Terrible experience as tenants of a large family home through Simms Williams. On move in day, they made us come go the office and gave us the wrong keys - this should have been our red flag! A few months into the tenancy, the shower started leaking into the kitchen below. It took nearly four (4) months for them to fix this, meanwhile we couldn’t use the shower and had a 2 year old, plus a brand new baby. Simms Williams did a terrible job of communicating or taking any responsibility for managing the property. Patronising, unclear, slow, always out of office. They suggested at one point that perhaps we could move in with our family if we wanted regular access to a shower. Ultimately, this was a large part of why we left - we had no faith in them supporting us if anything else ever happened.

One star short because there was a hiccup at first when we were given to understand that our offer had been accepted, when it had not. Also, a couple of times I emailed an agent but they were out of the office, which was not apparent. My email was eventually picked up by another member of staff when I sent a reminder. However, once our purchase was in train and there were numerous delays down the chain, they were very good at trying to expedite matters. It was a very stressful time but this was alleviated during the last week by Karen’s helpful and timely communication.

My experience of Sims Williams in Chichester was very negative. They found a buyer for my house and then did their utmost to ignore me during the whole process. They very rarely contacted me . I was kept up to date by the agent who was selling the house I purchased.

OUTRAGEOUS. I am livid.
I had a viewing at 11. I saw I was going to be delayed due to traffic (it was a 2h drive from my place and I took the morning off work for this viewing). I called ahead to warn that I would be there between 11h15 and 11h30.
The woman on the phone said she would transfer the message.
Next thing I know, I arrive and no one is there. I call and they said the estate agent had left. I didnt even get a phone call.
They had also failed to tell me there was a huge construction site right in front of the house.
So no relaying of message, left without even advising me and lied. I am deeply deeply unimpressed and have rarely seen such an unprofessional company. Will absolutely not be using them again.

We are a small growing family of three moving from London to West Sussex. Going through the rental market first before exploring and buying in the area, Jo Mallett has made our experience extremely easy and pleasurable. Her relatable approach and inside knowledge (being a West Sussex native) was extremely helpful. Really nice people who work there. This is why we decided to choose them, however they seriously undervalued our home, so we had a bit of persuasion to get them to put the property on for a price nearer to what we wanted to achieve. A buyer was found about four months into the house being on the market (very few viewings) and that sale progressed to its happy conclusion - however, the agents immediately stopped communicating by phone, due to the COVID-19 situation, which made it extremely difficult to know what was going on. The house we bought - that agent remained totally contactable by phone throughout. Considering we pay the usual very high commission rates, we felt the service became rapidly very poor. Not knowing how our sale was progressing meant we had to be careful to keep the vendors of the property we wanted to buy, calm. Based on that experience, given as we say, the high level of commission paid, we would struggle to recommend SimsWilliams - it was a bad decision, we feel, to abandon their clients in this way. In this day and age, everyone has a mobile phone so we could not understand why they, and their Solicitors they recommended, did not use a telephone. Savills, on the other hand, kept communication very high during this difficult time.

Really unhappy to find an agents car on my drive because they were showing the house next door. When I approached them to move the reason I received was “they had a big car (A MINI) and they didn’t like reversing”. I’m a blue badge holder, that had come home from work with my children in the pouring rain and then had walk next door to locate her to access my parking space because they can’t park there own car! Ridiculous

Upon check in, they sent my partner's details to the utility companies, despite me telling them that I would be paying the bills. This of course caused several nightmares. Communications were sometimes a bit wobbly and a couple of issues we had did not get sorted although many did, quickly and seamlessly.
They visit EVERY THREE MONTHS which feels really invasive - I can understand to do this for maybe a year but then tone it down - it's so excessive.
And worst of all, they charge outrageous fees. £60 for tenancy renewal and £186 for check out. They also charged £145 for carpet cleaning (2 rooms and a very small hallway) even though I had cleaned them with a proper carpet cleaner myself and upon checking with a local company, find that it costs around £19 per room or less for multiple rooms.
The people who work there all seem nice, aside from the greed so I'll allow a couple of stars to reflect that.

As a serial Landlord for over 30 years I have at one way or another used most of the different agents in Chichester. This is the first time I have used SW and have to say their service is spot on! Jo in the lettings team was quick and efficient and had the property let in a little over three weeks from marketing it. She achieved 100% of the asking rent and found a professional high quality tenant. Throughout the process I was kept informed and updated without the need to chase her. If your a LL in Chichester I recommend using Jo and SW.

I've had good success with Sims Williams over the years. They have solicited and vetted several tenants who have been top notch. I now trust their judgment. I have a good flat which is not difficult to let but it's worthwhile paying to have S-W do the financial checks on the potential lessee and to coordinate the inventory. Last time, the new tenant was installed before the end of the previous tenancy. By choice, I prefer to manage the deposit. This isn't difficult to do. Just go to one of the escrow agencies and apply for a case number for your tenant. Once this is provided to S-W, they transfer the funds to you.

If I could assign zero stars, I would. Not only are they unprofessional and uncoordinated during any correspondence, but Simms also charge you a large amount for check out as well as check in - making twice as much from each tenant. They also managed to add things onto the inventory even after it had been done, telling us we had to pay for things not initial discussed and/or which were on the original inventory when we first moved in. Essentially, they hold you to ransom if you have the slightest problem, and I wouldn't wish them on anybody.
