WOULD NOT RECOMMEND. Rented with them for three years. Never calls back, completely unresponsive on emails, left a flooded gaping hole in our ceiling for months before anything was done. They said the flat would be professionally cleaned, it wasn’t. They said there would be a new bed, there wasn’t. The entire building had a mouse infestation which they neglected to properly address. The property was riddled with fire safety hazards. Some of their properties appear to be outright illegal. And one of the receptionists, mentioned in other reviews, is extremely unprofessional both in person and on paper. The rest of the staff were friendly enough, in that fake slimy estate agent way.... RECOMMEND!!! I’m a tenant a currently rent a property with RS estates and I want to express my gratitude for how happy I’m to rent through them. I’ve rented through a different agency in the past 2 years and it was horrible however RS are really down to earth people. They understood my situation and helped me out when no other agency did. Furthermore I had some issues in the house and they were quick to repair them. Also very friendly staff, English is not my first language so they walked me through the contract at my pace.... *PLEASE AVOID* Absolute vile service, theft in broad daylight. If you own a property go to a legitimate estate agent not these scam artists. A bit of backstory - we have a property that was under RS management. Tenants destroyed the property and this involved a huge renovation. Later we found out that he had been charging the tenants £800 on top under our nose. Save yourselves.... Read more

AVOID AT ALL COSTS. We recently let a property from RS estate agents, only to find upon moving in that the property was infested with bedbugs. Not only this, but the property was absolutely filthy, full of rubbish from the last tenants such as used razors and cigarette packets. RS had promised us before we moved in that they would have the property professionally cleaned, something which clearly did not happen. RS claimed to have properly dealt with the infestation, but this was not the case. They told us multiple times that the property was safe for us to move into, despite the property still crawling with bed bugs. After we managed to unwind our contract with them we returned to the property to collect our belongings, only to find that there were still bedbugs crawling around. This is despite RS saying that they had the property heat treated, which is the only way to 100% get rid of bed bugs. We made RS aware that there were still bedbugs in the property when we handed the keys in, to which they said they would speak to the pest control. However, the VERY NEXT DAY, the property reappeared online, listed available immediately. RS estate agents are incredibly negligent, unprofessional and do not care about their tenants. I would urge anyone thinking of entering into an agreement with them to look elsewhere, you will save yourself a lot of stress!... Read more

Be very very careful, do not rent from this agency!! Despite initially being super friendly and forthcoming, these agents lied to us, put a property infested with bedbugs on the market, let us move in, upon discovery conspired with a pest agency to lie about the type of treatment done to the property (ie insufficient commercial “smoke bomb” passed off as heat treatment). Most of the 5 star reviews are very clearly fake and written by family and friends as were those of the pest control agency. Had to get citizens advice and the property redress scheme involved. The day after finally releasing us from the contract after being threatened with court action, they put the property back on zoopla instantly, KNOWING it was still infested. To reiterate, they did this the same day we had found more live bedbugs, and showed them videos, yet with that knowledge they readvertised the property immediately.. Cost us hundreds of pounds in alternative accommodation, drycleaning all our belongings, damage to belongings, storage costs and more than anything so much stress. Do not rent from these people!! Wish we’d read the reviews before getting involved.... Read more

We are tenants in a flat with that agency and it's a disaster from the start. We had 6 weeks no hot water in January and February. The heating didn't work either for few weeks. Permanent water leaks and building issues. And now since 3 weeks the leaks have been so serious that the kitchen is starting to collapse. We have no water no electricity and no gas since 05.08 and nobody is helping. We try to terminate the rental contract and get a refund on our pay rent but the agency refuses. Now we in legal fight with the agency. Council, citizens advice and a legal team are involved. Do not rent any property from that agency, they using young students to pay overpriced and horror places !!!! Stay away from the agency the steal your money and do not care about you as tenants... You wonder your deposit is protected (DPS), an external agency is doing the inventory check out, so you assume it's all done properly and afterwards you find out, RS Estate Agency want to charge you for things extra that are clearly not Tenant responsibility in the Check Out Inventory. They are thieves, trying to steal money from people. Be careful or better stay away from them. Also, they emailed them only 3 weeks prior to my next rent saying my rent would go up from £1440 to £1690. Clearly something illegal to be done, but they expected, myself, the Tenant, to accept the raise. That's purely outrageous and illegal. Ended up giving my notice as i would not have played their game.... Read more
