Initial impression was very good. We were led to believe the market was good and to give it a go at the higher end of the valuation. We were promised a premium marketing plan with professional photos and description which would justify the premium price valuation for the area. We agreed to wait 3 weeks to launch on Boxing Day being led to believe there would be several enquiries and viewing requests to hold an open house event in January. Despite having 3 weeks to prepare the marketing materials the standard was far below expectations. The photographs were poor the description omitted several of the unique selling features of our house . We were presented with the brochure the day before the deadline for the Boxing Day launch and requested several initial amendments to the description but we could not alter the photographs so I was forced to take some photos myself to be included. Following a subsequent complaint we were told that if we’re not satisfied with the marketing we were at liberty to suggest changes with no acknowledgement of the short timescale and the extremely poor standard of the initial marketing. I was later told by the sales manager that the photographs and description are not that important anyway !!! We were told that the agents would be ringing around purchasers on their books to generate interest. When we had no interest generated and asked what they had done we never received a full answer which would match what had been promised. We began to hear stories of WH Brown not getting back to potential purchasers when leaving answer phone messages and suspect ( though cannot be proven ) that this happened to us . We believe this because in a four month period an almost identical property had 7 viewings when we only had 1. When we stopped contacting the branch we heard nothing from them for a whole month at which point we submitted a formal complaint. In our experience this agency did the very minimum to sell our house. The initial confidence led us to sign a sole agency agreement which now means that if we sell to one of 3 clients they claim they introduced ( highly unlikely but not the point) They will persue a claim for 3% fee . Be very wary of signing such a contract.... Read more

We had NO viewings in all the time we were with them. We dropped the price of the property and still had NO viewings. We have now changed agents. I know the market at the moment is very quiet so I do take that into consideration, also our property is a Park Home so that is a different category and maybe harder to sell.... Read more

Short version: Avoid at all costs; they do not honour promises made in writing. Long version: I moved into a flat in Lincoln last year; the condition of the flat when it was handed over to me was beyond disgusting. Drugs left above a door – which prompted me to contact the police – dust covered the flat, brown marks decorated the toilet, and toothpaste marked the sink. The walls were in terrible condition. The window latches were rusted, resulting in the windows not closing properly and it being freezing during the winter months. The floor had chunks missing, and one of the sockets had a large crack running through it. They promised before I moved in that the floor would be fixed and the flat would be cleaned; it wasn’t. I stayed for 6-months, during which time no attempts were made to fix the issues with the floor. As for the windows, they sent out a guy who stuck a towel in it and called it fixed. After complaining, I was informed, in writing, that I would not be charged for the cleaning of the flat after I left, nor would I be charged for fixing the damaged socket. However, once I left, I received a claim totalling £159.72: £96.00 to clean the oven, which was barely used, and £63.72 to fix the socket. I cannot stress enough how terrible the experience was and still is dealing with this company; in all honesty, avoid them at all cost. I wish I could give them minus stars. This is the single worst estate agency I have ever had the displeasure of dealing with.... Read more

Charged an up-front fee, then did nothing to try and sell our house. Every time we rang to speak to them, they'd tell us someone would ring us back. This never happened. I had one email from them with viewing feedback for another house they were selling on our street!! We were locked into a very lacklustre 20-week contract with them, which we couldn't wait to end, so we could get it listed with a decent agency. When we finally finished the 20-week contract, they left it advertised on Rightmove for another couple of months, which made our buyers (which we got quickly with a different agency) think we were still trying to hold out for a better price, even though we'd agreed the sale. DEFINITELY DO NOT RECOMMEND... Read more

Amazing service right from the start, had a landlord back out last minute and the william h brown team helped us so much to get us ready to move out when we intended too. Couldn’t thank Chloe enough for all the help she’s giving us over the past few weeks, would 100% recommend her and the team.... Read more

Initial contact with the valuer was very positive but viewings were very slow, even after a price reduction. Eventually, a buyer came forward after several months. From that point on, the service was very good but I was only days away from changing agents.... Read more
