    Very disappointing experience and serious concerns about transparency.<br>We applied to rent 1 Compton Manor while arranging an international move. We were accepted as tenants, paid a holding deposit, received a draft tenancy agreement and underwent referencing and credit checks.<br>We were then informed that the owner had agreed to sell the property and our tenancy would not proceed. We subsequently discovered that the property had been marketed for sale by Warmingham only 1 month before it was advertised to let.<br>We made a formal complaint because neither of us had understood that the property we were applying to rent was actively for sale. Warmingham later stated that their agent recalled verbally telling us this during the viewing. This is completely inconsistent with our recollection: we clearly remember being told that the neighbours property within the six-home development was vacant and for sale, not 1 Compton Manor.<br>After we disputed Warmingham's account in writing, we received no further response or final outcome to our formal complaint.<br>Had we known the property was actively for sale, it would have materially affected our decision to proceed with the deposit, referencing and credit checks.<br>Based on our experience, we cannot recommend Warmingham. We believe the property's dual sale/rental status should have been made absolutely clear before we were asked to commit to the rental process.<br>Prospective tenants are looking for stable homes and often have little room for uncertainty once they begin committing money, time and personal information to a property. In our view, allowing tenants to progress this far without making the risk of an ongoing sale unmistakably clear takes unfair advantage of that imbalance and falls well short of the transparency we would expect from a professional estate agent....     Unfortunately I had a terrible experience with Downer & Co. Having invited them and others to value my property I decided to go with them as my partner thought they were the most 'salesy' so would do a good job. It was definitely all talk as became apparent very quickly.<br><br>I was upfront to them that, having a newborn, I would prefer to have viewings on the same day/one after another and yet I was constantly only given ad-hoc timeslots on random days due to their lack of availability of staff. It was an upheaval to accommodate. The few people that did view clearly weren't looking for the things my property offered so I don't even think they were properly informed or questioned prior to booking. A huge waste of all our time.<br><br>Communication after signing their terms was poor and at one point it had gone 3 weeks without hearing a thing. When I called to chase and ask for advice on how to proceed, Stuart joked that I could 'drop the price by £50k and it would sell' - I should add, it was listed for the amount he valued it at.<br><br>The person conducting the viewings knew nothing about the property, I saw him on the ring doorbell at one viewing unable to find the keys and telling the viewers he didn't have them (they were in a key safe and given the code AND he had conducted a previous viewing!) in another, he was being asked questions about the property and was unable to answer any of them - all information had been provided when I registered so he hadn't bothered to look.<br><br>All in all just incredibly unprofessional. When I found a property I wanted to buy I gave notice, changed agents and the property sold in 8 days after just one morning of viewings back to back. It was like night and day.     I think it depends what partnership you have, I one I had the sales pitch was great but the communication throughout once I signed up with them was terrible, at one point t after I chased and chased for feedback after 1 week after a viewing they told me I had an offer, yes it was very low, but I was never told....
