Heard bad reviews but still choose to go with them and all the negative reviews were right. We visited the property and filled the form and after that no response. We have to chase or ask them every time and after asking again and again Mr Moiz said property has gone.That’s really unprofessional.

Imdaad and Salil did an incredible job selling our flat in Canning Town. What struck me the most about the service was something that is extremely rare to find in estate agents; they operate with integrity, openness and honesty. This is my 2nd bad experience to this agency. Never again. Will not bother asking for viewing for their properties. Called yesterday confirming our jobs and all information including my small child. Everything is well and told me they will call me back. The day after I follow up for the viewing request and they suddenly changed mind that they can't accept the child which they said a day before that it was okay. We never experienced this with much more known agencies than PORTICO! AVOID!

Imdaad and Salil did a wonderful job selling my flat. It had previously been on with a couple of other estate agents, and I was not getting many vifewings. I received just 1 offer after it had been on the market for 5 months. I contacted Imdaad, and he gave me an honest appraisal of my flat. He took the time to really understand why I wanted to sell my property. Once I signed up with Portico, a buyer was found quite quickly, but they pulled out (circumstances that were not in Portico's control). Imdaad and Salil were persistent in finding other people to view the flat. They remained optimistic and dedicated to achieving the successful sale of my property. We finally completed the sale of my flat, and I would not have wanted to use another estate agent! Imdaad and Salil handled the challenges professionally, I would definitely recommend using Portico!

After experiencing issues with previous tenants who operated a cannabis factory in my property, I was understandably concerned about securing the right tenants moving forward. I shared these concerns with Rashid at Portico Ilford, and I'm delighted to say that they exceeded my expectations by finding the perfect tenants for me. These new tenants, who are professional painters and decorators, were an ideal match as they not only took great care of the property but also repaired and repainted the entire house at no extra charge, rectifying the damages caused by the prior situation.

4 years ago i left the review below, but after 4 years theyve finally hired Sumaiya into the ilford branch, and in just a year she has completely changed my view.
She is attentive, responsive, reasonable and honest; and has genuinely improved not just my relation with my estate agent, but also how secure and happy i feel in my tenancy!

Far and above the most underhanded, dishonest, quasi-criminal, con artists in the Estate agent trade of London right now. Beware, stay away if you can, and if you cant, get everything in writing, inform yourself and dont trust a word they say unless its in writing.

I cannot praise Sumaiya, the property manager at the Ilford branch. When my long term tenants had a recent issue over a weekend; Sumaiya, despite not working, was in contact with me to reassure me that the situation would be resolved ASAP and that the tenants were OK in the meantime. Thanks must also go to the young lady who I contacted at the branch who managed to contact Sumaiya, despite the fact this lady was not part of the rental or property management team.

Worst letting agency experience - AVOID!
We booked a viewing with Sami to view a property to rent.
When we arrived, we realised there were 15 (!!) groups waiting outside the gate to view the same property. Sami had booked with everyone at the SAME time.
To make things worst, out of the 15, only 5 groups managed to tailgate residents into the property and Sami didn't mind leaving the rest of the groups on the street - who were unable to see the property.
Sami was unresponsive to calls and texts on the day.
Worst experience and customer service we've ever had with a real estate agency in London.

Honestly the most unprofessional estate agency (ilford branch). They do not respond to emails, calls, or any form of communication. It takes months to chase them up for things that can be resolved in a couple of hours.
It blows my mind how they do not even return calls back they are usually sat in the office doing nothing most of the day! I see them when i drive past. I am getting tired of having to chase them up for things!
They need to start getting things into order. I've had better experiences with other agencies that are less known!

Nice to know my landlords happy with this agency while his tenant is not. Where to begin... *deep breath*
RightMove and Portico listed the rent as different amounts, only varying by £5, fine. Once I was offered the property over the phone the price increased again by £5 p/m - false advertising weird. Portico then expected me to pay the full works (rather than the holding deposit) before SEEING let alone SIGNING a contract. They went on to tell me this is ‘normal’ and it’s a ‘standard agreement’ despite their website saying the polar opposite. Raising this then meant I had to wait for this to be relayed to HR to ‘see what they could do’.
With 2 weeks ahead of my move-in Portico asked me to move in a day early, granted. That would have been a reasonable request if my boiler wasn’t broken for three days and the intercom actually worked. All of which should have been picked up on while carrying out the ‘Check In’ document. Beyond that, the property was advertised as furnished but no furniture was ever seen until hours AFTER I had moved in which, surprise surprise turned out to be unsuitable. I had been vocal throughout and asked to see furniture on MULTIPLE occasions, each time the goalpost was moved. Day before my move I was told to collect keys five hours after the original set time ONLY because I was following up on furniture for the umpteenth time. There was no regard for my arrangements whatsoever and I was treated like an afterthought rather than a tenant .
Lewis, the agent that had shown me the property had told me this landlord had many properties so I could not understand why I couldn’t be shown furnishings from archive.
Following all of these issues on a bank holiday might I add, I emailed the agent and the reply was literally a one liner, utter apathy. Days later, I visited the branch to discuss this all with the Manager Rash, also a waste of time. He seems to be as effective as a bobblehead. I've been waiting on a callback for a month and counting despite him agreeing and deeming it reasonable. I have not bombarded Ilford's office with calls or emails, I bypassed them to ensure Head Office were aware. Slow and selective responses were received.
All of the furniture has been returned but they see no reason for the price to change down to their staffs negligence. They still stand by there being no actual remedy and there are still things left ignored. Only Lord knows who my Property Manager is now as I'm receiving emails from Walthamstow's branch despite being walking distance from Ilford's. All I simply ask is that people do their job and deliver services they claim to be capable of. Pathetic and unaccountable company, they make Complete Prime Limited look like saints.
Advice: Be vigilant as my contract nor check-in listed the property as “furnished”.
Credit to the Landlords handyman Tony, who is AMAZING and the only reason for the star (because 0 isn't an option).

I rented a property from Portico (Bethnal Green) which was absorbed into the Ilford office. We had major works that were required in the property one month after moving in. Portico failed massively in this regard and we were left to foot an emergency plumber bill that took months to get back from the Landlord. We were left without any running water for half a week and no hot water for two months and no rent compensation was offered. Now almost after a month my tenancy has ended and we haven't had our deposit back and no advises as to when we will get this back. Would recommend. strongly avoid this company at all costs.

Outstandingly good agents, the best in Ilford by a mile. Other agents talked the talk, but simply failed to deliver. We dealt with Christos Athanasiou who had a feel for the market the other agents simply didn’t have. Rather than just going through the motions, they were always pro-active and thought “outside the box”. In summary if you want to rent in and around Ilford, don’t waste your time with anyone else ! LANDLORDS BEWARE. Highly unprofessional lettings service. Twice I booked in a valuation and twice they didn't show up. I didn't get an apology or even get a call back explaining why they didn't show up. They are also very hard to reach and no one seems to pick up the phone in their office. I can only imagine that they're out enjoying long lunches with your commission!

I am horrified with the level of service and professionalism of this agency; I identified the following problems;
Lack of Leadership and constant change of Management – 2 changes within managers within 1 month who did not relay on information to one another to follow up with proposed and potential tenants
Harassment – Constant bombardment of calls once tenant found (unsuitable), no time given to process the documents at hand and evaluate
CCJ Proposed Tenants – Identify tenants who had irregularities in rental payment suitable for rental purposes
Invalidated Bank Checks – Portico uses HomeLet, which believe it is suitable for tenants to not have bank validations
HomeLet Scores – Providing Landlords with proposed tenants that have below the average score for paying guaranteed rent on time
References – Poor choice of suitable reference (Friend), someone that once checked on company’s House only had £100 in the bank yet supposedly earned £77,000 and £55,000 respectively
Failure to adhere to instructions and deadlines – In excess of 6 weeks and counting to pick up a board that was on private property
Property owners (Landlords) beware; check all your documents thoroughly before signing on the dotted line for any proposed tenant

this company's property management service is a piece of something I don't even want to say. The washing machine in my flat broke and they just forwarded me a quote from their vendor which was over £300 more expensive than the market price (market was £300 something including installation and recycling and their quote was mid £600 for the cheapest model).
I contested and they have the audacity to tell me "our quotes are usually on the higher end", meaning they don't assess their veondors' quotes or not even bother to do it yet they charge 10% of the rent as management fee. You pay them 10% and all you get is a forwarded email from a company that is trying to rip you off.

The worst agency. If you have a problem they don’t really care. You call them and they don’t pick up the phone. So nobody can fix anything, you’re the only that can do that because if you wait for them that never gonna happen.
I feel quite disappointed with this agency. I definitely don’t recommend.

Called to enquire about a property seen on Rightmove only to be told very bluntly that it was already rented. I did wonder this as the ad was listed back in January but it would be helpful if they could keep their ads up to date. Also the lady who answered the phone did not sound professional, with just an unenthusiastic "good morning" and no business name confirmation, and offered only short one word answers. Not encouraged to persue any other properties rented by them.
