This agent has been so unprofessional with our rental property. We are overseas so we put a lot of trust into the management of our house. First they were keeping our rental payment for months in their bank account before paying us. It got so bad that we had to get the tenants to pay us direct. They admitted to poor management and loss of our paperwork, including contract at this time. The annual report never reflected the true state of the property. 4 photos are not enough!! They should have been taking at least 30-40 photos. Damp that we found a year ago which we never knew about until we visited the property, render on garden wall falling off, cupboards next to oven burnt and discoloured, to name a few of the issues. This was so upsetting that we decided to sell the property. Then to add salt to the wound we had to pay the agent 1% of the selling price as our tenants bought it, who they had found for us. Be aware of that clause we had forgotten about it as it had been many years since we had signed this contract.
You really need to be checking your house yourself to make sure it is being maintained. Sadly we were only too willing to maintain our property if we had known more. What we did see from the photos we did attend to but that also took months to get done, although emergency work was attended to promptly.
As a result of the lack of upkeep we had to reduce the asking price. Lesson learned and hopefully the agents read this and manage their properties much better!!... Read more
