10th Aug 2026 (5 weeks ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .
20th Feb 2026 (6 mo. ago)Tim the manager came to value the property, he was enthusiastic. I liked the way the property was to be marketed and the estate agents fees were very reasonable. Sold quickly. The staff at Reeds Rains are organised and knowledgeable.
10th Aug 2023 (3 years ago)An outstanding letting agency. I have dealt with them for many years and they are by far, the best letting agency I have ever dealt with. They are very professional, they respond to emails and inquiries quickly and offer a very personal service. They also ensure that any repairs are addressed as soon as possible. They are a pleasure to deal with!

3rd Oct 2024 (1 year ago)If there was an option to give 0 stars i would, housing union needs to step in. £120 cleaning charge for blue tack that was already there. Fined £200 in council tax as they failed to inform and submit student exemption, made me homeless twice, £60 fee each time to get back in. Their emergency line failed to work and blamed it on the network. failed miserably at looking after their tenants and all the young women in my flat were subjected to a creepy uncle. Unsure how any of them sleep soundly. The state of the flat was gross while promoting a weekly cleaner. do better

27th Jul 2025 (1 year ago)Agency was great throughout our tenancy in terms of communication and maintenance. The issues I had were after we moved out when it came to our deposit. They flipped my mattress to find an old stain which they then tried to charge me for. The mattress had not been flipped before I moved in or during my tenancy so I was able to dispute this. I am a young professional and the flat was in excellent condition when we left. It needed a professional clean which I was happy to pay for. Our tenancy was for 2 years and there was a small amount of expected wear and tear (eg. a few unnoticeable marks on the walls). The agency said they needed to repaint the entire flat and took this out of our deposit. I have rented with a number of letting agents whilst living in Manchester and they were the only one who took a significant portion of my deposit.

27th Aug 2026 (20 days ago)Very disappointing experience.<br><br>I had a valuation appointment booked for 9:30am today. I arrived on time and waited, but there was no confirmation prior to the appointment and no communication to let me know that the agent was running late or unable to attend.<br><br>After waiting around 20 minutes, I called the office/agent myself, but the phone rang out and nobody answered.<br><br>I appreciate that delays can happen, but if you are unable to attend an appointment, I would expect the courtesy of being informed. I had specifically made time for this appointment and unfortunately the lack of communication has left a very poor first impression.<br><br>I was looking for an estate agent I could trust to handle the sale of a property, and based on this experience I will be taking my business elsewhere.

They handled a very difficult sale for us and went above and beyond at every stage — from chasing down company directors for restriction paperwork to pushing Land Registry to resolve issues. Brigitta and Josh are a small but incredibly effective team: professional, polite, and proactive throughout. Their marketing was as good as the big agencies at a fraction of the cost. Excellent value and excellent service — highly recommended. ?????
