I’m renting property since 2019 with princess park estate agent and they are the best in this area, very responsible also very well versed at dealing with other real estate agents.
Mr Oliver Harris always answered my emails and phone calls and sorted out any problems in property.
When there were disagreements about any problems in property ( damages, change something in property) , Mr Oliver Harris was patient and worked through some tough situations without breaking a sweat and he’s cool, calm mindset kept my anxiety low and gave me the confidence the would get the job done – and always did!
I introduced Mr Harris to some of my friends and they were also satisfied and I will do all the real estate work (renting and buying) with them in the future.

They failed to protect the tenant's despoit which I paid them to manage and did not refund payment they owed me and agreed to pay and told me to go to court if I wanted to seek the refund they owed me. Highly unprofessional and incompetent estate agents I would never recommend or ever consider to use again due to shocking and terrible customer service experiences I had with them. This included them lying to me and not acting professionally or in line with the business contract I signed with them and service I paid them for. PLEASE DO NOT use this estate agent if you want a professional service. I remain majorly disappointed and fustrated by my experience and unfair loss of significant finances due to their inappropriate behaviour and using their estate agency which included putting me at legal risk due to their incompetency and lack of professionalism.

I do not live very far from this establishment, maybe the odd 5 minutes away in Arnos Grove & every time I take a stroll past this office while walking my dog, I look inside to see what people are up to & they always look so miserable.
Anyways, spoke to couple of locals about this company, that has dealt with them previously in the past, who lives in Princess Park Manor now & the awful things they told me was so shocking, that I immediately had to write a post.
Apparently they post fake properties on the market & many locals have realised, they are vile & rude to walk in members, they do not know how to negotiate & respect elders & the lack of maturity is shocking!
I just spent my hour reading through their reviews, started with the negatives which is what anyone would do first, to see what is wrong with this place & from what my friends have mentioned to me about this company, completely matches the description of these poor peoples experiences, including the comment on Cannabis, the great green cabbage smell, but I always assumed it’s the flats on that road. Shocked to have learnt it’s from coming from this establishment or maybe it is the flats, who knows. You’ll personally have to be the judge of this.
Anyways, I wanted to put my four bedroom property with this company & just realised from everyone’s poor experience that, it might be better if I take it somewhere else as I do not want to lose out on any great experiences.

Princess Park Estates are 10/10 dodgy and have incompetent practices. My best advice is to AVOID them! They have highly unethical and seriously dodgy estate agents who lie a lot. Do not trust them or consider doing business with them. Total scam artists. Incompent at basic business. Not trustworthy whatsoever. My parnter and I seriously regret having any business with them and have gained a lot of stress and financial loss because of their poor practices. They don't deserve customers or your business. For your own benefit avoid them at all costs!

Veeeeeeery disappointing service received from this company. Do not let these “positive” reviews fool you. This company does not know first thing about business or any form of business structure.
Popped in to put a property on the market but instead of a fantastic service I was expecting to receive from reading all these reviews, I received ignorance, arrogance and self centred attitude from 1 of the colleague’s who looks like an overgrown muppet. I think his name was Oliver.
He seemed more concern about how much he would make on commission instead of worrying about the market. It was disgusting approach and when I consistently asked for his status in this company, he could not give me a simple answer. I had to ask him five times “are you the owner/what is your position” for him to only let me know “I am somewhat high in position as I have been working for many years but no, I am not the owner/the director”. How illiterate. It does not matter if I held the owners hand in the making, end of the day it does not make me the vice or second in command. To only find out, his title is “a Senior Negotiator” only!
Did not see no manager in presence, saw staffs, but it just has an awful vibe. Do not know what was missing. Anyways, I clearly stated that I will be taking my business else where and was very vocal about the whole situation.
So, from my experience, personally, I wouldn’t be revisiting them again, ever. You can still pursue and give them a shot, it may just be my experience personally, that was not met and yours could be better but for me it is a no. I do not see this business lasting and that is the truth. No ordeal, no form of structure, that would be all

I have never come across such an unprofessional business in my entire existence. This agency is probably the worst company in the whole of North London I have ever come across. Doing the statistic, after spending a day calling all loc established agencies and I mean, established for more than 20 to 30 years, my suspicions were correct. Two third, or if anything, all of Princess Park Estates properties they market on their website are fake. Every time I give them a ring, every staff fail to show the ones i am interested in. I love local too and majority of these properties they say that are available, are gone within second without a Sales or Let By board on the roads they advertise properties for. I done a few survey and found out, in the past month, no properties have been available on majority of the roads they keep targeting and talking about targeting, the amount of posts and leaflet I receive through my doorstep screams desperation to another universe. It reeks and frankly, I am tired of recycling paper posted by this firm. They simply do not get the message. At least twice a week, I’m either receiving posts, leaflet or some sort of association of their desperation, ira starting to feel like harassment. I popped by the other day and had a chat with a young boy, he seemed knew and frankly, very knowledgable but he was the only person in and it felt so unsafe for one young boy to be sitting in front desk, all alone without a staff or even the manager around and the whole office smelt of cannabis, it was just shocking to be in. Every time I have called the office, the manager fails to speak to me or he is always too busy but doing the statistics, the business hasn’t even busy for almost over couple years as on the toll of property agency businesses in the local area, Princess Park Estates are one of the lowest on the charts. I must admit the office is beautiful but that’s where the issue is, it’s like an old saying where, a person can look beautiful outside but be disgusting inside out and that’s how I would describe this company and business. They are too concern about their imagine physically that they are or have failed without knowing in every other aspect. Says a lot about the person behind the business calling shots because they are the reason for running the business to the floor, must be a very vain, arrogant and ignorant person who should not have a license to own a property business, since they cannot boom in this sector. For weeks, I have beeb trying to take a property on with this company cause of how many keep popping up everyday but within seconds it’s gone? I called up other local agents and enquires about this company and how many they have on their books and from what they have informed me, Princess Park Estates are a laughing stock in the whole area. I recommend any other agencies like Oyster Properties, a company that may not look nice advertisement wise but are very professional, well established and definitely knowledgable where all staffs and manager is present and you’ll be treated fair, Austin & Chambers, a very well established agency or you can even try Glen Hall, have not been around for that long as the others but you will definitely not be deceived and when they advertise a property is available, best believe it is. This was long coming and I feel like I needed to say this about this company as it was due. I hope they do improve but frankly, I have no hope at all!

Being away from UK for a short amount for study, i was stressing out looking for a suitable apartment in a short amount of space but when i came across princess park estates, i was astonished by their helpful service in how fast they were able to deliver me a beautiful apartment in a beautiful and safe location!
Everything around me was convenient and i am happy to say, i did not go homeless looking for a place.
So if you ever need a place instantly, without any hassle or any hidden tricks, princess park estates is the one, for sure!

Superb service! I cannot believe the level of professionalism and service i received from this Company. Have moving new to the local area from a very far destination, i geniunely thought that i may have to wait around for a very long time to settle down, but i was greeted, seen, dealth with and moved in before i could blink. Terrible experience in buying a property, whoever you deal with, make sure you dont deal with them! they lie about absolutely every thing, from service charge to condition of the flat and everything else! they want their commission and would do ANYTHING for it. they never puts things in writing so they can just say " I didnt say that" later! They lied about the rental value of the property, Furniture in the property and condition of everything in the property which I specifically asked to be checked. They verbally confirmed they all work and later said I dont recall this conversation!!it has created lots of extra costs for us and a lot of issues as we find these problems one by one. You get to discover the lies step by step, I know they are an estate agent but this is even low for their standards! Avoid OLIVER at any cost and get them to write down everything even if they want to say hi!

BEWARE CROOKS! they are viry unprofessionel and took advantage of me! they made extra money by charging me more money on repairs from bad builders and they put very bad tenants in my properties. Oliva is also very rude and unepologetic. Never again would i give them business. I will stick to Foxtons, Glenhall, Oysta properties in this area. sorry but i have to tell the truth as i have lost a lot of income from them
