The shittiest & worst of all the agencies I've ever contracted with in my life- I've lived before in the uk but in Wales & the agencies there were fantastic, then Ive lived in Vancouver & I had a similar good experience but now I have moved back to the uk in Reading & without doing proper research or asking people around I got into a contract with them and its been hell since day One. From the house being handed over dirty as hell (I have all the pictures as proof) I had to scrub & scrub to make the apartment a little habitable, then one of the windows dont close completely (closes like only 80%) and all the cold wind keeps on coming in- so the apartment is wet & cold even if you turn on the heaters & due to this your electricity bill is crazy high too! And then in cases of emergencies, no one is available! Like this is the worst & the most unethical way one can run business- at the time of payment of rent even if one day is missed they will start calling & disturbing you like crazy but when we need them they are non-existent. They had promised to repair the floors & walls- guess what they came in & inspected & suggested little renovation & painting & then of course vanished!
When I moved in, ( I was supposed to move in earlier but extended my then airbnb stay by 2 to 3 weeks after these guys promised that a new mattress will be delivered & be ready before I move in)- guess what!!!
The I moved in & they did not do shit.
I had to sleep on a very very very dirty mattress (I have pics) for almost 3 weeks- that too I had to intervene & followup with the mattress company & after days of back n forth it was realised that Romans never made the payment.
So, financial loss, mental harassment, false promises & the list goes on trust me! Ive never written such a big review for anyone till date, but I just had too- I just couldn't let this go. I fail to understand the reasons behind all of this- unprofessionalism, racism?!! God only knows.
If you want a peaceful life, dont ever think of getting into a contract with these jokers!

We are very grateful to Kimberley Garcia Jones for finally helping us resolve the boiler broken issues. She’s extremely helpful.
When we first moved in, the condition of the property was not good. The walls were very dirty and dark, the carpet was in poor condition, the hot water system did not work properly, and there were several other issues with the facilities. We reported these problems many times to the previous property manager (Harry Rice) who kept telling us that “the landlord said the wall issues would be fixed.” However, after that, there was no follow-up at all. When we called and asked for updates - We were repeatedly told that the landlord had not replied, and the issues were left unresolved for over a year.
Recently, the boiler was broken again. As before, we faced difficulties waiting for a response from the landlord. However, Kimberley proactively contacted the landlord, successfully reached them, and pushed for the boiler issue to be resolved. This significantly improved the long-standing situation where we could not get any response.
She is highly professional, very responsive, and clearly strong in problem-solving. Her communication is clear and efficient, and she follows through until issues are actually resolved rather than left unanswered. Thanks to her direct and effective approach. We truly appreciate her help and support and are very thankful for her excellent service.

I was a tenant and had a disappointing experience with this property agency. After moving out, I was charged an amount I felt was unreasonable, with no clear evidence provided to support the claim. The way the situation was handled raised concerns about professionalism.
When I contacted my property manager, the conversation felt dismissive, and there was little willingness to discuss the matter, despite my agreement to settle the claim. After reading other Google reviews, it appears that similar concerns regarding staff attitude and customer experience have been raised by others as well.
As a result, I would encourage prospective tenants to carefully consider their options before renting through this agency. Based on my experience, I would not recommend them. Good luck!

Mark my words — this is the best estate agency in Reading.
Even a one-second hesitation before contacting them would be a mistake if you are looking for a place to rent. I have been in the UK for four years, and during this time, Romans has provided the best service I have ever experienced. They allocated a property that perfectly matched my request almost instantly.
All the staff are exceptionally helpful, even after I moved in. Unlike some other agencies that seem to lose interest once the contract is signed, Romans genuinely care about their clients. They continue to provide support whenever needed.
A special thanks to Khim, Kian, Lucky, and Tim — they are always ready to help. I can simply walk into the branch whenever I face any issues, even if it is beyond their formal responsibility. Their professionalism and kindness truly make them stand out.

I am formally escalating my complaint against Romans Reading to The Property Ombudsman to seek compensation for the financial and emotional distress I have suffered, stemming from what I believe to be a consistent pattern of gross incompetence throughout the sale of my property, the subsequent complaints process, and even in response to my Data Subject Access Request (DSAR) under Article 15 of the UK GDPR.
I instructed Romans to sell my property in October 2024. From the outset, I made it explicitly clear to both Michael Page and Chris Wilkins that there were urgent personal circumstances requiring completion by April 2025. Despite this, and after reducing the asking price by £20,000 from the valuation given by Michael Page, two sales memorandums were issued, both of which ultimately collapsed—each time because the buyers were unable to secure a mortgage.
I am appalled that basic financial due diligence, such as mortgage checks, does not appear to have been carried out before proceeding with these sales. During this time, I received minimal communication and frequently had to chase the team for updates, often after weeks of silence. On the occasions I did make contact, I was met with dismissive and unprofessional responses, particularly from your Move Manager, Hannah Rawlings.
The entire process has left me feeling neglected and disrespected as a client. I have incurred nearly £3,000 in direct financial losses due to the collapse of my onward purchase and being moved onto a variable mortgage rate I was trying to avoid. Furthermore, my wife and I lost the opportunity to purchase the home we had hoped to move into.
When I lodged a formal complaint with your head office, it was not responded to with an outcome. After switching to a new estate agent, Romans actively interfered with the sale by misleading them into believing the previous buyer had secured a mortgage and that the sale was progressing—this was categorically false and cost me several valuable weeks.
To make matters worse, my DSAR request was met with an inadequate response, providing only five documents, all of which contained information already known to me.
I have now made the difficult decision to rent out my home, as we urgently needed to relocate. My savings are dangerously depleted, and I believe I am owed compensation for the financial damage and emotional strain this experience has caused. I will be pursuing this matter with The Property Ombudsman and, if necessary, through further legal channels.

He was very easy to talk to he listened to what we had to say and knew the market giving examples of other properties he had sold in the area. Had a very disappointing experience using Romans as a tenant. At the end of your tenancy you are given the option of getting a professional clean or cleaning the property yourself (note that tenancy agreement states that the property only needs to be returned in the same state of cleanliness that it was in when your tenancy began).
Myself and my partner decided to clean the property ourselves and spent an entire weekend deep cleaning the house in order to save on cleaning fees, leaving the property in a superior condition to when we moved in (when the washing machine was full of mould, other parts dirty, prior tenant's possessions left in cupboards, etc.).
Despite this we were shocked when Romans asked for £400 in cleaning fees for a professional clean (from a cleaning company based in Portsmouth per the invoice hence why I believe this figure was so substantial), which they completely refused to budge on (I would later find out this was because they'd already contracted the cleaners before we'd had a chance to counter their initial offer of £400). We replied in depth, responding to each and every supposed issue with picture evidence from the start/end of the tenancy which was completely ignored, with Romans simply stating that the property hadn't been professionally cleaned and if we wanted to dispute the charge we'd need to go to an arbitrator of their choice at a cost to ourselves of £120 per our contract.
My advice to any tenants is to sort your own professional clean and then the liability is with the cleaners if the property is not up to Romans unrealistic conditions. They will also not ask you for an invoice proving a clean has taken place as we were repeatedly rebuffed when we asked for proof of invoice for a professional clean having taken place prior to the start of our tenancy.

Me and one of my cousins (clears throat) went to view a million pound property on New Lane Hill in Tilehurst. It sits in the heart of RG30 so it made sense to get in there with an offer. I think our bid was 1 million and 20 thousand. The estate agent said you guys need to get a mortgage sorted if you wish to purchase. My cousin politely told him we can organise the money without a mortgage, as for religious reasons as Muslims we don't deal in interest.
The estate agent wasn't understanding our needs at all just talking his own nonsense. I'm a very patient person and stay calm in every situation but I could tell my 'cousin' was starting to get mad. I had to cut the meeting short and we left without being able to purchase. It remains a fact that I don't deal with Romans anymore. I go to Adams or Cintra Estates.

My partner and I rented with Romans for a year and would strongly advise anyone renting in Reading to use an alternative agency. The agent which showed us our flat did not know anything about the property, they created as many barriers as possible to report issues in order to pin it on their tenants, and they are overall just quite unpleasant.
Our property manager,Jessica Phillips, was particularly rude and unhelpful. The first time I called her after moving in, I was greeted by a massive sigh on the other end of the phone, as if I had been bothering her all day when this was the first time I had ever communicated with her. Every phone call, she seemed uninterested, annoyed I would call her to signal an issue, and has only been responsive now that the time has come to argue for the deposit.
The flat had cracks on the wall as well as mold spots which had been half painted over when we moved in, and yet they tried to blame this on us. When we argued this, they stated we were to blame as the cracks had worsened due to the damp (which we notified them about in person and which they deny).
I have rented with many agencies- none have been worse than Romans, and no property manager has been worst than Jessica. The people there do not like or care about their job and it really shows. Save yourself the trouble go anywhere else.

Incredible experience with Romans Reading. I was in a difficult situation with immediate need to move to a new house and they did an amazing job starting from arranging the appointments to showing properties as per our requirements and finally helping us find the right house. I rented a property from Romans about a month ago. So far I have been able to sort out all the difficulties I have had in renting a property with the help of Sang (the letting agent), Kimberley (the property manager) and Kim. In fact, they have always been helpful. They took care of everything (even the simplest process of registering for council tax, choosing an energy supplier, etc.) in a very friendly and helpful manner. Although I have no further experience with other agencies, I would say that these guys have really made a positive impact on my opinion of Romans.

He is very responsive whenever I have any queries and replies in quick time. He handled so many queries related to the sellers and helped in the smooth process. Honest review from the property investor : Bought two rental properties from the Romans(Reading) and used their serivce to find tenants and fully manage it. It just took 5 days to fully let both properties to professional tenants from the date of purchase.
I want to give a big shout out to Tim Allen, Sangharsha Gurung and Khim Gurung from the Letting team in Romans. They have good understanding of rental market, proactive(sprung into action, properties were advertised in Zoopla, RightMove, etc on day 1 and arranged viewing from the second day), gave right advise to me to carry out light rennovation.
Apart form their excellent service and customer support, they understood the vision of property investor, they gave a good rate to fully manage both properties.
Our company's future investments will now be invested in "Reading" with the help of Romans.

Been treated very rudely over phone as we were on holiday for 10 days after a viewing and putting our offer .. we kept explaining our situation that we are on holidays and will be back but this person named Adam Colvim kept calling and pestering inspite of us explaining him so many times and finally asked us to never call again ???? Is this the kind of customer service you offer, do you not understand someone’s personal space .. we would take this bigger as we have call recording on the phone and make a formal complaint .. sad to see such behaviour

Initially very enthusiastic but as soon as the deal is done a new person pops in with absolutely nothing to do but to daily send a bunch of advertising emails, to make almost a dozen of accounts on hubs and portals, so many marketing hoaxes from partner companies luring you in membership schemes and you start wondering why you even choose it at the first place.
No options but to go with a no-deposit scheme as it gives them leverage and better protection from a legal point of view.

Kian is very professional, proactive, and always fast response with positive result. Just one example happened recently. I have not received the rent payment for a few months due to the tenant seems accidentally paid to the account with wrong reference number. Upon getting to know this issue, Kian immediately take some actions looking into it. With Kian's effort, this issue has been successfully resloved within just 2 days.

I have been a long-term tenant renting from Romans for the past 20years. In all my years dealing with Romans, I have seen and dealt with numerous staff of Romans - some good some bad.
I wish to particularly mention Kimberly Garcia, she has been helpful, understanding and totally professional with a human touch. Any body dealing with her, I am sure that they will find the same. if only all estate agents staff would be like her. Romans would do well to reward for her professionalism and helpfulness.

1. Overall good communication
2. Generally nice staff
3. Decent maintenance team who responds quickly
Cons:
1. Threatened that I'd lose the flat if I opted out of no deposit option
2. Their no deposit option (The Residency) is essentially a scam - expensive with no real benefit (even a payday loan would've been cheaper), and takes away your legal protection from the government's deposit protection schemes
3. For disputes, they charge £120 for their third party adjudicator - which would've been illegal under any deposit protection scheme, but they get away with it due to point 2 above
4. The "third party adjudicator" is actually a private company that acts in the interest of the letting agent (just look at reviews for "Property Redress" - formerly HF Resolution Ltd)
5. They charge incredibly inflated rates - I was charged £300 for a light clean of a 1 bed flat, they refused to negotiate and there's no means to dispute it fairly as mentioned above
I've dealt with a number of letting agencies, both as landlord and as tenant, and Romans are truly one of the worst I've come across. The sort of agency that consistently operates in the grey area of the Trading Standards. Avoid if you can.

WORST ESTATE AGENT IVE EVER USED IN MY LIFE MY FAR
Tried to scam us out of the vast majority of our damage deposit. Moved out in Sept and only got an outcome January 23 after the case went to an independent body to resolve. They agreed with us. Romans basically tried to long it out with us and hope we’d give in and accept there ridiculous reductions.
They wouldn’t budge and inch when we tried to negotiate. So unethical slow-rolling us with the current cost of living. We needed that money.
Throughout the 3 years we were tenants any and all dealings with romans were highly unsatisfactory. Just a really poor estate agents I would highly advise everyone to avoid.

We arrived at our new house ready to move in the day before yesterday to find the whole property had flooded and the ceiling had collapsed.
Since then Romans staff, especially the property managers Josh and Katherine Atkins have made themselves completely unreachable. We are in a situation where we will be homeless in a few days and have had no support or assistance from Romans in securing alternative accommodation. After they initially accused us of causing the leak ourselves, they finally discovered that a mains pipe had burst and that the landlords insurance would pay for alternative accommodation, that was yesterday afternoon. Since then we have left multiple voicemails and emails with no response. Absolutely disgusting behaviour. We have paid 6 months rent upfront and can't even get an acknowledgement of our attempts to contact them.
