountability.
Absolutely shocking conduct from a company that’s supposed to provide safe homes.
Avoid at all costs.

You were well aware we were actively trying to leave due to the dangerous and unfit conditions in the flat — especially given that my sister-in-law had just undergone cancer treatment and had her nose removed. She was living there with her two children, one of whom is severely autistic.
We gave notice the day after receiving the keys to the new property from the council — not that we suddenly abandoned the flat. We moved out gradually, due to her medical condition and how stressful sudden change is for an autistic child. You knew this and failed to mention it.
You claim we left items behind — what you fail to mention is that we offered to return to collect them, and many of the remaining items had become mould-infested due to your neglect. Instead of working with us, you charged £300 for clearance, which we were willing to help with but weren’t given the chance.
The original tiles in the property were broken and sharp — to the point they were cutting our baby’s feet and ours. You refused to make the floor safe, so we paid out of pocket to install our own flooring just to protect our family.
You try to justify keeping the deposit based on “damage,” but let’s be honest about the state of the property at move-in:
• The skirting boards, door frames, and doors were dirty, damaged, and splintering.
• The shelving under the stairs was broken from day one.
• The boiler and water tank were so old and inefficient that it was costing us over £150 per week in electricity — something we reported and you ignored.
As for the mould, the council only reported “no moisture” because it was during a heatwave in July — the mould always returned in colder months. You simply painted over it, and sure enough, it was back within three months. That is not a fix — it’s a cover-up.
You ignored multiple complaints from us and others and now you’re trying to avoid accountability by misrepresenting the facts and exaggerating minor cosmetic issues. Meanwhile, a vulnerable cancer patient and her children were left to live in completely unacceptable conditions.
This isn’t about wear and tear.
This is about negligence, lack of compassion, and an absolute failure in duty of care.

I recently reported a broken fence near my property, and I was really impressed with how quickly it was handled. I submitted the issue in the morning, and to my surprise, a contractor came out the same day to assess and repair it. The repair was done professionally, and the contractor was polite and efficient. It’s reassuring to know that issues like this are taken seriously and dealt with promptly. Great service—thank you Mel for the super fast response and getting it dealt with!!

I have just recently rented a flat through this company and had the privilege of meeting both Chris and Niaomi, these two individuals helped me through the process of viewing the properties and finalising the contracts and payments. For the past eighteen months or more I have worked closely with Martin and a local contractor to complete major works on a large late Victorian building. It has been a difficult and time consuming process but Martin has persisted and together we achieved a successful completion to the satisfaction of leaseholders.

If I could give zero stars, I would. Avoid this company at all costs. They managed our modest Victorian house split into 3 flats and the service charges eventually rose to around £300 per flat per month!! Example: they charged us £1000 per year to "clean common areas" - a square metre of old carpet behind the front door. The cleaner's hoover was only ever on for about 30 seconds, so small is the space. Every possible charge was pumped up as high as they could get away with.
The final straw was an unannounced charge of £1000 per flat for "health and safety work". There was no consultation process. We (my neighbour and I) eventually took over the management via the government's Right To Manage scheme and we have never looked back. I would strongly urge ANYONE living in a leasehold flat managed by these people to do the same. Your bank balance and stress levels will thank you for every day that you no longer have to deal with them. It's legalised robbery.

I’m very new to leasehold and probably came across dumb as I didn’t understand my responsibilities or those of the freeholder. Liam & Martin were so kind explaining everything to me regarding the works shortly due to take place to the fire doors. Deana also assisted me with payment plans to help my financial situation and fully detailed how the accounts worked as I had no understanding of the landlord and tenant act or lease terms. They are always happy to help answer my silly questions. I know others in the building have also expressed how grateful they are to have an agent that has a personal touch and genuinely cares about the lessees. Thanks guys!

All our queries regarding accounting issues have been dealt with promptly, investigated in detail and they quickly rectify any errors that they located so we agree with lease terms. We finally have our compliancy matters being addressed, and the property is starting to becoming somewhere we are proud to live in again. If you use Scott Estates for Block management, please check your End of Year accounts extremely carefully. I don’t want other people to hand over their hard earned money unnecessarily.
Our end of year accounts have never been correct and include requests for services that have never been undertaken. Scotts seem to slap on these charges in the hope that we will be daft enough to pay up without questioning them.
This year we learned that Scotts paid an invoice 2 years late and the freeholder ended up settling it. This particular invoice has been included in 2 different end of year accounts so we have actually paid for it twice ! We have also incurred over £600 in late charges but we yet to establish what these charges are actually for.
We are still trying to correct the year end accounts 2023. We only received the supporting documents under section 22 at the end of September despite us requesting them since January. There are still other issues arising from these accounts that haven’t been resolved.
Scotts seem to use us as auditors for the accounts in that they request a random sum for random services ( some of which have never even been undertaken) and rely on us to trawl through the accounts to ascertain the genuine work that has taken place and the correct total due. And this is for accounts that are supposedly certified by them. We have to pay a hefty accountancy fee for the privilege of having to do the accounts ourselves
When you do ask Scotts to rectify any errors or action anything they ignore you, or when they do finally respond, they lie and gaslight you. And we are a small block of 3 flats so we don’t need a lot from them.
We’ve had water damage to the communal hallway since Scotts took over in early 2020 which still hasn’t been resolved. External repairs finally started to be undertaken this summer, but are now on hold due to ( maybe) unforeseen circumstances. This should have been resolved years ago.
Scotts use any excuse going for lack of basic service; COVID, Staff shortages, another flat in the building being behind with their payments. We have lost so much of our spare time dealing with Scotts and it causes unnecessary stress.
If you have similar issues with Scotts please don’t give up; get legal advice and take your complaint externally as high up as you possibly can.

My partner and I would like to sincerely thank the letting team for their support. Although we encountered some challenges when moving into our flat initially, the team, especially Niaomi, was incredibly supportive throughout. I will not recommend tenants to rent with this lettings company. I had to terminate my tenancy and it was the worst months of my life. .
Not to mention one of them Mel was very rude. Saying things like, ‘well it was your choice’ after they made me go on a fruitless viewing to find a replacement. Also said ‘anytime you call it’s trouble’ because I asked for the rest of my rent to be reimbursed. Miscommunication between themselves as well caused me time and precious resources of back and forth. I did not read reviews before dealing with them, I would have avoided all the stress i went through. Deal with them at your own risk.

Our flats are managed by Scott's and honestly, they are the worst company i have ever dealt with. They don't respond to anything, constantly pass the buck to other team members and will say 'we'll call you back' and never do, it is up to you to keep pestering them. The best part is, they're managing a building they have never even visited so rely on tenants to do the work! On top of this, their fees are also astronomical which is pretty hilarious considering they do nothing. Wouldn't recommend to anyone. If you are a freeholder looking for someone to manage leasehold flats, I beg you - do not put your leaseholders through the pain of dealing with Scott's. The hours of stress and time that has been wasted on these idiots is unfathomable. Do not use this company.

Having used Scott’s to manage our building I wouldn’t trust them to look after an empty shed. They are wholly incompetent, impossible to get hold of and it’s worrying they are responsible for peoples hard earned money. Even after numerous complaints things still didn’t improve so we left their service to find alternative block management. If you scroll down you’ll find similar reviews. Avoid. You have been warned.

I have had a long and at times challenging experience this year after my flat was badly damaged by water leaking into it from a property above. Scott Estates manages the properties in my block,and buildings insurance is arranged by them,I am a leaseholder.
Initially,I was somewhat dismayed by their attitude. I considered my flat to be uninhabitable,but they were insisting I should continue living in it. I stayed in a hotel anyway,and after an electricians report and pictures taken by myself of the damage,they agreed it was indeed uninhabitable. Since then,they have been helpful,available and have supported my claim with the insurers.
I always get a prompt reply to emails and they are always available when I phone. A special mention to Natalie,we had a difficult day or two at the beginning of the process,but she has been a star since,helping me through the ups and downs of it all,also to her colleague Isobel who I dealt with for a short time.
My flat has now been repaired,and Natalie continues to assist me with the remainder of my claims etc

Scott's have supported us for the last 5 year's where we have had multiple incidents with nasty flooding in the bathroom. They have quickly sent lovely people to fix it. Now the root cause has been found and the water company has raised an emergency ticket to permanently stop this happening. Can't thank Scotts enough for all the help and support over the years.

None of my requests regarding extortionate fees were ever answered, when I threatened to go to the ombudsman the manager/owner came to see me in my apartment and in front of two witnesses he promised to deal with everything, he clearly wasn’t able to answer my queries so decided to give all the owners notice, this turned out to be a blessing in disguise although according to one neighbour he blamed me, causing a rift throughout the building. I truly don’t want anyone else to go through this hence my warning. I’ve now escalated my grievances.as there were many, many more problems, too many to go into detail on this post.

A lovely woman named Adele helped us with a viewing yesterday morning. She was incredibly informative and helpful and also very polite and approachable which was a breath of fresh air in comparison to the last estate agency we originally was viewing places with.

Luckily we had a narrow escape from contracting this agent. The first meeting was horrendous!! Very arrogant, condescending & rude. Scott walked out as I refused to agree all the things he said we absolutely had to do (which of course they would make money off of). I’m very clued up & had researched everything thoroughly. We are only 3 flats in our block & not an HMO. They managed the property across the street & their major works. They did the most horrendous job & all the paint started peeling off after less than 6 months. The leaseholders (who I was friends with) were furious & asked Scotts to get some money back but they refused. It looks an absolute dump after only a year! We live right across from this building & needed some works done (before I ever met Scott) & the guys who did the job agreed to do a job for us. They were complete cowboys & we had to redo it. They do not have good contractors. My gut instincts when meeting them was absolutely spot on! Thank god they are not managing our block!! Thank you Scott for walking out like a big baby. We had the great escape!!

Absolutely horrendous management company. Avoid like the plague. Have a "could not care less" attitude. If you compain that noone ever gets back to you - the excuse is ALWAYS - oh - they left the company. So - no-one follows up their inbox no? When do eventually manage to speak to them - its a kind of do it yourself attitude to anything you need/ask.
We have never been provided with afront door key or one to the electricity meter so both are usually open. Now suddenly they have locked both. Our tenants who have a young child - have not been able to use their electric key to top up their electriciity since Saturday. We emailed Scott Estates. Noone works on Saturday apparently - but there is no auto reply on email to tell you this. So we have to wait several days for our tenants to get access so they can buy electricity.
One of the messages said one of the options was to get a key sorted ourselves. BUT THEY ARE THE MANAGEMENT COMPANY!
I have just received this message from the Scotts management company
"The locksmith was going to pass by and provide the key as a goodwill gesture, but I will ensure that the cost is now added to the service charge account."
Also - they say in their very long list of things they apparently....... - do if you use them as a management agent - is a meeting with the leaseholders every 6 months. We've been with them 4/5 years. They absolutely refuse any requests to do this.
Their last message regarding this stated:
"As previously mentioned once all Leaseholders are no longer in service charge arrears, we could arrange a meeting with the Leaseholders." So holding those of us that have to ransom.

We had the misfortune of having Scott Estates doing the block management on our block. Useless would be a compliment. Three things were highlighted by the company carrying out fire checks as being high priority which they ignored. Managing our block was "managed" by a trainee who basically just passed on emails. In the end they didn't want to be bothered with us as we asked for some proper service.

Stacey and Adele were amazing at organising everything from finding a tenant, dealing with needing an upgrade regards the electrics and sourcing the electrician, the EPC inspector and cleaners. It was a seamless and pleasurable experience.

Scott Estates are brilliant in every aspect possible. I’ve known Stacey George for several years; and when my lettings agent reconfigured, I followed Ms. George to the estate agents which immediately and very wisely snapped her up.
Adele Wilson handled my intake seamlessly and my property was expertly, artfully, and professionally photographed by Ms. George. Within days, my property was advertised online; a suitable tenant was found, and all relevant procedures ensuring both my and my new tenant’s security carried out swiftly and accurately.
Payment is never an issue with Scott Estates. Both Ms. George and Ms. Wilson answer any and all of my questions promptly. Communication is a pleasure with Scott Estates; they have made letting my property an easeful experience. I cannot recommend them highly enough; they are truly helpful, ethical to the highest standard and make what can be a frustrating experience an actual joy.

What a joke. Bring rental tenants to a property that for sale. Had the unpleasant dealing with staff named saffron, extremely rude. Not in contract with them, but they still insist on advertising my property despite I'm with another estate agent. Avoid them.

Scott Estates are awful. They have zero pride in doing a job properly but don't view complaints with any seriousness. If you use them for Freehold Block Management, you'll just end up doing the work yourself. They're incompetent amateurs: half-wits at best, liars at worst, and a nightmare to deal with.
