Worst tenancy experience!! Moved into a lovely property which is unfortunately managed by agency itself (Usman Quadri). All emails and contact ignored for months - refuse to provide landlord details despite doing nothing themselves considering they’re supposed to be managing the property and furthermore do not provide me with keys to access my top up meters telling me to try my luck with neighbours which leaves me living in an uninhabitable property with no electricity for days at a time. Booked a viewing for a flat advertised by Queensgate Residential on Rightmove. Told them on the phone that I will be travelling quite a way for the viewing (>1 hour). When I got to the address at the agreed time, there was no one there. Called them after waiting, they told me I was booked on the system and just said they will call me back, with no apology or explanation.
They never called back and never showed up. They completely wasted my time.

Avoid at all costs!
The agents at Queensgate Residential obviously have no idea what they are doing. After securing a viewing on a property for sale, I turned up to the viewing at the agreed time later to find that they could not make it and cancelled 10 minutes after our slot as I had just travelled over an hour for the viewing. Ringing back a day later I was told that the property had sold months ago. A little confused as to why I had been accepted a viewing I rang back the day after and was told by somebody else that it was still live and booked in a viewing for the day after. After completing a successful viewing I was told that I would be sent over the relevant information in a couple of days. After 2 weeks of waiting several calls and text messages being hung up on and told to wait and get in contact with the commercial agent (Alex) who seem to not have any contact details? I was then told it was sold after messaging requesting details again. They obviously have no idea what they are doing or how to perform simple communication tasks. Avoid at all costs as they will waste your time and you will get nowhere.... Read more

I rented a property from Queensgate for two and a half years (2021-24), and I must say that my experience was wonderful! My sincere gratitude for the excellent service I received during the check in process, throughout my tenancy period, and finally during the check-out process. Every step was marked by professionalism in a way that I haven't experienced before. They deal with a very professional third party clerk for the check-in and check-out. During my tenancy period, I never visited their office though it's so close because I didn't need to! I can't even remember making any calls for any issue. They made it smooth and stress-free. I received my deposit in full after few days! They are very clear, honest, and do not have any malicious ways, making you comfortable when dealing with them.
I also appreciate the timely communication, their efficiency, and the genuine care they showed. Their follow-up communications were made to ensure that everything was in order and to address any additional questions or concerns that may have arisen.
Special thanks to Rebecca whose customer service was evident from our first interaction. Her approachability and willingness to assist created a positive experience, making me valued as a client. DO NOT rent any property form Queensgate!!!
Really poor experience to their customer service, their staff attitude is horrible, there’s a brown guy named usaman who will pretend that he’s helping you but eventually not, he will not do anything but tell you that he have done it, then disappeared and not updating or replying you with the progress, and when I pointed out his mistake he will say “I DON’T CARE”.
Another staff is also terrible, a very old white lady who will reject any of your enquiries at the first place, even if that’s your customer rights, and her attitude will get even worse when you pointed out that this is your rights and it’s their responsibility to help you, every time she will be trying to claim that you are wrong but turns out she’s the one being ridiculous and pointless at last.
Last but not least, the furniture in their properties are very bad quality, they may look nice at first glance, but many problems will appear after living more than a month, I have rented 2 properties from them, and there are constantly issues with their water boiler, light bulbs, dish washer, shower…etc. I have to keep asking them to send technicians or plumbers to help, but they always delay these maintenance services.... The worst agency I’ve dealt with! The flat in Earls Court was very badly managed. The ceiling in the bathroom was covered in mould and the ceiling became very soft so the light bulbs fell out. Then I had mice in the flat and the agents wanted to deal with it in weeks time and I had to call daily for them to actually sent the Pest Control.
Also the flat was disgusting when I moved in. It was dirty, lots of spiders and nowhere near it was professionally cleaned. Yet, I was charged half of the cleaning fee when moved out. Ridiculous.
Also, when moving out, I bought 4 light bulbs for replacement because they kept felling out in the bathroom and this agency charged me £150 for them to change the lightbulbs. Clearly don’t know the work ethics and will never be on the tenants side.

Queensgate Residential are extremely poor and perfunctory housing agents, which made for the worst experience I've had since renting.
1. It is recommended that everyone does not do a clean out because no matter how clean you are, they will say it took them a long time to clean it and ask you for a lot of money to clean it up!
2, the most horrible thing is Queensgate Residential's perfunctory attitude, when you approach them about a problem with the room, they will not only ignore you, and if you ask again they will also throw a tantrum at you! Very unprofessional and amateurish, with an indifferent attitude as if I was a prisoner being held by them in jail!
3. After checking out you have to repeatedly ask Queensgate Residential to give you your deposit back, otherwise it won't be refunded at all!
4?This room is the worst room I've ever stayed in, the electric heating didn't work at all, it was so cold that I couldn't sleep and wanted to die every day.

Really poor customer service! Did the viewing for a furnished apartment which was advertised as fully furnished but during handover of keys the furniture has been removed. The toilet flush is broken. I had worst experience with this estate agents. I had Tenancy Agreement signed after paying deposit and rent with move in date as Aug 23. The day before, on 22nd August they came to me and told there is a delay with my move-in due to a door missing. They kept on postponing the move in date till September 15. When I checked the flat on September, it was not only the door, but entire refurbishment was pending. During these period, i had to find alternate accomodation.
Also, the support I got during these period was bad. The Queensgate people kept giving wrong information. One guy told me the door was fixed and I can view the flat. But when I went, there was no progress and it was exactly same as August.... Read more

Having recently moved into a property managed by Queensgate Residential estate agents, I would like to commend Alvaro for his excellent service. I have been through various agents on the flat hunt front over the last month and the professionalism shown by Alvaro exceeds all their competitors by far. Alvaro knew the details of every flat at the back of his hand, and was able quick to advise on any questions that I had. Upon selection of the apartment , Queensgate handled the deposit and referencing procedure in a professional manner. Alvaro was very patient in explaining the deposit system, a third party referencing agent was engaged prior to accepting one's tenant application, and I had the opportunity to read and sign the tenancy agreement before paying the full deposit. Other helpful documents such as those of the apartment's EPC rating, the how to Rent Guide and a deposit protection scheme info sheet were also provided.
On the day of the check-in, a professional third party agent was also on hand to provide an inventory report. There were a few maintenance issues prior to moving in which required sorting and Alvaro was kind and swift enough to guide me on the procedures.
I am grateful for the team's outstanding service thus far and look forward to continuing my relationship with them.

Having done viewings with two other agencies, I can attest to Queensgate's professionalism - Marco knew the details of every flat at the back of his hand, and was able to advise on factors to consider when deciding between flats.

I have letted flats with Queensgate for 4 lease terms. My experience with them was excellent in the first year, good in the second year and third years and neutral to negative in the last year. This has to do with constant change of the agents. A change in letting agent is never informed until their email bounces back. I have to terminate my lease in my 4th lease year because I had to relocate to another country permanently (I paid every penny as per contract - no commercial dispute whatsoever) and I had to visit them 4 times and write so many emails JUST to get them to give me a receipt for the lease termination that explains their calculations . They are one of the most slacking and sneakiest agencies you can find. I signed a different document to the one they emailed me with only 1 clause missing. Guess which one? I would not recommend Queensgate even to my worst enemies. Avoid at all costs unless you are desperately clinging for life.
I'll keep this short:
1. They tried kick me out of my 1 year tenancy early, citing excuses. I promptly fully explained, citing laws and the contract, why they could not do this, and so retained the proper 12 months.
2. There was no internet (or bins, or hoover) when I moved in, and current tenants had not had internet for 4 months. Only by going in-branch and telling them I'd arrange it myself and subtract it from my rent, unless they co-operated, did they finally get round to doing it.
3. Even though the property was advertised as all-inclusive bills, they did not pay for the TV licence, so I had to pay for it myself.
4. I had to prompt them for a month to get the deposit back. My other housemates had it worse - one of them complained for 5 months.
5. Everything about them was unprofessional, there are too many items to count. Space Lettings and Winkworth have never been like this. I think the worst thing was that the boiler was sealed at the bottom so the pressure couldn't be increased when it ran low, so they had to rip it off to get to it. God forbid the fuse box would have tripped either, as it was locked away.
The benefits were:
1. Newly refurbished
2. Fortnightly cleaners for the shared rooms included
3. Reasonable price
4. Maintenance team resolved issues in good time

Don’t even think to rent from here. It will be a nightmare if you do.
It took them 2 weeks to fix continuous flushing toilet with stop. Huge amount of clean water was wasted and it was an abuse to natural resources in UK. After that they argued with me about the water bill payment.
It also took them 1 month to replace wet carpet caused by leak from washing machine. A mould started to form in apartment due to this and till now not fixed.
A washing machine was broken for 3 weeks without providing alternative or temporary arrangement by them.
Include to all above the ignorance that you will get and the common answer from all that you gonna here from them ‘’I will check and call you back’’ and they never call.
Don’t consider the high rates here as I don’t believe they are from real tenants with this agency.
Go to any other professional agencies in the area even if it costs you more but will save headache.

Our letting agent, Gabriel, has been very helpful with our move in process and replies to any queries very quickly which we have been grateful for. Even after doing to professional cleaning they cut 350 GBP for small scratch at hob which was already there. Initially they told me 20 GBP then cut 350 GBP . It was a great experience dealing with them. Everyone is very friendly and especially Honorata is a superstar! We stayed in a property which they manage for 1.5 years and they were always willing to fix and replace anything which was broken. Especially in the renewal of the contract, they replaced many of the furniture with brand new ones.
As for the deposit, we took all of it back which was absolutely great!
The only negative point is that the quality of the properties is not the best in the market, while the rents are as high as in other agencies. Most of the properties are not value for money so they should consider reducing the prices. Alternatively, they could introduce quarterly inventory inspections like other agencies do in Reading in order to maintain a high quality in the properties.... Read more

Overall okay, even though there are a few bumps here and there. Their customer service is not excellent, but I know it could have been worse with some other agency. In truth I want to give 3.5 stars, since I feel they are better than average, but far from excellent. Since that doesn't seem to be an option, 4 seem to be the fairest.
I had a couple issues after moving in which they took quite a while to resolve. My balcony door was malfunctioning, and they knew this since I moved in but really managed to get someone to come to fix it about a month later, only to have it broken down again. They did fix it a second time soon after and has been alright so far (3 days have passed).
My shower also had a dripping issue which I informed them the week after I moved in. This gets fixed after around 3-4 weeks after. Not the shortest of time, but at least it got fixed.
Apart from that I can recommend my sales agent, Honorata. She is really friendly and approachable. She also stayed firm with my decision to get the flat even when I haven't paid the deposit and there was another person approaching her to get the same flat just after me. Drawback is she seems busy at times and I called her desk a few times and she weren't there. Mobile number wasn't given out, which is fair enough, so I mainly contact her by email. I dealt with 4 different agencies and so far this is the best one in Reading. In the flat that I am renting there were few little problems at the beginning, also we asked for one extra chair. Savio in particular has a very positive attitude, is professional but at the same time friendly towards the customer. He is willing to discuss a series of issues with clients, and is available when needed. I had issues with the hot water in my apartment twice, and Savio responded promptly to both occasions. I had to relocate from London to Reading due to work commitments in June 2016. I found a one bedroom property that I liked on Rightmove. it was very convenient for me as it is located only 15 minutes drive to work. the property was in a good location but it had several ''issues'' with it. the garden was in an awful state and the building Intercom was out of order. I was promised that all of the issues would be dealt with before the move in date. although the Intercom is still out of order the garden was tidied and the property was freshly painted as per my requested. I understand that getting the intercom sorted is out of their reach and it will get sorted hopefully soon by the landlord. Hanna was lovely and very helpful. She keeps me updated with regards to the Intercom issue and answers to my queries promptly. the ladies at Queensgate Residential are very helpful and professional. By far the worst service I have ever received from a letting agent ever. The problems before we moved in being delayed 5 days due to unfinished work.
Then as soon as me and my partner moved in with building rubbish left in the back garden, unfinished painting and decorating, badly and cheaply decorated rooms, windows stuck and difficult to open, broken socket fittings. All of which took weeks or in some cases over a month to have fixed and/or cleared.
After several arguments and much rudeness, some of the staff seem to believe that being sarcastic and at times personal rude comments seems fine and okay. With Richard the owner possibly being the worse and thinking its ok to try to belittle people
My partner and I gave our notice after 5 months
They then tried to take a large amount of money from us and very disproportionate to anything which was depreciation on the house. If anything we made it look better, looking after the gardens, cleaning properly and also doing some unasked DIY - however due to a job I used to do I luckily know some information and how to address this court which helped us without needing to go through all the horribleness. Again Richard de Souza mostly being responsible for any nastiness
I feel sorry for those who either don't know how to defend and protect themselves or that give up.
I also took pictures on moving and on moving out; and I would suggest that people do this anyway

I only wish I had read the poor reviews online of this agency before I chose to rent through them. The experience started poorly when we were shown round by Salvo, who is extremely rude but I will get onto him later, he had little to say and really didn't help us out but my friend and I being chatty practically did his job for him as we picked up good points of the house, he was really dry and lacked any sort of charisma but anyway we decided to rent.
When we moved into the house it was filthy, the cupboards in the kitchen were full of the last tenants plates, cutlery and food. The freezer was also turned off and full of rotting meat, absolutely vile; it took Queensgate 10 days to get a cleaner to come round and clean this disgusting mess. Really poor management of properties and clearly showing a complete lack of respect to tenants.
They also charge £40 for a reference, which having worked in a letting agency I can tell you is an absolutely outrageous thing to do - the task they want to charge £40 for is effectively a small form and a signature. When I called Queensgate to argue this cost, Salvo offered up a poor argument as i expected but none the less managed to be extremely rude to me and then hang up the phone, but to be fair that is the sort of behaviour you would expect from a man of his calibre!
Then we moved out I was surprised to see that they took £105 from our deposits, not because of damage but a £40 end of tenancy fee + VAT and a £50 deposit protection fee + VAT which are both clearly ridiculous, however these charges that were in the contract so impossible to argue but clearly a shady, indecent tactic to wean money out of us. What even is an end of tenancy fee?! How do you amount to that figure, its just outrageous. We weren't aware of these charges, until the very last minute when we had no choice but to pay them - really annoying and unacceptable in my opinion.
Just all round a very, very poor joke of an agency and an awful experience of renting from them, I would genuinely advise any person looking to rent from Queensgate to look elsewhere, you can find something else.... Read more

I would advise not dealing with Queensgate Residential. The negative comments below are a true reflection of the service you will be given by the staff. I wouldn't even be surprised if they fabricated half the positive reviews.
Upon moving in they will be full of promise as to what you will be given but you'll soon realise most of what they tell you is far from the truth. There was no internet available upon moving in and it took me 6 months to constantly negotiate with Sky/BT to get cables installed. When the internet finally came around they said that the building has been poorly constructed and that the cabling will require additional work in the future to amend. The water system broke numerous times at my place and when I called the maintenance worker (yes Queensgate tell you to ring someone despite it being in the contract that they should maintain faulty utilities) they said that the water system installed is not ideal for the apartment and that it was over circuiting.
Paying rent was a hassle too, they constantly made errors saying rent was never paid despite showing them records of payment. In the end they admitted fault yet still made the same errors months down the track.
Upon checking out of the place, Queensgate will make sure they fleece you for everything they can. This includes a £35 charge for a small dent on the back of the dressing drawer of which it doesn't impede the function or look of the drawer. In addition to that they demanded a second professional clean because there was 'dust' on the floor. Absurd charges like that were argued but they will threaten to sue you if you don't agree. I decided to rent with Queensgate because the flat they showed me ticked all the boxes: central Reading location, new flat (my flatmate and I were the first tenants), very nicely decorated and new furnitures, rent towards the expensive side but ok for the location and flat conditions. However, the fact that the flat was in a new development turned out to be a nightmare and Queensgate did nothing to help us.
First of all, we agreed the moved in day would be September 2nd but the furniture delivery was delayed and I couldn't get into the flat until September 16th (and had to pay for an hotel for the entire time!). The worst part is that Queensgate keep on postponing the move in day and the move in day wasn't clear until the second week of September.
Second, we didn't get a postcode until October which meant we were unable to receive mail or apply for i.e. internet, bank account, etc. We didn't get any bill till about January although both me and my flatmate kept on asking Queesngate to sort this out as we were worried we would miss payments.
Third, for the entire duration of my stay (8 months!) we had no phone line which meant we were unable to get internet. People in the flat below us had the same issue. We got in touch with Skype, BT, and Queensgate itself for the entire period but nothing got sorted. The latest technician who came to the flat argued that the line connection was dodgy as it looked we were connected to the nearby building.
Last but not least, on leaving the flat we got asked to clean the flat professionally which we did. But after that Queensgate argued that there was dust in the flat and that we scratched the wall (which wasn't true), so we had to pay some fees. I did question it but couldn't follow it up as I was moving to Dublin and I had little time and energy to argue, so I just paid. We also had to pay so many fees, including moving in and moving out fee which I thought was ridiculous! I felt that I wasted my money renting with Queensgate as I got no service whatsoever from them, apart from actually providing a flat to rent.

I was truely amazed at how rude two members of staff were. I later found out from a friend who used to rent with them that this is a usual ocurrence. Look elsewhere, Reading is flooding with agencys that will treat you much better. Try Village Properties in Tilehurst, they cover Reading.... Read more
