I was dealing with Megan Izod for both the viewings I arranged with David Lee.
As it turned out I have found a property with another agency but this is no reflection on David Lee or on Meg whatsoever. She was entirely friendly and approachable, knowledgeable about the area and the properties, prepared, prompt with timings (in fact I was an hour early for one viewing and she managed to get to me half an hour early too, so I didn't have too long a wait!).
She was very quick to respond to emails, always friendly and always professional. She has gone out of her way to provide me with bits of local information despite my purchase going through another agency in the end. A pleasure to deal with.
very disappointed with lack of communication from James in Lettings, have been trying to get him to call me back for over 2 weeks now. I have repetitively been into the office and have called the office to get told he will call me back within half an hour. I am still waiting for that phone call
I switched to Mullucks from another agency to sell my house and the improvement was profound. The sales description and photos were excellent, all the staff I had contact with impressed, and I received a firm offer for the asking price within two weeks of going to market. The support and advice through the whole process up to completion was top notch. Highly recommended.
On Mullucks Relationship with Contractors:
Sunshine Cleaning were the ONLY company Mullucks gave us a quote from before being presented with a high end of tenancy cleaning bill. This quote was £420 (incl carpets) to clean a small flat. A cleaner that David Lee uses quoted £250 (excl carpets). When I complained about the very high Sunshine Cleaning price, Mullucks did not get another quote from another company, instead, they got the landlord to pay half.
On Mullucks Integrity:
Joan Bull, the manager, hid information from the landlord. She made it clear to me that she managed the rental and she made decisions for the landlord.
On Mullucks Efficiency:
There were times when we had a stream of contractors at in our flat. Contractors often came for the most trivial of reasons. I assumed at the time that The landlord picked up the cost of those "repairs" and Mullucks picked up a commission.
On Mullucks Openness:
My landlord liked to be hands on but I had the impression that contractors had been informed by Mullucks not to speak to landlords directly.
The Mullucks office staff do not have the skills or knowledge to communicate maintenance issues. The extra level of indirection leads to botched jobs, and therefore, extra expenses. I had the impression that one motivation for the large number of contractor visits could be the commission Mullucks receive for each visit. Those visits are disruptive to the tenants and very expensive to the landlord.
When I asked if a motivation for all the contractor visits was the commission that Mullucks earn, Joan Bull informed me they "will be taking advice on your comments made against mullucks" (I took this as a threat in an email from them 18th May 2017)
On Mullucks Flexibility:
When Mullucks want your business, they are flexible. When you are signed (trapped) they become rigid and inflexible.
Would I recommend Mullucks Wells?
Of course not. I would not trust the current staff to manage my property. Indeed I am one of their "long term tenants" but being a "long term tenant" does not mean that I embrace Mullucks Wells involvement in the Letting process. I do not consider them to have been good for either the tenants or the landlords.
A quick google search will give a list of good alternatives to Mullucks.
I have used Euro let for 5 years, and I let a property through them. They have been very good and helping me manage the let. Helping when things like escaped water. I would say the landlord and not the management agent are often to blame when promises about maintenance and quality of maintenance are an issue. Euro let do a good job, it is the landlord that doesn't answer urgent maintenance phone calls, requests for updating fittings, choosing the cheapest naff fix. But i'm impressed with euro let, out of the many letting agents we have used they have provided us with a range of maintenance options and advised and helped plan major works between lets. And I would like to think they help me do right by the tenant. I don't choose the cheapest solution, and above all make maintenance a priority.
We have been tenants for nearly 4 years. At the beginning they were great, telling you whatever you would like to hear. Promising upgrades, that never happened! We have upgraded property throughout, decorating and modernising the kitchen 20y old kitchen units... after a praise form a agent, the rent suddenly has been increased for extra £200! When we have declined to this injustice, we have been served with notice to quit. We have never missed a payment in rent and kept the property in impeccable condition! Be aware, very greedy agency!!

They were pro-active in pushing our sale and purchase through and came up with solutions when we needed them. They were also exceptionally pleasant to deal with at all times. This company is a complete Joke, the house was well looked after, then they tried to charge me for electrician’s, and a new shower, when it was obviously an old house that needed proper maintenance by the landlord, yet to get my deposit back, after moving out on the 10 of Jan... avoid these guys, very unprofessional..

i was shown round a house in Bishops Stortford By a very nice young Man called Michael Brett,the house unfortunately wasn't for me but i would use Mackay again because of young Michael who i think was all that a good estate agent should be (honest & very Knowledgeable both good traits )
