I had rented a property from Elliot and Oliver for 3 years. I had suffered all these years as
1. They never mentioned about property inspection before move in but once moved with in the first two months they started regular property inspections where someone would come and they take pictures of all the property including your personal belongings like clothes, you and your kids, your bathroom stuff what not everything. This is very very disturbing and I wanted to move out but because of small kids I had no other choice but to suffer.
2. For most of the repairs that either the ElliotOliver/Landlord are responsible, they put it on tenants forcefully.
3. They will try to take out entire deposit and threaten with their emails.
To list I had many more but I am tired of this rental agency. This is very bad Elliot and Oliver.

Please find my comments on your replies
1. Its more professional if your team explicitly mentions to the tenants saying that property inspections takes place regularly for the property when tenants come to view the property rather than saying that its on agreement. I really can’t find this term in the agreement. I wouldn’t have rented if thats the case. But once we rent its difficult to move because of family constraints and had to stay even with the harassing property inspections.
And these inspections are only to make sure tenants redecorate the property and give it like a new property to the landlords. Even the regular wear and tear are being shown as faults by tenants. There is absolutely nothing that these inspections benefit tenants rather than showing the tenants personal pics. I told your staff not to take pics of the utensils in the kitchen, my clothes bin in the bathroom but your staff were rude and took and posted the pics in the report.
2. Tenants don’t wontedly break anything in the property. Please have some empathy towards tenants and don’t use words like if only genuine repairs. Tenants only report if it’s genuine.
I can give you an example- The property had mould issue no matter we open doors, windows and all the property gets infected with mould. When this is reported instead of fixing this your staff forcefully ask tenants to clean up the mould and repaint the property. This shouldn’t be tenants responsibility.
Second example the chairs were aged and outdated with its skin peeling off. When reported your staff said they are perfectly fine to use. But during the end of tenancy your staff said chairs are damaged and are trying to make tenant pay for something thats not their responsibility.
I hope these examples explain or do you need email proofs for these.
3. Your staff emails are threatening saying that they will take to court if not accepted to their deductions. Is this not threatening. Please teach your staff to behave professionally with tenants. Tenants are not staying in the properties for free. We are paying rent. Give some respect for that.
